I hope that you had an enjoyable holiday season and that you were able to share it with family and/or friends. At the meeting held on Thursday, December 5, the Board voted to make a one-time payment of $66,000 to the loan principal for our beach cabana auxiliary parking lot, reducing the pay-off from 10 years to 4. This payment was made possible due to three items that resulted in an improvement of our budget in 2019. They were: 1) an increase in “other income” due to the sale of advertising for the newsletter that was better than budgeted ($21K); 2) our decision to discontinue the project to screen in the pergola at the Owner’s pool ($22K); and 3) receipt of back fees for a combined lot that was uncombined ($23K). This now changes our pay-off date for the loan to December 2020. Also, since we borrowed the money from ourselves at a 3% interest rate, we will incur a savings of the 3% that we would have paid on that dollar amount. We will be installing new mailboxes throughout the Plantation soon! These new stations will no longer have the wooden “dog houses” built around them as they generate thousands of dollars in maintenance and upkeep. They will still contain a newspaper bin below the box. The new posts and mailboxes are on display behind the Cassels Building outside the small conference room. Feel free to stop by and have a look. We hope to begin erecting the new boxes by February. Like speeding, it is hard to catch someone who is violating the rule. With speeding, one needs a radar gun to prove the speed is too high. Likewise, we must have proof of the pet violation in order to issue a fine. A photograph or video is a way to provide proof. Folks who are against testing the waste stations say that people know the rules and are responsible for picking up after their pets. Those that want to test the use of the waste stations feel that they may improve peoples’ behavior by providing the bags and a disposal bin, making it an easier task, and that this will provide us with a cleaner and healthier environment. The waste station test was voted down for now, but I am sure we have not heard the end of the discussion. Now that the Fitness Center has been painted and all the windows and sky lights repaired, the new equipment has been ordered. We incorporated suggestions from residents that addressed the need for some more strenuous equipment as well as some that will be more easily operated by those looking for gaining more flexibility and balance. Happy New Year to All! I hope that you had an enjoyable holiday season and that you were able to share it with family and/or friends.

At the meeting held on Thursday, December 5, the Board voted to make a one-time payment of $66,000 to the loan principal for our beach cabana auxiliary parking lot, reducing the pay-off from 10 years to 4. 2020 Assessments

Please note the 2020 Assessments: The Base Assessment is $160, the Bluffs Neighborhood Assessment is $32 (totaling $192 monthly), the South Island Neighborhood Assessment is $171 (totaling $331 monthly), and the Courtyard Park Neighborhood Assessment for Improved Lots is $48 (totaling $208 monthly) and for Unimproved Lots is $35 (totaling $195 monthly). Please make sure when mailing your assessments that you have the correct amount. You can also utilize the online payment option by going to www.clickpay.com/firstservice. Please have your account number handy. If you are unsure of your account number, please contact the onsite office at 843-663-3500 or contact us by email.

Collection Policy Reminder:

In accordance with the TPCA’s Assessment Collection Policy all assessments are due on the first day of each month and considered late if not received by the first day of the month. Assessments will be considered delinquent if not paid by the 15th of the month, and a late fee of $25 and an administration fee of $10 will be assessed at that time. If not paid by the last day of the month, the account will be assessed a 1.5% interest charge on the delinquent assessment amount. If you mail your payments and assessment coupons, please be sure to mail them no later than the 7th of each month in order to have them received and posted to your account by the 15th of the month to avoid any fees.

As a reminder, please do not shoot the wildlife throughout the community with pellet or BB guns. If you feel there is an issue with wildlife, please call 843-248-1520.

Did you know that NMB has an ordinance that specifies how long your pet’s leash should be? According to Sec. 4-24 of the City of NMB Ordinances, your dog’s leash should not exceed seven (7) feet in length. Please keep this in mind when walking your pets in public. In addition, please remember to pick up after your pets!

