Tuscany is a land of art, culture and history, but it is also a place where you can have fun, relax and above all experience good living. Tuscany needs no introduction, since it is, without a doubt, one of the main attractions on the stage of world tourism. Nevertheless, one cannot speak of Tuscany without praising its beauty.To cite but a few examples, there is the Duomo of Florence with Giotto’s bell tower, Piazza della Signoria with its majestic sculptures, Piazza del Campo in Siena or the leaning tower of Pisa. Tuscany was home to a number of men who shaped the history and artistic heritage of Italy; Michelangelo, Leonardo da Vinci, Galileo Galilei, the composer Giacomo Puccini and Dante Alighieri (Tuscany is also the region where the Italian language was born).Away from the large populated centres, there is a network of small towns and villages, each with its own character and surrounded by its own unique landscape, which is in itself a work of art. Hills decorated by golden fields alternate with great stretches of cultivated land divided by rows of cypress trees. The land is characterized by fields of sunflowers, large farmhouses, olive groves and vineyards which adorn softly rolling hills offering breathtaking views. And the backdrop to all this is the scenery of the Crete Senese, of the Val d’Orcia, or of Chianti or The Maremma regions. For those who love the sea, Tuscany, and in particular the area of Versilia, boasts many well-known seaside resorts.With so many locations of outstanding interest and beauty, the only problem may be deciding what to see in a region full of World Heritage Sites. With so much to offer, Tuscany is a place which caters to all kinds of tourists, offering everything from activity holidays to wellness and relaxation breaks. There are itineraries which merge nature, art and history and last but not least, specialist wine and food- tasting holidays for those wishing to savour traditional flavours. It is a land which may seem familiar even before visiting it, but will never cease to amaze. It will be a continuous discovery of scenery, colours and scents of which you will never tire. History and Art

Tuscany is the ideal destination for art and history lovers. It is essential to know its origins in order to understand and appreciate its territory and the traditions of its various towns and villages. The earliest inhabitants lived here approximately 1000 B.C. when the great Etruscan civilisation settled here. Tuscany derives its name from Tuscia, which was the name given by the Latins to the region where several autonomous Etruscan city-states were founded. Between 700 and 600 BC the Etruscans expanded their lands to include parts of the Padana plain and Corsica, but from the fifth century BC, there began a gradual decline culminating in their defeat at the hands of the Romans in the second century BC.The Tuscan economy did not flourish again until the 12th century, when Pisa established trade agreements with the Orient, while Florence and Siena developed their manufacturing and financial activities.In 1434 when the Medici family became the “signori,” or Lords of Florence, the city became the cultural capital of Tuscany and Italy: the cradle of the Renaissance. It was also a political and economic power. The remains of this glorious past are still to be seen today. Masterpieces of the most famous artists of that period can still be admired: Brunelleschi for architecture (he designed the dome of the Cathedral of Santa Maria del Fiore); Donatello for sculpture (The bronze statue of David, in the Bargello museum) and Masaccio for painting (The Brancacci Chapel in the Church of Santa Maria del Carmine)It was in the Florentine workshops that the Renaissance really took root and matured. For example, there was the work shop of Beato Angelico, where Benozzo Gozzoli and Filippo Lippi trained, and Verrocchio’s workshop, where Leonardo da Vinci honed his universal genius. The great Michelangelo Buonarroti started out in Ghirlandaio’s workshop. Those were the years in which Rome, as the home of the Papacy, became the greatest economical power in the peninsula, while Florence continued to be the home to artists of inestimable importance such as Michelangelo, Raffaello, Leonardo da Vinci e Benvenuto Cellini. Among the notable achievements of the Renaissance is the planning and building of Pienza. However, Tuscany’s contribution to art did not cease with the end of the Renaissance. It continues to evolve even now, as can be seen by the numerous works of contemporary art on display.

