The Steel Fabricators of New England (SFNE) held its fall dinner recently at the Plainridge Park Casino, Plainville, Mass.

During the networking sessions, ca-sino staff took groups of attendees on a quick tour and provided instruction on the operation of the new gambling machines.

SFNE nominations, for a first two year term to its new board, included Scott Coulombe, Lori Chasse, and Rick Coughlin. To serve an additional two year term are James McBrady and John Roy.

Nominated officers include President Rens Hayes, Vice President Bret Miller, Secretary Darin Gillies, and Treasurer Peter Fushini. Continuing service are Mike Feder and David Orlando. Retiring from the board this year are Steve Chasse, Mark Torriani and Tim Gendron.

Arden Purchases RaycoPawtucket, RI – Arden Engineering Constructor, LLC recently announced the purchase of Rayco Electrical Contractors of Providence. This new division of Arden will operate under the new name of Rayco-Arden.

Rayco Electrical has been serving the growing specialized electrical construction market in Southeastern Massachusetts and Rhode Island. It specializes in historical, governmental, medical, and data center electrical design and installations and will continue

its business at the present location in Providence.

This acquisition emphasizes Arden Engineering’s commitment to provide complete electrical design and construc-tion services to the highly specialized medical, data center, and high-tech cus-tomer market. ASM Elects New OfficersBoston – Associated Subcontrac-tors of Massachusetts (ASM), the commonwealth’s leading trade association for the subcontract-ing industry, recently elected a new slate of officers and board members.

Taking the helm as president of ASM is Joseph H. Bodio, president and CEO of LAN-TEL Communications, of Norwood.

In addition to serving on ASM’s board of directors, he is the outgoing president of the Greater Boston Chapter of the National Electrical Contractors Association, and is a trustee of the Joint Apprentice and Training Committee of Local 103 of the International Brotherhood

of Electrical Workers. He brings 40 years of industrial experience to the position, including a variety of senior management roles for electrical and telecommunications firms.

Guarracino Named MBC TreasurerBoston – J.M. Electrical Company announced the election of Matthew Guarracino as an officer of the Massachusetts Building Congress (MBC) during its annual gala dinner on September 17.

Guarracino was named treasurer of the MBC and serves on the finance committee and the membership committee. As an officer of the MBC, he will also participate in all board meetings.

He is the business develop-ment manager at J.M. Electrical Company, Inc. of Lynnfield, where he has worked for the past eight years.

“Matt has been active in the MBC for the past four years and has worked closely with leadership on a number of committees and has been active in the 20:30 Club, MBC’s

emerging leaders group,” said Jan Breed, executive director of the MBC.

Gollenberg Appointed to SBPGlastonbury, CT – Glenn Gollenberg, AIA, a principal at The S/L/A/M Collaborative (SLAM), was recently appointed to the School Building Projects Advisory Council. As a gubernatorial appointee, he is now a public official of the executive branch. The School Building Projects Advisory Council is tasked with conducting studies, research, and analysis and making recommendations for improvements to building projects. The council has cognizance of matters relating to appropriations and the budgets of state agencies, education, finance, revenue, and bonding.

Gollenberg became a registered architect in 1982 and joined SLAM in 1994. He serves as a member of the board of directors for AIA Connecticut and is a former member for the AIA/CT Building and Performance & Regulations Committee. He is certified under the

Massachusetts Certified Public Purchasing Official (MCPPO) program for School Project Designers and Owner’s Project Managers. “I am very honored by Governor Malloy’s decision to appoint me to the Advisory Council as an architect active in the construction of school facilities in Connecticut.” says Gollenberg.

Gollenberg’s work in the public education arena covers towns and cities across Connecticut, Massachusetts, and Rhode Island. He is currently engaged in the redesign of Weaver High School, which has just reached completion of design development.

In recent years, he has participated in the High Performance Schools Initiative for the Connecticut Green Building Council and contributed to the discussion on school safety through testimony to the Governor’s Commission on Sandy Hook.

Construction Employment ReboundsArlington, VA – Construction job growth rebounded in October, as 43 states and the District of Columbia recorded em-ployment increases from a year earlier; 35 states added construction jobs in the past month, according to analysis of Labor

Emerson Green Breaks Ground

Devens, MA – Emerson Green, a new residential neighborhood located in Devens, broke ground in mid-October 2015. The project features 18 homes, and future construction will bring the total to 124. The first residents are expected to move into their new homes in spring 2016.

Emerson Green has been designed to reflect the principles of smart, connected community living through pedestrian-friendly streets, ample green space, and proximity to hiking trails, ponds, and other recreational amenities, with a mixture of single-family homes ranging from approximately 1,500sf to 1,930sf, and duplexes just under 1,400sf.

The development team includes Union Studio Architecture & Community Design of Providence, R.I., and NOW Communities LLC of Concord, Mass.

Emerson Green is the first major new residential development to be built in Devens, a former Army base that MassDevelopment, the state’s finance and development authority, has redeveloped as a mixed-use community and regional

economic hub. School-aged children living in Emerson Green can attend the town of Harvard’s highly rated public school system or the Parker Charter School in Devens.

