Increasingly these encompass an ‘intelligent building’ theme as the Kuwait client base strives to ensure that their new buildings feature the very latest in technology which in turn helps to ‘future-proof’ their investments. “This achievement is a further testament to our significant investment and expansion programme this past 2-3 years’ noted KEC’s General Manager - Hazem Al Nouri ‘and one that really has seen the KEC Team reach new heights in terms of the breadth of our quality product offering, the embracing of new technology and most importantly the capability, passion and the drive for success of our total team,” he explained. In this latest edition of the KEC Newsletter, for example, we also highlight news of our latest involvement in the new KOC Headquarters Project, covering some 16 buildings, for which we have secured recently a further major order for a ‘Gent’ fire detection and alarm networked solution - see page 3. It has to be said, though, that a significant part of our success is the company we keep; and on that note we are also delighted to be associated with our long-standing partners ‘MK Electric’ who have been awarded recently a ‘Best Factories Award’ by the UK ‘Financial Times’ - a tribute to their ‘state-of-the art’ UK manufacturing facilities and technical commitment....a really excellent achievement - see page 4. But this introduction to the very latest KEC Newsletter would not be complete without a brief mention of our new and impressive ‘Artemide’ Lighting Showroom opening in a few weeks time and in addition a further strengthening of our relationship with Martini Lighting - full details of both on Page 9. Leading brand

Brand-Rex - one of Europe’s top 2 leading structured cabling suppliers based in Glenrothes, Scotland - has a heritage of prestigious data connectivity projects to its credit.

These range from the Mall of the Emirates (home of the Middle East’s first indoor ski slope), to the new Arsenal Stadium opening this Autumn, to the Scottish Parliament building in Edinburgh and the impressive, new Barclays Bank Global Headquarters in Canary Wharf, London.

On the structured cabling and data connectivity front, the project has been designed by Gulf Consult and will be more than adequately ‘future-proofed’ with a 12km fibre-optic backbone structure and 254kms of Brand-Rex’s Millennium Cat6Plus zero halogen copper cabling with the option to have Blown Fibre at a future date.

“The Brand-Rex data connectivity solution will provide VoIP, data and imaging facilities - with adequate provision for future band- width increases together with full redundancy in the design with the presence of a backup network” noted Pugazhendi Sundararajan, who spearheads KEC’s Systems Solutions Team - all backed up by a full 25 year manufacturer’s warranty - direct from Brand-Rex UK.

The solution will even be able to fully accommodate IP-based technologies such as CCTV, IPTV cameras should the clients decide to run with this new level of technology.

Ready for 2007

The Messilah Beach Hotel project is designed by Skidmore Owings & Merril of the USA in association with Kuwait-based ‘Gulf Consult’ and is due for completion in 2007. It will represent Kuwait’s first 5 Star Plus hotel facility - more than likely branded ‘Regent’ to reflect its prestigious re-birth - and will comprise some truly excellent facilities and features in what is, after all, a unique location aside Kuwait’s coastline.

Some of the very special aspects of the new ‘Regent’ Hotel, for example, will be a ballroom that can accommodate 2,000 guests, a number of state-of-the-art suites and, of course, an out-of-town location that is truly second to none.

Representing a further major project success for GENT fire detection and alarm systems, the contract to supply and

commission no less than 20 GENT 34000 addressable panels, 15 mimic panels and more than 4,000 optical-heat combined detectors to the new Kuwait Oil Company’s Headquarters project being implemented in Ahmadi is a considerable coup for KEC.

This latest 16 building project - all networked - is the latest in a long line of GENT KOC installations undertaken in recent years explained KEC’s Gee Varghese who spearheads our FDA/VA and CCTV business.

The uniqueness of this latest project is that the GENT fire alarm system is being used in a campus-wide application complete with a Fibre-Optic network so that all the panels

operate together to provide ‘global’ information and system controls from any panel in the network.

The GENT fire detection & alarm product line-up features the very latest in soft-addressing technology with built-in isolators in each device which provides for ease of trouble-shooting as well as during commissioning and maintenance. This technology also facilitates reductions in future maintenance costs.

Kuwait’s Nafisi Electrical Contracting will be undertaking the installation on behalf of main contractor - Alamiah - with whom the KEC sales team have been working closely. Initial supplies have already been delivered by KEC for work to commence on time.