Val D’Orcia

Val d’Orcia is a wide valley in Tuscany, which lies between the provinces of Siena and Grosseto, to the North East of Mount Amiata. It derives its name from the River Orcia which runs through it. The valley is characterized by its wonderful scenery and numerous towns and villages dating back to medieval times, of which Montalcino and Pienza are the best-known.Since 2004 the valley has been a protected park and a World Heritage Site. Nature is the main attraction in Val d’ Orcia: it is unspoilt and incredibly beautiful with its colours always changing, depending on the season. This is a landscape which inspired Many Renaissance painters of the Siena school. There are many must-see locations. First of all, Pienza, which owes its current appearance to one of its most illustrious sons: Enea Silvio Piccolomini, who at the age of 53 became Pope Pius II. It was the Pope himself who, following a trip to his native town, criticized its dilapidated state and ordered the construction of a new “ideal city”. He entrusted the work to the architect, Bernardo Rossellino. Construction lasted about four years and resulted in an architecturally harmonious town built in the typical style of the 1400s. Any further change to the new city was halted by the premature death of Pope Pius II. Indeed, the city has hardly changed since then.Montalcino is another well-known destination, famous for the production of Brunello wine. It is a typical medieval town, which lies to the south of Siena. It commands magnificent views of the countryside, which is the reason why a fortress was built there to control the surrounding lands. There is a fairy-tale atmosphere to the town, which has remained largely unchanged since the 16th century.Other places of interest in the area include Castiglion d’Orcia with its fortress, Abbadia S. Salvatore with its ancient Benedictine monastery and Montepulciano to the east of Siena.The area is characterized by its cypress trees as well being famous for several wines and dishes: cured meats from Cinta Senese; Pecorino cheese from Pienza; Brunello di Montalcino, Nobile di Montepulciano, Rosso Orcia and other fabulous wines which enjoy the DOCG status.

As Fabio Bargagli Petrucci describes the area:“ QThis Valley….. with its dense, age-old, green woods scattered with flint, stone and bronze axes, bears witness to man’s first steps. The broken arches of a bridge reminds us of the power of Rome; its castles a reminder of feudal forces; its country churches of religious dominance ; in the monastic granges we are reminded of the will to care for the sick ; while the force of nature lies all around…”

Siena

Siena is one of the most beautiful cities in Tuscany. It lies surrounded by olive groves, Chianti vineyards and the Val D’Orcia. Built upon the tops of three hills, the medieval city is criss-crossed by wide streets and narrow lanes intertwining with each other. In the centre lies the biggest and best- known square, Piazza del Campo, where the Palio takes place. Its historical centre has been a World Heritage Site since 1995.

Legend has it that Siena was founded by Senio, the son of Remus (Romulus and Remus, the founders of Rome). Actually, Senia Julia was the name given to the Roman colony founded by Augustus on the site of a pre-existing Etruscan village. The city was at its peak during the Middle Ages, while its darkest hour came with the plague in 1348. Siena is, undoubtedly, one of the most famous Italian cities in the world thanks to its historical and artistic heritage, its architecture and medieval cityscape. Siena, in the centre of Tuscany, became a leader in the financial world around 1200 A.D. when the most important families in the city set themselves up in the banking business along with the Roman Curia’s bankers. To this day, the oldest bank in the world, Banca Monte dei Paschi di Siena, founded in 1472, has its headquarters in the city. The city also boasts a prestigious university, established in 1240 whose departments of Medicine and Law are among the oldest in Europe. The city, protected by its medieval walls, is divided into seventeen districts (contrade), each with its own stem depicting associations of the district’s history. The contrade compete against each other in the Palio, the historic horse race held every year on July 2nd and August 16th in Piazza del Campo. There are a great many historic buildings, monuments and churches to visit such as the Siena Cathedral, the Battistero di San Giovanni (“Baptistry of St. John”), the Sanctuary and home of Santa Caterina (Saint Catherine) or the Palazzo Pubblico with its Tower, Torre di Mangia.

Moreover, Siena offers the opportunity to taste some excellent food. There are the legendary “pici”(thick hand-made spaghetti served in a wild boar or rabbit sauce) and traditional meat dishes as well as cheeses and locally- grown vegetables.

