URGENT NOTICE:The HIA–LI Hauppauge Industrial Park Energy Conservation

ChallengeImmediate Goal -To reduce your current energy costs by at Least 15 %.

Dear Hauppauge Industrial Park Occupant,

The HIA-LI will provide you with a Free EPA Energy Star Benchmark which will enable you to ascertain whether your facility is energy efficient. The purpose is simple; highlight and implement energy strategies that will reduce the industrial park’s carbon footprint, and diminish wasteful spending starting now! Our overall goal is to reduce the total energy consumption of the participating buildings by at least 15%. Many HIA-LI member companies have implemented similar strategies with great success.

We will educate you on what you should start doing and what you should stop doing in order to save energy and money starting immediately.

Our HIA-LI HIP Energy Conservation team has volunteered their time and services for the betterment of the HIA -LI Community to achieve energy performance excellence. We are committed to working together to provide the required basics of Energy Benchmarking to every building in the Hauppauge Industrial Park. The HIA -LI has recently become an Energy Star Partner. This partnership will provide us the web based tools to track your company’s performance and provide continuing education on energy performance solutions for the community.

One of the members of our team will contact you next week to answer any questions and set up a brief meeting to gather the required information for participation. The meeting should take no more than 10-15 Minutes.

The Hauppauge Industrial Park (HIP) is a major contributor to tax revenues for Smithtown and Islip New York where it is located. The 1,400 acre industrial park is one of the largest in the nation and home to 1,300 companies employing 55,000 people in manufacturing, construction and services industries. These factors make it a major user of energy as well. In 2009, HIP building owners paid over $30 million to LIPA for electrical

energy and approximately $12 million to National Grid for natural gas. Now, in the first project of its kind conducted at a major industrial park, HIA-LI, the recognized voice for business on Long Island, today announced it is leading an energy conservation project for the Park that is expected to determine energy usage with the goal of reducing energy consumption by at least 15 percent. In addition, HIA-LI is partnering with ENERGY STAR as way to demonstrate its commitment to promoting energy efficiency and sustainable business practices.

The announcement comes during a press conference following the annual HIA-LI-hosted Hauppauge Industrial Park Update which provides details and status updates about studies and ongoing projects that impact critical Park infrastructures, including energy, sewers and transportation.

“We are working to provide HIP building owners with the information and education to improve the energy performance of their buildings now and into the future,” said Jack Kulka, HIA-LI Board Member, HIA-LI Energy, Utilities and Infrastructure Committee Chair, and CEO of Kulka Construction. “We have a unique opportunity here to show businesses how they can save a substantial amount of money, which ultimately would help the economics of the region.”

“We realize that you can’t control what you don’t measure properly, and HIA-LI has taken a leadership position by introducing the HIA-LI Energy Conservation Project to help HIP building owners accomplish their energy utilization and financial goals,” said Anthony Coppola, HIP Energy Conservation Project Co-Chair and Managing Partner MC Alliance Corp. “Proper benchmarking and analysis of current energy consumption allows building owners to identify the right series of steps to document results.” “I applaud HIA-LI for its commitment to energy efficiency and our environment. I am confident that with the assistance of LIPA’s wide array of commercial efficiency programs, we can help HIA-LI achieve its energy reduction goals and become “Green” leaders in the business community,” said Michael D. Hervey, LIPA chief operating officer.

“HIA-LI understands the importance of creating solutions to help companies improve their bottom lines. Our Energy Conservation Project is a great example of that,” said Terri Alessi-Miceli, HIA-LI president.

In announcing the HIA-LI Hauppauge Industrial Park (HIP) Energy Conservation Project, Kulka introduced a seven step process designed to uncover Park energy usage and to begin the process of energy conservation that would save on energy costs, as well as reduce the overall carbon footprint of the Hauppauge Industrial Park.

Hauppauge Industrial Park (HIP) Energy Conservation ProjectThe seven steps for the project are:1. Determine Current Energy Usage2. Involve the Park in the Project3. Create an Energy Survey4. Create an HIA-LI HIP Energy

Conservation Working Committee5. Evaluate Data and Create Initial

Energy Utilization Benchmark Report

6. Present Update at HIA-LI Green Conference in October 2012

7. Educate and Inform Business Owners on Incentives and Tax Rebates

HIA-LI and ENERGY STARThe EPA’s ENERGY STAR partnership offers a proven energy management strategy that helps in measuring current energy performance, setting goals, tracking savings, and rewarding improvements. HIA-LI plans to leverage ENERGY STAR tools and resources to help HIA-LI members meet their energy efficiency goals.