Owners, please remind your contractors that the speed limit within Tidewater is 20 MPH. This should be observed when traveling within the Community at all times.

Also, please do not leave cardboard at the Amenity Center dumpsters. The City has reached out to us and informed us that they will no longer pick up the cardboard.

Please keep a close eye on your surroundings. I want to emphasize that Tidewater is a safe community; however, if you feel that there is suspicious activity, please do not hesitate to call the guardhouse at 843-249-0909 or the police. The number for local dispatch is 843-280-5530.

Happy 2020 everyone and, this year is already off to a great start. We hope that everyone had a great holiday. Best wishes in the New Year from us all at First Service Residential. Projects are in full swing, the properties look fantastic, and thank you to everyone for all of your assistance and feedback in 2019. Remember that if you have not already done so, please update all of your information with the office, and sign up for your property websites.

We are now into the winter months, so we want to put our focus into proactive preventative maintenance. If the temperature inside a condo falls below 32 degrees Fahrenheit, it is likely the water supply pipes and the drain traps will freeze. When water freezes, it expands 9 percent, and if there is no room for expansion, it’s possible the pipe will develop a crack. When the ice thaws the pipe will leak. Fixing a busted pipe can be expensive, but the damage from uncontrolled water flow can lead to expensive repairs, easily reaching into the thousands of dollars. Any point where the plumbing supply pipes are close to the outside walls is a potential spot for freeze damage. Since many condos have the kitchen sink in front of a window, a common problem is pipes freezing beneath the kitchen sink. If the wall behind the sink doesn’t have enough insulation, there is a risk of supply pipes freezing beneath the sink. Pipes in the attics, crawl spaces and outside walls are all vulnerable to freezing, especially if there are cracks or openings that allow cold outside to flow across the pipes. This is all why keeping your condo temperature at a recommended 60 degrees, and if leaving for the winter, shutting off the master water line is such an important part of preventative maintenance.

It is coupon time, so be sure that you have your mailing addresses and contact information updated through the office or on the websites. A good idea for rolling into the new year is to also double check that Security and the office have keys to your units in case of emergency situations, or if you are using keypads, please reach out to provide us with a code for access. We want to make sure that everyone stays informed and that our communication is streamlined throughout the year. Teal Lake VillageTeal Lake Village is moving through the staircase replacement project, and I would like to thank everyone for your patience, as well as your assistance with scheduling the work. The outcome has been very impressive, as they are not only far sturdier, but they also look phenomenal. The wood, being pressure treated, will need to sit for a few months prior to painting, but these months will pass quickly and then the painting will be done.

The building painting schedule will resume this year as well

and will cycle over the next 5 years. Pressure washing the sidewalks will be scheduled once the staircases have gone up as well, followed by the parking lot sealing later in the year.

Everyone please take some time to sort through and organize all front and back porch areas, as some do need attention to stay within the acceptable guidelines provided and enforced by the Teal Lake Village Homeowner’s Association. We are all proud to be a part of this community, and we appreciate all of the help and cooperation in maintaining the beautification therein. We do appreciate decorations, but keep in mind the rules and regulations when doing so, as well as removing holiday decorations within the designated timeline. Be aware that we may be experiencing another cold winter, so make sure that you set your heat to no less than 60 degrees, which will better protect our pipes and our villas. Let’s all be proactive and work as a team, which is what makes Teal Lake Village a great community.

The next Board meeting is scheduled for Thursday, January 30, at 3 PM in the Cassels Building, so please come out and join us if possible.

Heron Lake VillasHeron Lake Villas made some great strides in 2019 and we will keep that momentum moving forward throughout 2020.

A friendly reminder to everyone who may be leaving for extended timeframes, please make sure you are keeping your heat to a minimum of 60 degrees, a very crucial necessity to protect pipes from freezing. The cold can cause various situations to pop up out of the blue, so please feel free to coordinate with the office with any questions.