Integrated Breaks Ground

Rockland, MA – Integrated Builders recently announced that it has begun construction on a Prime Hyundai dealership on behalf of Westwood-based Prime Motor Group. Located at 1022 Hingham Street in Rockland, the new 30,000sf facility will replace the former Blue Cross Blue Shield office/manufacturing warehouse that is currently located on the project site.

The Prime Hyundai dealership project scope includes the demolition of the existing 100,000sf building. The new, single-story dealership will feature a 27,000sf, 12-foot, curtain wall glass

showroom and office space as well as a 3,000sf storage and parts mezzanine. Ad-ditionally, the new development will boast state-of-the-art designs and finishes that are consistent with the Hyundai brand.

The Integrated Builders team, led by superintendent Herb Volpe, project man-ager Brian Kidder, and assistant project manager Karen Murray, will work in close collaboration with architects The Curtis Architectural Group, structural engineers Flood Consulting, and mechanical/electri-cal/plumbing firm Environmental Design Engineering, Inc.

Dover, NH – PROCON of Manchester, Rand-Whitney of Portsmouth, neighbors, and local officials recently celebrated groundbreaking on a new 118,600sf Rand-Whitney container facility at Stonewall Industrial Park in Dover. Rand-Whitney is known for pioneering innovative and environmentally friendly corrugated packaging for nearly 80 years. PROCON is the designer and construction manager celebrating 80 years, and Summit Land Development of Dover is the developer.

Rand-Whitney is pleased that years

of searching for a long-term facility have successfully concluded with the decision to construct a plant in Dover, where they began. Their new home base is conveniently located at Route 108 and the Spaulding Turnpike junction.

The new building will be substantially larger than the current one on Corporate Drive in Portsmouth to allow for addition-al equipment and higher production vol-umes. The intended 35-foot-high structure is to be segmented into 118,600sf overall

with 112,500sf dedicated to the man-ufacturing/warehouse use and 6,100sf dedicated to offices. Rand-Whitney will also be neighbors to specialty food com-pany, Stonewall Kitchen, which already has construction work under way on a 75,000sf facility with plans to conclude by summer 2016.

The packaging firm’s move involves the relocation of its existing equipment to the completed facility as well as adding new equipment and machinery in the prospective space.

PROCON’s design team conducted an expert assessment of the company’s existing equipment to incorporate old and new equipment accurately into the drawings. The intended structure is standard industrial building over a steel frame clad in a 3-inch structured insulated panel (SIP). A 2-inch thermal break was installed between the interior and exterior slab to prevent the perimeter slab from exposure to excessive cold, which in turn will help minimize the operation’s energy consumption within the structure.

Rockridge Breaks Ground

Northampton, MA – DMS design, llc of Beverly recently participated in a ground-breaking ceremony at Rockridge Retire-ment Community, a Deaconess Abundant Life Community in Northampton. Rockridge’s expansion includes Violette’s Crossing, with 25 independent rental apartments for those of moderate income, as well as a new Gardens Neighborhood for Memory Support on the first floor of the building.

DMS design, llc’s senior project manager Sid Silveira joined Beth Vettori, executive director at Rockridge; Joseph Haavisto from Hutter Construction; Northampton Mayor David Narkewicz; Christopher Sintros, president and CEO of Deaconess Abundant Life Communities; and John Young, chair of Rockridge Board of Overseers, Deaconess Board Member, and the son of the founders of Rockridge for this event.

Violette’s Crossing will allow residents to live independently in their own apartment while eliminating the chores often associated with home ownership. It will also give the residents an opportunity to become part of a supportive community.

The Gardens Neighborhood for Memory Support will be updated and expanded to include 24 suites on the first floor as well as a private, resident-accessible, secure courtyard. By adding on the additional apartments in Violette’s Crossing and additional suites in the Gardens, Rockridge will be able to provide quality housing for seniors for years to come. DMS design, llc’s senior project manager, Sid Silveira, said, “We have been working with a great team to get us to this point, and we are excited for Rockridge to incorporate this unique component to unite their campus.”

NEIT Breaks Ground on First Hall

East Greenwich, RI – New England Insti-tute of Technology (NEIT) recently began construction of a new 416-bed residence hall on the East Greenwich campus. The facility will be the first residence hall built in the college’s 75-year history.

The four-story residence hall is located to the south of the main building on the East Greenwich campus, forming the southern end of an academic and residential quad which will continue to develop over subsequent campus projects. The building will feature a façade of brick and metal paneling, with ample windows in student rooms and on the ground floor.

NEIT President Richard Gouse stated, “Through a rigorous and competitive RFP, New England Tech selected the team of Cranshaw Construction and Elkus Manfredi Architects to plan and construct the college’s first residence hall.” Brailsford & Dunlavey, Inc (B&D),

is the program manager on the project.The $29.4 million residence hall

will offer a mixture of unit types for its students, including traditional single- and double-occupancy rooms and semi-suites. The facility will feature student lounges, study rooms, and flexible spaces for multipurpose use. NEIT is working with National Grid to identify energy-saving measures that will optimize sustainable building operations.

The first residence hall will open in the summer of 2017.

Concurrent projects on campus include the construction of a new loop road, an additional parking lot, and an addition to the main building featuring an expanded student dining facility, fitness center, and innovative classroom spaces. These proj-ects mark a point of transformation for NEIT, which will evolve from a commuter college to a fully active 24×7 campus.