“EPA is pleased to work with HIA-LI and the Hauppauge Industrial Park on this energy conservation project,” said Judith A. Enck, U.S. Environmental Protection Agency Regional Administrator. “By committing to reducing energy consumption, the companies in this industrial park are not only recognizing that they can have a positive influence on our environment, they are also recognizing the cost-savings potential of energy efficiency and sustainability.”

Technical Assistance services will be focused on providing customers and their design teams with whole building energy modeling services, energy engineering including efficiency recommendations or other energy savings related engineering or economic evaluation, green building assistance and commissioning.

Building owners and their design teams can aggressively pursue options that fully integrate building envelope and operating systems to produce a building as energy efficient as current technology and design allows. Incentives will cover a portion of the additional design and equipment expenses required to create an exemplary building.

Neil A. MacDonald, AIAWilliam F. Collins, AIA Architects, LLP &Nicole Devlin – Platinum Energy Group

This was the theme of the April meeting of the HIA-LI Green Industries Committee. Although the topic of the meeting was “How Does the Private Sector Make Green Buying Decisions,” it became clear that having corporations buy in to the products and services that HIA-LI members offer means looking creatively at all ways companies spend capital...and waste energy.

The panel consisted of Sean Delehanty, Michael Hernandez and Morgan Rooney from BAE Systems and Bill Likos of NWL HVAC. The main point gained from the panel was that those who own businesses need to understand what they’re paying for in energy. And those who provide green services – although we all feel strongly about reducing carbon footprint – need to help business owners understand how to improve their bottom line.

As a sustainability leader at BAE, Sean believes that the company’s global reach provides him the opportunity to accomplish more for the environment, through a single idea or initiative, than decades spent as an individual supporting an environmental non-profit. The BAE approach towards sustainability boileddown to one thing; it was saving money that initially captured the corporation’s attention. According to Morgan, BAE has also succeeded at promoting sustainability from the top down. Gaining the support of the workforce was a critical factor in achieving this success. To achieve its far-reaching sustainability goals, BAE implemented many pioneering educational methods such as “dashboard” technologies that allowed equipment operators and technicians to monitor power consumption in real time.

Providing our goods/services to them, however, may prove challenging since, like many large corporations, much of their procurement is negotiated on a national level. However, that doesn’t mean that LI opportunities are not at all available. Increasingly, Long Island firmswill need to think outside thebox, work to build collaborative relationships, and differentiate

themselves with innovative goods and services. HIA-LI Green Industries Co-Chair Tony Leteri and HIA-LI President Terri Alessi-Miceli will continue to meet with companies such as BAE to talk more about where business opportunities for HIA-LI members can be found.

Bill Likos shared his experience working with large telecom companyBroadviewNetworks, specificallydescribingpaybacksof less than 18 months. A primary factor in the decision to spend money on energy cost-cutting measures was that Con Edison offered tremendous incentives to help offset the initial capital expense. Bill, as part of a team of contractors hired by Broadview, acquired the work as a result of a professional referral. When questioned about stumbling blocks to closing the sale with a large company like Broadview Networks, Bill said it’s about knowing who you know, picking up the phone and being clear about how your services can save them money. The cost of ownership of a project has to exceed the cost of the equipment. Since most business owners don’t understand what their energy is costing them, before jumping into the sale, they MUST be educated.

In short, business IS being done and tremendous savings are resulting from energy conservation work. In one building alone, Broadview Networks saved over $600,000 in one year. As the Hauppauge Industrial Park is learning from its own energy reduction project, opportunities ARE available, you just need a network of “sustainable” relationships and the ability to clearly explain the savings from the buyer’s point of view.

The small businesses that make up the heart of HIA-LI’s Green Industries possess a unique quality that sets them apart: a detailed understanding of how sustainable solutions can make companies moreprofitable.Simplyput,it’saboutthinkingbigger…withalarger focus on the small stuff.

You’re invited to attend the next Green Industries Committee meeting on Wednesday, June 20th, 8:30 am – 10 am at Sandler Training, Hauppauge.
