Official Plan:
The subject lands are designated “Low Density Residential” by in-effect OPA #240 (Woodbridge Community Plan). The subject lands are also designated “Low-Rise Residential” by the new City of Vaughan Official Plan 2010, which is subject to approval from the Ontario Municipal Board. The proposal conforms to the policies of the Official Plan.
Comments:
The Development Planning Department conducted a site visit with photo documentation on January 16, 2013. The subject lands are developed with a two-storey single detached dwelling located on the south side of Janus Place. The proposed increase in lot coverage and reduction in the rear yard setback is the result of a partially enclosed covered porch that is currently under construction. The covered porch, as-built, maintains the as-of-right interior side yard setbacks of the Zoning By-law and abuts land zoned OS2 Open Space Park Zone (the Father Ermanno Bulfon Community Centre). On this basis, the Development Planning Department is of the opinion that the existing covered porch has minimal visual impact on abutting properties. The Development Planning Department has no objections to the location of the existing shed. The structure maintains the height and area requirements of the Zoning By-law and has minimal impact on the adjacent property to the west. Accordingly, the Development Planning Department is of the opinion that the proposal is minor in nature, meets the intent

Comments: The Development/Transportation Engineering Department
conducted site visit on January 18, 2013. The covered porch was under construction. The construction of the concrete pad and shed has been completed at the time of inspection. The as constructed Lot Grading Plan for 25 Janus Place indicates that the lot has been graded to drain from the back of the lot to the street via a side yard swale. Drainage swales are typically about 0.6 metres wide. The existing concrete pad is encroaching onto shared drainage swales. As a result, drainage from adjacent properties may be adversely affected. The Development/ Transportation Engineering Department requires that a minimum side yard setback of 0.6m is provided to the concrete pad for a drainage swale to the satisfaction of the Development/Transportation Engineering Department.
Conditions: A minimum side yard setback of 0.6m to be provided to the
concrete pad for a drainage swale to the satisfaction of the Development/Transportation Engineering Department.