WinnCo Breaks Ground on Mixed Income Housing

Fitchburg , MA – WinnDevelopment, the development arm of WinnCompanies, recently celebrated the ceremonial groundbreaking for $24.2 million in construction to transform the 110-year-old Fitchburg Yarn Mill into 96 units of mixed-income housing.

Located on 7.4 acres along the Nashua River, the three-story 190,000sf brick mill building will be transformed into 57 market-rate units and 39 affordable units, of which 29 will be reserved for

residents earning 60% or below of the area median income (AMI) and 10 units will be reserved for residents earning 30% or below.

The Architectural Team, of Chelsea, serves as architect on the project, and Colantonio, Inc., of Holliston, is the general contractor.

“The rebirth of Fitchburg Yarn will become an outstanding example of the public-private cooperation required to transform a once-proud historic property

like this into modern community asset,” said Larry Curtis, president and managing partner of WinnDevelopment.

In conjunction with the groundbreaking ceremony, Massachusetts Gov. Charlie Baker toured the mill property and announced that the city of Fitchburg will receive a $3 million MassWorks award to improve infrastructure in the area with a special focus on the reconstruction of Main and River streets.

Work will commence in December 2015 and is expected to be completed by May 2017. The effort is expected to create approximately 150 construction jobs.

Northbridge Breaks Ground

Burlington, MA – Northbridge Compa-nies and real estate partner, Sandy River Company of Portland, Maine, celebrated breaking ground on three new communi-ties in Brunswick, Wells, and Westbrook. On November 11 and 12, company executives were joined by town commu-nity leaders at three ceremonies for the forthcoming Avita of Brunswick, Avita of Wells, and Stroudwater Lodge resi-dences. Two of the new communities are fully dedicated to memory care utilizing Northbridge Companies’ industry-lead-ing Avita memory care program.

Griffin Electric Completes Cabela

Retail/Hospitality

Berlin, MA – Opened earlier this spring, Cabela’s retail location in Berlin is the first Massachusetts location for the Ne-braska-based hunting, fishing, camping, and outdoor gear retailer. The 100,000sf facility is one of 70 stores across North America, providing an outdoor-like expe-rience for shoppers.

The store’s exterior was fitted with log construction, stonework, wood siding, metal roofing, and a large glass storefront to reflect Cabela’s popular store model, while the interior features a mountain replica, aquarium, and museum-like wildlife displays. In addition, an indoor archery range, gun library, bargain cave, deli, and fudge shop are highlights of the retail location.

Griffin Electric of Holliston was tasked with the installation of complete

electrical and site lighting for the facility. Additionally, systems for service, distribution, and emergency generator were set up by the Griffin team during construction. Extensive under slab and floor box work was also included in the electrical contract, which ranged from deep and shallow areas throughout.

Minneapolis-based Kraus-Anderson was the general contractor assigned to the project, working directly with architect Crabtree Rohrbaugh & Associates, of Mechanicsburg, Penn., and electrical engineer, Bala Consulting Engineers, of King of Prussia, Penn.

“The construction of a retail estab-lishment stimulates the economic growth of our region, as it keeps our trades em-ployed, as well as creates additional jobs upon completion,” commented Wayne J. Griffin, president of Griffin Electric.

GreenThe World’s Most Precious Resource

When it comes to sustainability, there is no mission more critical than the world’s most precious resource, water.

Xylem, a company dedicated to developing drinking and wastewater systems to improve water quality and accessibility in more than 150 countries around the world, felt it imperative that its new corporate headquarters express its values through design.

The result is a 70,000sf facility that has earned the USGBC’s LEED Gold certification. Located in Westchester County about 30 miles north of Manhattan, Amenta Emma architects worked with the client on many strategies to achieve this outcome.

First and foremost was site. The team evaluated 17 different locations before

settling on a location in Rye Brook, allowing the company to adapt a 1986-era building. The location, according to the project design architect Charles Cannizzaro, “had the right proximity to high density housing, public transporta-tion and all the things that you need to achieve a higher level of LEED certifica-tion that you can’t necessarily design in or buy.”

For the interior design, the design team searched high and low for locally sourced materials for the many unique details in the building, all of which portray the company mission and are sustainable. Almost 30% of building materials and products were extracted or manufactured within 500 miles

of the project, and 17% of total building ma-terials used were recycled. Of wood-based building materials, 50% were certified in accordance with the principles and criteria of the Forest Stewardship Council.

The resulting design uses color, materials, finishes, furnishings, and décor that suggest the clean water theme in a series of bright, refreshing spaces and

illustrates the hydrologic cycle with an unfolding display of graphic imagery and words that tell the company story along the wall panels. For example, the floor of the reception area has mirrored chips in it, so it shimmers like the surface of the water. The reception area features sheet

acrylic with tiny bubbles, suggesting water, while carpet designs and textures are abstract renderings of cascading waterfalls.

Careful attention was paid to reducing water use and optimal energy perfor-mance, including a commitment to buy some power, 8 kwh/sf, from renewable energy sources. But Xylem wasn’t sat-isfied just with inspiring interiors. The company insisted on design solutions that would help sustain its employees, for ex-ample, sit-stand desks, and bike storage to encourage cycling. Company leadership also wanted the design to invite employ-ees to leave their desks throughout the day to mingle with colleagues. There is an assortment of open spaces to encourage this interaction, including a popular ping-pong zone, says Cannizzaro.

