Introduction

Historical NoteThe present owners purchased the Glenmore Estate in 2005 and set about developing the fishery into what is now considered to be one of Ireland’s leading fisheries with an international reputation. Prior to 2005, Glenmore Estate had been owned by Thomas Mackie since 1978. The title to the Glenmore Estate commences with the conveyance in November 1920 made between Sir Frederick Montague Style, Archibald Fitzpatrick Cooke and Thomas Fitzpatrick Cooke at which time the sale of property included the fishing rights together with the coursing and various shooting rights.

SituationThe Glenmore Rivers Estate is situated in Co Donegal close to the town of Ballybofey; it comprises a huge swathe of the Glenfinn Valley which lies in the shadow of the Blue Stack Mountains.

The local town of BallybofeyBallybofey, twinned with Stranorlar, is the third largest urban centre in Donegal. The towns are strategically situated in a rural hinterland in the heart of the Finn Valley.

Ballybofey is a key retail, commercial and recreational centre; it has many shops including the McElhinneys Stores, sports facilities, a theatre, schools (three primary and two secondary level), hotels, restaurants, garages, Post Office, churches and a community hospital.

DescriptionExtensive fishing rights are owned over the rivers, streams and lakes which lie within the Glenmore and Cloghan Estates; the exclusive rights are held between these two estates. Much of the fishing offers excellent fly water on two spate rivers, the River Finn and its main tributary, the River Reelan.

These rivers (which benefit from regular rainfall throughout the season being at the foot of the Blue Stack Mountains) form a part of the Foyle system in its upper catchment. Strong runs of fish from the Foyle are quick to penetrate the upper waters thus providing anglers with some excellent sport in both spring and summer. The River Finn is almost unique in this respect, hosting a steady run of fish from the opening day to well after the last day of the season.

One of the great advantages of this fishery is that the owners have control of the upper reaches of the Rivers Finn and Reelan and this includes the numerous feeder streams, many of them well suited to spawning. Much of the habitat is exceptional for spawning, allowing for natural unassisted stocking. The Foyle System is said to have a run of some 60,000 fish with an estimated 20% claimed by the Finn.

Besides the fishing which includes some wonderful sea trout and brown trout fishing as well as salmon, there are extensive shooting rights covering about 19,000 acres of largely uncultivated ground on Glenmore Estate. Red deer frequent the lands which vary from low ground grazings interspersed by bogs and woodland to large areas of rough hill grazing amidst spectacular wild countryside. Glenmore enjoys unrivalled woodcock and snipe shooting on the bogs and duck shooting on the numerous lakes.

The Glenmore FishingsThose who fish the Foyle system will be aware of the exceptional seasons experienced in 2015 and 2016. With the cessation of drift net salmon fishing, the catch and release policy introduced by the Loughs Agency in 2009 and the absence of salmon farms near the main Foyle salt water basin, the number of salmon running the system has soared and continues on an upward trend.

Season 1st March – 15th SeptemberThe Finn, regarded as one of Europe’s finest salmon rivers, can be described as a medium sized Grade 1 listed spate river. It runs east through central Donegal from the Blue Stack Mountains joining the tidal River Foyle at the border town of Lifford.

The fishings are characterised by streamy, rocky pools, relatively shallow water and the free rising nature of both salmon and sea trout. Fishermen tend to use a 12ft-13ft double handed rod in high water conditions in the spring and drop back to a single handed 9ft rod in the summer months. The use of floating lines with the option of adding a sinking tip are commonplace throughout the season.

With its long productive season, the Finn is envied by many of those managing other Irish rivers. The river is almost unique in hosting a steady run of fish from the opening day; an influx of spring salmon in March gradually builds up and peaks in April and May. Grilse and summer salmon follow and run (with assistance from fresh rain) all through the months of June, July

and August, producing excellent sport up until the very end of the season.