Expanding team

To undertake the project, KEC has also recently strengthened its installation, commissioning and maintenance team under the leadership of Ralph Vieira - several members of which are vendor-trained and certified to install and test the cabling system as per BICSI norms - see page 10.

When the National Botanical Garden of Wales’ glasshouse was nominated for the Stirling prize for architecture in 2000,

much was made of the building’s streamlined simplicity.

But although the credit rightly went to Norman Foster & Partners, the architects, much of the centre’s beauty came from the careful integration of the building’s complicated electrical accessories.

MK Electric, a winner in the Best Factories awards, was one of the companies behind this.

Hazard Reporting a Must

“We frown on people who walk past a hazard and don’t report it, rather than those that do,” he says. “We say to our staff, ‘how are you going to feel if a colleague injures themselves in an accident you could have prevented’.”

The company employs 260 people on the Southend site, with more than 65 per cent being skilled or semi-skilled. There are four automatic assembly lines producing 19m products per annum including white and coloured switches, sockets and connection units.

Much of the plant is automated, which Mr. Irwin believes gives it a competitive advantage over rivals.

“It’s a highly automated site but we don’t automate for automation’s sake,” says Mr. Irwin.

“We’ll look at the checks and balances and decide if it really is going to be worth the investment.”

The company works closely in partnerships with local universities and colleges, including Cambridge, which sends groups of 15 to 20 students to train at the company’s plant each year.

A manufacturer and supplier of wiring devices, circuit protection and cable management systems, the company worked with both engineers and architects to ensure that these complemented not only the design but also the climatic needs of the glasshouse.

This, says Scott Irwin, manager of MK Electric’s plant in Southend, Essex, is typical of the way the company operates.

He says that because the company is often at the forefront of technology in the industry, it tends to work in close partnerships with the customers it serves, which include building, pharmaceuticals and engineering companies.

Worldwide Operations

The manufacturer now distributes to more than 100 distributors worldwide and is a multinational operation, owned by Honeywell International, with manufacturing facilities in UK, Saudi Arabia, Malaysia and India [serving principally each of their own individual markets].

It has also been involved in renowned projects such as the Tower No 1 hotel in Dubai, built in an inverted Y shape, and the Cellular Operations Building in Swindon.

Mr. Irwin says health and safety is a key priority, both as a means of improving morale and of ensuring the consistent performance of the workforce. To this end, it has borrowed the no-blame culture of reporting “near misses” from the food industry, a policy it credits with reducing accidents by 22 per cent over the past year.

Representing a major step forward in both the scale and the level of technical ‘advancement‘ - GENT UK is currently

gearing up for the biggest ever project success - supplying the stunning new London Heathrow Terminal Five - see pictures - which is scheduled to open in 2008.

The scale of this major new project is truly exciting - featuring no less than 450 ‘GENT’ fire detection and alarm panels, 2000 manual call points, 10,000 detector devices, 10,000 addressable speakers and 3,000 sounder strobe detection devices.

For too long, building owners and engineers have been pulled in two directions when it

comes to choosing which building communications protocol to use in their specifications due to confusion about which standard is truly open and which one isn’t. Fret no longer. In the battle to be the industry’s undisputed king of open building communications protocols, BACnet is the clear winner while LonTalk is fast losing support because of its one branch family tree. Who’s Who on the battlefield?

The more informed industry pundits don’t necessarily consider BACnet and Lon as completely at odds with each other; in fact, many feel that BACnet and Lon complement each other. But you have to pick sides, sometimes? In the BACnet-Lon hostilities, the shot heard round the world was the one defining Lon as an open protocol. And so the revolution began.

On one side of the battlefield is the LonTalk protocol developed by Echelon Corp. LonTalk is embedded on the Neuron® chip, which was designed by Echelon and is manufactured by Cypress Semiconductor and Toshiba. Any LonTalk-based device is a LonWorks device. All LonWorks devices use the Neuron chip, which Echelon owns. On the other side is the BACnet standard protocol, conceived, developed and maintained by a consortium of industry stakeholders in partnership with the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE). BACnet is also approved by the American National Standards Institute (ANSI) and the International Organization for Standardisation (ISO). Both protocols have testing and listing organisations that define design requirements and tests for verifying manufacturers’ claims of conformance to their respective protocol. The LonMark Interoperability Association and the BACnet Manufacturers’ Association (BMA) are made up of manufacturers, end-users, equipment specifiers and other industry stakeholders. Indeed, some have membership in both associations.