Xylem, which is named for a tissue in plants that conducts water and nutrients upward from the root, has inspired a cultural shift that gets people up and moving, motivating them to solve some of the world’s most pressing resource issues.

Boston – J.M. Electrical Company, Inc. recently completed an energy efficiency upgrade at Georgetowne Homes, a newly renovated affordable housing develop-ment located in Hyde Park. Davis Square Architects was the architect for the proj-ect. Suffolk Construction was the GC.

J.M. Electrical replaced the electric heating system with central boiler plants, rewired and installed new thermostats, and completely revamped the community

center in order to reduce energy demand and consumption while guaranteeing reli-able energy delivery for power and heat.

Working under the management of mechanical contractor EM Duggan, J.M. Electrical electricians updated the build-ing’s heating system for 928 of the housing units, installing central boiler plants and a variable refrigerant monitoring system for the building’s community center.

“This important project will provide

Boston residents with affordable housing options equipped with energy-efficient technology in what was the largest afford-able housing development preservation project in the commonwealth’s history,” said Stephen Guarracino, operations offi-cer at J.M. Electrical. “We were excited to integrate these innovative energy systems into the structure while also reducing the building’s energy costs.”

“Today’s advanced building systems

are amazingly sophisticated, but it takes a wide range of skills and knowledge to ensure that all the systems work seamlessly and reliably,” said Guarracino. “As a result of this project, Georgetowne Homes will save money and energy, while also providing an exceptional living experience for all occupants.”

The project is the largest affordable housing preservation project in common-wealth’s history.

CTA Joins RPS to Cut Ribbon

Revere – CTA Construction Co. Inc. joined with Revere Public School officials and the community in celebrating the opening of the new Staff Sgt. James J. Hill Elementary School.

The new school, for students in early childhood education programs through the fifth grade, opened on time at the start of the academic year.

The 103,000sf elementary school is notable for its large windows and use of

natural lighting throughout the building. The Hill school is organized around a central, two-story lobby that shares views into the cafeteria, media center, and administration area.

The school can accommodate 690 students in 35 classrooms. Each classroom has the ability to use the latest education technology, including video projectors, Smart Boards, and high-speed Internet.

Shawmut Design Begins Fairfield U

Fairfield, CT – Shawmut Design and Construction recently announced the beginning of construction on Fairfield University’s Leslie C. Quick, Jr. Recreation Complex (RecPlex). Shawmut’s work on the three-story recreational facility is a long-awaited update for the university’s community, encompassing an additional 12,000sf space to make fitness more accessible for students and staff.

Shawmut’s work on the 73,000sf space includes a two-story expansion with a new lounge and improved fitness and multipurpose spaces featuring a new up-per-level mezzanine for cardio equipment.

To unite all recreational services, the

team will create a main two-story entry hall connecting all three levels with an open staircase.

Shawmut will also complete renova-tions on the field house by replacing the flooring, adding an elevated indoor track, creating additional multipurpose rooms, and updating the pool locker rooms. The team will also perform lighting and acoustical improvements throughout the building.

Scheduled for completion in August 2016, the extensive renovation to the building will greatly expand fitness and athletic training space for the university’s community.

Kaplan Renovates Northeastern LabBoston – Kaplan Construction, a WBE general contractor and construction management firm, has been selected by Northeastern University to renovate a laboratory for the College of Engineering.

In its first project on Northeastern’s Boston campus, Kaplan will renovate an existing interior laboratory at the Egan Engineering/Science Research Center and install new mechanicals, lighting, fire alarm, finishes, and millwork to create a new experimental laboratory.

The research facility includes a grouping of labs that currently serve

multiple professors and students. The new lab will contain a 1,300-gallon acrylic water tank for experiments and an adjacent space with workstations where graduate students can plan and review experiments.

In order to minimize disruptions, the lab space has soundproofing features in the walls, ceiling, and doors. During construction, the neighboring labs will be operational so Kaplan and its subcon-tractors will coordinate work closely with Northeastern faculty and staff to reduce interruptions to ongoing experiments.

MPA to Revitalize Two Properties

Boston – Margulies Perruzzi Architects (MPA) has been selected to revitalize and reposition two office building properties for The Davis Companies, an integrated real estate investment, development, and management firm. MPA was engaged to upgrade the main entrance, lobby, and common areas for One Cabot Road in Medford and One Burlington Business Center in Burlington.

One Cabot Road is a five-story, +/-400,000sf office building located adjacent to the Wellington Circle MBTA Station in Medford. MPA is designing a dramatic revitalization of the property. Constructed in 1989, One Cabot features a full-service cafeteria, fitness facility, abundant power and emergency systems, and a generous parking ratio including 170 executive spaces inside the building.

MPA’s design includes renovations to the entrance, lobby, and common spaces. To enhance the modern and urban feel of the building, the redesigned exterior main entrance will include a new glass curtainwall, canopy, and paving. Inside, MPA is transforming the lobby with bold backlit glass draped behind a wood-and-metal-trim reception desk, creating a high-end hospitality reception desk for the building’s 24×7 manned concierge/

security services. Additional lounge and café-style seating within the lobby will create exciting spaces for working and socializing while enjoying an espresso or watching TV on the large flat screen monitor.

