Contents Building is a passion. I’ve been in the construction business for over 40 years and still love it, despite the building business’s typical obstacles and hurdles. At the end, there is “the completed project”—the supreme gratification of realizing the physical rewards of one’s efforts. Santa Fe’s Haciendas—A Parade of Homes offers builders an opportunity to showcase their work for the public to visit and enjoy.
Haciendas—A Parade of Homes (August 15–17 and August 22–24) is coordinated and presented by the Santa Fe Area Home Builders Association (SFAHBA). I’m gratified to serve as chair for this year’s event, working with an outstanding group of volunteers who have dedicated many hours of their valuable time to once again help make the Parade truly exceptional. I’d like to extend a special thank you to our sponsors for their financial generosity year after year.
Unfortunately, my company will not have an entry this year. Our client asked that we wait until the 2015 Parade, as they needed a little more time to prepare for 1,500+ visitors walking through their house and property. I mention this because every homeowner who has allowed their builder to enter a home in this year’s Parade deserves a special thank you from all of us.
Talk about a labor of love: Each home is the result of hard work and well-orchestrated collaboration between the builder and crew, architect, designer, engineers, vendors and suppliers, numerous subcontractors, and of course the homeowner. Thank you all for your part in making this another memorable Haciendas—A Parade of Homes.

Santa Fe Habitat for HumanityA strong bond exists between Santa Fe Area Home Builders Association and Santa Fe Habitat for Humanity. Now building in the community of La Paz, Santa Fe Habitat utilizes an almost entirely volunteer crew—plus “sweat equity” provided by the homeowner—to build their highly energy-efficient, affordable homes. Many members contribute their time, energy, and resources to produce homes in keeping with our local Habitat’s high standard of excel-lence. To volunteer your time, make a contribution, or learn more, visit santafehabitat.org.

2014 Cover Artist Mike Mahon Delgado Crossroad, oil on gessoedmasonite board, 8 x 10"
When his oil painting Delgado Crossroad was chosen as the cover of the 2014 Haciendas—A Parade of Homes magazine, artist Mike Majon noted, “That particular painting was done on location, and is one of my favorite scenes, right there on Can-yon Road. It’s iconic Santa Fe architecture that looks great from just about any angle,
particularly with the flowers and foliage.” Mahon created the piece to demonstrate plein air techniques with oil while teaching a workshop.
Mahon boasts a list of accolades dating to 1992 that speak to his versatility as an artist. Besides showing his work at Art Exchange Gallery in Santa Fe, he is represented by galleries in Ruidoso, Red River, and Albuquerque, and in collections throughout the country. Mahon moved to Santa Fe in 2008 to create fine art full-time after 28 years as an illustrator and commercial artist. His talents encompass mastery of pastel, oil, acrylic, and watercolor, as well as photography and animation for motion pictures. Mahon teaches those mediums to anyone who shares his passion for art—and especially portrai-ture—in a variety of seminars. You might see him teaching a plein air class on the Santa Fe Plaza, or join him in France for a work-shop next year.—Cristina Olds The Santa Fe Area