Life style, Taste and Scent

Golden wheat fields, long rows of vines with their red bunches of grapes, dense lines of green cypress trees. In the bigger cities the life style is laid- back. It might consist of socializing during happy hour or in one of the more crowded bars or restaurants. Living in Tuscany means experiencing its scents and flavours: there are countless restaurants, trattorias and pizzerias where you can taste authentic local cuisine, offering traditional dishes and using local recipes that date back hundreds of years. A prime example is Tuscan bread which is made without salt, just as it was in the 12th century. However, the most renowned dishes are meat –based, the most famous being the “fiorentina” or “Florentine steak,” produced from the meat of Chianina cattle, raised here for over 2200 years. There is also white meat and game, popular for festival dishes. There is an abundance of chicken and turkey dishes but also other favourites like pheasant, pigeon, hare, wild boar, guinea fowl and porcupine. Cured meat products are made using pork: Tuscan salami, salted ham and sausages. The most famous among the cheeses available is the Tuscan pecorino(ewe’s milk cheese) in particular from Pienza as well as the local ricotta and Raveggiolo cheeses. One simply must try the various sweets on offer. Some are traditional of Siena such as panforte, ricciarelli, cavalluci the Duke’s pudding(tiramisu) or torta di cecco (cecco’s cake).

In order to eat well, one should also drink well, and In Tuscany there is no shortage of fine wines. Many are derived from vines, or have labels, with special denomination. It is no coincidence that wine-tasting is one of the most popular attractions in this part of the country with such wines as Brunello di Montalcino, Chianti (in its many versions), Vernaccia of San Gimignano, the Vino Nobile of Montepulciano or Vinsanto (holy wine).

Fiore di Maggio Resort & Spa

Smooth hills covered by a lush green grass and lighted by a bright sunshine. Orderly rows of grapevines sporadically interrupted by lines of cypresses, typical of Val d’Orcia region. This is the sight that you will enjoy once you step in “Fiore di Maggio - Resort & Spa”, a new residential complex just a couple of miles south of Pienza. The Resort will be built on the ruins of an ancient building whose construction date remains uncertain. Some scholars think that it was built in the 16th century, others date it as far back as early 11th century. What is certain is that this ancient building had been part of the “Santa Maria della Scala” museum complex, as attested by its coat of arms which is still visible on the façade of the building to this day.Now this historical building is going to be restored with modern comforts, while maintaining its original outline. It will consist of 14 units, coming in different sizes and prices, some with verandas, other with small courtyards. Each apartment will have a separate entrance on the ground or first floor.

The smallest available unit is a comfortable two-room apartment which consists of a living-dining room with a kitchenette, a master bedroom and a bathroom, for a total commercial size of 44 square metres. There are several two-bedrooms apartments. The biggest one is about 94 square metres and consists of a large living area, two bedrooms, two bathrooms (one en suite) and a nice veranda.Each unit will have two parking spaces (one covered and one uncovered) in the condominium parking lot.The residential complex will be enhanced by a large garden and by a bio-lake: it’s a swimming-pool which uses algae to naturally depurate the water, as required by local laws regulating human activity in areas protected by UNESCO.

Owners and guests of “Fiore di Maggio - Resort & Spa” will have access to several resort services, such as an indoor swimming pool, a relax and massage area and a reception, which will handle check-in and checkout operations for those owners who intend to use our property management services and receive a guaranteed annuity. The price range is between € 200.000 and € 425.000.All the apartments are air conditioned and designed according with the most strict anti-seismic regulations.

Distance

Due to its handy position right in the centre of the region, the “Fiore di Maggio – Resort & Spa”, can be easily reached from anywhere in Tuscany, and is a great base from which to set off to discover all the wonders of this part of Italy.

