Based on the results of the poll, if the majority is interested in one project or the other or both, we will take it to the next step of obtaining bids, determining financing and understanding what funds from our Reserves may be applied against the cost. This exercise will give us the real costs vs. an estimate. At that point we will ask for an official vote from residents. Preferably we would like this to be completed by August so that we can include the vote with the mailing for the election of officers. President’s Message Cathy Weis, BOD President

Happy spring! Enjoy this beautiful season and all the blossoming flowers and trees that abound within Tidewater.

Hopefully most of you have seen our Amenities Survey/Poll which asks your opinion about two projects that have been requested by Tidewater residents. The survey was sent via email blast, so if you did not receive it, call the Property Management office at 843-663-3500 to get signed up to receive all Tidewater communications going forward. Also, if you did not get that email you may call the office for assistance to complete the poll manually. If you share an email address, or one party in the household receives the blasts and the other does not, both can respond to the same email survey separately and include their name which is a requirement along with the Tidewater address and the email address. We can discern the different responders by their name.

This poll is directional in nature. Your Board wants to know how the majority of owners feel about the two projects, enlarging the Amenity Center and building a Natatorium (indoor pool) replacing the Owner’s pool.

Last year we advised you that we would be installing a new data access control system. Well, finally the chosen company has tested their new software and we hope to be installing the new system in March. In order that we can transfer the most updated information to the new system, be sure to update your personal information and any tenant information into CIS (community information system). If you do not know how to do this, you may send an email to [email protected] for instructions, or simply contact the Property Management office at 843-663-3500 for assistance. Your updated information will also be used to create the 2020 telephone directory which has been postponed because of this access system installation delay. So, if any of your information is incorrect in the current directory now is the time to fix it.

As mentioned last month, our elevator at the Cabana is inoperable and, therefore, cannot be repaired. We are working hard to find the right product and company to replace the elevator, but this is a very large project and it is very unlikely

to happen by beach season. If not, we will work on getting the new elevator installed in the fall. We appreciate your patience.

We have recently been advised by the city of North Myrtle Beach (NMB) that plastic bags are being deposited in the white Recycle bins located on the Amenity Center parking lot that are meant for cans or bottles. Evidently some people are placing their cans and bottles in plastic bags to dispose of them, but the plastic bags are prohibited. NMB will start to fine Tidewater if this continues. Therefore, it may be necessary to remove these recycle bins altogether if this continues. These same rules apply to your recycling at home; no plastic bags should be with your recycling.

Property Management MessageChelsa Fenner, CMCA, AMS, Community Manager

Spring is in the air! Many residents will begin to spruce up their properties and I encourage you to take a quick look through the DRB Standards and the Rules and Regulations as a refresher. These documents can be found on the Tidewater website, www.tidewaterplantation.org or in our office. I would also be happy to email you a copy. We encourage you to take a look at your roofs, siding and driveways and clean/power wash if necessary. Also, a little bit of mulch goes a long way. We recommend you refresh your mulch/pine straw if you have not done so already.

I was speaking with Bret Engle, a friend from DIYGuys about do it yourself projects and wanted to share some information he shared with me:

Some residents will find yourselves with a home that’s glaringly empty with considerably more space than you know what to do with.

Consider: You now have more room to grow, thrive, and do the things that you’ve always wanted to do, like those home improvement projects that never left the drawing board. Such initiatives need not cost you an arm and a leg, with prudent planning and an eye on the future. Here are some ways you can improve your empty nest without ruining your budget.

Re-Imagine Spaces

Many of you have children and grandchildren who no longer visit as often as you would like. As the now-grown kids go out into the world to live their lives and find their own careers, those spare bedrooms will become unused spaces. As tempting as it might be to keep it as a shrine of sorts to their previous occupants, it’s an even better idea to turn these rooms into something more functional and beautiful that you can use and appreciate. In fact, even the most basic transformation will offer a greater ROI than a bunch of childhood things gathering dust.

Of course, there’s a good number of ways you can re-imagine and transform extra rooms and spaces, running the gamut from the frivolous to the functional. As examples, consider a home office that’s geared for productivity and profit, a craft room that encourages creativity, or a game/entertainment room where loved ones can gather. You can even opt for an exercise studio so you can get fit without having to spend money on costly gym fees. The possibilities are endless!