The Well-Made HouseConstruction materials that make sense in Santa Fe
Adobe. Formed blocks of mud and straw, this traditional, locally produced material yields the signature Northern New Mexican look while creating a thermal battery that main-tains even daily temperatures in both winter and summer. Although the raw materials are quite literally as cheap as dirt, manufacturing infrastructure is disappearing—as are experienced adoberos—as fewer homeowners choose to build with true adobe. For those who do, a high R-value insulation to keep heat in is a must.
Insulated Concrete Form (ICF). Interlocking hollow foam forms are threaded with steel reinforcing bar and filled with concrete to provide a well-insulated, solid adobe look-alike. Not for the inexperienced, filling the forms can damage the foam if not done carefully. ICFs provide good sound attenu-ation, and are an excellent choice for construction below ground level where moisture is problematic. It’s more expen-sive than wood framing, but the energy efficiency of this mate-rial may nonetheless save homeowners money in the long run.
Structural Insulated Panel (SIP). A foam core is sandwiched between sheaths of OSB (a less-expensive plywood substitute) to create these energy-efficient, labor-saving panels. Growing in popularity, their quality is ever-improving, as is the skill level of craftsmen using them. The thickness of the material also provides functional and aesthetically desirable recessed windows and doors. Keep in mind that SIPs are not locally manufactured; transporting the material adds energy and financial cost to this otherwise gener-ally affordable material.
Standard Frame. Finally, time-honored wood frame housing is an inexpensive and efficient way to build a home, since both materi-als and experienced craftsmen are widely available. As with other construction processes, however, when only the minimum codes are met, the result is the lowest quality home that can be legally built. Even when a builder goes the extra mile in exceeding code require-ments, the energy efficiency of frame housing can often be inferior to that of other materials.—Donna Schillinger
You may have noticed that houses look a little different around here—and always have. Construction practices developed centuries ago are still in use, but not for lack of new ideas. Danny Buck, president of Daniel Buck Construction, Inc., provides a quick review of advantages and tradeoffs of four popular building materials to aid in constructing a home well-suited to Northern New Mexico.
Your Home: The Ideal Place to AgeConsistently ranked as a top city in the nation to retire, Santa Fe is seeing an influx of baby boomers looking for homes. Retirement villages are “so last generation” for savvy boomers, who are thoughtfully and astutely redefining their retirement years.
“People in their 60s don’t consider themselves old, and Santa Feans are par-ticularly that way,” says Bill Deuschle, managing member of Fabu-WALL-ous Solutions, LLC. As a certified aging in place specialist (CAPS), Deuschle works with homeowners to determine what needs to be done to a house to make it comfortable and a good fit for aging individuals, such as reducing maintenance, incorporating universal design features, and remodeling in preparation for a time when they may need special care.
A single-story home built with durable materials such as concrete and aluminum-clad windows and doors creates a low-maintenance safe haven for aging. Stamped concrete is a good choice for patios and walkways, while slow-growing plants that take years to mature and require little water are ideal landscaping options.
Indoors, tile and marble floors are easier to keep clean and won’t need to be replaced as often as carpet. However, if carpet is the flooring of choice, a central vacuum system prevents fiddling with filters and power cords. Invest in commercial-grade kitchen appliances, which will last considerably longer than consumer grade.
Deuschle recommends turning a spare bedroom into a second master suite in anticipation of caregivers in the home. Bedrooms and baths should include wider doors, zero-entry showers, and grab bars. But if just looking at a grab bar prematurely ages you, at least incorporate the blocking into the walls so one can be easily added when needed.
“We specifically interview our clients relative to the long-term goals they have regarding the remodel; whether they intend to age in the house, or if it might just be an interim purchase,” says Douglas Maahs, CAPS, owner of D Maahs Construction, LLC. “Regardless of the answer, we impress upon our clients that future owners could likely be elderly, and therefore universal design considerations could be important to the resale of the home as well.”—DS

2013 Grand Hacienda: Tierra Concepts
ierra Concepts won its first Grand Hacienda in 1996, back in the days when, as Kurt Faust remembers, “We were still new enough as a company that the three of us [Kurt and his co-partners, brother Eric Faust and Keith Gorges] were the carpenters, stone masons, and cabinet makers.”
“And we weren’t afraid to make mistakes,” adds Keith with a laugh. Since that time, Tierra Concepts has won an unprecedented five Grand Haciendas,
including the 2013 award for their masterful, soft contemporary home in Las Campanas on Sobre Los Cerros.
evolving Santa Fe styleThe partners’ level of hands-on involvement isn’t the only thing that’s changed in the 21 years they’ve been together; as they’ve matured, so has their company’s signature style. Once studies in classic Southwestern design, today Tierra’s homes espouse a style the partners refer to as “contextual modern—contemporary ideas, but very well-grounded in New Mexico style,” says Keith.
The Sobre Los Cerros home, with its beams, flat roof, and parapets, certainly embodies traditional Southwestern elements, but in this case the beams are natural-finished, not dark. Glass and steel, used liberally—such as on the portal in the huge, disappearing wall and curved, steel I-beams—are distinctly contemporary materials. The portal itself, which runs from one end of the home to the other, is a modern take

