Pithampur is a well-established industrial hub located around 30 km south west of Indore. The growth

centre comprises of sector 1, 2, 3 & Kheda which are spread across an area of nearly 2,117 hectares.

There are about 217 large and medium scale industrial units and more than 610 small-scale

industries in Pithampur. The major industrial sectors are Pharmaceuticals, Food processing units,

Bridgestone India, AVTEC Ltd, Panasonic Energy, Ritspin Synthetics, Case, Lakhani Rubber Ltd, JB

2.2 Property Title Particulars

As per MPAKVN (Madhya Pradesh Audyogik Kendra Vikas Nigam) lease document, the subject

property has been leased to Hindustan Motors Ltd. for tenure of 99 years.

Title Details of the Property:

The subject land is a lease hold right property to M/S Hindustan Motor Ltd. By virtue of lease due

date 23.05.1989 executed by “Lessor” –MPAKVN ( MADHYA PRADESH AUDYOGIK KENDRA

VIKAS NIGAM (INDORE) represented by Governor of Madhya Pradesh said Hindustan Motors

Ltd got the land parcel measuring 14,15,000 sq.mtrs as Lessee for 99years only. The above indenture

was registered through book-1-A volume no 1754 page 68 to100 being no 450 dated on 23.05.89 at

S.R.O-Dhar.

Lessee company Hindustan Motors Ltd, then surrendered measuring land area 6, 95,000 sq mtrs

through book no-1-A volume no 3063 page 30 to 35 being no 1711 date on 27.09.1997 and on the

base of that surrender back of land parcel to Lessor, the original land parcel was reduced from

14,15,000 sq.mtrs to 720,000 sq.mtr which was lying to lessee company Hindustan Motors Ltd.

After that the lessee Hindustan Motors requested to Lessor for partial transfer of land area measuring

5,92,870 sq mtrs to M/S AVTEC Limited, which was duly approved by the authority including

necessary permission.

As a result of this above partial transfer of land measuring 592,870 sq.mtrs, lessee party now retains

possession of land measuring 127,130 sqmts under the lease deed dated 23.05.1989 which has been

duly amended in 1997.

The subject property is in Industrial Zoning which is governed by MPAKVN.

2.5 Access & Connectivity

The Pithampur industrial area is connected by two national highways, NH-47(Indore – Ahmedabad

Rd) and NH-52(Mhow Bypass). Other important roads in the delineated investment region include

Mhow-Neemuch Road and Rau-Pithampur road. Meter gauge railway line, connecting Indore to

Khandwa, is located along the eastern edge of the delineated region which passes through Rau and

is approximately 18 kms away from Pithampur Sector 1.

interested buyer by payment of transfer fee and payment of land premium