Defining “open”

By its most general definition, an open protocol is the property of the public domain, belonging to no single entity and freely available to anyone who wants to develop for it. This definition is the line in the sand, drawn by any industry stakeholder on either side of the battle, that determines who should be called open and who should be called proprietary. For any LonWorks system to work, the Neuron chip must reside inside each controller. While LonTalk was developed specifically to enable devices to interoperate, Echelon’s ownership of the Neuron chip makes LonTalk a proprietary protocol. Echelon licenses the Neuron chip along with its LonWorks software, design tools and software development kit and reaps the benefits of having royalties grow with an increase in the number of

seats in use. In addition, for a “nominal fee,” Echelon licenses the implementation design of the Neuron chip to

Toshiba and Cypress Semiconductor. So while LonTalk is designed, marketed and controlled by Echelon Corp., BACnet is non- proprietary. That means a BACnet system requires no proprietary chip sets or protocols. No single company owns BACnet. It is developed by consensus and industry stakeholders determine the path of BACnet’s development. Lon device manufacturers have to pay to play. Anyone wanting to develop a Lon device must first license the chip from Echelon. BACnet developers simply obtain the specification and sit down at the drawing board. How BACnet won the war

The outcome of most wars is determined by a few key battles. In the war of open protocols for building controls, BACnet’s decisive victory is defined by three key factors.

a. industry-wide acceptance, b. greater benefits than LonWorks and c. a change in manufacturers’ ideology about their building protocols offerings. Industry-wide acceptance

High technology and industrial market analyst firm Frost and Sullivan predicted in its 2002 report, “North American Building Automation Protocol Analysis,” that BACnet-related products would grow at a 20% annual rate, with nearly 750,000 units sold by 2008. Frost and Sullivan identified three primary reasons for BACnet’s rapid growth: • Deployment of BACnet-only systems by a growing number of companies • Ongoing collaboration to enhance the protocol • BACnet’s inherent ability to incorporate increasingly sophisticated capabilities

According to a recent survey conducted by the BMA - whose objectives include BACnet education, and interoperability and compliance testing - more than 82 countries and associated territories host BACnet systems. The number of registered BACnet-vendor identifiers grew from 113 to 140 in 2004 and now includes companies in 16 countries. • In 2001, BACnet sales totalled 183,000 units to LonWorks’ 58,000. • At the writing of this article, engineers are specifying BACnet over Lon at a rate of roughly 2.5:1.3

Even before its 1995 debut, the BACnet communications protocol underwent three public reviews and resolved more than 741 comments made by its stakeholders and developers.

LonWorks functions best on the device level and requires gateways for effective operation at the integration and management levels. But you can apply BACnet’s benefits on every level of the BAS: from sophisticated operator workstations to field- level devices, such as controllers. Where Lon creates “islands of interoperability” within a system, BACnet accommodates a variety of system architectures and links them from top to bottom.

In a recent reader survey conducted by Building Operating Management, the top three benefits of an open protocol system were 1.ease of integration, 2. flexibility on vendors for upgrades and 3. lower cost of upgrades.

Integration

With built-in native support for Ethernet networks and the Internet Protocol (IP), BACnet devices are ready to be deployed on nearly any enterprise network.

BACnet facilitates the integration of other building controls into the HVAC system. BACnet was designed with the inherent ability to perform non- HVAC communications.

In fact, many manufacturers of lighting, security, access and fire/life safety products build in BACnet functionality to further simplify their products’ integration into a BACnet-based controls system.

Flexibility

If a vendor comes up with new functionality for which BACnet communication is required, he can add new properties or create new object types that are accessed in exactly the same way as the original object types defined in the standard. Stakeholders not only expect BACnet evolution - they encourage it.

With the ever increasing number of BACnet vendors, there is more choice than ever for building automation solutions based on open protocols. Building owners can have a high-performance, open protocol building that is still cost effective on the bottom line. For example, when the City of Seattle evaluated its building controls expenses, it discovered that it could save as much as 20% on its overall HVAC expenditures by dual-sourcing with a BACnet vendor.

Cost savings

LonWorks’ limited number of suppliers doesn’t spark much price competition. When Echelon is the primary supplier of LonWorks components, there is even less motivation to give the consumer a break. And there are additional premiums for modules needed to implement a LonWorks network. Without a truly open protocol like BACnet, building owners are locked into a single vendor’s

solution and are subject to his pricing conventions. Custom programming is often well beyond the budget, yet swapping out all existing controls for an open protocol system can be cost prohibitive.