The Private Beat – (River Finn)(subject to rotation arrangement)Considered to be the cream of the Finn, the Glenmore Private Beat is jointly owned with Cloghan Estate. An arrangement between the owners provides for double bank fishing for three rods fished over Beats 1 and 2 throughout the season on a half day rotational basis (i.e. 8.00am – 2.00pm and from 2.00pm until dark). On Sundays the beats are shared informally between Glenmore rods (three) and Cloghan rods (three).

The whole beat which extends to c 3.3 miles (4.9km) of prime fishing with 19 pools including ownership of the river bed, is split as follows:

Beat No 1 (Annich Beat) – From the top of ‘Bonner’s’ to the Railway Bridge below Red Bridge (inclusive).

Pools: Bonner’s Pool – Run – McKelvey’s Pool – Harkin’s Pool – Duffy’s Pool – McGinty’s Pool – George – Island Rock Pool – Sandy Pool – Annich Pool.

Beat No 2 (Ivy Beat) – From the railway bridge to the stepping stones (or foot bridge) at the Roman Catholic Church inclusive (but excepting the exclusive Sanctuary fishing belonging to Cloghan).

Pools: Above the Sanctuary – Carney’s Pool – Another three pools above Carney’s including the Secret Pool.

Pools: Below the Sanctuary – Ivy Bridge Pool – Carlin’s Rock Pool – Tail of Broad – McGinty’s Pool – Island Pools/Graveyard Pool.

Fishing arrangements:Beat 1 (Annich Beat) – Fished by Glenmore (three rods) on Mondays, Wednesdays and Fridays.

Beat 2 (Ivy Beat) – Fished by Glenmore (three rods) on Tuesdays, Thursdays and Saturdays.

These are both prime beats with the Ivy Beat, fishing particularly well below the falls at the Sanctuary from the beginning of the season and with the Annich Beat becoming increasingly productive from late May/early June.

The Open Water (River Finn)The Open Water (Upper Beat) extends to 2.7 miles (4.4km) of single (south) bank fishing with ownership of river bed and includes six pools. The single bank fishing extends from the confluence of the Stranagoppoge River down to the confluence of the Cummirk River continuing with a further 2.6 miles (4.2km) of double bank fishing down to the confluence of the Sruhanboy River with the River Finn below the Small Pool.

Pools: – Top End – Small Pool – Letterbrick or Newbridge Pool – Corner Pool – Hern’s or Half House Pool – Small Pool.

The Open Water (Lower Beat) extends to c 2.7 miles – (4.4km) of double bank fishing with ownership of river bed and banks from the foot bridge at the Roman Catholic Church down to 30 yards below the Rough Burn Junction and includes nine pools.

Pools: – Chapel Steps Pool – Keys High Water Pool – Sea Trout Pool – Corner Pool – Martin’s Pool – Patton’s Pool – Bridge Pool – Glenmore Pool – Rock Pool.

Whilst there are no limits to the number of rods fishing the Open Water, overcrowding is seldom experienced from Monday to Saturday and after May anglers become increasingly well spread out.

The River ReelanThe productive stretches of the Reelan Fishings extend from the Reelan Bridge to the confluence with the River Finn to 2.7 miles (4.4km) and from the Letterkillew Pool on the River Owengarve to the confluence with the River Reelan. The fishing extends to 1.6 miles (2.6km) of double bank with ownership of river bed

and includes 12 pools. Beyond these productive stretches, the fishings extend from the top of the river at Lough Nagreal, the uppermost pool being the Pipe Bridge Pool beside the town land of Crolack and below this about 2 miles downstream, the Long Pool just above Josie’s Bridge, down to its junction with the River Finn although the upper reaches are only occasionally fished. The Reelan is a beautiful little river; it is a fast changing spate river that can fish well from top to bottom depending on water height.

Pools: – Commeen Bridge – Upper Meeting Pool – Letter Killew Pool – The Meetings – Corner Pool No 1 – Corner Pool No 2 – Corner Pool No 3 – Reelan Bridge Pool – Pole Pool – Car Pool – Run – Garden Pool.

