I couldn’t agree more with Byron’s ruminations on nature, and this month, to labour the point, Lauren Romano visits one of the local area’s greatest historical attributes, exploring how its garden grows. Taking a tour of the Fulham

If you’re looking for a greetings card with more personality than the

ones from the rotating stand at the newsagent, then budding local photographer Mia Lapwood has the answer. The enterprising ten-year-old has created a set of floral themed

cards which she sells via her website, mialapwoodphotography.co.uk.

Mia first picked up the camera aged just six, when she won her school photography competition with a picture of a squirrel chewing on a hunk of bread in Bishops Park. The same snap made its way into the Hammersmith and Fulham Chronicle after being selected as one of the best photographs of the borough

to mark the 50th anniversary of the Hammersmith Society.

Mia fell hook, line and sinker for wildlife photography after a visit to the Wildlife Photography Exhibition at the Natural History Museum. ‘I love all animals and I want to capture them in their natural habitat,’ she tells the Journal. ‘I would most like to photograph a snow leopard or a tiger. I decided to make greetings cards just before Christmas to start my fund for a camera with a zoom lens. I used my Christmas money to get my photos printed on to cards,’ she adds.

So, would Mia like to be a photographer when she is older? ‘Definitely, yes! I would tell other people my age who want to be a photographer to always believe in yourself and never give up.’

Just a little crushWith St Valentine at large this month, busily scattering amorous tokens all around town, chocolatier Amelia Rope has sent bundles of her heavenly chocolate bars, cubes and truffles to Barley & Sage in Parsons Green. Four new flavours, launched just in time for 14th February, include dark raspberry, dark sea salt, white cherry and toasted coconut flakes and coconut with sea salt, all beautifully wrapped in brightly coloured foil and brown paper and tied with a ribbon. We love the sea salt and lemon, if anyone out there is wondering...

Running Rings aRound wagneRThere’s a first time for everything, or so they say. And The Fulham Opera, London’s smallest professional opera company, is very vocal in embracing this mantra. Its Fulham Ring goes full circle this month, having entranced audiences with Wagner’s beast of a composition since 2011. The fringe company will now revive all four acclaimed productions as two complete cycles and perform them in a week, as was Wagner’s original intention. Ambitious? Without a doubt, but don’t miss the opportunity to be mesmerised by this once in a lifetime experience.

RemindeRHammersmith Bridge will be fully closed in both directions for the weekends of 8-9, 15-16 and 22-23 February from 8am on Saturday to 5am on Monday. The southbound lane will also be partially closed (from 7am-3pm Monday-Friday) on weekdays until 28 February. Access will be maintained for pedestrians and the 72, 209 and 609 buses are still running over the bridge during the week.

Safe as houses

Local crime levels fell to an all-time low last year, falling by 15 per cent according

to the latest Met Police figures. The statistics reveal that there were 3,295 fewer crimes in

the borough in 2013 compared to 2012. This amounts to a 21 per cent reduction

in personal robberies and 18 per cent fewer burglaries; vehicle crime is

also down 21 per cent.

Salima Manji is the mother of all matchmakers. With two children and two businesses to her name, the Fulham mum has her work

cut out. Her latest business venture, City Networking Events (think square milers who want to escape the schmoozing and business-card swapping over tray-loads of unidentifiable canapés) launched with a bang at the end of last year when tickets sold out in two days.

Salima left the City in 2008. Having worked as an investment banker for the likes of JP Morgan and Credit Suisse, she stockpiled a wealth of networking know-how and decided she wanted to share it. Her first venture on quitting her desk job was the business of blind dates. City professionals, regaled on tales of disastrous set-ups and speed-dating, signed up to become members of the London Dinner Club in large numbers, all hoping to find love over the Dover sole at Morton’s. The formula was a resounding success (step aside Cilla Black) and City Networking Events soon followed.

‘I always wanted to start my own business, and when my children arrived that need became even more apparent,’

Salima tells me. Underwhelmed at the lack of opportunities to meet like-minded professionals in time-pressed circumstances, Salima spotted a gap in the market. ‘I could see there was scope to provide luxury networking events in stylish restaurants and bars,’ she explains.

