BIM continues to change the way our industry

works and collaborates. It delivers an interactive

visual database that provides a consolidated

resource of everything learned about a facility

throughout its lifecycle.

Using the virtual model, users are one

click away from accessing operation and

maintenance manuals, commissioning reports,

as-built drawings, warranties, logistics, past

incidents and more, on objects spanning HVAC

units to electrical switchgear. It also shows

active circuits and equipment and can provide

instant visual cues regarding items due for

maintenance. The system can be customised

to track and produce reports on any available

data, creating a resource able to generate

improvements and cost savings.

On greenfield projects, we provide our

The new $1 billion Royal North Shore

Hospital (RNSH) and Community Health

Services Redevelopment Project will

consolidate 53 outdated buildings on

the campus into impressive purpose-built

facilities that can be expanded to meet

Sydney’s future healthcare needs.

We recognise the hospital’s place in

Australian medical history, its role in

serving the community and the respect

with which it is held by the public. The

redevelopment will ensure the hospital’s

long tradition of care

continues into the next generation

and beyond with contemporary new

facilities to support the delivery of

best-practice healthcare. The project

is revitalising existing infrastructure

and providing a new dimension to

the entire healthcare complex.

This Public Private Partnership (PPP)

involves the financing, design, construction,

and building operation and maintenance

of the facility for 28 years – the largest

ever health capital works project to take

place in New South Wales.

We partnered with Defence at the start

to help establish the business case and

held intensive workshops throughout

the design phase, resulting in facilities

that met current and future needs. Close

involvement and communication with

key stakeholders was vital to the success

of the project, engaging people from

different divisions. In doing so, we were

able to ensure the facilities provide more

than simply infrastructure; they support

the training mandate and program

strategy of Defence.

Through the process, Defence gained

an environmentally sustainable solution.

The passive design of the buildings allows

for maximum solar heating during winter

and increased shading during summer.

Windows are placed to increase natural

light, reducing the need for artificial lighting.

Motion sensors operate lighting and climate

control, ensuring efficient energy use.

When the outside air temperature rises

above 26°C, windows automatically close

and the air-conditioning system is activated

to maintain a constant temperature.

With more than two decades of experience

in the sector, we focus on solutions that

intricate planning capabilities. Working

inside and outside perimeters, we have

set new performance standards for this

pivotal sector.

Our team provides whole-of-life correctional

solutions through our detailed understanding

of the social, environmental, and operation

and maintenance requirements of this

highly specialised field. Our expert delivery

teams work with correctional facilities staff

to create a program of works featuring the

highest levels of security and safety and

implementation of advanced technology,

through to intensive handover processes

that preserve all facets of live operations.

The expansion of the Lotus Glen Correctional

Centre is the largest expansion and

redevelopment of an occupied

correctional centre in Australia. Our

precision management of design and

construction has ensured a seamless

transition from the existing facility to

the new expanded areas. Complex

logistics planning ensured complete

security integrity during the fence

and security system cutovers.

As Managing Contractor for the $375 million

project, which began in August 2008, our

team is responsible for managing the

design and construction of the centre

for Queensland Corrective Services (QCS).

Work includes expanding the perimeter

fence, building new prisoner facilities

to nearly double capacity, relocating

master control functions, installing a

new digital monitoring security system

and refurbishing existing amenities.

Security and operations at the centre

could never be compromised and regular

workshops with stakeholders were an

effective tool to understand the strategies

and processes involved in moving people

in and out of facilities. Months of precision

planning and effective communication

with stakeholders paid off and the cutover

to the new perimeter fence and master

control functions to centre authorities

was seamless. It was the first time this

had been completed in a ‘live’ facility.

This project has also included the delivery

of a 400-person workers’ accommodation

camp with associated amenities in proximity

to the site. This has contributed to workplace

harmony, ensured ready access to the site

by the workforce and significantly reduced

the risk of vehicular accidents from workers

otherwise driving long distances daily to

and from the site.

We deliver cost-effective education

facilities that support best practice

teaching outcomes. Our facilities

range from childcare centres through to

schools and higher education facilities.

Our work on Griffith University’s Centre

for Medicine and Oral Health – GH1 – was

one of the most significant developments

undertaken by the university in its 30-year

history. Our ability to respond rapidly

meant that we were able to finalise the

brief, design and contract, and mobilise

within a 12-week period. Through our

fast-track program the project was

completed six months ahead of the

original completion date – a feat made

even more remarkable because the centre

was constructed during a labour shortage

and in a highly competitive market.

In 2009, we were appointed Construction

Manager for the Federal Government’s

Building the Education Revolution (BER)

Program in Queensland, building libraries,

multipurpose halls, covered sports facilities,

outdoor learning areas, and classrooms for

54 schools throughout the State.

Through our involvement we are supporting

local jobs, improving school amenities and

enhancing learning environments for a

new generation of students.

The efficient delivery of the seven storey

project was achieved through several key

initiatives, including dividing the design

team in two – the ‘shell’ and ‘fit-out’ teams.

We successfully completed the project

within budget and six months ahead of

Griffith University’s deadline. The Centre

for Medicine and Oral Health has been

described as a world-class facility by the

client and various industry specialists.

Designed as an education and training

facility for both medical and oral health

practitioners, the building features dental

clinics, laboratories, workshops, research

and specialist facilities, study spaces,

clinical training facilities, a pathology

and anatomy laboratory, a medical

research library, lecture theatres and

seminar rooms.

The project received the 2006 Australian

Institute of Building State Award –

Professional Excellence Award for

Commercial Construction $10 million

to $50 million and the 2006 Queensland

Master Builders Association Gold Coast

Region Awards – Project of the Year and

Education Facility over $10 million.

The 21 storey award-winning building was

developed by Investa and has delivered

28,500m2 of new A+ grade commercial

space to Sydney’s office market.

Its reputation preceded it with 85 per cent

of the building leased prior to completion.

Tenants include Coca-Cola Amatil and

Vodafone Hutchison Australia.

The concept behind the iconic structure is

a set of layered elements responding to the

surrounding heritage of the Mary Mackillop

group of buildings and streetscapes,

the natural environment and city skyline

– all while delivering an innovative and

sustainable work environment.

The building has larger cantilevered floors

at the upper levels and a stepped western

facade integrating external terraces. Large

floor plates of up to 2,000m2 and the

building’s offset core ensure maximum

design flexibility for tenants.

The Ark includes a greywater recycling

system that reuses the rainwater from

the roof, stormwater, fire sprinkler test

water and air-conditioning condensate

water. The building’s primary source of

power is an onsite trigeneration plant

that uses gas turbines to provide energy

for electricity and heating/cooling for

the base building. Trigeneration reduces

carbon dioxide emissions by producing

heat, cooling and power simultaneously

from a single energy source; the Ark

is among the first buildings ever to be

equipped with this system. It has also

been designed to achieve a 5 Star NABERS

Energy rating – a performance-based rating

system for water and energy use, waste

handling and environmental standards.