Glenmore LodgeThe modern lodge has been designed to provide comfortable accommodation for fishermen. Set back from the road with pleasant views of the surrounding countryside, the lodge is built on an elevated site some 80m from the river; it is situated within its own ground extending to about 2 acres. The stone faced/slate roofed lodge has been beautifully finished, suitably furnished, well equipped and insulated; it also benefits from underfloor oil fired central heating. It offers a high standard of accommodation comprising on the ground floor a back porch, cloakroom, an open plan kitchen, dining room and living room with large wood burning stove. Beyond the living room there is a drawing room with open fire. Glenmore Lodge caters for up to 8 guests in 5 bedrooms, three double (two with en suite bathrooms) and two twin bedrooms. The two front rooms have a view of the river. There is a gravel driveway and forecourt with plenty of space for parking. The attractive gardens comprising mown lawns and shrubs are well tended. On a fine evening, fishermen can sit out on the decked patio and enjoy the good clean air of Donegal.

Rod/Gun Room (3.76m x 5.23m)A purpose built detached rod/gun room is situated behind the house. Fishermen get kitted out in the rod/gun room and at the end of a day, wet clothes, rods and waders can be hung up on the racks provided.

The lodge with adjacent rod/gun room and kennelling is let with both fishings and shooting.

Fishery ManagerThe Fishery Manager, Jarlath Winters, he has an intimate knowledge of the Glenmore rivers and it is understood that he is keen to continue to develop the fishing business. Further details are available from the selling agents.

SportingsThe sportings comprise the exclusive shooting and deer stalking rights over the lands and hereditaments on Glenmore Estate.

The main focus in recent years has been on the woodcock and snipe shooting for which Donegal is famous. Limited effort has been made to enjoy the other sportings including stalking although the opportunity exists for those interested in enjoying truly wild sport.

The extent of the rights are described in the title as follows: - Taking the most southerly point of the ‘Glenmore Estate’ boundary at the north east end of Barnes Lough where it flows out into the Lowerymore River, and working in a clockwise direction by land forms in conjunction with spot heights where applicable, the boundary is as follows: -

The South West BoundaryBarnes Lough to Knockletteragh.

The Northerly BoundariesFrom Knockletteragh to the junction of the R252 and the road to ‘Rough Burn’, including the area centred around Meenalorna and Longnalore.

DirectionsVisitors travelling by car from Dublin take the M1 north to Junction 14. Exit onto N33 towards Ardee and join the main N2 north towards Monaghan/Derry. Follow the bypass at Monaghan north to Auchnacloy and join the A5 heading north to Ballygawley Roundabout. Continue north on A5 to Victoria Bridge and turn left onto the Clady Road. In Clady bear left onto the N15 towards and carry on in to Ballybofey town.

From Belfast, visitors take the M1 to Dungannon in Co Tyrone and then the A4 linking to the A5 at Ballygawley and then north past Omagh to Strabane and across the River Foyle into Co Donegal.

For those travelling initially by air the options of transfer links to Glenmore are numerous. Driving time from Dublin is about 3 hours, from Belfast about 2 hours, from Donegal about 1 hour and from the City of Derry Airport about 45 minutes.

Entry and Possession Entry by arrangement subject to existing fishing and sporting lets.

Fixtures and FittingsAll fitted carpets, ceiling lights, fitted cupboards and white goods are included. Personal items including pictures are excluded. Some items of furniture may be available by private negotiation.

The estate equipment is available in addition to the purchase price and an inventory is available from the selling agents.

OffersOffers should be made in writing and submitted to the selling agents. A closing date for offers may be fixed and prospective purchasers are advised to register their interest with the selling agents following inspection.

Purchase PriceWhen an acceptable price has been arrived at and negotiations with all parties have been concluded, then draft contracts will be issued to the buyer’s solicitor for approval.
