Time to prepare for fallFall is just around the corner. Use our smart tips to prepare your

house for the end of one season and the beginning of the next.• Create a gallery wall with four to eight simple black frames,

where you can switch out the artwork depending on the season.Try using orange and red leaves in the fall.• With long warm days, late summer is the right time to spruce

up the outside of your home. By updating external paint colors,fresh landscaping along pathways and porch accessories, you canincrease the value and appeal of your home.• Walk through the house inspecting all doors, windows, hinges

and locks. Replace any damaged hardware and don’t hesitate to calla pro to help with updating locks.• Clean your shiny surfaces. To clean chrome, glass or stainless-

steel appliances, fill a spray bottle with a mixture of 50 percentrubbing alcohol and 50 percent water.• Change air filters. It’s a simple but important step to take –

every month, in fact; replace all air filters in your home for cleanerair and better circulation. Make a note on your calendar to remindyourself.• When vacuuming the car, use the duster-brush attachment to

get in all the nooks and crannies of the dashboard, center consoleand door panels. If you don’t have an attachment, use a paintbrushto dislodge the dust.• Instead of pitching a vinyl shower curtain that looks past its

peak, give it a thorough cleaning instead. Throw the shower curtainin the washing machine with a few towels, a cup of white vinegarand your detergent, then air dry.• Take a good look at your garage door to determine whether you

need to make any repairs before cool weather returns. Inspect thepaint and exterior panels plus the automatic door wheels if youhave them.• When it comes to dusting, let gravity help: Do the plants first,

followed by tables and finish with the floor. Invest in an ostrich-down duster and dust in straight lines so dust falls directly onto thefloor. Always vacuum last.• To revive droopy and dusty drapes, take them down, remove

hooks and run them through an air-fluff cycle in the dryer alongwith a damp towel (to attract the dust) for 15 minutes. Re-hangimmediately. Wipe blinds with a damp cloth.

Mortgage default hurts thosewith a high credit report moreQ: I was recently divorced and bought a

home. However, I have a rental property in anarea that is quite depressed and where crimehas increased. Homes in that area are nowselling for about $15,000 and there are fewrenters moving in.I need to sell the rental

property, as it has nowdrained me financially. Imissed one payment. Idon’t think my bank is like-ly to accept a short sale.My bank said that theywould only consider a deedin lieu of foreclosure if I putthe home up for sale and itdoesn’t sell in threemonths.I have a tenant in the

property, but he only payssporadically, and I don’t have the funds toevict him. My credit score is 790 and I live inGeorgia.Do you know how much my score would

drop if I did a foreclosure or short sale? I amliving hand-to-mouth, and at this point I amthinking to go the route of the foreclosure. Ican’t live like this anymore.

A: Earlier this year, a blog post on FICO.comgave some insight into how certain mortgage-re-lated problems would impact a person’s FICOcredit score. The blog post had a chart thatshowed the decline in a person’s credit score dueto four events: a late mortgage payment, a shortsale, a foreclosure and bankruptcy.It was interesting to note that a person with a

higher credit score gets hit harder with one ofthese events than a person with a lower credit

score. In your case, their chart indicated that aperson with a 780 credit score would lose about100 points if they were 30 days late on a mort-gage payment and would lose about 130 points ifthere were more than 90 days late on a mortgagepayment. If a borrower undertook a short sale,

deed in lieu of foreclosure or asettlement with a bank wherethere was no deficiency still ow-ing the bank, the credit scorehit would be about 125 points.Finally, a short sale with a defi-ciency reported or a foreclosurewould negatively affect a per-son’s credit score by about 160points.The worst thing for a credit

score for a person in your situa-tion would be bankruptcy. Itwould cause a drop of about

230 points.While these numbers are a guide to what might

happen to a person in your situation, you need tokeep in mind that your credit issues can have acumulative effect on your credit score. If you arelate on your mortgage payments and then under-take a short sale, your credit score might fall 170points.You can see the blog post and the charts for

Two little-known home renovationmortgage programs offer solutions forbuyers and homeowners who want torenovate.Fannie Mae and the Federal Housing

Administration have home renovationmortgage programs that allow buyers toborrow based on what the house is ex-pected to be worth after the home rehabis completed. Homeowners can also useboth programs to refinance their exist-ing mortgage, plus the renovation costs,into one loan.FHA’s 203(k) program and Fannie’s

HomeStyle Renovation Mortgage havebeen around for years.“A couple years ago there wasn’t as

much demand for these loans,” says

Leesa Sandoval, a loan officer withPrimeLending in Dallas who specializesin renovation mortgages. “But now theyare great to get some of this (housing)inventory sold and get these foreclo-sures out of the market.”

