    Prior to 1840 all structures on the National Register were timber frame

    construction, a process in which ti mbers are cut, joined, braced & fastened with

    wooden pegs to form an interlocking of beams. This type of construction was born out

    of necessity. Our forefathers utilized the resources available to build a home long

    ago, they felled the trees, hewed the timbers & joined them with a mortise & tenon &

    trunnels. I t was a perfect union of resources & energy.

    Basic joining techniques, such as the mortise & tenon, evolved between 200 & 500

    B. C. in Japan & Europe. The process has been refined over the centuries &

    adapted to modern l iving. This age old process creates an infrastructure that i s

    timeless in design, but may be fashioned to suit contemporary sensibili ties. Timber

    framing is quality construction that will maintain its beauty & strength for generations

    to come.

    Often potential owners begin collecti ng items for use in t heir home even before

    construction begins. I recommend that potential home builders, who may have

    just the beginni ng of ideas for thei r home, not col lect a hodgepodge of stuf f, but

    rather collect hardware, stone, brick, slate, marble for their home these things will

    last while they continue to develop ideas & plans for their dream home.

    Today, far too many people have lost the capacity to dream. From our perspective,

    we must identify the dreamers with the wherewithal to make a plan. While they

    may not be ready to break ground today, starting the process takes them a step

    closer. We will still be here when theyre ready, whether its five years or ten years

    from now.

    pine bough to the ridgepole to pay homage to the trees used to build the frame.

    Dreaming Creeks sawmill has the capability to produce timbers 45-feet & longerwith widths up to 36-inches. Todate the longest timber producedat our mill measured 12-inches

    by 18-inches by 52-feet.

    Before planing, parallel rip saws remove any crowning to produce astraight, uniform cut. Timbers are then shipped to our beamery and

    run through a 4-sided planer.

    For timbers with widths greater than 36-inches we utilize ourSperber chainsaw mil l. This allows us the capability to

    produce timbers with exceptionally large widths. The showhome at Dreaming Creek showcases boards with widths as

    great as40-inches.

    Dreaming Creek Detail

    After dreaming, planning and designing an exquisi te timber frame, i t is only fi tt ing to use the f inest tim-bers available. Our experienced mill personnel work the timbers and ship them to our beamery, wherethey are expertly tooled and prepared for assembly and raising. The ends of timbers are jointed and

    edges are chiseled by hand for a custom fit . All detail ing is added to timbers before shipment.

    August , 2003 found one ofDreaming Creeks crews onsite halfway betweenGulfport and Biloxi,Mississippi. The jobsite forthis waterfront project wason a creek leading into anarea called Big Lake, apart of the Back Bay ofBiloxi.

    Dreaming Creek designed,engineered, fabricated, and

    installed, a heavy timberframe structure to this home

    on the waters edge.

    The addition was a two-story structure ~ the first

    floor featured a two-storygreat room, dining room,kitchen, pantry, wet bar,and bath; the second floorcontained a large masterbedroom, bath, walk-incloset, & computer room.

    August 29, 2005 Hurricane Katrina

    slammed into Biloxi, MS as adevastati ng Category 3 storm. Asnews of the horrible destructioncaused by Hurricane Katrina, beganto come in, everyone at DreamingCreek was concerned about thewell -being of our clients. We sentthem an e-mail and received thefollowing message a couple of dayslater with a description of thedamage they sustained as well asthe photos on these two pages.

    us. Unfortunately, the old housethat we attached the timber frame to

    is completely gone to the slab(above). Fortunately the timber

    frame is still standing but gutted on

    the first floor... The masterbedroom (right) and master bath

    [I am only one of three houses out of50 along the water that has anything

    stil l standing and the only one that willbe able to rebuild. All of the houses

    on my cul-de-sac are only slabs]Dreaming Creek responded first by

    This 2-story timber frame tree-house located on the 3.5 acre lower pond at Dream-ing Creek was constructed of white oak and aromatic eastern cedar timbers. Itcontains a rope swing at the peak for swinging out over and into the pond in the

    hot summer months. The stone cabana is equipped with timber frame bunks and awood burning stove to warm cocoa and cold fingers after ice skating on the frozenpond in the winter!

    Dreaming Creek provided a sponsorship of $75,000 to help raise & construct the Floydfest Main Stage in Floyd, Virginia for the annual Floyd fest music celebration. This

    massive structure measures 24' from the base of the Main Stage to the first horizontal

    piece & 45' across the center not including the two wing sections. The Main Stage isconstructed of 15,600 board ft . of white pine with the largest timbers measuring

    8"x18"x26'!

