In a strong seller’s market, like the one we have

experienced over the past few years, bidding

wars are common and expected. This makes

sense! A seller’s market is defined as a market

in which the inventory of homes for sale cannot

satisfy the number of buyers who want to

purchase a home. Bidding wars occur when

two or more parties repeatedly outbid each

other as they compete to purchase something -

in this case, a home.

According to our local MLS report, there is

currently a 5.1 month supply of homes for sale

in Bend. With the current number of homes for

sale and the level of demand from buyers, this

means it would take 5.1 months for all of the

homes listed to sell if no additional listings

came to the market. Any supply number under

a 6-month supply is considered a seller’s

market. According to the National Association

of Realtors, the housing market hasn’t had a

6-month supply of homes for sale since August

2012.

Bidding wars are less common this year due

to a rise in inventory, which is supposed to

continue throughout 2019.

BOTTOM LINE

If you are debating listing your home this

year, you may not want to wait for additional

competition as inventory continues to rise.

The largest obstacle renters face when planning

to buy a home is saving for a down payment. This

challenge is amplified by rising rents, which has

eaten into the amount of money renters have

leftover for savings each month after paying

expenses.

In combination with higher rents, survey after

survey has shown that non-homeowners (renters

and those living rent-free with family or friends)

believe they need to save upwards of 20% for

their down payment!

According to the “Barriers to Accessing Home-

ownership” study commissioned in partnership

between the Urban Institute, Down Payment

Resource, and Freddie Mac, 39% of non-

homeowners and 30% of those who already

own a home believe they need more than a 20%

down payment.

The percentage of those who are aware of low

down payment programs (those under 5%) is

surprisingly low at 12% for non-homeowners and

13% for homeowners.

In a recent Convergys Analytics report, they

found that 49% of renters believe they need at

least a 20% down payment.

The median down payment now is 5%. There

are over 45 million millennials (33%) who are

mortgage ready right now, meaning their

income, debt, and credit scores would allow

them to qualify for a mortgage today!

If your 5-Year plan includes buying a home, call

INSTRUCTIONS:

1. First, remove all of the rotten boards from

the deck that you are replacing.

2. If you have any rotten support beams that

also need to be replaced, cut them using a

reciprocating saw. Make sure to always

wear safety glasses when operating power

tools.

3. Remove the rotten beams from underneath

the deck and measure to cut new ones the

same length. Use the same size lumber for

the new support beams and fit into place.

4. Drive wooden sticks into the ground next to

the new support beams, and attach them to

the beams by drilling pilot holes. Then, drive

in galvanized deck screws to tighten the

beam to the stake.

5. Measure the new deck boards using the old

deck boards as a measuring device and cut

the new pieces from the same size lumber

with a circular saw.

6. Put the new pieces into place with

galvanized deck screws; make sure to

pre-drill pilot holes to avoid splitting the

wood. You may have to cut angles in the

new pieces to fit against existing boards, if

necessary.

Swarm, what is a swarm? For many, a swarm of

bees conjures up an image of a dark cloud of

marauding bees looking for trouble and out

to sting anyone in their way. These images

have been manufactured by Hollywood movies

and portrayed in cartoons, creating and

A swarm of bees, simply said, is a colony of

bees that has run out of space in their hive so

some move on to a new location. When a hive

is becoming too crowded the colony raises a

new queen and prepares for the swarm. Some

colony. It’s called a swarm when the old

queen leaves with part of the colony.

Swarming begins midday; the swarm initially

looks like a loose cloud of bees. It can feel

unnerving, but swarming bees are on their way

to find a new home. You may see a cluster of

bees on a tree limb, a fence or structure. These

bees may stay there for a few hours or a couple

days, but this is only temporary until the move

on, or to their new home. Once you know how

to recognize a honeybee swarm, you can help

The tradition of decorating eggs of all kinds—even ostrich eggs—may go all the way back

to the ancient pagans. It’s easy to see why eggs represent rebirth and life, so associating

them with spring and new growth isn’t much of a stretch. To celebrate the new season,

it’s said that people colored eggs and gave them to friends and family as gifts.

When Christians came along, they likely incorporated the tradition into their celebrations.

According to some legends, Mary or Mary Magdalene could be responsible for our annual

trek to the store to buy vinegar and dye tablets. As the story goes, Mary brought eggs

with her to Jesus’ crucifixion, and blood from his wounds fell on the eggs, coloring them

red. Another tells us that Mary Magdalene brought a basket of cooked eggs to share with

other women at Jesus’ tomb three days after his death. When they rolled back the stone

and found the tomb empty, the eggs turned red.