MPA was selected to update and trans-form the four-story, One Burlington Cen-ter, a 176,000sf office building’s exterior, east and west lobbies and common areas, as well as improve the building’s signage and identity from nearby Route 128.

MPA is designing new paving, landscaping, and lighting around the building’s east and west entrances to emphasize those entry points.

identity. Updated interior finishes and seating will make the lobbies and elevator landings feel more current and inviting. Needham, MA – Acentech of Cambridge has completed architectural acoustics consulting for a global headquarters project designed by Baker Design Group.

The new 282,000sf global headquar-ters of TripAdvisor in Needham, incorpo-rating LEED best practices and featuring excellent acoustics throughout its spaces.

Acentech collaborated with Baker to provide acoustical design for the office fitout, with a primary focus on the atrium, open and closed offices, and various conference and meeting rooms.

In the heart of the building, the four-story atrium is designed for casual gatherings, dining, and amplified and recorded presentations. Seating accom-

modates 1,100, so the proposed mixed use of the space required extensive acoustical analysis and computer modeling.

Acentech and the design team estab-lished suitable goals for sound isolation, background noise, and room acoustics.

Acoustical computer models and 3DListening auralizations were created to allow the client and the design team to experience the acoustics in the atrium under different design conditions, with different finishes for reverberation control, window treatments for highway sound isolation, and background noise levels, before the space was built. 3DListening is a process used by Acentech to produce and present sound simulations, also known as auralizations.

Sanger Presents at ASLA MeetingBoston – Copley Wolff Design Group, Inc. (CWDG), a land-scape architecture and planning firm, was recently represented by Sean Sanger, ASLA, LEED AP, principal, in a panel discussion at the 2015 ASLA Annual Meeting in Chicago in November. Sanger joined the discussion titled “Ac-cessible Design as Good Design: A Conversation from the Field,” where he presented an overview of design projects that are welcoming and inclusive to all users.

Specifically, Sanger spoke to CWDG’s Spaulding Rehabilitation Hospital project in Charlestown, Mass., which implemented numerous accessibility features including a therapy trail, a public “Harbor Walk,” oversized curb ramps, and grading relative to rising sea levels. Sanger was joined by Josh Safdie, Assoc, AIA, Kessler McGuinness & Associates;

Stuart Seaborn, Esq., Disability Rights Advocates; and Barbara Knecht, RA, Strategies for Cities.

“At CWDG, it is very important to our team that all people can interact with, and enjoy, the environments that we create,” says Sanger. “We have been involved in a number of accessible design projects, and

Here’s an important statistic to know if you are charged with hiring talent for your construction firm. In this booming market, a happily employed construction candidate, not actively seeking a new job, being directly recruited to join a new firm, typically expects a 10% to 15% bump in base salary to move.

It’s frustrating how difficult it is to reach anybody these days, either candi-dates or clients. Construction is booming, people are stressed, super busy, and con-stantly inundated with communications. Our jobs as recruiters are becoming tougher by the day. There are fewer viable candidates available to be recruited and an ever-increasing pool of clients seeking new hires for their teams. The national unemployment rate in construction is

6.2%, which means fewer people are proactively looking for work and salaries are skyrocketing. Candidates are being swamped by LinkedIn, text, Twitter, email, voicemail, Snapchat, Instagram, Skype, and Facetime just to name just a few.

The pendulum has swung back to a seller’s market, with candidates exhibiting a cockiness not seen since before the recession. On a daily basis, we hear of compensation demands that

are outrageous. The problem is that after being incessantly bombarded to “connect,” candidates have come to view their value/importance in an extremely inflated way. It is not unusual to hear a mid-career estimator who is currently earning $90,000 ask for $120,000 to even consider making a move. And that’s before discussing the benefits package!

If it’s this hard for professional

recruiters to attract talent, how much more difficult must it be for contractors who try to recruit for themselves? Thankfully, we have relationships with great candidates who are also bird dogs for Construction Recruiters and frequently provide us with a portal to their network.

Making it Work: Avoiding Failures in Design

What is failure? We know that fan belts break, motors burn out, and power disruptions are an operational reality. But not all failures are equal. The first step in making it work is to define what failure looks like for your project.

Failure is an unacceptable or unsus-tainable deviation from an operating con-dition. For example, losing a critical pres-sure relationship in a lab; having a breach of containment due to occupant error; or losing millions of dollars in research due to inadequate temperature control.

In each of these scenarios, there are building system components and occu-pant actions that might lend themselves to the failures described. This is important. Once potential types of failures have been

defined, the next step is identifying all the known factors that might cause this failure. These are common-cause failures, and they’re the ones we expect. Typically these are easy to define: The component or standard operating procedures (SOP) breaks down, so it’s a failure. Since we’ve defined the component’s or SOP’s func-tion as critical, we provide some form of redundancy to address this identified risk.

We also need to define special-cause failures: These are the ones we don’t expect. Some people call these “hurricane scenarios.” But that’s not always the case. Building systems are increasingly complex, and even though these systems might have standard components, they can still experience failures that are

hard to predict. Think about it this way: As building systems become more complex, potential for failure increases. Additionally, due to system complexity, predicting the deviations gets harder.