Salima’s events are open to anyone interested in networking and socialising, and unlike the London Dinner Club, they are not focused on singles. ‘Our events are perfect for those who love trying new restaurants and socialising at the same time; multi-taskers, in other words!’

What advice would Salima give to other mothers looking to be

their own boss? ‘It’s a constant guilt trip for

all working mothers as you’re torn between family and career,’ she admits. ‘It’s important to keep a good work/life balance; start by switching off your phone when

you’re having dinner with the family and

respond to emails once the kids have gone to bed,’

she advises. ‘My weekends are focused on family time, and when the

kids are at school I’m super organised so I can make the most of the hours I have. I try to keep my meetings as local to Fulham as possible so that I’m not spending too much time stuck in traffic.’

The events, meticulously planned from Salima’s home, are scattered around

Chelsea, Knightsbridge and Mayfair. A stickler for details, Salima selects restaurants for her carefully curated events based on their ambience. ‘I visit the venue in the evening to assess what the lighting is like and decide if the music is too loud. I try to choose places that are informal yet stylish; Bluebird on the King’s Road is the perfect

example of this. After dinner, we retire to the bar, so all my venues must have a good bar.’ The secret to socialising is to keep conversation light, she tells me, ‘so no talk about politics or religion,’ Salima laughs.

Socialisers waiting in the wings can begin the hassle-free registration process online. ‘You simply book and pay for the event you’d like to attend. The price for dinner is around £70, so City Networking Events attracts those serious about networking, which eliminates the need to vet members as we always attract highly professional people,’ Salima tells me.

And networking is a serious business. ‘You should be constantly increasing your network,’ Salima stresses. Taking her own advice, she is upping the ante on social media channels. ‘I’m fully active on Twitter, Instagram and Facebook; it’s important to reach out to as many customers on different platforms,’ she tells me.

Although the prospect of leaving the security of the daily grind to go it alone might not be everyone’s cup of tea, Salima has no regrets. ‘After leaving the City to set up my own businesses I don’t think I could return to working for someone else. I love managing my own time, taking a holiday when I feel I need

a break; just being in control. The best advice I’ve ever been given is to keep a close eye on cash flow. Oh, and also treat everyone with respect; that might seem like stating the obvious, but sometimes it’s all too easy to overlook,’ she adds.

When she’s not planning her next events and sussing out new venues, Fulham has all Salima needs for a well-deserved bit of down-time. ‘I’ve lived in Fulham for eight years. The area has it all: beautiful parks, quaint cafés, a great football club!’

Having dabbled in dating and succeeded in the socialising spheres,

are any new business ventures on the cards for the year ahead? ‘I think I have my hands full enough at the moment,’ she laughs. And with that, right on cue, her phone rings with news of her next soirée.

If the Time Team were to turn up on the doorstep of Fulham Palace, they would have a field day – and indeed, two archaeological digs at the site

in recent years have done just that. But while the dug-up relics have helped piece together a past long-buried, history lives and breathes above ground in the gardens.

The old Bishops of London were a botanising bunch, Lauren Romano learns at the latest exhibition at Fulham Palace, tracing the fascinating history of its gardens

tHE CONStANt gARDENER

Here, in a shaded spot, the ancient holm oak hunches, groaning under the weight of its old boughs. Allegedly planted by Bishop Grindal in the 16th century, it is the oldest arbour in the grounds and has been designated a Great Tree of London, no less. Its flaying branches, twisted over many centuries, sit propped up by crutches like

The consTanT gardener

In 1903, Bishop Winnington-Ingram

spent £347 on two garden parties. In the same year he

spent £2/11s/11d on nets for the tennis court. As a keen player, he apparently chose his chaplains according to

their racquet skills

arthritic- riddled limbs, and they creak and whisper wisely in the breeze.