The FHA insured 22,491 home reno-vation mortgages in the 2010 fiscal year– more than six times the number it in-sured in 2007, according to the agency’slatest report on 203(k) loans.

Dustan Shepherd, a loan officer and203(k) specialist with BNC NationalBank in Overland Park, Kan., says whiledemand for the rehab loans is up, manyborrowers are not aware of the programsor think they are too complicated.

Unlike credit lines, these renovationloans require borrowers to show themoney was spent on the house. In the

standard FHA 203(k) program, the bor-rower hires a consultant to assess theconstruction plan and to perform an in-spection before a “draw” – when a por-tion of the money is disbursed to thecontractor. Borrowers have up to sixmonths and five draws to finish a pro-ject. The HomeStyle program does notrequire a consultant to monitor thework, only an initial and final inspec-tion.

While rehab loans involve more workthan traditional mortgages, they canhelp those who want to buy discountedhomes that need repair.

Shepherd says he recently helped acouple that bought a foreclosed house inKansas City, Mo., for $26,000 and bor-rowed $136,000 to renovate the proper-ty. An appraisal estimated the home

would be worth about $135,000 afterthe work is completed. The couple wasable to take out an FHA 203(k) mort-gage totaling $144,000, which coveredthe price of the house, renovations, andloan costs, minus a down payment. “It’sa great way to buy low and renovate tothe buyer’s specific style and taste,” saysSandoval.But how do you know which loan is

better? It depends on the situation.Those who don’t have great credit

should probably opt for an FHA 203(k).Most HomeStyle lenders require a creditscore above 680. To get the best rate ona HomeStyle mortgage, borrowers needto have a minimum 740 credit score,Sandoval says.For borrowers with credit scores

Yellow jackets meanaphids and scaleThe big buzz in the garden right now is centered around the burr

oak growing in our front yard. The deeply lobed leaves are swarm-ing with activity; so many insects are swooping and diving, it looksmore like a space station out of Star Wars than a tree.A closer look shows the busy bugs to be yellow jackets, gleaning

the tree for honeydew. The sugary waste excreted by sap-suckingbugs is what the wasps are after, which shows you just how far thesugar addicted will go to satisfy a sweet tooth. The wasps aren’t aproblem for the tree, but they can get aggressive in their search forsugar.What can be a problem for the tree are the

insects making the honeydew, bugs such asaphids or scale. Aphids – soft bodied, pear-shaped insects that suck sap – continue to bea problem for plants this year. Their late-sea-son boom in population doesn’t harm thetree, but it can set the plant up for the prob-lems next spring as eggs are laid near budsand in bark crevasses.Scale insects are also sap feeders, but be-

cause they’re small and immobile for most oftheir life, most people never notice themquietly pulling the life from the tree.Cousins to aphids, they sport an armoredshell that protects them from predators andpeople. Aspen, ash, lilac, cotoneaster, willow and poplars are fa-vorite targets of Oystershell scale, while pines and spruce fall victimto pine needle or pine tortoise scales. Most trees have scale that canattack them.For those who are continually trying to wrest control of the gar-

den back from these small insects, a change of strategy may help. Tokeep aphids and scale under control, plan ahead for next season,taking steps during the dormant time to eliminate most of them. Al-though mulch is a critical item to plant health over winter, clean-upof leaf litter on the mulch surface in the fall is a crucial step to re-ducing numbers of over wintering aphids seeking shelter.To remove oystershell scale a gentle scrubbing of the trunk will

exfoliate the bugs from the plant. Use a soft, soap-free plastic scrub-ber, bearing down lightly to remove the scale, not the bark.If the tree is heavily infested with aphids or scale a stronger ap-

proach is needed, such as applications of dormant oil during latewinter. These oils are refined for use on plants as a way to smotherthe insect or eggs and kill it. But a few words of caution when ap-plying dormant oils: make certain that the oil is labeled for use onthe plant. Many woody plants are sensitive to oils and could beharmed, rather than helped.Apply oils during warmer, dry days of early spring – before bud

break and not in freezing weather. Dormant oil is for use before ac-tive growth of the plant begins, not when shoots are growing, sowait until late winter. If applied too early, such as in the fall, plantsmay be prone to winter damage.But back to the wasps, which are a problem with their aggressive

foraging in fall. The best way to fix it is to find the nest and destroyit. This is not for the faint of heart; yellow jackets are a grounddwelling wasp, and post ill-tempered sentries at the entrance totheir nest.Lure them to a trap baited with heptyl butyrate, which is similar

to sugar water. These brightly colored plastic tubes entice yellowjackets, but not honey bees, with the sweet drink they crave.
