You can’t help but hear the negative media reports relating to the current decline in the Sydney market. Auction clearance rates are down and prices in the more up market northern and eastern suburbs have tumbled significantly.With credit tightening, buyers are finding their borrowing capacity is significantly reduced compared to twelve months ago. This has seen a shift in buyer demand to suburbs in Sydney’s west, south west and other areas where properties are already significantly more affordable.This flow on effect is benefiting the Gloucester Market and has been for many months now. Not only are properties affordable compared to the metropolitan markets, for the investor, Gloucester properties generally also offer a more attractive return. This should continue to be the case in the medium term at least, with our rental market close to 100% occupancy for houses in town. Vacant properties are quick to fill and there are good tenants lining up for good properties.

Median house prices for Gloucester continue to hover around the $300,000 mark. However, the best way for me to explain the real

change in our market is with the following example:

Take a well presented, 25 year old brick veneer, 4 bedroom, two bathroom home on an 800sqm to 1,000sqm. In 2016 such a property would have sold for around $280,000. In today’s market that house would sell for around $320,000, an increase of 14% over the two years. And the market demand continues to remain strong for good residential properties. Not only are residential sales stronger up to $350,000, we have lots of buyers looking for rural lifestyle properties 5 to 30 acres with up to $650,000 to spend.

As expected the rural market is generally slower at this time given the state-wide effects of the worst drought on record and low cattle prices. We haven’t seen a drop in prices here, just longer sale periods. So let’s hope we all get some good rain in this Spring.

Gloucester Holds Its OwnMarket Update by Gary Ferris

The Craven Creek Concerts are entering their sixth year and already tickets are selling fast.The beautiful symphonies and powerful orchestral movements will touch even the toughest critics. This year’s performers have put together a wonderful program featuring Mendelssohn’s Octet in E Flat Major, Richard Strauss’s String Sextet from Capriccio and Josef Haydn’s Quartet No 6 in C Major.The Craven Creek Concerts started when the Lindsay family bought ‘Kingfisher’ at Craven Creek. The old barn on the farm had a stage that was crying out to be used. In 2013, the first concert was held in September to a packed audience. The response to the concert encouraged the Lindsay family to make it an annual event which led to the formation of the Craven Creek Music Association Inc., a not-for-profit registered charitable organisation aimed to develop and promote music in and around the Gloucester region.

About the Performers:Timo-Veikko ‘Tipi’ Valve performs as a soloist, chamber musician and orchestral leader on both modern and period instruments. Valve studied at the Sibelius Academy in Helsinki and at the Edsberg Music Institute in Sweden. In 2006, Valve was appointed Principal Cello of the Australian Chamber Orchestra.Caroline Hopson is a freelance violinist and performs regularly with the Sydney Symphony Orchestra, Opera Australia Orchestra, Australian Haydn Ensemble, Australian Romantic and Classical Orchestra and the Australian Chamber Orchestra.

Liisa Pallandi has been involved with the Australian Chamber Orchestra since 2012, when she was an Emerging Artist under the mentorship of Helena Rathbone. She gained a full-time position with the orchestra in 2014.Ike See has been with the Australian Chamber Orchestra since 2013. In Singapore, Ike studied with Sylvia Khoo from the age of four and later with Qian Zhou, at the Yong Siew Toh Conservatory of Music.Thibaud Pavlovic-Hobba plays with the Australian Chamber Orchestra. In 2012 he was an Emerging Artist with the Australian Chamber Orchestra under Zoë Black and Helena Rathbone’s mentorship. He joined the Orchestra as a part-time musician in 2016.Nathan Greentree took up the viola in 2012, having previously studied the violin. In 2015, he completed his Bachelor of Music (Performance) at the Sydney Conservatorium of Music, under the tutelage of Roger Benedict. In 2016, Nathan was the first person to be selected into both the Australian Chamber Orchestra’s Emerging Artist and Sydney Symphony Orchestra’s Fellowship programs in the same year. Heather Lindsay works with the Australian Ballet and Opera Orchestra and the Sydney Symphony Orchestra. Heather was a member of the ensemble that played at the inaugural Craven Creek concert in September 2013.Lachlan O’Donnell is a Sydney-based violinist/violist who performs throughout Australia and abroad as a soloist, chamber musician and orchestral player.

