BOARD OF ADJUSTMENTS
July 23, 2019
The Board of Adjustment of the Parish of Ascension held a Public Hearing on Tuesday, July
23, 2019 at 6:00 p.m. in the Courthouse Annex Council Meeting Room 2nd Floor, 828 S.
Irma Blvd. Gonzales, Louisiana for the following:
1. Meeting Called to Order by the Chairman - The Chairman called the meeting to
order.
2. Roll Call of Members
The following members were present:

Devin Graham (Vice-Chairman)

Willie Robinson
Corey Orgeron
Eddie Krass III

3. Public Comment Period
No one from the public spoke during public comment period.
4. Acceptance of the Minutes
A) Acceptance of the Minutes of May 28, 2019 meeting.
Commission Action: A motion was made by Devin Graham, seconded by William
Robbinson to accept the Minutes of the May 28, 2019 meeting.
A Yea and Nay vote was called and resulted as follows:
Yeas: Devin Graham, Steven Joffrion Jr., William Robinson, Eddie Krass III and Corey
Orgeron
Nays: None
Abstained: None

A) Acceptance of the Written Decisions of the May 28, 2019 meeting.
Commission Action: A motion was made by Eddie Krass III seconded by Corey Orgeron
to accept the Written Decisions of the May 28, 2019 meeting.
A Yea and Nay vote was called and resulted as follows:
Yeas: Devin Graham, Steven Joffrion Jr., William Robinson, Eddie Krass III and Corey
Orgeron
Nays: None
Abstained: None

6. Public Hearing to Consider the Following Variances:
A. Zoning Review ID PZ-2040.19 – Lot B-1 – Subdivision of Tracts B & C into
B-1 & C-1 for Fellowship Church
Located on the west side of LA Hwy 73 approximately 500’ north of Easley
Melancon Road to request a variance of the Ascension Parish Development Code
Section 17-2072, Structure & Lot Regulations (D) Structure Requirements.
Located in 33, T-9-S, R-2-E, Southeastern Land District, east of the Mississippi
River, Ascension Parish Louisiana.
Mr. Chad Stevens (M.R. Engineering) presented the variance request to exceed
the maximum floor area (square feet) for a Church located in a Mixed Use 2
(MU2) designation. The existing church (14,774 sq. ft.) received approval in
2006 with a contract agreement. Contract agreements was removed from the
development code in January 2018. The maximum floor area (square feet) is
8500. The Church is requesting to expand 15,926 square feet. (Total 30,700)
square feet).

Commission Action: A motion was made by Willie Robinson and seconded by Devin
Graham, to APPROVE the variance requested to increase the Fellowship Church’s square
footage from 14,774 square feet to 30,700 square feet. The variance being granted is 15,926
square feet.

Located on the northwest corner of the intersection of Belle Savanne Ave and Belle
Mere Drive approximately ½ mile west of LA Hwy. 73 to request a variance of the
Ascension Parish Subdivision Regulations Section 17-4020 Major Subdivision
Design Guidelines (D) Lot Standards. Located in Section 15, T-9-S, R-2-E,
Southeastern Land District, east of the Mississippi River, Ascension Parish
Louisiana.
No one was present to speak on the matter.
Commission Action: A motion was made by Devin Graham, seconded by Corey Orgeron to
DENY the variance request to reduce the minimum side setback (feet) from property line.

1. Location: Located on the west side of LA Hwy 73 approximately 500’

1. Location: Located on the northwest corner of the intersection of Belle
Savanne Ave. and Belle Mere Drive approximately ½ mile west of LA
Hwy 73
2. Land Use Category: Single Family
3. Zoning District: Medium Intensity Residential (RM)
4. Requested Variances: To reduce the minimum side setback (feet) from
property line. The minimum side setback (feet) for subject property is
17.5’ from Belle Mere Drive. The applicant is requesting to construct a
home 12 feet from property line. The variance being requested is 5.5
feet (including overhang)
Commission Action: A motion was made by Devin Graham, seconded by
Corey Orgeron to DENY the variance request to reduce the minimum side
setback (feet) from property line.