One can only imagine the events it must have been privy to over the years. The thieves who made off with Elizabeth I’s silver salt cellar after her visit in 1600 perhaps, or the rogue Suffragette who climbed in through the window of Bishop Winnington-Ingram’s study in the early 1900s. It may even have overheard former resident Bishop Compton directing his head gardener George London as to

where to sow his latest consignment of exotic seeds from Virginia in

the late 17th century. Certainly the noteworthy

trees that remain, of which the holm oak is one, have carved the Palace a place in gardening history books. Meanwhile, indoors, the

latest exhibition, The Famous and Historic Garden at Fulham

Palace, traces the development of the colourful grounds in its

many incarnations over the years, with a display of paintings, photographs and artefacts, to commemorate, among many things, 300 years since Compton’s death.

The Alan Titchmarsh of his day, Henry Compton, bishop from 1675-1713, was an avid botanist who first gave the garden its botanical gravitas. Although one of his predecessors, Edmund Grindal, made a noteworthy start more than a century earlier, introducing the tamarisk tree to Great Britain and making special deliveries of his early-ripening grapes to Elizabeth I, it was Compton’s green fingers that amassed some 1,000 exotic species.

He arranged for the Reverend John Banister (handily, also a botanist) to be posted to Virginia as a missionary and while there he sent back new species of seeds and plants in 1683 and 1688, which attracted famous visitors, among them, collector Sir Hans Sloane and botanist John Evelyn. According to Faulkner’s Fulham, Compton possessed, ‘a greater variety of hardy exotic trees and shrubs that had been seen in any garden in England’. Specimens were so notable that some even made their way into The Sloane Herbarium, the prestigious collection amassed by Sloane, which now resides at the Natural History Museum.

The first public croquet

club was formed at Fulham Palace

in the 1980s

landscaped the estate in the 1760s to create open views of the Thames; Bishop Blomfield planted a knot garden in the walled garden around 1831; Bishop Winnington-Ingram filled in the moat… the list continues. From tamarisk to tea, ginger to magnolia and passion flower to peach, horticulturalists have a lot to thank the Bishops of London for, but it’s not all about trees and plants. The gardens – all 36 acres of them – have also provided ample room for a party or two over the years. Bishop Winnington-Ingram laid on a tea for 1,000 maids at the palace at the request of Queen Alexandra to celebrate the coronation of Edward VII in 1902, while the English Church Pageant of 1909 saw 4,000 performers and a 6,000 strong audience descend on The Warren in the palace grounds.

After the Second World War, the gardens fell into gradual decline; the greenhouses had sustained bomb damage, and in 1944 the Ecclesiastical Commissioners took control of the residences, leasing the garden to the council, which eventually took over the entire site in 1975. Today, steered by the Fulham Palace Trust,

restoration work is well under way. The bothies [shelters] and vinery in

the walled garden have been refreshed and Bishop Blomfield’s

knot garden blooms again. The vegetable garden completed a successful first year, supplying

vegetables to The Square

restaurant in Mayfair, while two beehives installed at the palace last year have also been a sweet success. The Fulham Palace honey produced by the resident bees won first prize at the

82nd National Honey Show. Back in the imposing, wood-panelled Great Hall, whose very floorboards creak with history, curator Miranda Poliakoff admits that while you can’t help but

marvel at the bricks and mortar of the building, it

is all too easy to overlook the grounds simply as somewhere for a summer picnic. ‘People don’t pay much attention to the trees, except to wonder which ones their children can climb!’ she

laughs in parting. As I wander through the grounds back to the

hustle and bustle of Fulham Palace Road, the stout black

walnut tree bids me adieu too with a portly nod of its crown, while in the distance, the wise old holm oak waves. If only

those trees could talk.

The mammoth redevelopment plan is now entering its final phase, with Fulham Palace Trust working hard to raise £5.5 million over the next

few years to complete the restoration of the gardens, the Tudor courtyard

and the Great Hall and create a healthy endowment to support the palace’s future existence and the community events and learning

programmes it promotes. Anyone who wants to help support the

from his Judas tree. ‘The late learned Bishop of London eat of the flowers in his salads

and had a very large plant of it against his wall in his

‘They were queuing down the road,’ Luna Stein’s face creases into a wry smile as she recounts a Valentine’s Day evening a

few years ago, when the gentlemen of SW6 arrived at her shop in droves. During the last 16 years she has witnessed many an annual clamour for roses.