on a classically New Mexican feature, eminently livable and perfectly sited to capture incredible views—no surprise that it helped the home win the award for Best Outdoor Space in its category. Walls, warmly plastered as in so many Santa Fe homes, have sharp, crisp edges that run straight into the tile floors—with zero room for error. “That’s the challenge with contemporary homes,” says Keith. “The detailing is so much more complex—the tolerances are so tight. We plan every detail meticulously so that the finished result seems effortless.”
outside their comfort zoneTierra Concepts has won several of their Grand Hacienda awards with their in-house design team and with outside architects, as was the case with the Sobre Los Cerros home, which was designed by architect Robert Zachry, AIA. Zachry is known for several of Santa Fe’s best-designed contemporary residences. “When it comes to interesting form and use of natural light and shadow, few have the talent Bob has in designing interesting spaces,” says Keith. Interior designer Edy Keeler of Core Value Interiors, Inc., worked with the homeowner on finishes, as in the lovely, mixed-material powder room and the double-island kitchen (which won Best Kitchen in its category).
“‘The dwelling’ is archetypically an expression of the way you live,” notes Kurt. It’s certainly true in this case. A wholly custom design, the home features elements that reflect the homeowners’ personalities, including their shared love of trains and the husband’s career in railroads: concrete and steel, a seamless transition between indoors and outdoors, and even a room dedicated to model trains. Everyone on the team applauds the homeowners’ willingness to take risks and work out of their comfort zone with the creation of their one-of-a-kind home.
“The people most game to push their own design sensibilities are the best people to have on the team,” says Keith. “I like that [the homeowner] is into model trains. It shows he’s in contact with a playful, youthful spirit.”
stewards of the communitySome home builders and architects stick to tried-and-true designs and features that have served them well. But after building over 120 homes over two decades (including the period they call “the Saltillo floors era”), the partners at Tierra Concepts have unreservedly embraced the notion of a new and constantly evolving Santa Fe style. With the benefit of wisdom and experience, their design tastes, values, and principles have grown up. So too has the company’s commitment to responsible, thoughtful, and yes, creative stewardship of the community.
“As builders, we need to be bringing beauty, love, joy, and a sense of risk-taking and experimentation to homes in Santa Fe—both luxury and starter homes,” says Keith. “Tierra Concepts is about doing the right thing at any budget, because any space we create is going to be here a long time. We have a duty to do it well.”

Green building practices have become almost the norm for homes featured in Haciendas—A Parade of Homes. Still, the announcement that Platinum Sky Construction’s Tuscan-inspired home in Las Campanas had earned an almost-unheard-of HERS rating of 17 caused more than a few jaws to drop at the 2013 Awards ceremony. The personal home of Platinum Sky co-owners Joseph and Valerie Montoya, it was the company's first solo entry in the Parade of Homes, coming in at over 5,100 heated square feet.
“We incorporate green building features in all of our homes,” says Valerie Montoya. “People have the mindset that building
green is only common in smaller houses. The home we built is so tight that we had to put in an ERV (energy recovery ventilation system) to bring in filtered air from outside.”
Montoya notes that what makes clients believers in green building is opening their monthly bills. “Our bills from PNM and the gas company are less than the 1,700-square-foot home we lived in before,” says Montoya. “You really cannot comprehend how great the green features are until they’ve all been utilized, you’ve occupied the house, and you’ve lived in the end result.”

ith housing markets showing marked recovery, it seems many Santa Feans may be planning their next move—but for house hunters on a budget, will there be options they can afford?
Home prices in Santa Fe and the surrounding areas are already well above U.S. averages. The nationwide median sales price of Zillow-listed homes is $199,500, according to Santa Fe Trends 2014, a publication of the City of Santa Fe. In contrast, Santa Fe’s median sales price is $289,000, and for Santa Fe County, the price steps sharply to $393,500.
Fortunately, the City of Santa Fe has guaranteed a healthy mix of homes for all income levels through its Santa Fe Homes Program. Inclusionary zoning ensures new, affordable homes are available for buyers earning 80 percent or less of the area median income.
“The good news for affordable housing in Santa Fe during the past few years of the housing crisis is that the big production builders, Centex and Homewise, never stopped building, and 20 percent or more of their product mix was mandated to be affordable,” says Kim Shanahan, Executive Officer of the Santa Fe Area Home Builders Association. “As a percentage of total building permits, affordable housing starts actually increased.”
Alexandra Ladd, housing special projects manager for the City of Santa Fe, explains: “Every proposed project must comply with the City’s affordability requirement, and must partner with one of the homebuyer support agencies (Homewise or the Housing Trust) to find an income-qualified, mortgage-ready homebuyer.”
However, as the percentage of affordable housing has increased, so has the number of individuals needing it. By definition, affordable housing is a monthly home payment that does not exceed 30 percent of a family’s gross income; almost half (46 percent) of Santa Fe residents, both renters and homeowners, are paying more than one-third of their incomes for housing

costs. This is a 67 percent increase in cost-burdened families since 2000, according to the 2012 Santa Fe Housing Needs Assessment. The report notes that “home sales prices in Santa Fe were 65 percent higher in 2010 than in 2000,” concluding that a homebuyer needs to earn $30,000 more to purchase a median-priced home in Santa Fe’s present market.
So where do buyers on a budget look for a new home? “Santa Fe’s southside and westside subdivisions will always be the best opportunity for affordable housing, because the tracts of land are bigger and cheaper, and the economy of scale drives the marketplace,” says Shanahan.
The city-initiated Tierra Contenta, a planned community that will eventually consist of 5,800 housing units, will likely absorb a great deal of the city’s short-term projected growth and provide much of its new, affordable housing.

