1 Demolishing Works

Preamble:

The contractor should be aware that the proposed work will be

carried out in the existing functioning building and that the his

daily activities shall not interrupt others ongoing daily activities in

the other floors of the existing building.

Unit rates shall include, but not limited to, the following:

a. Removing of demolished material out of site to an approved

dump location.

b. The dismantled material are the sole properties of the client.

c. The contractor shall coordinate implementation of his daily

work activities, working hours, throughout the construction period

with the client and the supervising engineer

d. The contractor shall protect and safe guard the existing

facilities and building finishes, including the painting, the floor

tiles, *etc. the contractor shall not use the existing elevator for

loading the construction material

e. The contractor shall make the necessary temporary water,

electrical power connections ..etc to prevent interruption of the

power and water supply for the existing functioning building.

f. The contractor shall take all necessary measures to protect and

minimize environmental hazards including pollution, noise, dust

2 Block & Plaster Works

The contractor shall, when pricing the rates of this bill, take into

consideration including and allowing for the costs or expenses of

all requirements stipulated in the preambles, drawings and

technical specification of the tender.

2.1

Supply and install 10 cm thick hollow blocks with reinforced

concrete tie beams over all block walls with steel reinforcement

412mm and stirrups diameter 6mm@20cm, 20cm high and

width equal to the wall thickness. The price should include

412@20cm length steel dowels to be planted in the adjacent

concrete or stone wall and fastened with the beam reinforcement

Price shall also include properly fixing and anchorage of the block

works with the adjacent concrete elements as approved by the

engineer

2.2

Prepare surfaces, apply 13mm thick plaster on new or existing

walls composed of 2 coats of cement sand plaster (rough and

fine finish) over cement splashing coat. The price includes angles

beads, wire mesh on all kinds of joints especially electro-

mechanical. The price should include patching works on

previously plastered walls for electro-mechanical installations.

3 Tiling Works





Unit rate shall include all design pattern and cutting, cement

mortars, cement sand filling bellow floor tiles and grouting.

3.1.1

Supply and install non-slip 30X30cm 7mm thick granite porcelain

floor tiles, simlar to model "Coco from TAU CERAMICA" or

equally approved Spanish or Italian tiles; all as per the Engineer's

choice and approval. The price should include the installation of

the tiles at 5mm spacing and to any pattern selected by the

engineer, grouting with anti bacterial epoxy grout. Price shall

include the cement mortar (1:3), sand with cement filling.

3.1.2

Supply and install glazed porcelain tiles first grade for wall tiling

Spanish or Italian made and as approved by the Engineer. Tiling

shall be to any pattern and color selected by the Engineer, with

5mm spacing, pointing with water resistant grout like Mapei. Price

shall include surface preparation, installation of the tiles, on new

or existing walls, with approved adhesive material.

4 Sealing Works





4.1

Supply and apply three coat of Sika Top Seal 107 or equivalent

on clean surfaces at the wet areas. The price include 5*5cm

angle fillet with smooth sand cement mortar (1:3), applaying of

smooth surface layer of cement- sand screed to recieve the

sealing material.

5 Wooden and Carpentry Works

The Contractor shall when pricing the rates of this bill, take into

consideration including and allowing for the cost or expenses of

all requirements stipulated in the preambles, drawings, and

technical specifications.

5.1 Wooden doors

Supply and install the following 45mm thick PLY wooden doors.

Price to include pine woode frames, three door hinges at each

door leaf, 20 cm high stainless steel kick plates from both sides of

the door leafs, door stoppers, door locks, cylinders (Wally or

equally approved), and the accessories as approved by the

Engineer.

Price to include painting of the door leafs and frames by 2 coats

of putty 2 coats of under coat ORANGE as made by APC or

equaly approved,and 3 coats of APC ARAMAT; all as instructed

and approved by the Engineer.

Dismantled , preserve and re-install the existing wooden doors

frames by galvanized steel anchors L75x100mmx40mm width

and 1.5 mm thick ( 4 anchors for each side)

3- Installing new handles, locks and cylinders as made by Wally

or an approved equal.

4- Painting of the new door frames and the dismanteled door

leafs with oil paint including primer, 2 coats of putty, 1 coat of

undercoat and three coats of oil based wooden paint.

fine line structure 60x60cm false ceiling, price to include structure

and installation using special gloves as instructed and approved

by the site engineer. The Price should include install paper

corner and joints beads on all joints, corners, connections

between walls and boards using putty (GOLD BOND BRAND),

laying one layer of putty over the joints and corners and another

one layer over all gypsum boards, sanding with sand paper and

7 Painting Works

The contractor should allow in his pricing that the engineer may

use as many different colors or combination of colors to meet an

approved color scheme.No hand made color mix is allowed.

The contractor has to prepare a color sample 1.5x1.5m on site for

each color asked by the Engineer

The owner has the right to choose any color of or combination, no

price difference will be measured for any color variation done

All paint works should conform to manufacturer's instructions

regarding number of coats, rate of application or drying time

APC FILL , laying two coats of putty (GOLD BOND brand or an

There will be a double back, allowing routing and

regulating the air flow from the upper and the lower

parts of the hood by means of upper and lower flues,

the hood back is made of 6 mm-thick TRESPA, a
