homes.wenatcheeworld.com Homefinder’s North Central Washington WEEKEND VikkiGildenRealEstate.com PremierOne.biz Where were you born and where did you grow up? I was born in Ashley, North Dakota. Home for the next ten years was Wishek, a small farm town in south central North Dakota. Then it was off to the big city of Bismarck for a couple years. I moved to Washington State and spent my Jr. high/high school years in Bothell and then a bit of post high school education at WSU whereupon I moved to Wenatchee in 1979. What got you into Real Estate and what keeps you there? Thirty years ago I was looking for a way to make a living. Being new to Wenatchee and seeing what was out there in career fields, fruit industry etc., I was attracted to the Real Estate business because I liked the professional- ism and the opportunity to be of service to others. It is a career that has allowed me to help people in a very substantive way. And that’s what keeps me in it. I love helping to be a part of people’s transitions, out of one house and into another. I also like the flexibility of managing my own schedule and an active lifestyle that it affords. If you could be anywhere in the world for one week, where would that be? I really have no place else in the world I would rather be than here, every- thing I enjoy is right out my back door. I just really love this valley, to live in, to work in, to play in, you just can’t beat it. So what is it that you enjoy when you are not working? I’m an outdoors guy and particularly enjoy trail running, mountain and road biking. In the winter my passion is Nordic skate skiing in particular. Agents Featured WEEK OF JUNE 23RD What is the most interesting property you have ever listed? Very early in my Real Estate career, I got the opportunity to sell a 772 acre property in the Okanogan called The Diamond Belle. It has a 20 acre lake and a lodge that was built in the early 1900s. That was very early in my career and I thought at the time that $1.2 million sales were the way to go. Real estate was for me!!! What is your Forecast for 2012 in the Real Estate Market? 2012 seems to be moving along nicely and I anticipate that will continue to do so. I believe the market will continue a positive path, not a barn burner necessarily but with some positive momentum. We’re about at the point where people just need, or want to do something after five or six years of sitting tight. What tip would you offer to a real estate seller right now? Easy, with the help of a Realtor, price your house correctly, spruce it up and make it show it’s value to your purchaser and you’ll have a sold sign out front in short order. So, what is your beverage of choice? Easy again, IPA, the active person’s drink of choice. What is it that makes you tick? I really love to help people. I am energized when I can be of service to my community, my neighbors and my clients. I have been a Rotarian for years and enjoy the opportunities this group has offered to help others. It is my place in which I can give back to a community that has given plenty to me. I really love seeing the positive results of helping others help themselves. RESERVE YOUR SPACE TODAY! The KCM Blog

In our local market 79% of homebuyers in 2011 used some form of fi nancing to make their purchase. If you’re looking for a home to purchase how do you as a consumer differentiate between loan offi cers? Here are some suggestions from a post on the KCM Blog* on how to go about it.

Ask for referrals• – If you have a friend, co-worker, or family member who had a good lending experience, ask who they used. Talk to people who deal with multiple lenders (real estate agents, attorneys, accountants, etc.) and leverage their comparative experience into making good choices. Loan offi cers who earn referrals typically go beyond price/product/service.

Seek out a mortgage advisor • – Even today, with limited loan pro-grams, there are many factors to consider when choosing the right mort-gage. Your future income, the length of time you expect to be in the home, and your risk tolerance should be discussed before ruling out adjustable rate mortgages, for example.

Look for transparency • – Demand a lender who freely and competently discusses rates and likely rate movements. Don’t buy into the idea that rates are conjured up in a mysterious way. Rates are derived by activities in the bond market and your loan offi cer should be able to explain, in lay-man’s terms, the factors that affect rates and upcoming events and eco-nomic reports, as well as, the most likely impact they will have.

Accessibility of information• – Are you looking for printed materials and/or videos to guide you through the process? How about online work-shops or home buying seminars?

Seek out a resource• – You may need other professionals when buying a home (from insurance people, to home improvement people, to legal help). A good loan offi cer has a network of high quality referral partners to help you.

Contact your local Realtor® for recommendations on loan offi cers in your area. Happy home buying!