hen Santa Feans learn of a new building permit or proposed subdivision, the first question is inevitably: “Where’s the water coming from?” It’s a good question (with a good answer), but it’s complex—and maybe a little counterintuitive.
The good news is that for nearly 15 years, despite the growth of the city, there has not been an increase in overall water consumption. In fact, both per-capita consumption and the total volume of consump-tion have reduced, even as we’ve added thousands of new users to the system and witnessed unprecedented drought conditions.
Part of the decline in water consumption, even as Santa Fe’s population has grown, is credited to education and a culture of conservation. But the biggest reason is a city policy that requires adherence to an “offset policy” for all new building permits.
What is an offset policy? In short, it means every new project must demonstrate it will not consume any more water than will be offset by some other new conservation measures that are both proven and permanent.
How Low Can We Go?Santa Fe’s creative offset policy is a win-win for water conservation
a revolutionary solutionSanta Fe became somewhat famous (or perhaps infamous) for its toilet retrofit program instituted in the early 2000s. The concept was premised on removing older toilets needing five gallons per flush and replacing them with newer models that used only 1.6 gallons. It was calculated that a newly built home would need to “retire” eight to twelve old toilets, depending on the lot size of the newly proposed home, to offset the aver-age lifetime water usage of that new home.
Builders might have then been required to knock on doors, begging homeowners for the opportunity to replace their toilets; fortunately, a new industry sprang up to serve as a middleman. A few plumbing companies realized builders would pay a per-toilet premium for the work the plumbers were willing and able to do. The City of Santa Fe accepted affidavits from plumbers that they had replaced an old toilet and then served as the holder of the credits for that plumber.
When a builder or developer needed a building permit, they went to the City to find out which credits had been banked, which were available, and for what price. Market demand served to set the price of the credits, which ranged from $250 to $500 over the lifetime of the program. It got to the point where plumbers were leafleting older neighborhoods, offering free toilets and cash for the opportunity to switch out a homeowner’s older toilet so they could sell the credit to a builder and turn a tidy profit in the process.
It was revolutionary and effective, and allowed the building community to continue to serve the larger community’s natural growth rate. Yes, there was a new cost to the construction of a home that was passed on to the homeown-er, but no new water demand was placed on the system for that new home.
the next phaseSo what happens when we run out of old toilets? That may already be happening, or at least the number of old toilets to retrofit has diminished, which may offset, so to speak, the feasibility of the offset principle. In response, the City expanded its offset policy: Now any con-servation measure that can be shown to be both proven and permanent is eligible to be deposited in the water bank.
You can get a rebate from the City for buying a low-flow dishwasher or clothes washer, for instance. When you've proven that you’ve taken the old one out of use, the calculated savings is “deposited” in the wa-ter bank and is available for purchase by the builder or developer. Thus, the offset principle is alive and well, and no longer limited to old toilets.
Indeed, the biggest challenge going forward will be developing creative new water conservation ideas that can be used to feed the water bank. People will always want to move to Santa Fe, but we can’t make or find any new water for them. Our only hope is to be creative in our conservation efforts and stick to the principles and policies of offsetting that new use. Kim Shanahan is the Executive Officer of the Santa Fe Area Home Builders Association.

Entrants from the 2014 Remodelers Showcase share their favorite discoveries.
What’s the craziest thing you’ve ever found behind a wall during a remodel?
Just Curious... Q +

“We were renovating an adobe and my guys were tearing out the trim
around a window, and on the inside of the trim it said ‘Lamoreux 1957.’ I called Roger Lamoreux, who was a crane operator we worked with,
and he came over and said ‘I worked on this job when I was 12 years old, cleaning up.’ His father had passed
away, and he got emotional. I thought finding that was pretty cool.”