This morning, however, amid the boxes of flowers newly arrived from Holland is the calm before the storm. ‘When we moved to Fulham and opened the shop I didn’t know a soul. Not a single soul,’ Luna reminisces. Today, her floral arrangements have taken pride of place at the weddings of Middle Eastern royalty and have been used by the bunch-load to decorate high-profile events at the Royal Geographical Society and the Royal Albert Hall. The beautiful bouquets regularly grace the pages of many publications and have made such an impression that Luna is listed as a preferred florist by the Royal Botanic Gardens at Kew.

The former chief newspaper research librarian moved to London from her native South Africa in 1989 and her long-standing

love of flowers led her to take a floristry course at Mary Adams of London. Since then she hasn’t looked back. ‘People underestimate the long hours and the stress that the day-to-day life of a florist brings,’

Luna confides, methodically sorting through the latest delivery of

blooms as she does so, busily and intuitively arranging,

trimming and decanting into vases. ‘They think it’s all petals and prettiness,’ she says, with a whimsical wave of her cutters. ‘It’s definitely not a career

for the millionaire – but I feel so lucky that I

get to do what I love and I have some fabulous clients.’

Although many a famous face might cross the threshold, Luna’s lips are sealed. ‘It’s probably a blessing in disguise that I don’t follow popular culture religiously, so I often don’t recognise who people are until after they’ve left. Although, I couldn’t help but notice Scary Spice,’ she laughs (flower power meets girl power, we joke). ‘I treat everyone the same though and create each arrangement with a specific person or occasion in mind.’

The reputation of the small boutique florist evidently precedes itself and it’s not

difficult to see why. Perched on a stool, with a cup of ginger and honey tea, the calming chaos of stems, earthy-scented bulbs and fronds of foliage is an awakening treat for the senses (and the sinuses). Deliveries arrive from Holland every day and Luna prides herself on selecting only the top grade flowers, which she orders in small quantities. Tropical flowers from South America and the eye-catching proteas from Luna’s native South Africa dart into view.

Do flowers go in and out of fashion, I wonder; a horticultural haute couture so to speak? ‘There’s a natural progression over time, I think,’ Luna concedes. ‘ I don’t have a trademark “look” as I respond to the wishes of my clients. Flowers are a very personal thing; I have flowers in every room of my house,’ she confides. ‘I like to keep it very simple: a bunch of roses, a few white arum lilies, an orchid.’

And what is the florist’s favourite flower? Surprisingly, Luna admits a penchant for the humble daffodil. ‘It’s just so happy,’ she chuckles, ‘you can’t see one and not smile. I think it stems from my childhood when my mum used to grow them. She told us that we couldn’t pick them as it takes a year to produce just one flower, so naturally we found them fascinating.’

NAtuRAL INStINCt While daffodils might not feature widely in many of bouquets that Luna turns her hand to, does she have a favourite type of commission, I wonder? ‘For me, it doesn’t matter how big or small the occasion – it’s still somebody’s special day. Whether a person walks through the door and spends £10, or whether they ask me to do all the flowers for their wedding, we put the same care and attention into what we produce.’

Throughout her floristry career, there have been countless highlights, which Luna interjects between arranging. These include the not minor matter of delivering flowers to the Queen on her birthday; the South African High Commissioner opening the shop; and being nominated as a top small business in the 2010 Little Red Shop Awards.

But while these moments mark a sense of achievement, which Luna recalls happily, you get the feeling that they are incomparable to the day-to-day joy, pleasure and pride that she takes in her work; something she wouldn’t swap for a whole trophy cabinet of awards. For Luna, it is no use trading on a reputation. ‘My philosophy is this...’ she leans forward with a confiding smile, ‘We are only as good as the last bunch of flowers that leaves the shop,’ she says, cutting the twine on a bulbous, and beautiful, bunch of vivid purple hyacinths.