White Paper: BACnet vs. Lon

The lack of interoperability makes it impossible to take a facility-wide approach to cost- saving strategies like electrical demand limiting and heating and cooling optimisation.

With open protocols, building owners have exponentially more choices in how efficiently their building operates - not just today but in the future because open protocols are built for scalability.

An open protocol doesn’t just improve the performance of the controls system, it increases the potential of an entire building.

A change in ideology: further proof

In the last year, a large number of manufacturers debuted BACnet additions to their portfolios:

• Jan 2004: Andover announces that their Video Monitor software package has been enhanced to include BACnet functionality. In Apr 2003, the company announced a new product line of native BACnet controllers and front-end workstation software. • Feb 2004: Gridlogix launches an XML Web Services- based BACnet server. • Jun 2004: Siemens bases its Total Building Solutions product portfolio on BACnet. • Oct 2004: York introduces its ISN ConneXsys control line, providing complete BACnet connectivity from terminal units to chillers. Honeywell, Siemens, Invensys, Johnson Controls (JCI) and TAC, the 5 largest controls companies in the industry and the biggest promoters of LonWorks, all now offer - or have announced plans to offer - BACnet systems.. While BACnet companies are achieving substantial growth, Echelon stock has plunged from $98 in 2001 to <$7 in 2005.

After a war

The aftermath of war is typically a time to rebuild and reassess alliances. Now that you know BACnet is the only truly open communications protocol and the future of building controls, you can spec it with confidence. A spec-building website such as OpenSPECS (http:// specify.bacnet.com) can help you build a spec that includes some BACnet components to open up an existing proprietary system or, for an entirely open one, a fully BACnet-compliant spec.

Honeywell recently conducted a training session in Dubai on their Alerton range of Building Management Systems

Controllers. Alerton are the pioneers in BACnet based controllers. BACnet is a communication protocol recognized by ASHRAE and widely being implemented in markets globally - see page 6.

The training was conducted by Larry Haakenstad for a number of participants from Honeywell’s regional partners in the Middle East including KEC. The training also offered a good networking opportunity for the participants as they exchanged market information and trends in their local territories.

Larger scale potential

One of the highlights of the training was the implementation of a Large City-wide BMS system that used the city’s WAN (Wide Area Network) and interfaces to tie-up with various third party controllers. The system’s interface was based on advanced GUI (Graphical User Interface) Management Level Screens that offered an ergonomic and well laid out information on the systems.

This system format is ideal for large campuses and other multi- building organisations such as universities, hospitals, research centres, government departments, airports etc. that can benefit from a unified backbone.

“A very useful and timely training programme as we have a number of projects in Kuwait that require systems of such magnitude” commented Puga of KEC.

Retrofit market

Alerton’s experience internationally in retrofitting existing buildings with their controllers in lieu of previously installed other party controllers, as part of a modernisation drive by building owners, was particularly an eye opener.

Answering some Critics

Market leading fire detection solutions company - Gent UK - now part of the global Honeywell Corporation, was privileged to play

host to several members of the Kuwait Fire Service Directorate who attended an industry-wide fire conference held recently at Gent’s UK headquarters in Leicester.

Ever keen to learn from fire engineers with practical experiences in the region, the Gent UK Managing Director - Mark Ayton - and several members of his senior management team, including R&D & Product Management personnel, were on hand to listen and exchange views and ideas in respect of the changing dynamics of the Kuwait market and the Middle East regional at large - including specifically the high-rise configuration of the future Kuwait construction landscape and the challenges that this entails in fire detection systems.

Wide-ranging scope of conference

Participation at the Gent conference included team members from the regional Honeywell Life Safety Division office located in Dubai under the leadership of Mark Fenton. The programme was wide-ranging and included the time to visit Gent’s ‘state-of-the-art’ UK production facilities.

“It was an excellent opportunity to understand the Kuwait Fire Service Directorate’s views and ideas” noted Gent’s Mark Ayton “and particularly useful to understand at first hand some of the challenges that they are facing. All in all, we need to ensure a high level of life safety in our fire systems offering in order to keep pace with the rapid development and complexity of new building construction in Kuwait”.