“While one of my friends was remodeling an old house in South Capitol, she found a
note from the original owners, written in the
1930s. The owners were a young, newly
married couple starting out in life, and they
wanted anyone in the future to know that they loved the new
little house they were building. It was like a message in a bottle.” —Saguna Severson,

“We found an entire load-bearing wall that
was on nothing, just into the dirt. I don’t know how it held up at all. We also found a cool old level, which was
about 60 years old. And dead rats.”—Rob Woods, Woods Design Builders
“We found shanks—weapons handmade by prisoners—during a courthouse remodel. The
old prison cells had apparently been converted into offices at some time or another.”

designer/architect: Gabriel

Multipurpose design with architectural panacheThe big steel door at the entrance of this magnificently sited custom home built by Praxis Ltd Co suggests a wholly contemporary design, but inside, serpentine adobe walls that divide major spaces of the house soften any angularity and provide acoustic privacy. Polished concrete floors and exposed steel beams certainly add that contempo-rary flair, but this is Santa Fe style at its best—and most intriguing.
A lovely sunroom, a view-facing deck, and an Asian-inspired garden encourage reflec-tion and relaxation, indoors and out. The heated, 3-car dream garage encompasses enough space for a workshop, an amazing mechanical room, a half bath, and plenty of storage space. The home is carefully sited to maximize extraordinary views and passive solar gain. Active solar thermal and photovoltaic systems capture as much energy as the home consumes, creating a “net-zero energy” home. With a LEED Platinum certifi-cation pending, this house is a home run for sustainable building.
About the builder: Award-winning Praxis Ltd Co lends over 16 years of experience to building or remod-eling exceptional homes and commercial properties. In partnership with Praxis Architects Inc, Praxis Ltd Co will bring your vision to reality from groundbreaking to

Legacy projectRenowned designer Alfred Von Bachmayr passed away just as ground was broken on this nimble, split-level contemporary. “It’s an honor for us,” says builder Mark Giorgetti of Palo Santo Designs LLC. “This is his last piece. His legacy.” The hallmarks of Von Bachmayr’s work are here—the light, airy, open feeling enhanced by a dedication to efficiency and sustainable materials. The house is Build Green New Mexico–certified with a 57 HERS rating. High ceilings and passive solar lighting make for a comfortable, spacious feel.
Singular to this home is its “kids’ wing,” where two small bedrooms share a common play area. The kitchen and living area open outside onto the beautiful, livable yard space where a trellis with a wire mesh canopy lets in light while providing coverage. Clean, contemporary lines running throughout the home are nicely completed by rustic ele-ments including wooden beams and sliding barn doors.
About the builder: Palo Santo Designs LLC is an award-win-ning general contractor specializing in the design and construc-tion of fine custom homes. Committed to providing the highest quality craftsmanship, personalized project management, and unsurpassed expertise in the production of high-performance homes, Palo Santo Designs consistently achieves excellence in energy efficiency, water conservation, and comfort.

Meticulous renovation to a contributing building in Santa Fe’s core historic districtWoods loves the challenge of restoring and remodeling historic Santa Fe homes. This home, built in 1938, is tucked away on a little street off Canyon Road, sited on nearly an acre. A guest house built in the ’80s was also remodeled and is open for the Parade. The historic fabric of the home—including doors, windows, and wood details—were lovingly restored. The result is a beautiful estate in Santa Fe’s core historic district that has retained its contributing status.
The owners, while embracing an older home, desired a light, contemporary interior with a large kitchen and an open plan. The finishes include crisp, hard-troweled diamond plaster walls, custom cabinetry, whitewashed floors and vigas, a waterfall granite kitchen countertop, and a glass-tiled master shower. The two-story guest house, with its brick flooring and new kitchen addition, is a charming retreat for visitors. A beautifully walled and landscaped courtyard leads to the original entry portal.
About the builder: Family owned-and-operated Woods Design Builders has called Santa Fe home for 35 years. The hallmarks of a Woods designed-and-built home include quality materials and finishes, pride in craftsman-
ship, cutting-edge energy efficiency and green technology, and impeccable details. See why their clients often say, “When I go into a Woods home, I feel as though I’ve come home.”
driving directions: From the downtown area, take Paseo De Peralta to Canyon road heading east. 544 Canyon road shares a driveway with Pushkin Gallery, but do not park in the driveway. Park along Canyon road and walk down the driveway.

