We are delighted to present you with our latest NET-WORKS development located in the heart of the Brussels North District on Albert-II Boulevard, a prime location in the European Capital. This prestigious arterial road connects the strategically situated Brussels North rail-way station and the upcoming corporate district with the lively city centre of Brussels, where the well-known piétonnier, i.e. pedestrian zone, is creating a new urban experience for people living, working and shopping in Brussels. In recent years, the North district has be-come one of the most bustling areas of the Brussels Capital region, and it has seen an increase in major developments. Major public authorities and corporate tenants quickly understood the unique appeal of this district, not in the least because of the exceptional mobility solutions within walking distance. On the other side, pedes-

trians have quick and easy access to the Rue Neuve and City2, major retail hubs in Brussels. This fresh and urban vibe inspired us to create NØR as a development that embraces the city. NØR aims to offer its ten-ants and the surrounding neighbourhood a lively working space, open and transpar-ent to the exterior, warm and flexible on the inside.

The renowned Brussels Architectural Firm DDS+ un-derlined NØR’s vision to embrace the city by pulling up both corners of the existing building. On the main Boulevard, a two-storey high opening creates an inviting facade that stands out between the linearity of most other buildings on the Boulevard. The archi-tecture of NØR breaks the monotony of rigid corpo-rate architecture and attracts the attention of pedes-trians and people driving by.

The second corner of the building was designed according to the same philosophy but on a smaller scale, with respect for the human scale of the ex-isting backstreet atmosphere. Both corner openings will host a welcoming lobby in combination with hospitality services.

The architects created large terrac-es on several floors with excellent east and west orientation, offering a great view of the changing skyline of Brussels. Again, these types of openings are rarely seen in this area and truly make the building stand out.

Since Networks believes in the future of the bicycle, special attention has been paid to the design of a state-ot-the-art bicycle access road and bicycle garage facilities for 72 bikes, equipped with shower facilities and electric car charging stations. There is also a ‘Villo!’ bicycle station nearby.

No less than three underground levels offer ample parking space for 131 automobiles of which 10 are equipped with a charging station. This is a great benefit in view of the lack of parking spaces available on street level.

We made sure to offer a wide variety of possible fittings for each office space: raised floors, climate ceiling systems, terraces and facilities for the disa-bled, lifts and a goods lift, high-quality finishes for the entrance hall and bathroom. You name it, we have thought of it.

NØR is an extremely versatile building of al-most 13,750 m2, which can host smaller organ-isations in office spaces starting from 800 m2 to large tenants looking for larger spaces. For a larger organisation, the architecture of NØR even allows us to divide the project into two separate office spaces, one measuring 8,650 m2 and another measuring 5,100 m2. In that case, both organisations would benefit from separate access and great visibility.

Another conceptual advantage of NØR is that it combines many semi-public functions. A feng shui garden designed by Wirtz at the centre of the patio creates a serene atmosphere.

Human beings lie at the core of our philoso-phy as developers. A team of experts collabo-rated intensely to define the most human-cen-tric office space possible at this location. A great deal of effort has been put into transforming this building, while paying special attention to the wellbeing of the people who work at NØR or visit the premises. The integrated semi-pub-lic lounge on the ground floor is built using precious materials such as wood and copper which you would not expect to find in a typi-cal business environment. All aspects related to the human experience, from bike access to work comfort, have been central to our vision. The layout offers flexible solutions in terms of interior, tailored to both workspaces and an integrated semi-public centre.

The two-storey lobby creates a luminous and inviting space for people to connect, have lunch, discuss business over a fine cup of coffee or a glass of wine.
