The purchasers are requested to inspect the Flats in advance themselves aMd bid atthe abov~ Venue. The date of inspection has been notified in the newspaperadvertisenrent/as mentioned in the catalogue. . IAll the bidders should prior to the auction satisfy themselves about the correctness ofthe description, measurements, boundaries etc. of the property. The successful bidder should mention in the bid sheet the correct Name of the Ipurchaser ip whose Name/Names the flat is intended to be transferred. Nosubsequen, change/alteration of the Name/Names will be allowed. I IIntending bidders are required to deposit for participation in the auction, a CAUTIONDEPOSIT o~ Rs. 50,000/- (Rupees Fifty Thousand only) with the Auctioneers by acrossed Bankers pay order drawn iri favour of the Tax Recovery Officer, Central, Patnapayable on ~ny scheduled Bank in P~tna . allowed to ake one extra person to the auction hall, with the condition t hat the

IThe officer conducting the auction may, withdraw all the flats or anyone or more of .

them froT the auction without assigning any reason. IThe T.R'9' Central, Patna reserves the right to cancel or postpone the auctici>n at anytime. He r lso reserves the right to reject any bid, including the highest bid withoutassigning r ny reason . In such an event, the money already paid will be refund~d to theintending f urchase r without any int e rest, unless the same is forfeited becauke of thereasons mFntioned in para 9 above. I

The succeEful bidder whose bid has been accepted shall immediately on the spot pay asEARNEST ONEYa sum equivalent to 25% of his highest bid by A/c payee Bank Draftin favour f the Tax Recovery Officer, Central, Patna drawn on any scheduled bank inPatna. He \ShOUld confirm in wr iting and under his signature that he has purchased theproperty i ~ the auction on the terms and conditions of sale mentioned herein. IThe Balanfe amount shall be deposited within 15 days from the date of auctlon inabove ma~ner failing which 25% deposit shall be forfeited to the Govt. The acceptanceletter of t~e confirmation of the highest bid shall be issued only after exp iry qf the 30days from fhe date of auction and then the sale will become absolute. The auction saleis governed by Schedule-II of the Income-t ax Act, 1961. IAll pavrnents must be made by banker's Pay Order/DO drawn in favour of T.R.O.Central, Patna on any schedule bank and payable at Patna. IAll expens~s of conveyance, including legal charges, stamp duty and registration fees asapplicable, will have to be borne by the purchaser and paid to the concerned authoritywithin a onth of the receipt of a notice from the department in this regard . Thepurchaser fill also have to pay any outstanding dues pertaining to the flats. D1etails ofouts~anding~ dues known to the Department will be announced at the tim~ of t heauction.If the purc aser neglects o r refuses to comply with any of the above conditi?nS, themoney already paid shall be forfeited .