A Tuscan-inspired, Santa Fe-built jewelWithin the elegant new gated community of Villa di Toscana, Zachary & Sons Homes has built a surprisingly affordable home using premium, often imported, materials. In-spired by the warm and gracious architecture of Southern Italy, the open-concept home is Tuscan-inspired but imbued with Santa Fe flair, such as the Venetian plaster walls and distressed beams in the kitchen, living room, and dining room. The Tuscan touch includes no fewer than six interior eyebrow arches that draw the gaze upward; warm granite and completely custom tile arrangements bring it back to earth. And that tile? Every piece was imported from Italy. As builder Zachary Shultz notes, “The products we used are unique and irreplaceable—truly one-of-a-kind.”
With added amenities like air conditioning and a stone gas fireplace, plus an energy-forward HERS rating of 68–70, this home is a perfect fit for families, retirees, and professionals looking to take advantage of Santa Fe’s newest urban community.
About the builder: Now in his 22nd year of building in Santa Fe, Zachary Shultz is proud to welcome his son Aaron Shultz—the sixth generation of the family to build houses—to his established business. As Zachary & Sons Homes,
LLC, both father and son promise to deliver “distinc-tive homes with a personal touch.”
driving directions: From downtown Santa Fe, take St. Francis Drive south, turning west (right) onto Zia. Turn left on Camino Carlos rey, then left onto Governor Miles. Make a right into the entrance of Villa di Toscana and follow signs to the home.

▪ Interior furnishings designed by award-winning HVL Interiors
▪ beautiful siting maximizes indoor and outdoor enjoyment
A home for all seasonsSited on a generous, east-sloping lot, this efficient, contemporary home, designed by James A. Satzinger of Satzinger Design, Inc., connects an architecturally powerful building with its natural surroundings via terraces, open but sheltered courtyards, care-fully placed portals, and native and drought-tolerant landscaping. As Satzinger notes, “The indoor and outdoor living areas are open, inviting, and encourage the all-season lifestyle we strive for in New Mexico.”
The four private rooms all have adjacent baths, a proactive measure that will allow for their use to evolve over time as needs change. All exposed timbers, wood deck-ing, siding, and trim is milled from standing-dead Douglas fir trees harvested from Santa Clara Canyon in the aftermath of the 2011 wildfire. A 4.4-kW photovoltaic solar system and LED fixtures and lamps will keep energy usage in check, while a rainwa-ter catchment network will supply irrigation to the plants and trees that beautify the home’s exterior.
About the builder: As president of Satzinger Design, Inc., architect James A. Satzinger, AIA, has been designing and building exceptional homes for discerning clients for over 40 years. Satzinger is a U.S. Green Building Council LEED BD&C accredited professional and is the 2014 president of the New Mexico chapter of the American Institute of Architects (AIA).

Impressive “extras” are standard in this green-built homeA pioneer in the building of state-of-the-art, ultra-green homes, Palo Duro Homes proudly opens the doors of their first model home at Cielo Azul in early August. Palo Duro’s Craftsman-style architectural design offers a classic take on the pitched-roof style home with very unique curb appeal and multiple elevations to choose from. Stan-dard features—upgrades in other builders’ homes—include raised ceilings, solid-sur-face countertops, ceramic tile, and custom paint. As part of Palo Duro’s commitment to energy efficiency and green building practices, Indoor AirPlus certification and low HERS ratings are also standard in every home; in fact, third-party LEED certification ensures that homebuyers are getting the very latest in green building science.
The combination of green and award-winning might mean “overpriced” elsewhere, but Palo Duro Homes offers the opportunity to own a green home at an affordable price. Visit their model at Cielo Azul during the Parade of Homes and see what sets this qual-ity builder apart from the rest.
About the builder: A strong family work ethic passed down through three generations of craftsmen, coupled with a
strong commitment to green building practices, has made Palo Duro Homes a pioneer in the building of energy-efficient homes. Affordable, green, and well-built: That’s a Palo Duro home.

Plan of steelBright and modern with an innovative design, this house was created by Green Star Builders for owners who wanted to downsize and live more sustainably. The open concept belies the home’s compact footprint, while the circular flow of the main space wraps around a central exterior courtyard, harmonizing the interior with the outdoors. The passive solar lighting is grounded by the striking contrast of steel almost every-where. Movable, 2-inch-thick steel panels slide on I-beams at the entrances to the living room and versatile guest bedroom. The house’s door thresholds are all quarter-inch-thick steel, and steel also lines the roof.
“I always think about building a house for someone’s grandchildren,” says builder Jesse Gries. “I want it to have that kind of longevity.” As with all Green Star Builders homes, environmental sustainability is key—the major building component of the house has 85 percent recycled content, and a solar array on the roof provides power.
About the builder: Jesse Gries is the principal designer and lead fabricator of Green Star Builders. He has decades of hands-on experience originating and producing a spectrum of works, which have given him the underlying skills to be innovative and creative, yet always practical.
He has an informed and demanding eye for grace and craftsmanship.

