Jack Illes has over three decades of diverse real estate experience

encompassing mixed use, hospitality, retail, multifamily and creative office

properties, in roles ranging from strategy to planning to deal making.

Early project experience began with Horton Plaza in Jack’s hometown of

San Diego, continued with 1540 Broadway, one of the catalysts of the

renaissance of Times Square, and then master planning and the leasing of

the initial phase of the 25-year redevelopment of Prudential Center in

Boston. Jack has since been involved in the development of major

destination resorts, urban mixed-use city centers, and adaptive reuse

projects across North America and internationally, including Hollywood and

Highland, where Jack was directly responsible for securing the tenancy of

the Academy of Motion Picture Arts and Sciences, considered the anchor for

the long awaited rebirth of Hollywood. International projects include

Toronto and Mexico City, as well as Tokyo, Japan, Frankfurt, Germany and

Budapest, Hungary.

Jack’s unique comprehensive approach begins with a detailed

understanding of market dynamics both locally and globally, and an

individualized project strategy that encompasses both long term planning

and hands-on implementation. Recent projects include redevelopment and

repositioning strategies for one of the largest and most famous hotels in

Manhattan, business development and retail strategies for the downtown

pedestrian district in Lincoln Nebraska, and the conceptualization and

master planning of the first major destination theme park resort in Florida in

25 years, where he has partnered with Twentieth Century Fox.

Jack is also on the Board of Directors of Antioch University Los Angeles,

where he is a member of the Executive Committee and the founder of the

Program Development Task Force.

Project: Hollywood & Highland

Location: Hollywood CA

Client: Trizec Hahn Development

Project: Urban Redevelopment project strategy,

planning, entitlements, and business development

Responsibilities: As Vice President of Strategic Design,

responsible for the initial planning, entitlements and

approvals of the $600M mixed use redevelopment, as

well as business development strategies including media,

sponsorship, and attraction development. Project

components included a Metro Rail Red Line subway

station; conversion and expansion of a former Holiday

Inn to a four star hotel; renovation of the historic Chinese

Theatre, construction of a new theatre and rooftop

ballroom for the Academy Awards, 90,000 sq. ft of

retail and F&B; and the recreation of the famed

Babylon Court set of the D.W. Griffith film Intolerance to

frame the Hollywood sign in the distance above Lake

Hollywood.

Scope: Redevelopment master planning, retail

strategy, merchandising and leasing

Responsibilities: Lead retail project executive on ULI

Award-winning redevelopment for The Hahn

Company as Asset Managers for the Prudential

Realty Group. Secured first-ever asset management

contract, and served on design team for master plan

that developed a series of glass enclosed retail

arcades. New circulation linked existing Saks fifth

Avenue and Lord and Taylor stores with two existing

and two new office towers, new Mandarin Oriental

Hotel with existing Sheraton Boston Hotel and Hynes

Convention Center. Lead retail leasing effort

resulting in one of the most productive retail centers

in the United States with sales in excess of $1500

per sq. ft.

Queen Emma’s Garden

Project: Queen Emma Waikiki Properties

Location: Honolulu Hawaii

Client: Queen Emma Land Co.

Scope: Mixed Use Resort District strategy, planning and

design

Responsibilities: As Managing Partner of Urban Labs,

responsible for five separate assignments, beginning with

the development of a Market Survey and Strategic Plan

for the 18-Block Waikiki holdings of the Queen Emma

Land Co. Properties included 5 hotels, 18 multifamily

properties and the historic International Market Place, the

first specialty retail center in the world, built by Don the

Beachcomber. Subsequent scopes of work included

planning and design strategies for the creation of an

urban resort destination incorporating the five resort

hotels; adaptive reuse programs for the multifamily and

outparcel retail properties; and Design Principal for the

development of the reconceived International Market

Place, focused on a restored Queen Emma’s Garden and

Don the Beachcomber’s famous treehouse located in a

giant Banyan tree.

Riverbanks

Project: Riverbanks/Old River Mill Master Plan

Location: Downtown Los Angles

Client: Riboli Family Trust/Nakada Associates

Scope: Master planning and adaptive reuse

strategies for historic urban site.

Responsibilities: Developed project strategy for

linear site connecting the Los Angeles River and the

historic Capitol Milling Building with Blossom Plaza- a

CRA-sponsored infill redevelopment with retail

multifamily and public space. Identified tenant uses

and spatial configuration program for three part site

including Plaza, historic mill and a new development

site constructed on a podium over proposed Metro

Gold Line service yard. New podium site featured

new multifamily, neighborhood and region-serving

retail, cultural uses and public amenities to connect

the street with the adjacent Los Angeles State Historic

Park below and underutilized Elysian Park above to

create a dynamic new urban community.

Scope: Downtown business district economic activity

enhancement strategies

Responsibilities: Served as business development

resource as part of multidisciplinary team. Project

focused on improvements for principal downtown

pedestrian spine. Provided business development

strategies to link each stakeholder group, including

the civic center, University of Nebraska, financial

district, and the historic Haymarket entertainment

district. Areas of emphasis included media and

sponsorship opportunities, small business incubators,

retail cooperatives, artisanal merchant development,

property reconfiguration concepts and individual

merchant development strategies.

Project: The Pennsylvania

Location: New York NY

Client: Highgate Hotels/Vornado Realty Trust

Project: Urban Entertainment, Retail and Hospitality

destination strategies, planning and marketing

Responsibilities: With Highgate Hotels, developed a

comprehensive redevelopment strategy for Vornado

Realty Trust for the historic 1900-key, 1.4M sq. ft. Hotel

Pennsylvania, across from Madison Square Garden.

Responsibilities included identifying market positioning

for the hotel component, retail strategies for 400,000

sq. ft. of now-vacant space, adaptive reuse

programming for three basement levels, two vacant

office levels, and two levels of rooftop meeting,

mechanical and BOH space. Project components include

three level Artisanal Food Halls, a two-level Retail

Atrium with a life events-focused destination retail

merchandise strategy, Media Broadcast Studios,

Creative Work Space and Small Business Incubator,

and rooftop Urban Conference Center, along with

signature F&B concepts utilizing unused sidewalk

easements for a three-meal bistro and rooftop space

for a signature Roof Garden.

Miami Wilds

Project: Miami Wilds

Location: Miami Dade County

Client: Odebrecht Construction/Miami Dade County

Scope: Destination resort to be located at Zoo Miami

Responsibilities: Personally invited along with local

partners by Miami Dade County to respond to an

opportunity at the 700-acre property surrounding

the Miami Zoo. In 2012 the County completed a 25

year planning process and targeted sites for theme

and water parks, two hotels and retail complexes.

Responsible for securing interest of Twentieth Century

Fox for their first theme park in the United States,

along with developing the project concept and

market positioning and coordinating the creative

team for planning and design.
