We strive to bring pathbreaking reforms in the construction of essential infrastructure such as hospitals, medical centers, engineering colleges and R&D facilities. Our ultimate goal is to make quality education and healthcare affordable for everyone. India requires an additional 3 million hospital beds to close its healthcare infrastructure gap and meet

the global average of 3 beds for every 1,000 people from its current state of less than 1 bed per 1,000 people. It then became obvious for us that there is an immense need for a system of rapid delivery of affordable healthcare facilities utilizing repeatable modular elements designed and constructed at an industrial scale. KEF’s priority is to address such gaps in infrastructure related to the healthcare and educational sectors. As a first step towards industrialization KEF laid the cornerstone for the KEF Industrial Park, in Krishnagiri, Tamil Nadu, with a vision to leverage the world’s best technologies in construction industry in the Indian Sub-continent. Through this state-of-the-art platform, KEF aims to provide its customers with the complete experience of

Design to Manufacture buildings off-site

KEF Infra aims to deliver an extensive range of off-site precast and prefabrication units utilizing its sophisticated capabilities for manufacturing manufacturing buildings for educational infrastructure, medical facilities ,hotels,residential apartments and villas and commercial buildings. Its fabrication unit contains technologically advanced machineries and material handling equipment capable of taking huge volumes of work for demanding projects of any size. The streamlined and logical sequential process that it follows ensures assembly of different components in time and in place through team benchmarking systems, with active process control for high standards of quality and cost control in line with regulatory compliances.

Modularization achieved with prefabrication minimizes project management hassles while maximizing construction quality, especially for large construction programs. PrecastBy shifting base from an on-site model to a factory construction model, precast presents an industrialized way to build. Providing improved productivity, enhanced quality and shortened construction time, precast concrete brings considerable reduction to the total construction costs. The consistent high quality achieved with construction in a controlled environment lowers the total lifetime costs in comparison to other building solutions. For example, precast minimizes

structural and façade maintenance needs for years. With precast, the logistics needs are also minimal, with delivery vehicle required for only the ready-to-install precast floors, walls, frames and foundations, instead of the usual innumerable transfers required back and forth for all raw materials. Installed with the state-of-the-art equipment, KEF’s precast unit produces hollow core slabs, beams, columns, wall panels and staircases.

Graphic concrete™ was developed to build a better environment by industrializing the production of large-scale concrete surfaces using technology that enables architects to create visually creative designs on prefabricated concrete. It gives architects and designers a novel way to design and use patterned concrete surfaces. The patented technology, graphic concrete™ is based on the innovation of interior architect Samuli Naamanka.

With this technology KEF Infra aims at efficiently producing “industrial architecture”, to enable creation of stylish and unique concrete surfaces. Architects can use graphic concrete™ designs for precast facades, sound barriers, partition walls, building parts, slabs and precast floors are all examples of design areas where the innovative technology of graphic concrete™ are in use.

The fundamental idea of graphic concrete™ technology is the application of a surface retarder onto the surface of a special membrane against which a precast element is cast. Architects can be creative with these very simple tools in order to achieve very different surfaces on concrete by altering the aggregate, pigmenting the concrete mass and, most importantly, by giving the concrete surface different pattern designs or printing images. The end result is a patterned, smooth or completely exposed surface.

In traditional construction, a multitude of trades require to come together to realize a bathroom design. There is a need for high degree of supervision and on-site management to ensure correct sequencing and quality of work from plumbers, electricians, tilers, floor layers, sealant applicators, decorators, glaziers, carpenters and other specialists. These interdependencies places bathrooms as a bottleneck to any building construction; thereby an ideal candidate for prefabrication.

Modular bathrooms or bathroom pods that are seeing vast adoption globally do away with most of the issues faced by site-constructed bathrooms. The concept of off-site construction of pods for installation at the appropriate stage of the construction project not only makes it more practical, but also brings in wider cost and time implications which, in fact, have been the most draining problem.

The bathroom pod unit designs, manufactures, delivers, installs and commissions fully completed bathrooms. Aluminum and GlazingThe aluminum and glazing unit specializes in the design, manufacture and assembly of architectural metal cladding, sliding windows and doors, skylights, aluminum screens and partitions, glazed hand railings, stainless steel architectural work and façade lighting. Evidence-based care pathways:Planned around a culture of clinical excellence, doctors and hospitals will use technology and proven guidelines to deliver care that is appropriate and effective. This, in turn, will serve to reduce variability and consistently improve efficiency of outcomes.

Patient experience:This guideline ensures comprehensive care coordination that will allow patients to receive the best medical attention while reducing possibilities of inappropriate hospitalization and unnecessary emergency room visits. Patient experience will also be enhanced through influencing decisions about the built environment and facility design, based on credible research evidences.

Physician engagement model: Set as an Accountable Care Organization (ACO), the system is designed to integrate doctors with other members of the healthcare system and will reward them for controlling costs and improving quality. The system comprises physicians, nurses and other experts who will work together to translate the philosophy of ‘better, lower cost and faster’ into everyday practice. The doctors will be made accountable for the outcomes and expenditures

of their assigned teams and will be tasked with collaboratively improving care to reach cost and quality targets set. The robust processes will increasingly reduce the need for star doctors. The ACO system will also personalizes treatment by ensuring the right medication, depending upon the degree of ailment, patient physique and immunity, and will ensure better health and faster recovery.