Steel awning “eyebrows,” posts, and canales, coupled with razor-sharp angles, an 8-foot corner window wall, and integrated-color radiant heated floors, clearly proclaim the home’s contemporary character. Making the most of a small lot, Wollens Quality Homes has sited the home to achieve privacy as well as greenbelt and Sandia views. There are many aging-in-place amenities in this one-level design.
But it’s hip, too. The hallmarks of a Wollens home are greenness and energy-efficiency, and this home has both in spades: ceilings insulated to R-60 and walls to R-34; LED and fluorescent lighting; dual-flush toilets; sustainable and energy-efficient windows, doors, and skylight; and an extremely tight building envelope. With as much care given to amenities and finishes as to the impact it will have on the environment, this is a home for the ages.
About the builder: By taking on one project at a time, Wollens Quality Homes is able to give each home the detail and attention it deserves. Owner Bruce Wollens has been building custom, green homes since 1991, working shoulder-to-shoulder with clients and subcontractors to
ensure top quality and customer satisfaction.
driving directions: From Santa Fe, take 599 south and exit Camino La Tierra, heading west (right). Make an immediate left onto the 599 frontage road. The next right after Avenida Aldea is Avenida Frijoles. Proceed through several stop signs on Avenida Frijoles to #142.

FAQs regarding heat pumpsQ: What’s a heat pump?A: It’s a reverse air-conditioner. In the summer air conditionerabsorbs heat from inside your home and rejects it to the outside. In thewinter a heat pump reverses that process, absorbs heat from the outsideand uses it to heat your house.Q: How can you get heat from cold winter air?A: There’s heat (motion) in all matter down to -460° F. so there’s actuallya lot of heat available at -10° F. Think of the freezer compartment in yourrefrigerator: the refrigeration process maintains a frigid environment byperiodically extracting “heat” and blowing warm air on your toes.Q: I’ve heard that heat pumps aren’t very efficient when it’s coldoutside.A: Earlier models didn’t work that well—but the Daikin Altherma heatpump works very, very efficiently at -10º F!

Inspired livingThe window walls of the living and dining areas of this beautiful contemporary home slide away and open the space out to an expansive covered portal with phenomenal views of the Sangre de Cristos across the eighth hole of Sunset golf course. This is truly inspired living.
Two giant skylights run the width of the living room to pour light into the crisp, plas-ter-finished interior. The living area is huge and welcoming, and the cleverly designed open-concept floor plan limits hallway space without sacrificing privacy; the home feels much larger than its 2,610 square feet. The kitchen features gorgeous woodwork and red cultured-granite countertops, while the master suite includes his-and-hers closets and a freestanding tub. Glass pocket doors open into the office with a large window facing the Jemez view. Santa Fe style effortlessly blends with clean, contemporary lines to create the contextual-modern appearance Tierra Concepts is famous for.

Let the sunshine inRepeat clients with a taste for art and wine asked Frank Yardman to build this sun-infused contemporary home and guest casita. Working with his “dream team” (archi-tect Craig Hoopes, interior designer Annie O’Carroll, and landscape architect Solange Serquis), Frank Yardman was happy to oblige. Perched on a ridge, the expansive but comfortable home captures views of the Sangre de Cristo, Jemez, and Ortiz Mountains. Wall upon wall of 10-foot-high Sierra Pacific windows and doors brings in tons of natu-ral light, while the butterfly “inverted” roof, when experienced from inside the home, draws the eye upward in amazement.
Gorgeous amenities, such as the glass-enclosed wine room, wet bar, and stunning entry courtyard, play well with the contemporary color palette and aged patina on the custom flooring. Indoor and outdoor kitchens are perfect setups for entertaining, while no fewer than four gardens and six portals keep the owners—and their lucky guests—in touch with the outdoors and those amazing mountain views.
About the builder: Frank Yardman III and his sister, Penny Yardman-Gonzales, are fourth-generation native Santa Feans and third-generation contractors; they have been building exceptional custom homes for over 30 years. Frank Yardman

Contemporary design—in every sense of the wordThis home has it all: beauty and brains. Its crisp, modern design, courtesy of Bill Roth of Bill Roth Plastering, Inc., is a welcome offering in Santa Fe. Sited to capture and highlight the Sangre de Cristo Mountains, the home’s east-facing views are utterly breathtaking. For 30 years, Roth has painted ceilings in each of his homes a celestial powder blue; look for this trademark characteristic in his current home. Tons of natural light adds to the ethereal feel, as do the 8- to 11-foot pitched ceilings in the living room.
So what’s brainy about this house? It’s extremely energy-efficient, built to BGNM Silver certification and with a HERS rating of 50. The house has an “ACH” of .92, which is eight times tighter than a code-built home. A whole-house fan and highly insulated walls and ceilings keep energy bills in check, while a 2,500-gallon above-ground cistern system from Rain Vessels, LLC, coupled with a “purple pipe” system and a gray water system, are the consummate water savers.
About the builder: Bill Roth Plastering, Inc. specializes in small, sustainably built modern homes. Owner Bill Roth
has been a licensed contractor since 1988. He proudly serves on the boards of the Santa Fe Water Conser-vation committee and the Santa Fe Green Chamber of Commerce, and he is the 2014 president of the Santa Fe Area Home Builders Association.