Start by assessing your needs and preferences, and ultimately strive to create a new space that will get plenty of use in order to make it a worthwhile investment. As you re-imagine new spaces, you can leverage resources like Pinterest to get free design ideas, as well as YouTube for nifty, money-saving tips to make your DIY projects successful. There are even interior design apps, often free, that you can use to plan and design your dream space.

Honor Your Budget

There’s no denying that home improvement initiatives will cost money, but the truth is, they need not be expensive. One way to keep costs down is to set a firm budget that you can live by and then take great pains to stick to it. It may sound like a tall order, but surprisingly, there are actually many easy home improvements you can do that will cost less than $100.

Another surefire way to save money on renovations is to invest time in research — not just cost-effective improvements or even to compare contractors and other providers for the best deals, but also uncover special offers and promotions. Case in point, when you shop from reputable retailers like Kohl’s, you can make use of special promo codes and online coupons to save on the stuff you need to realize your vision.

Plan for the Future

And finally, when it comes to home improvement, it’s more than wise to think ahead and consider it an investment for the future. No doubt, it’s smart to consider its future payoffs, especially if selling your home is a possibility.

While there are many ways to increase your home’s appraisal, one of the most surefire ways to do so is to perform home improvements that increase value. These can range from simple surface changes like repainting and landscaping that cost just a few hundred dollars to full-on, more expensive remodeling of extra bedrooms or the kitchen, etc. Suffice it to say, by being proactive and looking to the future, you not only turn your empty nest into a beautiful and valuable space but also guarantee that you will one day profit from it too.

Indeed, there’s more than one way to fill the empty space and you need not even break the bank while you’re at it. So, make use of these tips to make your nest feel less empty and more like home again.

Having spent our busy lives in Poughkeepsie, NY, my husband Keith and I were looking for a quiet sunny place to retire. He had retired from IBM and I from my Antique business and South Carolina called to us. We were thrilled to find Tidewater Plantation with its natural beauty. We bought our property in 1993 and built in 1998. Forget quiet time – we’ve been so busy since we got here. For

example: morning exercise classes, art classes, swimming, tennis, golf, parties, book club, Red Hats, Water aerobics, Red Cups, Recreation Committee, Property Committee, Ad Hoc Committee, workouts, painting(houses), etc. etc. etc.!! Thank you for this Honor but my motto is to give back and thankfully I can do that here in Tidewater!

And on we head into March…The spring season is upon us, and projects are going to be gearing up as the weather gets warmer. Thank you to all residents for your assistance and patience in all of our completed projects, as there were quite a few that we wrapped up in 2019. Be sure that you update your contact information, as communications of schedules and information will go out regularly. If you are not receiving email blasts, be sure that you are signed up for not only the Tidewater website, but for your condo associations as well.

Remember to either inspect, or have inspected, your HVAC systems, washer and dryers, and water heaters, as the summer season will be here before you know it. Typically, you can avoid large repair and replacement costs on these items by keeping an eye on and performing proactive maintenance when needed. A small cap of bleach into your drains, HVAC included, can drastically reduce clogs in your lines, and improve pressure and flow in the lines. Knowing the age of your water heater is another helpful tip found in the area where the warnings, logos, and stickers are placed on the tank. Some models may not show an actual date, but the model numbers can be searched online, and the model will typically prompt a manufacturing date.

Please be aware that Horry County performs the pickup of the Amenity Center cardboard dumpster, and during the last visit, they found plastic bags and items other than just cardboard inside of the dumpster. It is extremely important to be aware that if you use that dumpster, no items should be left on the ground, and only cardboard be put within that specific dumpster. It is very important that residents properly dispose of items such as mattresses, windows, paint, etc., as Horry County and the City of North Myrtle Beach can refuse pickup, fine the communities as a whole or remove the dumpsters entirely for misuse.

