Parking lots are full of opportunities for criminals. Here are a few quick tips for parking safely: Park in a well-lit spot, even if it's in the daytime. It may be dark when you return. Don't park close to a wall or shrubbery. They could provide a hiding place for a criminal. Don't park next to a paneled van or any vehicle that you can't see into. Parking lots are full of opportunities for criminals.

Here are a few quick tips for parking safely:

Park in a well-lit spot, even if it's in the daytime.

It may be dark when you return.

Don't park close to a wall or shrubbery. They

When You Park

Carols entrepreneur spirit and skills have led her to

a successful career in Real Estate. A late bloomer

getting her Florida real estate license at 57 years

old. She works for Lighthouse Realty Associates as

a Top Producer specializing in River Front

Properties. She is ―Living and Loving Every Aspect

of Real Estate‖.

Carol moved to Jacksonville in 1977 from

Philadelphia PA. to join Vogue Stores and Body

Shops as a sportswear buyer for a 180 chain store

operation with 18 stores in the Southeast states.

After 18 years at Body Shops, Carol opened a

successful Liquor store and Italian Restaurant in

Oxord Maryland which was open for 3 meals a day,

7 days a week. When Carol decided to sell, she held

out for that ―top dollar‖ offer her tough negotiating

skills worked hard to get. Carol sold the business

and headed back to her beloved Florida to sell Real

estate.

TAKE ME TO THE RIVER, taking her mother and

father with her Collee Cove became her home.

When not selling Real Estate she explores the St.

Johns river and enjoys life with her children; john,

Anne Marie and Colleen who works with her at

Lighthouse Realty. Carol loves working at Lighthouse

Realty and enjoys the family atmosphere, great team

work and selling from the ocean to the river.

negotiating our specific benefits and the

page for our members to visit to view the

program details. They are also providing

an ―800‖ number that will be staffed by

An agreement announced June 16th establishes

a $20 billion fund for oil-spill claims. Payments

will be made by the Independent Claims Facility.

Florida Realtors is promoting ―Show Our Troops We

Care‖ with a request that you donate funds to

purchase phone cards for our troops fighting

overseas to reconnect with their families. A

donation buys international calling cards that the

USO gives to deployed members of the U.S. armed

services – the item most requested by our men

and women serving overseas. All donations are

fully tax deductible. Anyone may donate.

Why give?

―To our soldiers, going home means 10 minutes on

the hearing a loved one‘s voice. If ‗home‘ to our

service sons and daughters is a short phone call,

then we, as Florida Realtors, should help them find

Hummers, helicopters and hot dogs are just one small part

of our July 4th Weekend ―Inaugural Walk for our Troops‖

Festival.

This July 3rd and 4th, when we all come together as

Americans, it is time to take some time off and celebrate.

What better way to enjoy the Spirit of Patriotism than with a

good old-fashioned 4th of July Festival. The Festival will be

held on Saturday (the 3rd) in the morning at the St. Aug.

Shores Riverview Club on Christina Drive. There will be

a military helicopter and Hummer at the Riverview, Classic

Cars, Cheerleaders, singers, Girl Scouts, and so much

more. The Shores Homeowner‘s Ass‘n. will open up their

huge pool, the fishing pier, the playground and they are

supplying a bouncy house and dunk tank. The grills will be

cranked up and free food and drinks will be served. WAOC

will be doing a remote simulcast radio show at the Riverview

Club. This site will be updated weekly to add new content

and fun events.

The US 1 and 312 Business Council, in an effort to support

our St. Johns County troops serving in active theatre

overseas, will look to send out ―locally-themed‖ care pack-

ages as a result of our ―Walk for our Troops‖ event. Get

involved and get in on the fun.

"Building a better tomorrow"

The St. Johns Builders Council invites Realtors to join this years Parade of Homes in St. Johns County September 4th - 19th, 2010.

Realtors will have the opportunity to showcase their "special" ReSale, with a selling price of $500,000 and above, in a high glossy magazine that will be distributed in St. Johns County and Jacksonville through the St. Augustine Record and Times Union. Homes will also be displayed on the St. Johns Builders Council's website. Entries will also be acknowledged at the Parade of Homes Awards Banquet to be held at Marsh Creek Country Club on August 15th, 2010.