A challenging site inspires top-drawer design and build The expansive, 30 x 30-foot great room in this beautifully designed soft contemporary is certainly the home’s focal point. Using natural limestone quarried on-site, John Hansen Company Inc. brought to life the client’s vision for a dramatic, wood-burning fireplace; clerestory windows and tall wood ceilings add to the ambience. Throughout the rest of the house, real oak hardwood floors alternate with polished concrete, while the cabinets and doors, all made by local craftsmen, are custom. The bright, sparkling kitchen features stainless steel appliances, a huge, irregular-shaped island topped with Silestone, and the same clean, uncomplicated tile design found in the bathrooms.
Architect-designed, the home was sited on a rather challenging lot to maximize south-facing views of interesting mountain peaks; from the portal off the living room, you can even see the Dale Ball Trails winding around the distant scenery. A private patio off the kitchen faces the north—a great little place to barbecue and entertain.
About the builder: John Hansen, a fourth-generation contractor and owner of John Hansen Company Inc., has been building since 1988, and in Santa Fe since
2004. Hansen enjoys creating personalized, custom homes for his clients and brings honesty, integrity, and a wealth of building experience to all of his projects.

1004 South Summit Ridge, High Summit
Truly contemporary. Eminently livable.True to the contemporary style’s linear vernacular, this masterpiece by Erin Williams Homes is all about sharp angles and clean, fresh finishes—a celebration of modernism with homage to Santa Fe tradition. (Think cutting-edge wall finishes combined with classic Italian Carrara marble.)
Soft, elegant greiges in the walls, cabinets, and floors are a subtle—but not overly neutral—backdrop for the homeowners’ collection of vibrant Colombian art and artifacts. Spacious and loft-like, the home features a high-end kitchen and must-see master suite; in the master bath, an organically shaped freestanding tub appears to be suspended above a sea of smooth Japanese stones. Outside, the entertaining is easy and comfortable, and the home’s best feature becomes evident: the views, which are, in a word, amazing. Initially one sees the tops of native piñon and ponderosa from the great room, dining room, and master suite, but looking further, suddenly the Jemez Mountains come into view, and beyond them, Mt. Taylor.
About the builder: Following in the footsteps of her mother, well-known New Mexico designer and home builder Suzanne Williams, Erin Williams embraces clean, contemporary design aesthetics. As the owner of Erin Williams Homes, she is continually evolving those modern sensibilities for the next generation, delivering her clients “True Contemporary in Traditional New Mexico.”
driving directions: Take Paseo De Peralta to bishop’s Lodge. Turn right onto Artist road, which becomes Hyde Park road/475. Proceed 2.8 miles to South Sum-mit Drive and turn right. Follow South Summit Drive to South Summit ridge, and take South Summit ridge to its end.

A compact design means big energy savingsThey call it “sweat equity”—the minimum of 350 hours of work a homeowner needs to put into the construction of their new home before they can take ownership. That hands-on investment is what makes a Santa Fe Habitat for Humanity home a source of real pride for the new homeowner. The owner of this Habitat home worked side-by-side with an almost all-volunteer crew to complete her 2-story, Pueblo-style home, which is one half of a duplex unit.
Architect-designed, this 3-bedroom, 2-bath Passive House is extremely energy-efficient; in fact, the homeowner should experience low- to near-zero energy bills. Contributing to the energy efficiency: 12-inch-thick walls insulated with blown-in fiberglass, and triple-glazed fiberglass windows. The home is all electric, with solar electric panels on the roof to maximize energy savings. If you’ve ever wanted to see one of Santa Fe Habitat’s well-built, affordable homes, or cutting-edge Passive House efficiency, this is your chance.
About the builder: Santa Fe Habitat for Humanity is a nonprofit organization that has been active in Santa Fe for 27 years and has built 95 homes for low income families. Habitat provides a no-interest mortgage to qualified purchasers and
constructs the homes with volunteer labor to complement subcontractors.