The idea of “Take Three” is fiendishly simple: focus on three interesting ingredients, which complement one another, then using a modestly stocked cupboard that covers all the necessities (butter and oil, milk, salt and pepper and the odd stock cube), create imaginative, delicious dishes quickly and easily. Here is Ed Sargent of The Beef Kitchen’s take on Take Three...

take threeSmoked haddock, Serrano ham & Jerusalem artichokes

Ingredients• 1 pack of Serrano ham (if you want to up the ante you can treat yourself

to some Ibérico ham. This comes from acorn-fed Iberian black pigs and has a greater depth of flavour and fat marbling than the landrace white pig from which Serrano comes)

• 4 good-sized Jerusalem artichokes• 1 fillet of naturally smoked (undyed) haddock

Method1. Scrub the Jerusalem artichokes thoroughly using a clean scrubbing

pad (there’s no need to peel them – the skin has a great nutty taste which works really well with the smoke of the fish) and cut each in half vertically. Cook in salted, boiling water until they are tender enough to slip from the tip of a sharp knife (about 4 minutes).

2. Meanwhile, tear the slices of Serrano ham into mouth-sized pieces (we don’t stand on ceremony here) and set aside.

3. Drain the artichokes and set aside.4. Remove the skin from the smoked haddock fillet and pin-bone it (you

can ask your fishmonger to do this for you – it is definitely the easiest way to do it!). Cut in half laterally so it fits neatly into a saucepan, cover with milk, add a bay leaf and simmer for 6-7 minutes until the flesh becomes firm (if you want to be uber-healthy, you can poach the fish in chicken or fish stock, using a good-quality stock cube).

5. Drain the fish, and when cool enough to handle gently break apart into good sized flakes: something that can easily fit on a fork.

6. In a bowl put all three ingredients together, season to taste, drizzle with a good-quality, punchy olive oil and serve immediately.

the 2014 RBS Six Nations tournament will take place in stadiums across Europe and this year will be

broadcast to 160 countries worldwide. The tournament takes its roots from the Home Nations Championship, which began in 1883 and was played between England, Ireland, Wales and Scotland. This championship then morphed into the Five Nations tournament in 1910 when France joined the rank of teams.

Since 2000, when the tournament became the Six Nations, England, Wales and France have lifted the championship trophy four times each, and Ireland have been tournament winners once. This year, Scotland and Italy will be attempting to each win their first Six Nations title, Wales will look not only to defend last year’s win, but also to pull ahead of France and England with a fifth overall win, and make Six Nations tournament history by

becoming the first team to win a hat-trick of championship titles.

Wales captain Sam Warburton told the Journal; ‘I’ve always said I’d rather go in to the tournament as a favourite than an underdog, so it’s nice to be in that position.’ Wales’ head coach Warren Gatland seemed cautiously optimistic for his side, but tempered the growing enthusiasm by telling us that his team would, ‘have to take everything one game at a time.’

France will also be fighting hard to avoid finishing in last place. ‘Last year, we were nice to almost everybody,’ joked captain Pascal Papé. ‘This year will be different. Yes, we are a young team, but we are highly motivated.’

This year’s action kicks off on 1 February, when Wales play Italy at the Millennium Stadium in Cardiff.

On a glorious winter’s day, Hammersmith and Fulham Ladies RFC hosted New Ash Green Ladies RFC and were keen to show their visitors just what it means to visit ‘Fortress Hurlingham’. Less than 10 minutes in and the Hammers were awarded a penalty in New Ash Green’s 22. A quick tap followed by successive forward crash balls created the space for Helen Clewer to power over the try line. 5-0 to the Hammers.

The Hammers’ second try came from a New Ash Green line out, which was stolen in the air by flanker Kitty Dennis. Quick hands from the rest of the back line, set up winger Charlotte Hammond to sprint down the wing. When Hammond was eventually halted, full back Belinda Wilson was on hand to receive the offload and

sprint 15 metres to the line. A third try for the home side was

added shortly afterwards. The final play of the first half saw another try and the apparent crushing of the opposition’s team spirit. Keen not to take their foot off the gas, the Fulham ladies turned to their superior fitness in the second half to press home their advantage.

