Location

Goodmans House & Holiday Cottages is set in a rural location 1 mile from the village of

The Property

Goodmans House is an elegant country manor house listed as being of architectural or historical interest. The present house appears to have early 18th Century origins, although there are records of a property on the site from much earlier. (except Hazel cottage) along with new carpeting or

laminate floorings in all cottages. Features include hand-

made timber window frames, exposed beams and

exposed natural stonework.

The cottages are each self-contained. Each kitchen is

equipped to a very high standard with a range of new

modern base and wall cupboards, along with quality

integrated German built appliances to include stainless

steel oven and ceramic hob and dishwasher. The

bathrooms (except Hazel cottage) have marble tiles and

Heritage sanitary ware all with heated towel rails. All

cottages are oil-fired centrally heated with Holly and Hazel

cottages having their own boiler. A new central heating

system was installed in 2006 for the remainder of the

cottages.

HOLLY COTTAGE

OLD ORCHARD

To the front of the holiday letting cottages is a courtyard garden laid mainly to lawn which is surrounded by borders planted with a range of shrubs. Beyond this there is a walled garden, which was renovated in 2006, an outdoor pool 9.75m x 4.87m (32’ x 16’) with oil boiler and solar panels for heating. Stone patios to sides with level lawned seating areas.

The gardens are surrounded by a ring of park-like pasture and orchards, and within the land there are some fine mature trees including beech, oak, pine and willow.

The property has two accesses onto the highway, one of which is not used at present. This could be made into the main access for the cottages and a car park built away from the main house for them, resulting in the main house having its own driveway.

Town and Country Planning

We understand that the five cottages have planning

consent for holiday letting accommodation. Holly Cottage

has planning permission for full residential use and is

classed as an annexe to Goodmans House. There is

further potential to convert an extra holiday letting unit from

the former greenhouse building, subject to gaining the

relevant planning consents.

Services

We understand that mains electricity is connected. There

is a private water supply. Drainage is to private sewage

systems. An oil fired boiler provides central heating and

hot water to the main house. The oil fired Aga in the main

house supplements the domestic hot water.

No checks have been carried out on the service

installations or equipment and interested parties must

satisfy themselves by independent investigation in this

respect.

The present owner has been in ownership since 2007 and currently use a local letting agent to promote the holiday cottages “Lyme Bay Holidays” coupled with their website (www.furleycottages.co.uk) and internet advertising. Visit Britain has rated the self catering cottages as 4 star. Trading information can be provided to bona fide purchasers.

Freehold. It should be noted that there is a public

footpath running along the south-west boundary of the

land and across one of the paddocks.

Directions

Leave the M5 at Junction 25 and follow the A358 to the

A303.

At the first roundabout take the third exit signed

‘Honiton/Exeter A303’ (which turns into the A30).

passing Godworthy Farm down the hill following the

signs for ‘Stockland and Furley’. Take the first left signed

to Furley and Membury.

Follow this lane for just over 1 mile passing Land

Cottage and Land Farm. Continue following the signs for

‘Furley and Membury’. At the next junction turn left

signed ‘Ford ½ mile’ next to the red telephone box

and follow this road up the hill round to the property,

passing Hook Hill Farm and Goodmans House is

clearly signed and is on the left hand side.