The Country Women’s Association is more than tea and scones. Established in 1922, the CWA is the largest women’s organisation in Australia and aims to improve the conditions for country women and children. They also aim to create positive change by lobbying government, helping the local community and creating a network of support between rural towns and cities.To encourage younger women to join the CWA, the Gloucester Evening Branch formed the CWA Gloucester Evening Branch Young Women’s Group. Warren Goodrich was born in Lismore and after attending school there, moved to Newcastle to train at Newcastle Teachers College, becoming an Industrial Arts teacher. After graduating, his first appointment was in Canberra, before taking up a position at Gloucester High School in 1972.Warren remained teaching, while completing his degree in earth sciences until 1990, before resigning to have a career change to become a contract builder with Greg West. Warren retired in 2010 and remains at his local residence in Barrington.In 1979 Warren decided to try his hand at painting which led to becoming the inaugural President of Gloucester Art Society. The establishment of an Art Society saw the introduction of art exhibitions and workshops from visiting professional artists. During this time Warren developed his traditional style in oils and water colour mediums and held an art exhibition in conjunction with woodworker Greg Collier.Warren had a significant layoff from art during his construction period and has only recently “dusted off the brushes” becoming more involved in his interests and pursuits of art development.His style was influenced by long term friend Philip Pomroy in a very traditional manner and the Artists from the Australian Impressionists especially Tom Roberts and Arthur Streeton. As the guns silenced over the battlefields of World War II, life quietly moved along in Gloucester. Progress was slow to pick up after the war, as shortages and restrictions were still present but peace had come and the community was beginning to enjoy life again and looking forward to the future.Soon after the men returned from war and finances improved, the Council started to catch up on road and park improvements that had been neglected during the years of war.The local parks were given a facelift with the assistance of an expert from the Sydney Botanical Gardens who drew up the plans for Gloucester Park. Extra sporting fields were included, extensive tree planning was completed, another bowling green was created and a children’s playground installed.The 50s saw a boost in the progress of the town with some significant changes being made. The hospital was finally opened in 1957, which was a huge achievement as this had been a dream for the town for decades. The RSL found its place in 1950 and The Bank of New South Wales constructed its new building in 1955, which still stands in our main street on the corner of Church & Denison Streets.Other buildings that appeared in the 1950s included the new ambulance station, the Baptist Church, the Scout Hall and the first motor service station.Community groups flourished in the 50s, giving Gloucester locals plenty to do and be a part of, whether it be the Junior Farmers, Red Cross, RSL, CWA, Hospital Auxiliary, School P&C, Mother’s Club, Younger Set, Chamber of Commerce, Masons, Oddfellows, a myriad of hobby clubs and more.It wasn’t all plain sailing. In 1956, a flood swept through the town

leaving the main street knee-deep in water. While it was not as high or as devastating as the flood in 1929, it still left its mark and gave the storekeepers of Gloucester a hard time.As the 1960s hit, more development and growth occurred for Gloucester. After years of an overcrowded primary school (catering for students up to Year 10), the High School was officially opened in 1963. Another event in 1963 was Gloucester’s Railway Jubilee celebrating 50 years of rail to Gloucester. Soon after these events, the Swimming Pool opened its doors, providing a safer and more reliable place for locals and visitors to cool down during the summer heat.A town progress review was done in 1963 which revealed that between 1957 and 1963 Gloucester had created 84 new dwellings, 38 new commercial buildings, 4 new banks, the hospital, high school and swimming pool… and installed 222 TV antennas!As we found our way into the 1970s, life began to move along quietly and steadily. Changes during this time included the introduction of early education in the shape of a pre-school and playgroup. Children’s playgrounds were also improved.Sport, as ever, thrived and many new clubs were established. Junior Cricket and Little Athletics began in 1972, soccer started up in 1976, netball was gaining momentum after it began in 1968 and karate joined the community in 1980.In 1978, the community was hit with another terrible flood which caused serious damage to the roads and farms near Barrington. This flood was considered one of the worst in our town’s history.The 1980s to the present day are a much more familiar time for most, and we will venture into these decades in the next edition of the Gloucester Showcase Magazine.

Bush Fire Survival Plans are available free to everyone to help prepare for any bush fire event and can help save your families lives, property and livelihood.

In each Bush Fire Survival Plan, you receive all the information you need to develop your own fire plan. Laid out in a simple and concise format, these plans have a 4 step process.

1. DISCUSS what to do if a bush fire threatens your home.This should only take around 20 minutes. Dinner time is the perfect opportunity when all the family are together. Some of the things you will talk about include when will you leave, where will you go, how will you get there, what will you take, who will we call to tell that we’re leaving and that we have arrived safely, and what is our backup plan. Some people may choose to stay if they are well prepared and there is information in the plan that helps guide a conversation around this decision.

2. PREPARE your home and get it ready for bush fire season.There are 5 top actions you can take to make your home safer this bush fire season. These are: - Trim overhanging trees and shrubs

- Mow grass and remove the cuttings - Remove material that can burn around your home - Clear and remove all debris from gutters - Prepare a sturdy hose that will reach around the house3. KNOW the bush fire alert levels.If there is a fire nearby, the NSW RFS website, the radio and the Fires Near Me app will display an alert level. These are: ADVICE: A fire has started, there is no immediate danger WATCH AND ACT: There is a heightened level of threat EMERGENCY WARNING: This is the highest level. You may be in danger and need to take action now

It is your responsibility to abide by these by-laws during your tenancy.

My dog had puppies and my kids want to keep one of them. Is that ok?You need to obtain permission if you wish to add any pets to your Residential Tenancy Agreement. Speak with your property manager about your wish to keep a pet and they will discuss it with the landlord. Remember, the landlord has the right to refuse your request. You will also need to discuss with your property manager that all the puppies may need to stay with you temporarily until they reach weaning age. Your property manager can discuss with you a plan and timeline for rehoming the puppies.For future reference, if you find out that your pet is pregnant, it is important to notify the property manager immediately so that you can be proactive in deciding what will happen once the animals are born.

Part of the weekend activities include the opportunity to visit 6 open gardens and a community organic garden. Entry to each of the gardens costs $2 per person.

On the Saturday at Billabong Park, the ever-popular Farmers Markets will have extra stall holders, guest speakers and demonstrations, family fun activities and garden product suppliers.There will also be an arts and craft show held over the weekend showcasing garden and nature subjects. Entry to the arts and craft show is $2 per person.The event is being run by Destination Gloucester and Gloucester Garden Club. Destination Gloucester is an organisation formed to promote the Gloucester lifestyle and encourage relocation to this beautiful region. Gloucester Garden Club is a member of Garden Clubs Australia which promotes enjoyment and learning about gardening.

This year the Westpac Rescue Helicopter Service (WRHS) Gloucester Support Group is celebrating 20 years of service. Since its beginnings in 1998, the group has raised over $700,000.