    1.03 QUALITY ASSURANCE

    A. Standards: Except as otherwise indicated, consider that all timbers wil l be exposed to viewas a finished product. Handle all timbers with care so as to not damage surfaces.

    B. Quality Assurance: Provide heavy timber portion by a firm having a minimum of five (5)years continuous experience in the fabrication of heavy timber components of the typeshown on the drawings and specified herein. The manufacturer is to provide writtenevidence of experience and facilities to the Architect/Engineer upon request.

    C. Manufacturer: To greatest extent possible, prefabricate timbers prior to delivery in a shopexperienced in fabrication of work similar to timber construction required.

    1.04 SUBMITTALSA. Product Data: Submit fabricators specifications and installation instructions for required

    work, covering timber and lumber, fabrication process, treatments and accessories.

    B. Submit certification, signed by an officer of fabricating firm, indicating that timbers to besupplied for the project comply with indicated requirements.

    C. Samples: Submit samples, 48 long x full width x full depth, showing range of variation to beexpected in appearance of timber including specified treatment, if any.

    D. Shop Drawings:

    1. Submit one (1) sepia and three (3) prints of shop drawings showing species,sizes and stress grades of lumber to be used; pitch, span camber configurationand spacing for each type of timber required; type, size, material, finish,design value, and location of metal connector plates; bearing and anchoragedetails; and temporary bracing requirements.

    2. Engineering design considerations are the fabricator's responsibili ty. Submit designanalysis, calculation, and test reports indicating loading, section Modulus, assumedallowable stress, stress diagrams, calculations, and information needed for analysis.

    3. Provide shop drawings, which have been signed and stamped by a structuralengineer, licensed to practice in the state of (STATE WHERE PROJECT IS TO BEBUILT HERE) .

    1.05 DELIVERY, STORAGE, HANDLINGA. Time delivery and installation of timberwork to avoid extended on-site storage, and to avoid

    delaying work of other trades whose work must follow erection of timberwork.

    B. Keep materials under cover and dry. Protect from weather and contact with damp or wetsurfaces. Provide for air circulation within and around stacks and under temporarycoverings.

    PART 2 - PRODUCTS2.01 ACCEPTABLE MANUFACTURERS

    B. Manufacturer shall have a minimum of five (5) years timber framing experience in similarprojects.

    C. Subject to compliance with requirements, other manufacturers offering products that may beincorporated in the work are invited to submit product information along with independentphysical test property verification and product literature, to the specifier for review andapproval a minimum of ten (10) days prior to the bid date.

    Bidders are presumed by the specifier to intend to furnish the materials specified inSpecification section 06130 and related sections unless the bidder clearly stipulates withintheir bid form that the bidder intends to use an alternate material, The bidder must clearlysubmit, with the bid, which of the specified products the bid is based upon. The bidder mustthen utilize, on this project, the product that was stipulated in the bid.

    2 . 0 2 T I M B E R F R A M I N G

    A. Timber Species: Douglas fir, White Oak, or Southern Yel low Pine at Fabricator'soption.

    NOTE: Or use a specific species or a blend of woods. We also have available most woodspecies that are conducive to timber framework. Black Walnut, Cherry, Cypress, Cedar, andHickory are among the most popular. Talk with Dreaming Creek about other timber speciesoptions that are suitable with timber framing.)

    B. Timber Grade: For the species used, comply with following grade (or grades if morethan one specified at Fabricator's option), for beams, stringers, posts and othermembers as shown:

    WWPA Grade: No. 2 V (stress rated or betterminimum)SPIB Grade: No. 2 SR (stress rated or better - minimum)

    C. Moisture Content: No minimum moisture content applies(NOTE: Very often, the timber moisture content should not be an issue, as traditional timberframing allows green timbers. If you use either Douglas fir or SYP for the project, limitingmoisture to 19% is often acceptable. For other wood species, higher moisture content areacceptable as most other timber species cannot be kiln dried. If the project is for dry, aridclimates, or timber to glass connections are required, lower moisture content timbers may beneeded. Contact Dreaming Creek for Details.)

    D. Dressing: Provide timber, which has been dressed on 4 sides at mill, prior tograding. Comply with grade sizes.

    (NOTE: Generally the S4S nominal timber size is " undersized from the full dimension, anddoes not sync to Kiln Dried lumber dimensions, I.E: A S4S 14" timber would be 13-.)

    E. End Seal: Manufacturer's standard transparent colorless wood sealer, which i seffective in retarding the transmission of moisture at cross-grain cuts.