Teal Lake VillageTeal Lake Village is close to wrapping up the staircase project, and we would like to thank everyone for your patience and assistance during the completion. Please be aware that these will be painted, and coordination will be key, but this will heavily rely on the saturation of the wood, weather and other factors that might arise. We will reach out to owners in order to streamline, and if you do have dates that you may be out of town, please respond to the first email blast that is sent.

You will notice that we have cleaned up the natural areas behind Building 28, and along Tidewater Dr., and the Landscape Committee is hard at work, focusing on the continued betterment of Teal Lake Village. If you are interested in being a part of this committee, please reach out to [email protected], or call 843-663-3500. This would be a great opportunity to not only contribute to the betterment and beautification of Teal Lake Village, but to also meet and socialize with your neighbors.

Please be aware that Teal Lake Village, along with the Tidewater Amenity Center trash and recycle areas, are being heavily monitored and enforced by Horry County. This goes for the Teal Lake Village trash cans as well. Please make sure that all cardboard is broken down, recyclables are not bagged, and items are not left next to the trash cans or by the buildings. It is important to know that pizza boxes and milk cartons are not recyclable items, and that all glass and cans are to be cleaned prior to placing them in the bins. Water bottles are not to be crushed before recycling either, so there are details to be aware of when placing these items in the trash. It is up to us all to take care of our communities, and only a group effort is going to get us all where we need to be. We do appreciate all of your assistance with this moving forward.

Please also make sure that you are responding to the Tidewater Plantation poll regarding the pool enclosure and Amenity Center expansion projects, as they would like to hear from all residents of households, not only the primary. The poll is important to establish an overall consensus of opinion throughout all of Tidewater, so we would like to encourage you to respond and share your opinions.

The next board meeting is set for Thursday, April 30 at 3 PM in the Cassels Building, so please come out and join us if possible.

Pest Control is set for Friday, March 6.

Heron Lake VillasPlease be sure that if you have not already submitted your responses to the Bylaw and Master Deed amendments, you reach out to [email protected], or call 843-663-3500 for any questions, or if you need another copy of the document. These votes are extremely important and we do appreciate everyone who has currently responded, as this is a great stride toward the collective betterment of Heron Lake Villas.

The staircase tread painting will be taking place shortly and will be coordinated through email, but areas will be taped off in sections. We will work to keep one staircase per building operable while the other side is being painted, as to avoid issues with access to units. Please make sure that your contact info has been updated, especially on the https://heronlakevillas.connectresident.com/ site, as this will allow for email blast from Heron Lake Villas with important information surrounding projects.

Please also make sure that you are responding to the Tidewater Plantation poll regarding the pool enclosure and Amenity Center expansion projects, as they would like to hear from all residents of households, not only those who make Tidewater their primary residence. The poll is important to establish an overall consensus of opinion throughout all of Tidewater, so we would like to encourage you to respond and share your opinions.

The next board meeting is set for Thursday, April 16 at the Cassels building, so please come out and join us if possible.

Pest control is set for Friday, March 6.

Lighthouse Point VillasThank you to everyone who has submitted their responses regarding the smoking restrictions for Lighthouse Point Villas. If you have not yet responded, please make sure that you reach out to [email protected], or call 843-663-3500 to obtain the voting form, or for any questions or concerns. This is very important as it is the collective voice of Lighthouse Point Villas that will determine the outcome, and we would like to encourage every owner to vote.

Lighthouse Point Villas has established a Landscape Committee, which will be focusing on the continued betterment of Lighthouse Point Villas and working towards a strong membership of volunteers. If you are interested in being a part of this committee, please reach out to [email protected], or call 843-663-3500. This would be a great opportunity to not only contribute to the betterment and beautification of Lighthouse Point Villas, but to also meet and socialize with your neighbors.

The window caulking project has been completed, along with the roof repair on Building 44, the rock borders for fire protection along the buildings, pine straw applications, and squirrel monitoring and trapping. We will continue to move forward on projects throughout the year, and we would also like to thank everyone for your patience, suggestions, and feedback.

Please make sure that your information is up to date, especially on the https://lighthousepointvillas.connectresident.com/ site, as this ensures that you are signed up for and will receive email blasts containing information and scheduling.

Electrical work is needed for the irrigation, once that has been completed, the landscaper contractor will be working on getting all the irrigation working for this coming season.

protecting the architectural integrity and property values of the community.