Entry fee for homes is $600, with deadline for entry July 16th, 2010.

A Presidential Advisory Group ( P AG ) has been formed to

examine descriptions and data fields for our MLS.

We are seeking volunteers to help with this process and provide

the lawn ” to fit into our “ landscape ” .

G O I N G G R E E N F A C T S

1. If American households went online to view and pay their bills, it

would save over 16 million trees. Find out what services and options

are available to you.

2. Use public transportation whenever possible. Every year, public

transportation reduces gasoline consumption by 1.4 billion gallons---

that's equal to 108 million full tanks of gas.

3. If just 10 percent of U.S. households attached shut off nozzles to

their outdoor hoses, we'd save enough water to fill over 128,000

bathtubs - everyday.

4. Most baking instructions tell you to preheat your oven. Never do so

for more than 10 minutes. If everybody reduced their oven time by an

hour per year, we'd save enough energy to bake a billion cookies.

5. Moving your heater's thermostat down 2 degrees in winter and up

two degrees in summer saves over 2,000 pounds of Co2 emissions-

which is over $100 on your annual energy bills.

6. Insulating your home's attic, pipes, ductwork, and floors can save 25

percent on your energy bill. Ask a professional to help make your

home more energy efficient.

7. In the course of a year, if everyone in the US composted their

kitchen scraps instead of sending them to the trash, the organic waste

diverted from landfills would cover the entire city of San Francisco.

8. Next time you travel, consider a permanent tag for your luggage. If

travelers in the U.S. stopped using paper luggage tags during their trips, 60

million sheets of paper could be saved per year.

9. Consumers will throw out about 400 million electronics this year. Sell,

donate, or recycle your old electronics rather than throwing it away. Check

your area for drop off locations.

10. Use leftover paper or plastic bags for your trash can. When one ton of

plastic bags are reused, the energy equivalent of 11 barrels of oil is saved,

and 17 trees are spared.

11. Did you know that 40% of our energy consumption and carbon

emissions come from our homes, offices, and schools? There are simple

steps you can take to reduce your energy use, save you money, and grow

our economy. Speak to your local utility company about a free energy audit

today.

12. Set your outside lights on timers or motion sensors. Reducing usage on

a single outdoor floodlight can save you up to $120 a year in energy costs.

13. Recycle your newspapers whenever you can. Each year, 10 million tons

of newspaper are not recycled, but thrown away in landfills. If we changed

this habit together, we could save up to 75 million trees.

14. Unplug your appliances when you're away on vacation. Residential

households in the U.S. spend more than 5 billion dollars annually on

standby power alone-which is 5% of all the electricity consumed across the

country.

REALTORS® have a long tradition of understanding the importance of

sustainability and stewardship of the land. This relationship dates back

more than a century to the preamble of the NATIONAL ASSOCIATION

OF REALTORS®' Code of Ethics and a passage that easily could have

been penned by today's eco-conscious real estate agents who are

advocates for sustainability and environmental best practices:

"Under all is the land. ... They [the interests of the nations and its

citizens] require the creation of adequate housing, the building of

functioning cities, the development of productive industries and farms,

and the preservation of a healthful environment."

Today's "green-minded" REALTORS® understand that sustainability is

an essential resource and management practice.

The following are the goals and principles guiding today's REALTORS®

who are striving to green their businesses in conjunction with existing

REALTOR® policy.

Green Principles

1. Seek to have each transaction create a positive benefit for their

clients and aim to give back to their communities and the environment.

2. Strive to incorporate sustainability in their business practices.

3. Strive to be a resource to other agents and the general public

regarding renewable resources, green building, energy efficiency, and

indoor air quality.

4. Seek to raise awareness among fellow REALTORS® about

conducting business in an environmentally sound and beneficial

manner.

5. Form alliances with knowledgeable and committed green service

providers who can further assist their clients.

6. Understand that green features alone do not make listings "green

homes." Consequently, REALTORS® should accurately represent a

home's green features and enhancements.