Outcome measures:By establishing real-time performance measures, the outcome factors – such as patient satisfaction ratings and waiting time – would be established and subsequently measured and shared when the hospital is opened to the public. Bringing Modular Infrastructure to HealthcareRecent years have seen revolutionary changes sweeping across the healthcare infrastructure development sector, with the emergence of large-scale manufacturing, installation and assembly of high quality, affordable hospital units off-site. In developed markets, modular construction is fast replacing one-off design and conventional healthcare construction methodologies.

With modular healthcare construction, KEF Health expects to turnaround the economies in the healthcare sector, enabling a

The KEF - TAHPI Modular Healthcare joint venture is focused on achieving a breakthrough on a large scale for the off-site manufacturing, installation and assembly of high quality and affordable healthcare facilities, gradually replacing one-off design and conventional construction.

We will encourage the concept of organic farming by eliminating pesticides and chemical fertilizers thereby ensuring high quality certified organic product. The KEF Organic Farm

The KEF Organic Farm will be a fully integrated farm that will cultivate over 129 varieties of produce. The farm will include high-tech processes and techniques such as climate controlled technologies for year-round produce, vertical farming including 40 meter biosphere, greenhouses, an R&D and education center that will be open to the public and a road network accessible only by battery operated vehicles. The aim of the farm is to be a self-sustained pilot project, fuelled by solar technology, and equipped with rainwater harvesting facilities. The farm will house all components required for restoring harmony with nature in the form of fruit and vegetable production, dairy farming, poultry farming, bee farming, aquaculture, mushroom production, permaculture, soil management, hydro-culture and farmer inhabitation. The farm will foster recycling of resources, even while promoting ecological balance and conserving

biodiversity. The farm practices certain food production techniques such as integrated pest management (IPM), vertical gardening, crop rotation, use of green manure, soil integrity methods and compost production, biodiversity, natural plant fertilization, water harvesting and water management, terraced planting and usage of limited land resources as well as applying sustainable postharvest handling methods. KEF Agri will conduct its processing at its unit in Mangalore. The facility will be equipped with state-of-the-art machinery such as Natural Fumigation Systems and steam sterilization units. Along with the latest machinery, we will implement HACCP standards into the facility for high-quality specialized organic food processing.

KEF Organic Farm is a fully integrated, high-tech, self-sustainable, organic ecosystem that will work in harmony with nature and help local farmers address many operational challenges.

KEF Agri will conduct frequent inspections and residue testing to ensure integrity of the organic products from farm to market. All of our facilities are designed to be 100% organic certified and in line with organic standard compliances prevailing worldwide. The facility will implement a food safety management system including HACCP, GMP+ and will be credited with BRC A grade.

The farm strictly conforms to quality control and organic standards which will be reflected on the certification (GAP, EUROGAP, GLOBAL GAP) of the produce from inside the farm and also sourced from the farmers. The postharvest and packaging facility is also certified. The food processing unit will allow KEF Agri to provide products of the highest quality in compliance with international standards and customer requirements.

The KEF organic farm has a built-in centre for education. The centre provides the local farmer community with knowledge on modern organic farming methodologies and techniques, as well as global best practices. The farmers will be trained to integrate various green methodologies such as bio-manures, bio-pesticides and composting methods. Methods like own farm input production by utilizing locally available herbs for fertility and pest management, promoting the farming of low water consumption crops, and techniques like drip irrigation and rainwater harvesting will equip them with the means to harvest twice as many crops annually. This shift will significantly improve the economic viability of the local farms and the well-being of farm families. The center will also serve as a platform for knowledge and experience sharing. Farmers will have access to experts who will listen to their challenges and help them improve crop yield and revenue.

Families can visit and see the fully integrated, high-tech, sustainable, organic ecosystem at work. Tours can be conducted to educate people and future generations on the functioning of the farm and holistic benefits that organic food and sustainability can achieve.

Giving to create impact

In 2007, inspired by the desire to contribute to society, the founders of the KEF Holdings laid the cornerstone for the Faizal and Shabana Foundation. The Foundation has set its vision as ‘Giving to Create Impact’ while specifically focusing on women, children and youth.The Faizal and Shabana Foundation has since been involved in many philanthropic projects globally. Its current focus is in India, with sectors that include healthcare, education, housing, sustainable living, humanitarian assistance and sports. The Foundation believes that education is the key to uplifting society, and is therefore actively involved in nurturing future generations with its flagship project of Promoting Regional Schools to International Standards through Multiple Interventions (PRISM). Achieving success with its implementation of PRISM in the school GVHSS Nadakkavu, the Foundation is resolved to carry this wave of social transformation to other schools across the state of Kerala through its ‘Mission 100’ program. The

Faizal & Shabana Foundation aims to do more than simply write cheques for charity projects. While funding such causes is a key duty of the Foundation, the organization sees prudence in holistically involve itself in charitable projects it associates with. This is done by drawing upon the strength of its various stakeholders, including its sister organization KEF Holdings and its partners, who contribute their project management expertise, labor and technological know- through different stages of the project. This would involve evaluating the need of a specific situation, weighing various solution options, working towards implementing the best possible solution and ensuring that the benefits reach the people and community.