We would like to remind everyone to please check the age of your water heaters, dishwashers, hoses, and lines. It is recommended to monitor these during the year or contract a third party service that can inspect and/or maintain these items monthly. If you are away for long periods during the year, or use a third party rental company, these inspections can mean the difference in a simple replacement rather than an insurance claim for damage. We want to make sure that we are not only protecting our own units, but Heron Lake Villas as a whole.

years, but it is a good idea to have these units inspected, or even placed on a maintenance program throughout the year to be on the safe side. Rust can cause a far faster deterioration, and small leaks can turn larger in little to no time. If you are unsure of the unit, please reach out to [email protected], and we can provide contacts and options, along with answering any questions that you may run into.

Keep in mind that contractors are held to the same rules and regulations of trash disposal, so please keep them informed that all trash must be bagged, boxes broken down, and no construction material can be thrown in the Lighthouse Point Villas dumpsters. This is an issue that is not only enforced, but monitored by the City of North Myrtle Beach, so fines do fall onto the homeowner responsible rather than the contractor. We want to make sure that our owners are not being penalized for the actions of their own contractors, so please help us educate and enforce our rules.

Winter Season Reminders:

As we are moving into the “cold weather” season, some common cold weather tips include:

o Make sure that your heat is working and is turned on throughout the winter months.

o The filters should be checked and/or changed, the thermostat should be checked, and the ductwork should be checked for leaks.

o Check smoke alarms once a month by pressing the test button and replacing batteries twice a year when the time changes.

o Don’t overload your electrical outlets.

o Space heaters should not be left on when unattended.

o Use caution when walking on the sidewalks and stairwells as ice can form overnight and may not thaw during the day.

o The drop in temperatures will affect the hydraulic fluid in the elevators and will cause a slight delay when called.

Trash Rooms

Trash rooms are for household bagged trash only. Large bulk items, boxes, appliances and construction debris should not be left in the trash rooms. Please dispose of these items by taking them to the City or County Recycling Centers.

Roof A/C Racks

In the previous newsletter, homeowners were notified of the upcoming roof repairs and A/C rack replacement on building 58. The project start time is constantly changing due to the weather. Once a date has been confirmed, we will advise the homeowners.

Walkway Sealing

Similar to the roof project, the walkway seal coat will be weather dependent. The work will be done in three phases and homeowners will have access to their units at all times. Notifications will be emailed to homeowners (mailed if you do not have email) of each building when we are planning to start. Please review our correspondence and adhere to the notice when received.

After-Hour Emergency Information

In the event of an emergency related to the Association, such as water intrusion, damage to common area building/property, elevator malfunction, or extended irrigating or damage to the irrigation system, Management is available 24/7 to address these matters. Homeowners should always contact 911 first for life threatening emergencies.

Once the emergency has been dispatched to the on-call supervisor, it will be addressed as quickly as possible. Please note that non-emergencies will not be dispatched or delivered until the next business day. As a reminder, Management does not address lock outs. To contact the emergency service, please call our office number 843-272-2695 and follow the instructions provided; a representative on duty will take your call. Do not leave an emergency message on a voicemail at the office as they will not be checked until the next business day.

Well wishes are extended to everyone in Tidewater in the New Year. Many new events have been planned for the coming year. Sign up early for upcoming events, as they tend to reach capacity quickly, and save the dates for future events. Happy New Year to all!

Upcoming Events:

Friday, January 24 – Happy Hour/Trivia Night – First Happy Hour in 2020 will be a Trivia Night. The venue will be indoors at the Amenity Center from 5-8 PM. Doors open at 5 PM for dinner and Trivia begins at 6 PM. Please get a team captain for tables of 8-10. Only the team captain should email Colleen Mann at [email protected], with the trivia team member names. If you don’t have a team send an individual email & we will seat you with a team. Please bring an appetizer or dessert for 8-10 to share with your table, as well as your favorite beverage. The Recreation Committee will provide ice, plates, cups, napkins and silverware. (This event has sold out.)