A backs play between the Oman and the Tauchert twins created an opening for prop Caroline Peyrel to charge through, carrying the up-field with pace more akin to a winger than the front row. A subsequent infringement by New Ash Green allowed scrum half Debbie Suen to tack a quick tap penalty and set up Clewer to do what she does best – crash over try lines through a string of failed tackles.

Still the home side wanted more. Another break from Clewer left the New

Ash Green defensive line scrambling back towards their own 22.

The final two tries of the match went to one of the latest Hammers recruits – super fast winger Poppy Brewer. Brewer’s brace, and the Hammers’ final try, came from a poor kick by New Ash Green which bounced perfectly into the winger’s hands. No support was needed by Brewer who again embarrassed the New Ash Green back line, cruising past with ease to touch down between the sticks for the Hammers’ eighth try. One last conversion from Wilson rounded off an emphatic 48-0 victory for the Hammersmith and Fulham Ladies RFC.

story time After combining forces (and reading materials) from Hammersmith & Fulham, Kensington and Chelsea and Westminster, the tri-borough library service that now operates across 22 libraries, offers more than a million books for residents to choose from; plenty then, to keep children engaged this half term. top marks The borough’s schools are

performing well according to recent statistics published by the Department for Education. Five or more A*-C

grades were gained by 66.5 per cent of pupils sitting GCSEs in August, which

compares favourably to the inner London average (63 per cent). Pupil’s hard work was particularly evident at Lady Margaret School where 81 per cent of pupils achieved the top pass grades in five or more subjects including English and maths. Lady Margaret School also did well in the A Level stakes along with the London Oratory School, with 30 and 35 per cent of pupils respectively achieving three A Level grades at AAB or higher.

Sulivan School set to close

After months of tireless and passionate campaigning by

teachers, parents, pupils and the local south Fulham community, it has been announced that Sulivan Primary School will be closed and merged with New King’s Primary

School after councillors voted to close the school last month.

The top performing community school – recently ranked among

the best 250 primary schools in the country – will be closed in July 2015 when pupils will

be relocated to the newly refurbished New King’s Primary. The council cited low admissions as the reason behind the decision and has said that amalgamation

will offer new and improved facilities and access to learning

for all pupils. The decision has been met with outrage by headteacher Wendy Aldridge

and parents who plan to protest against the closure. At the time of print, the team will take their campaign to 10 Downing Street to deliver a letter on Friday 31

January at 11.30am.

An exceptional year for Fulham, 2013 saw an outstanding price growth of 20 per cent. The area is

increasingly seen as a hybrid between central and south west London, reflecting the best attributes of both markets at a price point between the two. Next year, we expect the area will benefit from even further interest, as astute buyers make the most of more affordable prime property prices than those in central London. For comparison, prime property in Fulham costs roughly a third on a like-for-like property in core Knightsbridge.

Fulham’s ongoing ultra-gentrification is continuing to draw

international interest, and we expect their already substantial share of the market to increase further in the year ahead. Wealthy buyers from Europe and the Commonwealth countries are particularly determined to buy in Fulham, attracted by excellent schools and the quality of beautiful family homes available. While the Peterborough Estate remains one of the most prestigious, another popular, emerging area is Bishops Park,

reflected in Savills’ decision to open an office there last year.

In 2014, we’re expecting to see lower stock and high demand for family houses that Fulham is so well renowned for. A new to the market 4/5 bedroom end-of-terrace Lion House on one of the premier roads on the Peterborough

Estate, Chiddingstone Street, is set to be popular with buyers, and is on the market for £2.895 million.