A girls’ school in Kozhikode, Kerala (the Southernmost State in India) catering mostly to children from the lower rungs of the society was once like any other Government school – lacking the basic facilities like proper classrooms, toilets and no play spaces; low levels of motivation of teachers, school drop outs, and the worst decreasing trends in admissions. All these has changed with Project PRISM – Promoting Regional Schools to International Standards through Multiple Interventions which was initiated in 2008 by the local MLA (Member of Legislative Assembly) Mr. Pradeep Kumar and the involvement of Faizal and Shabana Foundation. With the leading role that the Faizal and Shabana Foundation has played since 2012, the Nadakkavu School has truly transformed to international standards. Today the school caters to over 2,400 girl students and the transformation in academic and co-curricular activities are visible. Last year there was an increase in 200 to 300% in all A+ grades at the graduating classes (10th and 12th standards).

All of these was recognized by the School Ranking 2014 which is done annually by the Education World magazine. The Government Vocational Higher Secondary School for Girls, Nadakkavu, Kozhikode has been rated among the top 5 Governments Schools of the Country. In a glittering ceremony held at The Lalit, New Delhi the award was received by the Principal of the School, Mr. Saseendaran and Dr. Joseph Sebastian, Head of the Faizal and Shabana Foundation. The organizers shared that his was an exemplary model for

up-gradation of the Government Schools in the country. This model has show-cased the possibility of an elected people’s representative and a corporate house through its philanthropic initiatives joining hands with a common dream of giving the best to the students. These students who otherwise may not be able to get these opportunities and thereby not able to reach to the potential they are capable off.

What the Faizal and Shabana Foundation through Project PRISM at Nadakkavu School, now known as the Nadakkavu Model, has proved is that even in a Government set up change is possible and they can achieve the best. The overall focus of the project is to bring about holistic change at the school level and motivate the children to aspire high.

For this the project provides training to teachers, special coaching for students to attain top grades and those who are lagging behind to do better. The Foundation is committed to the School achieving at least 30% of its students passing the 12th standard pursuing professional courses, in the next three years. For this the students are provided with entrance coaching during the vacations.

Their also discussions going on with the Government of Kerala to replicate the model in 100 more Schools – christened as Mission 100. This is a model on the lines of Nadakkavu success story.

Believing in the strength of synergies Lighting a billion lives:Providing sustainable energy to all citizens of the world is today a key challenge. Clean and affordable energy is elementary for eradicating extreme poverty and hunger, achieving universal primary education, promoting gender equality, empowering women, reducing child mortality, and improving maternal health.

The task is massive but can be achieved through the TERI initiative – ‘Light A Billion Lives’ campaign created by the Nobel Prize winner Dr Rajendra Pachauri. The campaign aims at replacing kerosene lanterns in the less privileged villages of India with the environment-friendly alternative of solar lights. The support provided by the Foundation has enabled the campaign to benefit more than 65 villages spread across Orissa, Karnataka and Andhra Pradesh, impacting around 16,000 lives.

Securing the elderly:It is our duty to care for our elders responsibly, to treat them with dignity, and to provide them with the highest level of care possible. Assisted living homes provide housing and care for seniors who require help with day-to-day living. The Foundation towards this purpose provided support for ‘Athani’, the Care and Caress Society that will provide food and shelter for over a 100 destitute homeless and aged woman in Kannur, Kerala.

Promoting research and learning:Through the Foundation, the study and research of Precast Construction Technology in the Civil Engineering Department of Manipal Institute of Technology was funded. The Foundation

will build the physical infrastructure required to promote, enhance, research and evolve the technology of precast design and engineering used in the construction sector of India.

Encouraging with Scholarships:Shabana & Faizal Scholarship at the American University of Sharjah is marked for outstanding students requiring financial assistance and permits them to avail premium education at the American University of Sharjah. The scholarship was instituted to realize the vision of the Founder of the University, His Highness Dr. Sheikh Sultan Bin Mohammed Al Qassimi, UAE Supreme Council Member and Ruler of Sharjah.

Catering to the needs of autistic children:The experiences and observations gained through the Foundation’s outreach and extension programs such as regular community visits, surveys, screening camps, workshops and other social programs indicated the limited facilities that Kerala offers to autistic children. It was observed that for this reason many of the children with special needs were forced to settle along with their parents outside the state. Parents and children with special needs were also required to move from centre to centre due to the lack of trained faculty and other allied facilities under one roof.

This inspired the Foundation to set up the KE Safiya Autism Centre in Mahe, Kerala as a research based centre comprising a special needs school, as well as a vocational education and rehabilitation centre catering to the needs of autistic children to help them adapt to society.