    F. Penetrat ing Sealer: Manufacturer's standard translucent penetrating wood sealer,which will not interfere with application of wood stain, transparent finish or paintfinish as indicated for the work.

    (NOTE: The usual surface finish for interior work is tung oil. However, this oil should NOT beused for exterior applications as it can feed mold growth. Exterior Timbers are better left

    unfinished until the final site finish is applied.)G. Connectors, Anchors, and Accessories: Fabricate from structural-steel shapes,plates, and bars complying with ASTM A 36, steel bars complying with ASTM A 575,and hot-roll ed steel sheet complying with ASTM A 570. Hot-dip galvanize eachassembly and fastener after fabrication to comply with ASTM A 123 or ASTM A 153.

    2.03 SOLID WOOD DECKING

    A. Grade for Solid Wood Roof Decking: Where standard tongued-and-grooved or doubletongued-and-grooved roof decking of solid wood (not laminated) is indicated, provide thefollowing grade of units, of the pattern indicated, in required species:

    A. Moisture Content: Except as otherwise indicated, provide wood decking fabricated fromlumber of 19% moisture content or better.

    (NOTE: Air or kiln dried material may be required depending on application and use).

    B. Pattern and Dressing, Solid Matched Decking: Standard pattern of the type indicated,surfaced on top and bottom.

    C. Fasteners: Provide nail size, type, and at locations recommended by AITC for thethickness and type deck used.

    2.04 FABRICATION, TIMBER FRAMING

    A. Design of Members: Member sizes and shapes as shown shall be based on specifiedallowable stresses, and loadings required under the your local Building Code. Architectwill be sole judge of whether requested modifications result in equivalent strengths.

    B. Camber: Fabricate horizontal and inclined members (units of less than 12/12 slope) withnatural convex bow (crown) up, so as to provide camber in the work.

    C. Fabricate members by cutting and restoring exposed surfaces to match specif ied surfacing.Predrilled for fasteners and assembly of units wherever feasible.

    D. Machine finish exposed surfaces to remove planing chatter or surfacing marks.

    E. Shop Fabrication: Where treatment of timberwork is indicated, fabricate members (cutting,drilling, surfacing and sanding) prior to treatment, to the greatest extent possible.

    F. End-Cut Sealing: Immediately after end-cutting each member to final length, and after woodtreatment (if any), apply a saturation coat of end sealer to ends and other cross-cut surfaces,keeping surfaces 'flood-coated' for not less than 10 minutes.

    G. Seal Coat: After complete fabrication and surfacing of each unit and end-cut sealing, applysaturation coat of penetrating sealer on surfaces of each unit, except for treated wood wherethe treatment has included a water repellent.

    2.05 FABRICATION, WOOD DECKING

    A. Shop Fabrication: Where pressure treatment of decking is indicated completecutting,trimming, surfacing, and sanding prior to treatment.

    B. Except as otherwise indicated, fabricate decking units in random lengths complyingwith installation requirements.

    C. Fabricate lumber into decking units with natural bow or crown of each piece up, toprovide camber.

    D. Seal Coat: After fabrication and surfacing of each unit, apply a heavy saturation coat ofpenetrating sealer, except for treated wood where treatment has included a water repellent.

    Timber Frame residential and commercial projects have typically focused on an all-or-nothing approach. Dreaming Creek provides heavy timber trusses specificallydesigned to be used in conjunction with conventional building materials. This hybrid

    approach opens up a world of possibilities for both new construction and additionprojects. Beauti ful exposed timbers and soaring spaces can now create uniquefeatures that wil l add distinction to any building project.Even our simple truss design can add a grand touch to any home or addition project.Consider the visual impact of exposed timbers in sizes ranging from 6 by 10 inch to10 by 16 inch and larger. Refer to the photographs on our web site for a visualrepresentation.Dreaming Creek uses traditional timber frame joinery techniques. This centuries oldconstruction practice uses wooden pegs to secure the timber joints. If, by design,steel fasteners are required, they are generally concealed within the timbers leavingno exposed metal to detract from the woods natural beauty. The only standard

    exception to hidden steel is when we need to use a steel tension rod to offsethorizontal thrust. Even then, the steel can be an attractive feature.

    All wood members are always pre-fitted at our beamery to insure joinery accuracy.When overall size allows, the trusses are shipped pre-assembled, for quick on-siteerection. If a truss must be shipped disassembled, we provide predrilled holes fortrunnel installation. Trunnels are oak pegs or tree nails. A finish of tung oil isnormally applied as the final step before shipment.These timber frame products can be used for both interior and exterior enhancementsto any structure.
