G ray is a common wall color because it works well with most home decor styles. However,

sometimes painting a room this color can make it look cold and sterile. Here’s how to ensure your gray-painted inte-rior is warm and inviting.

Use the right materials Introduce warmth and depth to a gray

room by styling it with items made of

natural materials. Choose rattan, wicker, wool and linen for your furniture and decorative items. Wood is a good choice for tables, chairs and floors. Includ-ing plants will add life and color to the space.

Play with accent colors In order to add interest to your gray

interior, choose one or two accent colors. If you prefer a soft look, opt for

pastel tones such as blush pink, but-ter yellow or sky blue. If you prefer to make a statement, consider neon or jewel tones. When used minimally in an otherwise neutral room, they won’t be overwhelming.

Lastly, be sure to choose a neutral gray with no warm or cool undertones. This will guarantee that your walls match everything, allowing you to change your decor without repainting.

I f the sale of your home is contingent on you finding a new place to live, buyers may be dissuaded from mak-

ing a bid. However, this clause doesn’t have to be a hindrance. Here’s how to best include this type of contingency in a purchase agreement.

Make it clear Ensure that the contingency clause

is as clear as possible. One of the main concerns buyers have with regards to these clauses is that they’re vague.

Understanding the specific circum-stances in which a seller may back out is likely to reassure buyers, as they’ll know what they’re signing up for.

Specify time frames Provide a clear time frame within

which you’ll find your new home. Then, determine how this contingency relates to other contingencies in the contract, such as those buyers generally include for things like home inspec-tions.

Typically, the contingency of the seller finding a new home will take pre-cedence on the buyer’s contingencies. In particular, if the buyer has asked for an appraisal or inspection and has specified a time frame within which to complete these, the countdown on fin-ishing them won’t begin until after the seller has found a new property.

Finally, be clear about the seller’s right to extend the closing date should they fail to find a new home within the time originally specified.

D oes your home have wood paneling that needs to be updated? If so, here are some great ways to modernize it.

Paint it. This is the quickest and easiest way to update your wood paneling. White or bright colors will look fresh and clean, while darker ones will feel moody and somber. Or, consider whitewashing the wood using watered-down paint. This will lighten the panels while pre-serving the grain.

Camouflage it. Use drywall compound to fill in the grooves between panels. Follow this with a coat of primer and your choice of paint. No one will be able to tell that the walls are paneled.

Refinish it. Solid wood panels can be sanded and stained like any other wood surface. Choose a lighter tone for a Scandinavian feel or opt for a stain that mimics mahogany for a more luxurious look.

If you love wood paneling and want it in your home, be sure to choose wide panels over thin ones and stay away from orangey tones, as these tend to look dated. Also, consider mount-ing your panels horizontally or diagonally instead of vertically for a more modern design.

I f you’re thinking about putting your house on the market, make sure to fix

these six things first. This way you’ll avoid possibly undo-ing a sale following a home inspection.

1. Foundation issues. Prob-lems with the foundation can undermine a potential sale. Look for cracks in the walls or ceiling as they can indi-cate that the foundation has shifted. Get problems repaired as soon as possible.

2. Water damage. Any sign of water damage, no mat-ter how benign the cause, is likely to alarm potential buyers. Make sure all stains are removed or pain¬ted over once the issue has been resolved.

3. Wiring problems. Home inspectors can easily spot electrical work that isn’t up to code, so you’ll want to make sure everything is in order. Otherwise, you may be asked to pay for repairs.

4. An old roof. If your roof is nearing the end of its lifespan, consider replacing it. Many potential buyers will look elsewhere if the roof needs to be updated.

5. Inefficient heating and cooling. If you have an older heating and cooling system, particularly one that has an oil tank, consider updating it. Many buyers prefer to bid on homes with an energy-efficient system.

6. Plumbing issues. Since even minor plumbing con-cerns can become big prob-lems, many buyers are unwill-ing to deal with homes that have them. Get your plumbing inspected — it might save you a lot of trouble.

Removal If the contaminated area is small, you

When it comes to getting a home inspection, the attic

isn’t usually a top priority. However, it’s important to get it checked before making an offer. Here are five major attic issues an inspection might reveal.

1. Structural damage. A roof inspection won’t show structural defects in the rafters or trusses. However, cracks in the supports could signal serious issues down the road.

2. Fire damage. An inspection of the rafters might indicate that there was a fire in the past. Scorched, sooty wood is a clear sign, and rafters that have been painted over can also signal that there’s something wrong.

3. Water damage. Water stains on supports or rafters

might indicate there’s a leak in the roof. If left alone, this can cause parts of the structure to rot. Extensive repairs may be needed to fix the problem.

4. Poor insulation. Attic insulation is a key component in making a home energy efficient. Ask your inspector to determine if the insulation is properly installed and in good shape.

5. Pests. Animal droppings are a clear sign that the attic is home to critters such as possums or squirrels. Pests can gnaw insulation and wires, thereby causing sig-nificant damage.

Remember, not every attic is easy to access. Some sellers may be reluctant to let the inspector check it, but it’s important to get it looked at nonetheless.
