Sterling Home Inspections of St. Augustine, Florida is headed by Don Pires. Don has been in the construction trade for 30 years. He began his business on Cape Cod in 1986 as a general contractor, and in 2000 his business became Pires Construction Corp. He has built and remodeled a number of homes on “The Cape” and South Shore of Massachusetts.

Don and his wife purchased a home in Florida in 2005 and settled in St. Augustine. They completely renovated their first home, and now their second where they are residing today. This allowed Don to see the differences in con-struction techniques needed for homes in Florida. Constructing a home in Flor-ida is not unique, there are some distinct needs, but the same practice is fol-lowed to have a well-built home.

In 2010, Don became a licensed Home Inspector in the State of Florida and has performed a number of inspections. He is confident that his hands-on experience and general knowledge of all aspects of home building and remodeling gives him a distinct advantage in home inspection. Deborah was born in Philadelphia Pennsylvania; she married at the young age of 18 while working in a bubble gum factory running a machine that wrapped the bubble gum. Deborah became a licensed Pennsylvania Realtor in 1985.After growing her real estate career she took a vacation in 1991 and discovered St. Augustine; it was love at first site. Deborah purchased a home near the beach and even received a referral on the sale. Being a snowbird didn’t work out since living in St. Augustine was just too much fun for Deborah and her husband. During this time she let her Pennsylvania license lapse and concentrated on the moving company she owned with her husband in PA. Sadly, in 2009, after 34 years of marriage Deborah’s husband and best friend passed away. She went back to school and acquired her Florida Real Estate License. She is now a certified Short Sales and Foreclosure Resource and likes to take advantage of the many classes offered here at the Board of Realtors. Deborah is a Realtor with Deltona Realty proudly serving both buyers and sellers. She is an ambassador for the St Johns Chamber of Commerce and the chair for the Technology Committee here at the Board. All members and affiliates are welcomed and encouraged to join. In addition to spending time with her cute little dog Elizabeth, Deborah enjoys volunteering whenever possible in St John’s County.

The St. Johns Builders Council in Partnership with AmVets and the St. Johns Housing Partner-

ship constructed a wheelchair ramp for Mr. and Mrs. Joseph Wallace in Flagler Estates on Sat-

urday, March 22nd, 2014. Mr. Wallace is a 69 year old veteran, who served in the Air Force

from 1963 to 1967 as a policeman. He has been disabled for the last 10 years, uses a cane to

get around and will soon be in a wheelchair.

1. To remove the salt deposits that form on clay pots, combine equal parts white vinegar, rubbing alcohol and water in a spray bottle. Apply the mixture to the pot and scrub with a plastic brush. Let the pot dry before you plant anything in it.

2. To prevent accumulating dirt under your fingernails while you work in the garden, draw your fingernails across a bar of soap and you'll effectively seal the undersides of your nails so dirt can't collect beneath them. Then, after you've finished in the garden, use a nailbrush to remove the soap and your nails will be sparkling clean.

3. To prevent the line on your string trimmer from jamming or breaking, treat with a spray vegetable oil before installing it in the trimmer.

4. Turn a long-handled tool into a measuring stick! Lay a long-handled garden tool on the ground, and next to it place a tape measure. Using a permanent marker, write inch and foot marks on the handle. When you need to space plants a certain distance apart (from just an inch to several feet) you'll already have a measuring device in your hand.

5. To have garden twine handy when you need it, just stick a ball of twine in a small clay pot, pull the end of the twine through the drainage hole, and set the pot upside down in the garden. Do that, and you'll never go looking for twine again.

6. Little clay pots make great cloches for protecting young plants from sudden, overnight frosts and freezes.

7. To turn a clay pot into a hose guide, just stab a roughly one-foot length of steel reinforcing bar into the ground at the corner of a bed and slip two clay pots over it: one facing down, the other facing up. The guides will prevent damage to your plants as you drag the hose along the bed.

8. To create perfectly natural markers, write the names of plants (using a permanent marker) on the flat faces of stones of various sizes and place them at or near the base of your plants.

9. Got aphids? You can control them with a strong blast of water from the hose or with insecticidal soap. But here's another suggestion, one that's a lot more fun; get some tape! Wrap a wide strip of tape around your hand, sticky side out, and pat the leaves of plants infested with aphids. Concentrate on the undersides of leaves, because that's where the little buggers like to hide.

10. The next time you boil or steam vegetables, don't pour the water down the drain, use it to water potted patio plants, and you'll be amazed at how the plants respond to the "vegetable soup."

11. Use leftover tea and coffee grounds to acidify the soil of acid-loving plants such as azaleas, rhododendrons, camellias, gardenias and even blueberries. A light sprinkling of about one-quarter of an inch applied once a month will keep the pH of the soil on the acidic side.

12. Use chamomile tea to control damping-off fungus, which often attacks young seedlings quite suddenly. Just add a spot of tea to the soil around the base of seedlings once a week or use it as a foliar spray.

13. If you need an instant table for tea service, look no farther than your collection of clay pots and saucers. Just flip a good-sized pot over, and top it off with a large saucer. And when you've had your share of tea, fill the saucer with water, and your "table" is now a birdbath.

14. The quickest way in the world to dry herbs: just lay a sheet of newspaper on the seat of your car, arrange the herbs in a single layer, then roll up the windows and close the doors. Your herbs will be quickly dried to perfection. What's more, your car will smell great.

So you have a computer running Windows XP? You probably have heard that the world is going to come to an end on April 8, 2014 because Microsoft is discontinuing support for this 12 year old operating system. And you are wondering how you will be affected. Well, read on and we will explain the ins and outs of what is going on, and what you need to do, if anything.

SO WHAT’S GOING ON?