7. Educate clients about the value of green principles in creating healthy

homes, work places and communities, and a healthy environment.

8. Assist clients in purchasing and/or creating a healthier and more

energy-efficient home.

Common Misconceptions

Where's the Green?: As the first community in Southern Califor-

nia to participate in the state Energy Commission’s new solar

homes partnership, O Bel Sole! Estates will feature 41 energy-

efficient, solar-powered homes in Lancaster. This home's solar

panels are barely visible in the roof. The community’s solar fea-

tures will enable owners to reduce their monthly electric bills and

also benefit from a $2,000 federal tax credit.

Here are some of the most common misconceptions about green

homes--as well as current information.

1) Green homes are more expensive. Although some green

remodels and buildings can be expensive, buying a new green

home doesn’t have to be more expensive than a traditional home.

When builders construct a new home to ―green‖ certification

standards, they often pass the cost along to the buyer, which can

make the initial price of a new green home higher than that of a

traditional one. However, as energy costs continue to rise, many

buyers are finding the long-term savings they will accrue from an

energy-efficient house outweigh the higher price tag. Also, as the

practice of green construction increases, the cost of green

building will continue to decrease.

2) Anything that claims to be green, is. Many companies are

jumping on the green bandwagon; however, there are many

products that claim to be green, but in fact aren’t. Your

green-credentialed REALTOR® or EcoBroker® should be able to

help you discern what is truly ―green‖ and what is not. Make sure

you—and your REALTOR®—know the difference and can cut

through the greenwashing.

3) A new home is always a green home. Just because a home

is newly built doesn’t necessarily make it environmentally friendly

or energy efficient (a key component to having an eco-conscious

home). In fact, most new homes are NOT environmentally

friendly, as typical materials utilized include VOCs, etc. Having a

professional energy audit conducted is the best way to find out

how energy efficient a new home is.

4) Green homes look unconventional. Green homes can look

the same as traditional homes; they just have different features

that make them more environmentally friendly.

5) Green homes are uncomfortable. Green homes can have

the same features as a typical home; they just function in a

different, more eco-conscious way. Additionally, although some

green products, like low-flow toilets, often get a bad rap for not

working properly, typically, green products function at the same,

if not higher, levels than your standard products.

Prepare

It is important that you have on hand all of the basic supplies you will need to survive. You should have enough of these supplies to be able to sustain yourself for at least three days, since it may be a while before you can evacuate safely or before help can reach you. A sample emergency kit might look like this:

Water, a gallon per person per day. Also, it is helpful to have some means of filtering/

purifying water, in case you run out

Food, non-perishable (cans, protein bars- whatever won't go bad)

Battery-powered radio with extra

NOAA weather radio with extra batteries

Flashlight with extra batteries

First aid kit

Whistle and signal mirror to signal for help

Surgical masks for breathing contaminated air

Plastic sheeting for building temporary shelters

Duct tape

Garbage bags and moist wipes for personal sanitation

A good multitool with pliers in case you have to turn off utilities like gas

A can opener

Local maps

Cell phone with charger/extra battery. By the by, this gem from the Red Cross has a

NOAA radio, AM/FM radio, LED flashlight, and it will even charge your cell phone- all on hand crank power!

An extra supply of any prescription medications you may have

An analgesic such as Tylenol

Bedding such as sleeping bags

An extra change of clothes, including sturdy shoes

A waterproof means of starting a fire (waterproof matches, stormproof lighter, etc)

Plan

It is very important that your family have a plan before the storm hits. A good first step is to have an out-of-town emergency contact, as mentioned above. Another good step is to contact your local Office of Emergency Management to find out what your local emergency resources are. It could be that there's a specific rallying point for those who evacuate their homes, or that there's a local phone number to call to find out if you should evacuate. It's also important to know for yourself when you should evacuate and when you should stay where you are; you should come up with a set of conditions for each, so that the decision is much quicker and more clear when the disaster actually hits. Make sure that everyone in your family has a (or is with someone who has a) cell phone with SMS (texting) ability, because SMS can often make it through even when lines are too swamped for phone calls. Place your emergency contact as "ICE" (In Case of Emergency) in your cell phone; if you are incapacitated, emergency person-nel will often look for that listing and call it. Above all, draft a family emergency plan before the storm, and make sure everyone has a copy when the storm hits.