The primary functions of the DRB are:

• review applications from owners to construct new houses;

• review applications from owners to make improvements and enhancements to the exterior of existing dwellings;

• approve initial landscaping plans on new construction and landscaping changes to existing houses;

• carry out periodic inspections during the construction of a new house to insure compliance with the DRB Standards;

• conduct inspections of completed modification projects on existing dwellings to insure compliance with DRB Standards;

• Ongoing review of the DRB Standards for relevance;

• Consideration of new building materials and products for use in Tidewater;

Other considerations in determining interest in DRB membership are as follows:

• The membership term is a three-year commitment with eligibility for reappointment for additional terms.

• Computer knowledge is required.

• Meetings are held bi-monthly on the first and third Mondays at 1 PM.

• On the morning of a DRB meeting at 9 AM, the members conduct site visits to garner any additional information or clarification on applications that are on the agenda for that day’s meeting, conduct final inspections on completed projects, and do tree site inspections for tree removal requests.

• Contrary to popular belief, the DRB does not conduct community-wide property maintenance inspections to monitor for violations of the DRB Standards. This function is the responsibility of property management acting on behalf of the Tidewater Plantation Community Association (TPCA) Board of Directors which is charged with the enforcement of all governing documents – the Covenants, Conditions and Restrictions (CCRs), DRB Standards, Rules & Regulations, as well as various TPCA policies.

Candidates should submit an email of interest and a brief resume to [email protected]

Friday, February 7 – Happy Hour/Comedy Night – Cooter once again regaled Tidewater with his quirky, Southern-charm comedy routine. The Amenity Center was filled to capacity, and a good time was had by all.

Calling on residents who would like to serve on the Recreation Committee - The Recreation Committee needs to replenish our waiting list for residents who would like to serve on this committee. Duties involve planning and assisting with monthly events and special events (Summer Concerts, Happy Hours, St. Patrick’s Day Party, Ride ‘N Dine, Boat Trips) to name a few! New ideas for events and ways to improve existing events are discussed and agreed upon by the committee. Committee members must be full-time residents because there are meetings once a month (the first Monday of the month). Both men and women are encouraged to respond. Anyone interested should send an email to [email protected] and include a brief description of any previous experience working on a committee, and reasons for their interest. Respondents will be placed on a waiting list until openings becomes available.

If you have ideas for additional activities you would like the Recreation Committee to entertain, please submit them by

email to [email protected] . We value your input!

Email blasts from Recreation Committee – Recreation Committee events are always listed in the monthly Newsletters. In addition, the Recreation Committee emails all Tidewater residents with news of upcoming events. If you have never received one of these emails, please contact Chelsa Fenner at [email protected], or by phone at 843-663-3500 to make sure she has your correct email address.

YOUR CHECK IS YOUR REGISTRATION: To register for an event, place your check made out to ROTSC in an envelope. On the outside of the envelope, include the following: names of all people attending, your phone number and email address. Place the envelope in the gold mail box at the Fitness Center by the advertised cutoff date. There will be a notice on the box if the event is full and a waiting list will be established if necessary. For events where reserved tables are available, payments for a full table of 10 must be included in one envelope. If you are not part of a reserved table, you will be assigned to a table with others. If you are out of town, you may mail your check and information to the Tidewater Recreation Committee. 2000 Spinnaker Drive, North Myrtle Beach, SC 29582.PLEASE NOTE: Checks will not be cashed until the week of the event. Please contact [email protected] if you have any questions or concerns.

Artisan ShowcaseMarilyn Drange

The March Artisan of the Month is Judy Keyes. Judy and her husband, Andy, moved from Greensboro, NC to Tidewater in April 2016. Judy started knitting when she was twelve years old and became hooked. Over the years she’s knitted many sweaters, hats, and mittens. Two years ago, Judy became obsessed with knitting socks. With the help of YouTube and PINTEREST, she learned many new knitting skills and started developing her own patterns. Judy loves choosing the beautiful yarns and constantly strives to make the perfect pair.

See Judy’s sock exhibit during the month of March in the lobby of the Tidewater Grille Clubhouse.
