EXECUTIVE SUMMARY This report (TASK 3.1a Existing Conditions) is an analysis of the existing utilities / infrastructure within the for Transit Oriented Development (TOD) project areas based on information compiled from existing data researched and retrieved from City of Inglewood Public Works Department, Los Angeles County Flood Control District (LACFCD), private utility purveyors, as well as observations during site visits (Observations for this area are still pending). The information in this report will assist City of Inglewood and the consultant team in realizing what opportunities and constraints exist for them while developing the vision for the Inglewood Planning Services for TOD The project area is fully built-out with residential and commercial properties, public school, recreational park, and industrial and manufacturing zones. Thus, the available infrastructure (utilities and roads) have little or no constraints regarding future redevelopment and property usage plans. There are no major deficiencies observed for the existing condition by comparing the existing land use zoning to the utility infrastructure currently available to the area. SITE DESCRIPTION Project Location The city of Inglewood (pop. 112,000) is a city in southwestern Los Angeles County, located just southwest of downtown Los Angeles. The city borders the San Diego Freeway (Interstate 405) to the west, the Century Freeway (Interstate 105) to the south, the city of Los Angeles to the east and north. The city is a developed urban area with the infrastructure necessary to sustain its population. This portion of the Inglewood Planning Services for TOD is for the Imperial and Crenshaw area (Task 3.1a) (See Exhibit G2)

EXISTING INFRASTRUCTURE BASELINE DATA

IMPERIAL/CRENSHAW AREA FOR INGLEWOOD PLANNING SERVICES FOR TRANSIT-ORIENTED DEVELOPMENT

The following is an analysis of the existing utilities within the Imperial and Crenshaw area based on information compiled from existing data supplied by the city of Inglewood, LACFCD and various utility purveyors. The following is a listing of the existing facilities within the limits of the project area boundaries.

EXECUTIVE SUMMARY

This report (TASK 3.1a Existing Conditions) is an analysis of the existing utilities / infrastructure within the for Transit Oriented Development (TOD) project areas based on information compiled from existing data researched and retrieved from City of Inglewood Public Works Department, Los Angeles County Flood Control District (LACFCD), private utility purveyors, as well as observations during site visits (Observations for this area are still pending).

The information in this report will assist City of Inglewood and the consultant team in realizing what opportunities and constraints exist for them while developing the vision for the Inglewood Planning Services for TOD

The project area is fully built-out with residential and commercial properties, public school, recreational park, and industrial and manufacturing zones. Thus, the available infrastructure (utilities and roads) have little or no constraints regarding future redevelopment and property usage plans. There are no major deficiencies observed for the existing condition by comparing the existing land use zoning to the utility infrastructure currently available to the area.

SITE DESCRIPTION

Project Location

The city of Inglewood (pop.