Stay Informed

Make sure that you have read up on all emergency procedures before the storm. Always pay attention to local weather and news reports, so that you aren't caught unawares. There are plenty of resources on the internet that you should read as soon as possible, and before a storm hits.

You read that right! If you didn‘t know, Florida‘s

new home inspector law will go into effect on

July 1, 2010. Great. It‘s been awhile since you

had a payday and now here comes another

thing to manage, finding a licensed home

inspector!

On June 28, 2007, SB 2234 was passed which

requires licensure of home inspectors. That bill

becomes effective on July 1, 2010. Here are a

few other items of interest:

Home inspector licensing will be

administered by the Department of Business

and Professional Regulation

There will not be a Board of Home Inspectors.

DBPR will administer the licensure and

regulation functions for home inspectors

However, as of the writing of this article, no one

really knows what will happen on July 1. That‘s

because the rules haven‘t been written yet!

Rules are necessary to define certain terms,

adopt forms, and establish business processes.

DBPR has proposed legislation to set up rules

and to clarify other items in the law – but that

legislation has yet to be accepted.

The Florida Realtors® established an Honor Society twenty three years ago to recognize members of local boards and

associations who are active in our state association. The Honor Society also salutes members for participation at the local

and national levels of the Realtor® organization; for activity in NAR‘s institutes, societies and councils; for designations

earned; for educational activities; and for political involvement.

This year, several hundred members statewide have qualified for this distinction. Each receives a custom-designed lapel pin.

The design on the pin symbolizes homes for people, businesses and industry. This same image, crafted in Lucite is used for

the state REALTOR® and Associate REALTOR® of the Year awards. Michael F. Cox, the world renowned artist, has sculpted

works for Ronald Reagan, George Bush, Pope John Paul III, Bob Hope and Lee Iacocca.

During the last federal election cycle alone, RPAC contributed over $12 million to pro-REALTOR® candidates to Congress, making it the number one trade association political action committee in the nation. Why has RPAC been successful? Because RPAC is not a charity. RPAC is a business.

Florida Realtors University is stepping into the 21st century with the iCE Virtual Campus CE Education Series. As a local board

member of the CE Express program, there will be six CE courses offered through live simulcast virtual campus technology. By

pooling the resources of multiple boards, FR is able to reduce costs and offer six CE courses to local boards, providing

high-quality education programs to an even larger segment of our membership.

The United States Senate has just passed an extension of the Tax Credit and Flood Insurance. Both extensions have now passed both the House and the Senate and will be law when President Obama signs them. Both extensions are to September 30, 2010. Don't let those buyers walk away! As we have stated previously, the tax credit is an extension ONLY for those who were already under contract on April 30th and have just been

unable to close. This will help salvage more that 14,000 deals in Florida alone. We should get some more official word from NAR later tonight but I wanted to let you know as soon as I knew. This is all I know right now. I do not know when the President will sign. That could still be tonight but we should expect that it would be tomorrow. This is VERY good news.

Dear fellow REALTOR®,

I am happy to report that Congress has passed a bill extending the Homebuyer Tax Credit closing deadline to September 30, 2010. This is a huge win for REALTORS® and homebuyers, and NAR worked closely with members of Congress to make it happen. The extension applies only to transactions that had ratified contracts in place as of April 30, 2010, and have not yet closed. There will be no gap between June 30 and the date the President signs the bill into law. Additionally, Congress has extended the National Flood Insurance Program (NFIP) through September 30th. The bill is retroactive and will cover the lapse period from June 1, 2010, to the date the law is enacted. NAR will continue to work with Congress on the NFIP Reform bill, and we will keep you posted on those efforts.

Nearly 83,000 REALTORS® responded to our latest Call for Action, sending more than 250,000 letters to Congress asking them to extend the National Flood Insurance Program. I know many of you also raised your voices in support of extending the tax credit deadline.