Mapping all potential failures can be a daunting task. To avoid analysis paralysis, we need to temper these scenarios by assessing the risks and what’s realistic. Risk, in this context, is the consequence

of an event multiplied by the probability of that event. Up until now, all we’ve talked about is the consequence, not the likelihood.

Going back to our common-cause fail-ures (think: pumps, fans, actuators, human error, etc.), we can typically get away with a qualitative approach for assessing risk.

Risk matrix

This looks something like this:By identifying the qualitative

probability, we can determine the risk. Let’s say losing a pressure relationship between two spaces would be catastrophic, and we know that our exhaust fan is a critical component for avoiding that failure. Since fan failures are somewhere between remote and likely (depending on the type of fan, its drive configuration, etc.), it’s safe to say we have a nominal risk and we should apply some additional measures to mitigate this risk. In this case it could mean adding a redundant exhaust fan powered from a different electrical source. The qualitative approach can work well for these common-cause failures.

Special-cause failures need a more nuanced approach. This involves a quan-titative approach where the probability is a numerical value. Imagine that you’re considering a project located in an area prone to hurricanes. The consequences, in this case, might include damage to the facility, sustained loss of power, flooding, and even complete loss of research. All

Harvard, MA – It’s been a stellar year for Maugel Architects’ healthcare practice. The firm attributes its growth to the move from centralized services, based at large academic medical centers, to a distributed model where healthcare is being delivered at the neighborhood level.

“Hospitals are expanding into the primary-care market by setting up urgent care facilities and/or primary care facilities that are feeders to hospital services,” said Jonathan Cocker, the head of Maugel’s health care practice. “With the Affordable Care Act, hospitals are starting to own, or are being closely affiliated with, primary-care practices and

urgent care facilities. The hospitals handle the logistics of running the facilities and the doctors have more time to take care of patients,” added Cocker. “Capturing that build-out has been a major factor in our success this year.”

Maugel’s recent project for Lowell General Hospital’s Circle Heath Westford is one such example. Maugel designed five medical office suites for Circle Health’s new medical building at Cornerstone Square in Westford. The new facility provides the community with a Circle Health Urgent Care Center, a Lowell General Hospital Patient Service Center, and physician suites for Obstetrics & Gynecology, Primary Care, and Pediatric

Specialties. Maugel also designed the interior fit-up for Circle Home Inc., a home healthcare and hospice provider and an affiliate of Circle Health, for the agency’s new 17,774sf space in Lowell.

At Acton Medical Associates, located in Acton, the use of electronic medical records eliminated the need for onsite paper file storage —freeing up valuable square footage for expanded services. Maugel renovated the practice’s patient services facilities, which included a redesign and upgrade to the existing processing laboratory, phlebotomy and ultrasound facilities, and a new reception and waiting room area.

The migration of diagnostic and life sci-ences labs to the suburbs along Route 495 is also contributing to Maugel’s growth. With the relocation of GE Healthcare, Quest Diagnostics, Genzyme, and Bristol- Myers Squibb to the area, momentum is gaining. Earlier this summer, Maugel renovated 30,000sf of office and lab space for New England Cryogenic Center (NECC), one of the world’s largest full-service cryogenics labs. NECC had recently relocated from Newton to Southborough.

Regional hospitals are also playing a

role in Maugel’s healthcare expansion. At Marlborough Hospital, renovations are under way to transform their ICU Nurse Station and adjacent family waiting area. Maugel Architects has worked closely with the hospital to ensure efficient flow for staff and to promote a calming environment for families and visitors.

“Maugel has been designing a wide range of healthcare facilities in the Boston suburbs for over 25 years,” said Cocker. “Fortunately, our expertise in the medical field has enabled us to meet the changing dynamics of the healthcare community with responsive, innovative designs. Newton, MA – Bowdoin Construction recently completed the conversion of a 40,000sf office building into a new special needs facility for The Barry L. Price Rehabilitation Center.

The Price Center celebrated its official ribbon-cutting ceremony in October, and the event was attended by Mayor Setti Warren, as well as other local city officials, and members of the Newton/Needham Chamber of Commerce.

The new facility, constructed by Bow-doin and designed by WK Architects, includes program rooms, a therapy area, two dining rooms, an open activity area, staff room, nurses’ office, administrative offices, laundry room, storage spaces, me-

chanical rooms, and multiple bathrooms.Finishes include impact-resistant

JMC Completes MW Hospital Work

Maynard, MA – Maynard-based con-struction manager, design-builder, and general contractor JM Coull has com-pleted renovations at Melrose-Wakefield Hospital. The scope of work called for the renovation of the Patient Post-Anesthesia Care Unit (PACU) consisting of nine open PACU bays, one isolation PACU, support areas, and construction of a new storage room. The renovation comprises new flooring, wall and ceiling finishes, a nurses’ station, casework, and new head-wall/bumper units.

Construction on this fast-tracked project began in July. Work was performed adjacent to the operating room, with the newborn special care nursery above and cardiac catheterization lab below.

This marks the second project for the firm at the hospital and fifth overall project for Hallmark Health System. JMC’s previous work at Melrose-Wakefield included renovations to the hospital’s cafeteria, which transformed the existing 1,900sf of space into a new serving and seating area.

