It’s a 2 speed market...

Last time I wrote, the signs of the market were pointing towards an increase in market activity and

strong signs of price growth was evident. While this is still somewhat true, there is a 2 speed market

immerging in Kardinya.

Currently we are experiencing record low number of properties for sale. The homes and units

priced below $600,000 are being snapped up in a matter of days. Unfortunately the same can’t be

said for those more expensive homes in the area which are taking as much as 90+ days. It seems

buyers looking for the higher priced homes are still spoilt for choice and therefore picking only the

best valued properties they find. This is confirmed when looking at the properties currently for sale, of

the 18 currently for sale only 5 of these are under $600,000.

So what does this mean to you? Well put simply, if you are looking to upgrade and currently own

a sub $600,000 property, now is a great time to sell as the competition is fierce and prices are good.

If you own a higher price home, then now is probably not the right time for you to achieve your ideal

price.

The good news is, as market forces push prices up from below, more buyers will come into the

more expensive market as they sell and upgrade. Combine this with low interest rates, I believe we

will start to see the top end market improve over the coming months.