The core market also looks set to take off this year, and we’ve already seen increased interest in Fulham’s flat market. Both British and overseas buyers are seeing an opportunity to upsize in the area, with 57 per cent of buyers citing this as their reason for purchasing. the Fulham lettings market has experienced a number of changes over the past year, with rising property

prices and an increase in international applicants widening the typical profile of tenants in the area, and, as a result, increasing demand for different types of property. Attitudes towards renting have been encouraging, with nearly 30 per cent of our tenants renting simply because they prefer it, and the forecast for the future is also positive. Outer prime London values are expected to rise by 2.5 per cent during 2014, and by 20.4 per cent to 2017.

Due to the buoyant property market a number of landlords decided 2013 was a good time to sell. This had two main knock-on effects. The first was a number of tenants were forced to relocate, giving us a higher number of applicants than expected close to the end of the year. The second was three of our tenants purchased the property they were renting from their landlords, a testament to the concept of ‘try before you buy’.

and quality of semi-detached and terraced houses available. The feel of the area fits in nicely with this, offering a perfect balance between suburbs and the city. Central London

is just a stone’s throw away, but SW6 still has a classic village feel.

Edenhurst Avenue is a prime example of a family rental property, offering 4,219 sq. ft. of accommodation, including six double bedrooms all with en suite bathrooms and off-street parking. It is available

from mid March for £2,750 per week, and with its stunning interior design and an ideal location close to the Hurlingham Club, we expect it to garner a lot of interest.

A change we’ve seen more recently is increased demand for one to three bedroom flats, primarily for corporate relocations and young professionals. This is echoed in our statistics, which

show 48 per cent of our tenancies in 2013 were due to relocation. These tenants are typically looking for the best in class mid-market properties, conveniently located for transport links and the restaurants and bars of the Fulham Road.

A first floor flat on the New Kings Road is a perfect example of the kind of flat these tenants typically favour (pictured above left), with an open plan living room and kitchen, ideal for entertaining, as well as two double

Since opening three years ago, Cannons on Fulham Palace Road has witnessed the ebb and flow of the property

market in the area, delivering expert knowledge to clients far and wide.

‘The market is on the increase with no indication that it’s going to slow down anytime soon,’ Antony Rizzo begins confidently. ‘London property prices received a massive 12 per cent growth in 2013, with many properties Cannons have sold in Hammersmith and Fulham achieving up to an increase of 20 per cent, smashing previous street sold price records,’ he adds.

‘There are a lot of developers looking to invest in Fulham but also many residents are choosing to develop their own homes, and with the added building works we are seeing massive gains. Digging down into the basement can add an extra £300 per sq. ft. onto a property,’ David admits. ‘I think a lot of other areas have been over-developed already but SW6 still offers development potential.’

‘People are instilled with confidence when they see what their

neighbours are doing,’ lettings manager Curtis Myton adds. ‘It’s not uncommon now to walk down a road and see one basement development going on there, another one a few doors down, then a loft conversion taking shape opposite. It’s almost like a chain reaction.’

The private rental sector is continuing to go from strength to strength too with many more buy to let investors looking to snap up high quality refurbished properties. ‘While the resurgence in the sales market means many more people are buying in Fulham, there continues to be a

large influx of Europeans joining the rental market who are moving to London for work and enjoying the affluent lifestyle that the local area provides,’ Curtis explains. ‘Due to the increases in capital gains that landlords are currently enjoying, they are motivated to secure better tenants who will look after their property for two or more years, safe in the

knowledge that after each long term tenancy they will have enjoyed growth in their property’s value.’

It’s not uncommon for Cannons to receive three or four offers for a well-presented one bed, and for the landlords to have their pick of tenants. ‘There is a lack of stock in the area and buyers and tenants are willing to pay more for the finished product, something that they can move straight into,’ Antony says.

‘My advice to people looking to rent in the area is to be prepared and come with your debit card! It’s not a market

anymore when you can view 25 or 30 flats and then go home and make a pie chart,’ Curtis laughs. ‘Know what you want and be specific with your search and when you do see something that you like just take it because

it won’t be there next week.’‘The prognosis for 2014 is definitely

healthy and buoyant. Fulham’s excellent amenities and the residential, family feel continue to prove a big pull for buyers,’ Antony concludes.