The farmhouse is near to both the Cassia Road and the A1 motorway. The former is the old consular road, built by the Romans to connect Rome with Florence, and is now a state highway. The A1 is the longest motorway in Italy, linking north and south of the peninsula(Milan-Naples) and for this reason is called “Autostrada del Sole” literally “Motorway of the Sun.” These two roads are a mere 20 minutes away by car from the farmhouse. The A1 is the easiest route for those arriving from northern or central European countries, whereas for those arriving from France will take the A12 motorway, the Genoa- Livorno road which follows the Tyrrhenian coast cutting through Liguria.The closest towns are Pienza and Bagno Vignoni (both are far less than 15 minutes by car), Montepulciano and Montalcino.

All the most interesting places in Tuscany are quite nearby: Pisa (and Rome) is only two hours and half away, Florence one hour and 10 minutes and 60 minutes to Siena. A short journey from Lake Trasimeno and Assisi (one hour and 40 minutes). Orvieto (one hour) and Perugia (one and a half hours).There are two international airports in Tuscany. One is in Florence and the other in Pisa (But the big international airport of Rome-Fiumicino is just 2 hours and half). There are also three sea ports in the region situated in Livorno (2.5 hours), Piombino (2 hrs) and Porto Santo Stefano (1 hr 45 mins). Livorno is an important trade port as well as being a cruise ship destination. It is well connected with the main Italian and international ports. The region is also well connected by railway, both with the main Italian cities and between the towns in Tuscany itself.

The roof, for instance, will be built using chestnut wood and Florentine terracotta, so there will be thick wooden beams overlaid with “campigiana” traditional ceramic tiles. Similarly, the same attention to detail will be seen in the floor tiles, which will also be made of Florentine terracotta. Every house will have a fireplace: an essential element ever present in old Tuscan dwellings.

On the other hand, the exteriors will have stone facing, reproducing the old way of laying stones in bygone days. Investment Plans

Buying an apartment in “Fiore di Maggio – Resort & Spa” is an excellent investment choice, because the property values in the area are bound to rise over the years. But buying a high quality second house in Tuscany will also improve the quality of your life exponentially. Moreover, we offer our customers several investment programs.When you buy an apartment from us, you can also sign a property management contract with a subsidiary of our holding company. Starting from the next tourist season you will receive a yearly annuity, whose amount can be guaranteed by us and increased over the years.

You can choose between the following investment plans:

a) 4% guaranteed annuity calculated on the purchase value of the apartment, excluding VAT. This investment program lasts five years and it can be renewed for the same period. Your apartment will be managed by one of our subsidiaries which will sub-lease it to high-income tourists with the help from international tour operators, between April and October of each given year. You can stay in your apartment for two weeks during the rental period. The condominium management expenses will be subtracted from your annuity. During the rest of the year you will have full possession of your house and you will just have to pay the condominium management expenses (electricity, water, gardening etc.). By choosing this program you will enjoy a guaranteed and stable rental income, even if your house remains empty.

b) Regular annuity. In this case your annuity will be calculated on the base of the gross rental income of the management company in relation to your apartment. There will not be a fixed rental period, meaning that you can agree a custom rental period with us. For example, you can stay in your apartment for the whole month of July and rather rent it out for a few weeks around Christmas. The property management expenses and the management company 25% fee will be subtracted from the gross rental income and you will receive the difference. Based on the tourist season performance for each given year, this formula can be more or less convenient than the guaranteed annuity.

Financial Tools

To help our customers with the purchase process, our company offers the following services:

1. MORTGAGE LOANS. We can assist our customers in obtaining a mortgage up to 80% in one of the most well-known Italian banks. The buyer can also assume a share of an existing mortgage.

2. FIXED EXCHANGE RATE. If a buyer decides to pay in a different currency from Euro, we can accept payments in foreign currencies and fix the exchange rate in the preliminary contract of sale. In that way our customer will not suffer from any negative effects of currency devaluation up to the undersigning of the final contract of sale.

3. INSURANCE POLICY. All down payments will be protected by an insurance policy that will guarantee the buyer against any problem.

4. PAYMENT PLAN. We offer custom payment plans according to the type of apartment and the period of purchase.