Scituate – CTA Construction Co. Inc. has been selected as the general contractor on the new Scituate Public Safety Complex. The $15.2 million project will provide a new headquarters for the Scituate police and fire departments.

The project architect is Dore & Whittier Architects, Inc.

The 19,770sf complex will include a joint dispatch center and an emergency operations center to coordinate response for large-scale events and natural disasters. The facility will include three bays for fire apparatus and a sally port for the police to safely transfer prisoners between police vehicles and the building.

The building will be divided into

separate police and fire areas, with administrative offices, public records storage, prisoner processing and detention, lockers and a fitness room, and a training and community meeting room. In addition to constructing the facility, the project will include clearing the site, a six-acre parcel on the northeast corner of Mann Lott Road and Chief Justice Cushing Highway (Route 3A), as well as installing new site paving and plantings.

The project is expected to improve response times in the northern and western parts of Scituate, and bring police, fire, and emergency managed facilities into compliance with standards.

Gloucester to Seek ProposalsGloucester, MA – The city of Gloucester is moving forward with plans to create new jobs and tax revenues through the redevelopment of the 10.6-acre former Fuller School site.

The city issued a request for proposals (RFP) from potential bidders just two weeks after the Gloucester City Council approved the sale of the Fuller School property. That RFP opens the door for Gloucester to reap revenues from the sale of the unused site and to weigh different

options from developers for projects that could bring employment opportunities, new tax dollars, and community uses to the site.

Potential developers will have 60 days to respond to the RFP. Bids will be made public so that the community and elected officials will have the opportunity to weigh in prior to any decision. The city has the right to reject bids if they do not meet requirements. The Fuller School stopped serving as a Gloucester school in 2008.

Building a CONCRETE FUTURE

High-performance insulated architectural precast concrete panels were chosen to reclad the eight-story 34 South 11th Street building in Philadelphia, Pennsylvania.

Formerly a warehouse, it is being converted into a retail and apartment residences mixed-use facility. The project represents the first phase in the $500-million East Market redevelopment, and owners wanted to set the proper aesthetic tone within their budget.

The building’s current façade is being removed to expose the concrete structure, which will be reclad with architectural insulated precast concrete panels with a lightly sandblasted, deep “charcoal” exterior finish. The 11-inch-thick panels include an interior 4-inch layer of ISO-Glass insulation manufactured by Thermosmass® and feature 3-inch finned projections integral to formed casting.

Designers at BLT Architects used the panels to take advantage of the building’s 14-foot-high ceilings in the repurposing. The design concept features large windows framed by precast concrete to create a contemporary look with a dramatic visual effect. The precast concrete components are being fabricated by Coreslab Structures (Conn) Inc.

United Steel Wins Family Awards

East Hartford, CT – In recognition of operating a successful family-owned business in Connecticut for more than 40 years, United Steel, Inc., was named winner of the Hartford Business Journal’s 2015 Family Business Award for the “76-199 full-time employees” category,

As we consider solutions, it’s important to note that there are engineered solutions (building controls, widgets, interlocks, etc.) and there are SOP solutions. Engi-neered solutions are seen as repeatable, and thus reliable, but can come at signifi-

cant costs and complexity. SOP solutions carry the risk of noncompliance, but leave room for adaptive decision-making, which has its benefits. The type of solution and its specifics need to be carefully weighed against the risks that you’re trying to mitigate. Typically a combined strategy provides the necessary protection, along with a degree of flexibility that can be advantageous. It all starts with a design that suits the risk assessment. So, when it comes to risk, don’t be too risky.

The new Joseph & Blanche Coutu Theater is located in one of the seven historic campus buildings and is a part

of the Quality Hill neighborhood in Pawtucket.

The design boasts an intimate setting of a stadium-style 300-seat performance space, 1,600sf art gallery, ticket room, restrooms, and improved storage and set-design space. Leading from the lobby into the theater, the hallway walls feature alumni artwork and a gallery.

members to participate in workshops and college counseling.

Shrewsbury, MA – Shawmut Design and Construction partnered with Make-A-Wish Massachusetts and Rhode Island re-cently to grant 5-year-old Shrewsbury res-ident Maxwel Mitchell’s wish for a Swiss Family Robinson-themed treehouse.

The Shawmut team designed and built the treehouse, which included a wrap-around deck, porthole window, and look-out tower. The 20-person volunteer team constructed the treehouse in Shawmut’s workshop, reconstructed it in Maxwell’s backyard, and unveiled the final product in front of friends and family.

Restoration & RenovationFinegold Alexander Design Castle

Boston – Finegold Alexander Architects has been chosen to plan and design the renovation and refurbishment of the Bos-ton University “Castle” at 225 Bay State Road.

The 14,700sf historic building, when complete, will serve as a vibrant new Alumni Center for BU’s 300,000-plus graduates.

The project is still in its planning phases but will likely include a small expansion to the lower level at the rear of the Castle to create a more accessible BU Pub.

Renovations will include a full-ser-vice commercial kitchen for events and functions, connections to the Center of

Admissions on the upper floors to solve accessibility issues, updated building systems, and other improvements. The project hopes to begin construction in late 2016 to allow for funding and approvals to come into place.