Friday, February 7 – Happy Hour at the Amenity Center will be a comedy night, running from 6-8 PM. The format is similar to our Cabana nights when each person brings an appetizer or dessert to share for 8, but there is now an added attraction. Cooter, who has performed at the Comedy Cabana and the Grille, will keep us laughing when he returns to Tidewater (he performed at our sold-out February 2019 Happy Hour). There is no cost for this event, but you must sign up so the appropriate number of tables can be set up. The maximum for this indoor activity is 120 people. Please follow reservation procedures below for single reservation or group reserved table reservation.

Looking Ahead:

Tuesday, March 10 – The Man Of A Thousand Voices. Do you like to have fun? Do you want to be entertained? Join us for an evening with master impressionist James Stephens III at the Asher Theatre on Rt. 501 in Myrtle Beach at 4 PM. James Stephens, known as The Man Of A Thousand Voices, seamlessly transitions from one performance to another to keep the show fresh. The Asher is a small intimate theatre and this show is just for us here at Tidewater. After the show there are many fine dining options in the area for happy hour or dinner. Tickets for this event are $28 which reflects the 30% discount the theatre has given us. Reservations with full payment need to be made by Saturday, February 1. Friday, April 3 – Happy Hour/Trivia Night – Trivia at the Amenity Center returns, so get your team of 10 together and watch for details.

Boat Trip – Tidewater’s popular boat trip returns for a spring trip on the waterway. Watch for date and sign up instructions in the next newsletter.

Friday, December 6 – Tidewater’s Christmas Party (formerly known as Trim-A-Tree) at the Amenity Center was a beautiful event that brought residents together to celebrate the holiday season. The Amenity Center was all decked out in Christmas finery, and set the stage for Ron Nichols to lead the singalong. Duster gave a rousing performance, and Jasper provided abundant appetizers and desserts. A great time was had by all!

YOUR CHECK IS YOUR REGISTRATION: To register for an event, place your check made out to ROTSC in an envelope. On the outside of the envelope, include the following: names of all people attending, your phone number and email address. Place the envelope in the gold mailbox at the Fitness Center by the advertised cutoff date. There will be a notice on the box if the event is full and a waiting list will be established if necessary.For events where reserved tables are available, payments for a full table of 10 must be included in one envelope. If you are not part of a reserved table, you will be assigned to a table with others. Email blasts from Recreation Committee – Recreation Committee events are always listed in the monthly Newsletters. In addition, the Recreation Committee emails all Tidewater residents with news of upcoming events. If you have never received one of these emails, please contact Chelsa Fenner at [email protected], or by phone at 843-663-3500 to make sure she has your correct email address.

Calling on residents who would like to serve on the Recreation Committee - The Recreation Committee needs to replenish our waiting list for residents who would like to serve on this committee. Duties involve planning and assisting with monthly events and special events (Summer Concerts, Happy Hours, St. Patrick’s Day Party, Ride ‘N Dine, Boat Trips) to name a few! New ideas for events and ways to improve existing events are discussed and agreed upon by the committee. Committee members must be full-time residents because there are meetings once a month (the first Monday of the month). Both men and women are encouraged to respond. Anyone interested should send an email to [email protected] and include a brief description of any previous experience working on a committee, and reasons for their interest. Respondents will be placed on a waiting list until openings becomes available.

In the olden days, women used to get together to do crafts, needlepoint, quilting, candle-making, and so on. The purpose was twofold – to get things made, but also to visit with friends and share good times. We’re starting that tradition again at Tidewater.

On the FIRST MONDAY of each month beginning Monday, February 3 you’re invited to come over to the Amenity Center from 11AM – 12:30 PM and bring whatever craft you’re working on. We’ll enjoy each other’s company while we work on our projects. It will be fun to see what others are doing while we visit.