Microsoft released Windows XP in August of 2001. The XP release has historically been one of the most stable and popular releases of Windows in history. On April 14 of 2009, Microsoft announced that it would be ending support for Windows XP. Software companies eventually end support for products that they no longer sell because they must keep programmers on staff to maintain and update these older programs even though they no longer generate any revenue. There was such an outcry that Microsoft relented and decided to extend the support phase through April 8, 2014, figuring that everyone would be up and running on whatever they were selling by then.

Of course, there are some folks that are still using Windows XP.

WHAT HAPPENS NOW THAT SUPPORT IS DISCONTINUED?

Microsoft has ceased releasing any new updates for the older XP. This means their programmers are now going to concentrate on their new OS products, Windows 7 and Windows 8. No new update patches will be released for Windows XP going forward. All existing updates and service packs will still be available for download on Micro-soft’s web site, but no new patches, updates, or service packs will be created.

This means that the latest service pack 3 is the last one you can get, and the Internet Explorer browser will not be updated beyond version 8. Also all security updates that address system vulnerabilities that are already available can still be downloaded, but no additional code will be written to address new vulnerabilities discovered.

NOW THAT MICROSOFT HAS DISCONTINUED SUPPORT, WHAT DO I NEED TO DO?

The answer to that question is, “It depends”.

OPTION 1: NOTHING. Some users that do not use their computers for much serious stuff probably do not need to do anything. They can use Internet Explorer 8 until the cows come home as long as the web sites they use do not require something newer, and even then they might be able to use a competing browser such as Firefox or Google Chrome to surf those sites requiring later browsers. The caveat is that the user MUST keep their security and antivirus software up to date. Now that XP support has been discontinued, it may become more of a target for hackers to hit. Home users should weigh these risks and see if there is a reason to be concerned. When in doubt, they should consult a professional for advice.

OPTION 2: SOME HOME USERS MAY NEED TO UPGRADE THEIR OS, THEIR COMPUTER, OR BOTH. Other home users that depend on their computers for email, online banking, and home business use need to consider upgrading. Vulnerabilities in Windows XP could expose these users to hacking, malware, or identity theft.

OPTION 3: BUSINESS USERS REALLY SHOULD UPGRADE AS SOON AS POSSIBLE. Businesses that have computers running Windows XP need to really think about upgrading or replacement. Vulnerable PC’s at home are one thing, but vulnerable PC’s in a business is not acceptable. Business users using applications such as Quick-Books, email, or online banking are especially vulnerable to hacking with unprotected PC’s, so care should be taken and steps taken to bring these PC’s up to date with current OS options such as Windows 7 or Windows 8 as soon as possible. Also, continued use of XP may affect businesses that depend upon compliance with HIPAA, PCI, or other interchange standards that interchange data with other third-parties. This includes the acceptance of credit cards by a business for example. A company’s IT department may determine that use of XP creates a bigger headache for them as well, by having a greater risk of vulnerability that must be addressed by the IT staff.

In some cases, it may not be always practical to upgrade the XP operating system, as the hardware that it runs on may not be sufficient to handle the OS upgrade. In this case, the replacement of the computer may become necessary. Most computer shops can handle the transfer of programs and data to replacement systems if need be.

St. Augustine & St. Johns County Board of REALTORS® joined Realtors® and Affiliates from across Florida to meet with Gov. Rick Scott, Florida lawmakers and other state leaders in Tallahassee recently as part of Florida Realtors® Great American Realtor Days. They discussed a number of issues that affect all Floridians and the state’s economy, including how to strengthen the state’s business-friendly climate, maintain homeownership opportunities and preserve private property rights. “Working together, we can make great progress on the most important issues affecting all Floridians,” said 2014 Florida Realtors® President Sherri Meadows. “For example, for Florida to be competitive with other states and online retailers — and considered business-friendly by prospective employers and companies seeking to relocate — we must begin to phase out the 6 percent sales tax on commercial leases. It’s critical to our state’s economic growth and development.” Creating jobs and housing opportunities are key to helping Florida’s most vulnerable citizens, Meadows added. Florida Realtors supports legislation calling for funding of community homeless coalitions throughout the state. “The voice of Florida Realtors was heard loud and clear throughout the Capitol building during Great American Realtor Day on March 19,” said John Sebree, senior vice president of public policy for Florida Realtors. “It was clear to legislators that Realtors have the best interest of their communities in mind as they advocate for property insurance reforms, affordable housing opportunities and other quality of life issues so necessary to Florida’s future.”

Consumer attitudes are reflecting greater optimism in the housing market heading into real estate's traditionally strong spring selling season, according to Fannie Mae's March 2014 National Housing Survey. In the poll of 1,000 people, 38 percent say it's a good time to sell a home, up from 26 percent a year ago. The poll also shows that 69 percent of those surveyed say it's a good time to buy, and 52 percent say it's easier today to get financing for a home. Americans also feel more confident about their personal finances: An all-time survey high of 40 percent say their personal financial situation has improved during the past year. "The housing recovery continues to proceed in fits and starts," says Doug Duncan, Fannie Mae’s chief economist. "Rising mortgage rates and a lack of supply have dampened housing market momentum. However, we see several positive signs going into this year's spring home-buying season, compared with last year. For example, consumers are less pessimistic about their personal finances and more optimistic about the current selling environment and their ability to get a mortgage. Still, those who are pessimistic about buying or selling a home today tend to point to economic conditions as the primary issue, and most consumers continue to say the economy is on the wrong track. Looking forward, we expect to see a pickup in economic growth later in the year, and this may boost the confidence of prospective buyers and sellers." However, consumers' home-price expectations softened a bit in the latest survey. The average 12-month home-price-change expectation fell from last month, reaching 2.7 percent, the survey shows.