The Castle — this year celebrating its 100th birthday — was completed in 1915 as a home for the family of industrialist William Lindsey. The property was do-nated to Boston University in 1939 and was used as the residence of BU’s presi-dents. Since 1967 it has been used mainly for official functions, weddings, and a myriad of university events. Currently the BU Pub, a private club for the BU Com-munity, occupies the rear lower level.

Milton Academy Reno Complete

Milton, MA – South Coast Improvement Company (SCI) of Marion completed renovation projects at Milton Academy. The projects took place at the Athletic and Convocation Center (ACC) and at the Robert Saltonstall Gymnasium (RGG).

The renovation at the ACC building entailed the conversion of a storage area into two changing areas for home and visiting hockey teams. Each changing room included all new electrical, plumb-ing fixtures, lockers and benches, and specialized flooring to absorb the impact of hockey skates.

The RGG renovation featured the conversion of three classrooms into two

smaller classrooms and one fitness/yoga studio. The project included all new light fixtures, carpet finish flooring, new HVAC, and other amenities.

South Coast Improvement Company began the two projects over the summer and completed work in October. The two renovation projects cost a total of approximately $500,000.

“Process is the key to projects like these where you have to coordinate with the day-to-day activities of staff and residents,” said Tom Quinlan, president of South Coast Improvement. “A successful project is not only one that looks great but caused minimal interruption to operations.”

MPA Expands Leadership with New PartnersBoston – Margulies Perruzzi Architects (MPA), a Boston-based architectural and interior design firm, recently announced the addition of new partners to the firm’s leadership. The move is the culmination of extensive long-term planning for the firm’s growth and expands MPA’s leadership and management team in all practice areas.

Senior partners Marc Margulies, FAIA, LEED AP, and Daniel Perruzzi, AIA, LEED AP, and partner Janet Morra, AIA, LEED AP, will remain principals as they continue to oversee projects and

manage staff and client relations for the firm. Jason B. Costello, AIA, LEED AP, has been named a partner, having joined MPA in 2015 as an associate principal leading the firm’s healthcare studio.

In addition, seven MPA staff have been named associate partners of the firm, including: Monica Moreira Audette,

LEED AP, senior project manager for many of the firm’s high-profile corporate and real estate projects; Tim Bailey, AIA, LEED AP, senior architect contributing in architectural design to MPA’s most

complex corporate projects; Derek D’Amico, AIA, LEED AP, senior project manager working on some of the firm’s largest projects in the corporate and real estate markets; Dianne Dunnell, IIDA, NCIDQ, LEED AP, director of interior design who works on a variety of projects in the corporate and professional services markets; Cynthia Gibson Murphy, project manager supervising the project design process and coordinating with consultants on many large-scale projects; Paul McIntire, AIA, senior architect creating high-quality design that supports clients’ business objectives; and Nathan K. Turner, AIA, LEED AP, senior project

manager for a variety of clients.MPA also named two long-time

members of the firm to the role of senior project director: Joseph Flynn, LEED AP, MPA’s workplace strategist, and Daniel Madru, LEED AP, whose focus is on the science and technology and retail banking markets. Both will continue to develop and manage their growing portfolio of clients.

Stevenson Joins JM CoullMaynard, MA – JM Coull, Inc., a 30-year-old Massachusetts construction management firm, recently hired Jeff Stevenson as senior project manager. He previously worked as a project manager and project superintendent for JMC and has more than 20 years of experience. He has managed all phases of construction

for commercial, industrial, high-tech, and infrastructure improvement projects.

Stevenson will be managing several of JMC’s design-build efforts, including dry and wet lab renovations, high-end office/lobby renovations, ISO 5 and ISO 7 cleanroom manufacturing space, and a solvent collection and storage project.

Nitsch Welcomes Two

Boston – Nitsch Engineering recently announced that Denis Seguin, PLS, has joined the firm as director of land surveying, and Jeffrey Parenti, PE, has joined as a transportation project manager.

Seguin has 39 years of experience in land surveying, managing and coordinat-ing survey field crews, processing survey data, and providing mapping for all types and levels of survey. An active member of the Florida Land Survey Council, he is familiar with modern survey methods including GPS, laser scanning, total stations, and data collectors. As the director of land surveying, he is responsi-

ble for coordinating projects and provid-ing QA/QC.

Parenti has 20 years of experience in transportation engineering, including 18 years working in urban municipalities. He was responsible for the planning, design, and operation of more than 200 traffic signals during his 14 years at the City of Cambridge Traffic, Parking, and Transportation Department. During this time, he oversaw a rapid growth in land development, working to temper the impact of traffic congestion and improve safety and comfort for nonautomotive modes of transportation.

EYP Appointments

Boston – EYP Architecture & Engineering announced the appointment of Christopher E. Baylow, AIA, to New England higher education market leader. He has more than 25 years of proven design, business devel-opment, and management experience.

In his new position, Baylow will

partner with EYP’s higher education sector team to build upon its successes.

His extensive career includes projects for a variety of prominent universities. Prior to joining EYP, Baylow served as associate principal at Payette in Boston.

EYP also announced the appointment of Jason Olsen, AIA, LEED AP BD+C, to lead designer in the firm’s Boston office. For more than 15 years he has served prominent clients nationwide in the ed-ucational, institutional, and commercial sectors.

Olsen’s new role involves spearheading firmwide design initiatives and partnering with the firm’s design leadership and sector leaders on business development efforts.
