Auckland developers and new owners Redwood Group have now launched into their $125 million Five Mile retail park on the site. Business is abuzz with the sight of diggers and heavy machinery backfilling the massive hole along the State Highway 6 entrance to Queenstown. About 85,000 cubic metres of fill is being trucked back onto the site to refill the hole ready for construction of the 29,000sqm, 51-retail unit complex to begin at the end of February. It’s the biggest development boost the local economy has seen since the new Hilton Queenstown hotel complex opened in 2011. Many Frankton and Queenstown businesses returned after the Christmas New Year holiday break to a marked increase in business, reporting a new buzz in business confidence for the start to 2014.

The site has long been nicknamed ‘Hendo’s Hole’ after Christchurch developer Dave Henderson’s $2billion development failed leaving an empty eyesore in 2008.

Auckland developers and new owners Redwood Group have now launched into their $125 million Five Mile retail park on the site.

Business is abuzz with the sight of diggers and heavy machinery backfilling the massive hole along the State Highway 6 entrance to Queenstown.

About 85,000 cubic metres of fill is being trucked back onto the site to refill the hole ready for construction of the 29,000sqm, 51-retail unit complex to begin at the end of February.

It’s the biggest development boost the local economy has seen since the new Hilton Queenstown hotel complex opened in 2011.

Business owners say Five Mile has provided a boost to business confidence and fuelled an excited anticipation heading into 2014.

Naylor Love senior project manager Jamie Gibson says there will be 300 to 400 construction workers and tradespeople working on site by August this year, as well as 20 senior managers.

“We will be trying to source as many sub-contractors as we can from the local area, but obviously some will need to be brought in from elsewhere in the region. It’s going to be great for Queenstown.”

February 2014Welcome to my first report for the new year. And what a start to the new year it has been! We are experiencing one of our busiest Januarys for some years, and there is a lot of buying activity across all price ranges. There is however a shortage of listings so it is an excellent time to consider selling.

I believe some of the recent sales I have been involved with, and others I have heard of will translate into reports of a rising market once the statistics are released.

Auction activity is good, and we have had multiple bidders and auctions being brought forward due to early interest, with a high number sold under the hammer. We are also experiencing a high number of multi offers as buyers compete for the limited choice of homes for sale.

The biggest shortages of listings are in the entry to middle range ($400,000 - $700,000), particularly homes for family living. So if you own one of those and are thinking of selling it could be an excellent time to get in touch.

However, despite all of this activity in the new year we are looking at the results for December

in this issue of the Flyer, and activity was down on the same period last year. There were 53 residential property sales in December which was the same volume as November 2013. Section sales were quiet with only 3 sales compared to 13 the previous month.

Residential dwelling and apartment sales were 52 in December compared to 40 in November.

A feature of the market for the month was increased sales of managed apartments accounting for 25% of the market. These were predominately 1 and 2 bedroom apartments under $400,000 reflecting stronger demand from buyers with discretionary funds looking for an investment but also the flexibility to use a few weeks every year.

The median sale price reduced to $517,500 and was pulled down by the under $400,000 managed apartment activity.

Local Area Sales for December

TAs reported earlier, the lower sales volume overall for December combined with the lift in the number of cheaper apartment sales in that month is reflected in the following stats.

months, providing enough new listings become available to satisfy the buyers waiting.

PIZZAYOUR WAY ANY DAY

PIZZA SAUCE

Good friends, wine and fresh, local ingredients. This is summertime at its most delicious!!

• 375ml (1 1/2 cups) warm water

• 2 tsp (7g/1 sachet) dried yeast

• Pinch of caster sugar

• 600g (4 cups) plain flour

• 1 tsp salt

• 60ml (1/4 cup) olive oil, plus extra for brushing

1 tablespoon Olive Oil

1/2 cup minced White Onion

2 cloves Garlic, pressed through a garlic press

2 tablespoons minced Sun-dried Tomatoes {that were packed in olive oil}

2 teaspoons Dried Oregano

1-1/2 teaspoon Dried Basil

1/4 cup White Wine

1 can of Tomato Paste

1 cup Water

2 pinches of Kosher Salt

1/4 teaspoon Black Pepper for brushing

Heat a large {10 inch} skillet over moderate heat. Add in olive oil and when hot, add in the minced onion and garlic. Stir until soft.

Now add in the minced sun-dried tomatoes, dried oregano and basil and stir. The oil and the heat of the pan will soften up the dried herbs.

Pour in the 4 tablespoons of white wine and let that simmer until reduced by half.

Add in the entire can {6 ounces} of tomato paste and the cup of water. Switch over to a wire whisk and stir until combined. Reduce the heat to medium-low and simmer the sauce for 15 minutes before seasoning with kosher salt and black pepper.

Pour in to a jar to cool and store in the fridge for a week, or use right away!

Makes about 1 cup

HOME MADE PIZZA

DOUGH

Step 1

Combine the water, yeast and sugar in a small bowl. Set aside for 5 minutes or until foamy. Combine the flour and salt in a large bowl and make a well in the centre. Add the yeast mixture and oil. Use a round-bladed knife in a cutting motion to mix until the mixture is combined. Use your hands to bring the dough together in the bowl.

Step 2

Brush a bowl lightly with oil. Turn the dough onto a lightly floured surface and knead for 10 minutes or until smooth and elastic. Place in the prepared bowl and turn to coat in oil. Cover with plastic wrap and set aside in a warm, draught-free place to rise for 30 minutes or until dough doubles in size.

The beginning of the year is always a time for ‘fresh starts’ and ‘resolutions’ so perhaps the changes can be embraced starting from within. Whether it is starting or recommencing your yoga practice, committing to a regular meditation or doing the best that you can to uplift the lives of others around you, the change will always start with you.

But change is not always easy. If you’re anything like me you will not always want to change. That is because change “ruffles your feathers”, it “throws a cat among the pigeons” it can definitely “rock your boat”!

Despite it’s innate beauty, it is one aspect of life that many people resist. We fear upsetting the status quo, but human happiness may well depend on it.

Interestingly status quo has roots in the longer phrase “in status quo res erant ante bellum” - the state in which things were before the war. Could the implication be that without the status quo there will be chaos? There will be war?

So why is it that some people can easily embrace change while others will do everything in their power to prevent it? It all simmers down to perception.

Going through a relationship separation with two little children to care for in the last couple of years has instigated a huge change in my life and I have certainly had to choose how to view it and how to move with it. Nothing can fully prepare you but ones life’s experiences have a way of shaping the way you perceive things.

Though not always easy I have as a practising yogi tried to develop an understanding and acknowledgment that

the change has come from within me and I notice that the more I embrace change the more that I grow and evolve as a person.

As Karen Kaiser Clark so beautifully puts it:

“Life is Change. Growth is Optional. Choose Wisely”

To accept change is for me a saviour as I realise that as I do I am filled with feelings of calmness, peace and courage. There is nothing more unsettling for me than the feeling that accompanies resistance and fear. This state of stagnation is equivalent to death. Nothing can be accomplished by not moving forward.

It’s like the human body. If we do not use our muscles they diminish. The human spirit is the same -if we do not grow and adapt we will remain stuck and nothing of value can be accomplished when we are stuck.

So, change is a beautiful thing. It transforms us. When we can accept change, learn from it, and become all the better for experiencing it, change is no longer our enemy. It becomes our teacher.

Another Master teacher Yogi BKS Iyengar said:

“Change is not something that we should fear. Rather, it is something that we should welcome. For without change, nothing in this world would ever grow or blossom, and no one in this world would ever move forward and become the person they’re meant to be.”
