Welcome to the first edition of Dream Home magazine! It’s packed full of practical advice and gorgeous homes and interiors to inspire you when building your own dream home.

With the current trend for making your outdoor area as comfortable and inviting as the indoors, many Clarendon homes come with an optional alfresco area, with the option of extending it to a grand alfresco. With inclusions such as a fireplace and built-in barbecue, you can enjoy the summer months in your own private oasis outside.

plan, designed to suit new estates with a narrow lot frontage,” says designer Trang Vu.

“It offers a great deal of accommodation, with five bedrooms on a small lot. The linear floor plan provides efficient functional space, maximising its surveillance to the rear yard.”

Designed with the living quarters upstairs and the dining and entertainment areas downstairs, this home’s open entrance creates circulation throughout the rest of the house. The feature staircase also has a glass and stainless steel balustrade, to allow even more light through, and timber handrail that ties in with the warmth of the Boral Silkwood Brushbox timber floor.

With a warm, inviting colour scheme based around sage green, plum and botanical, floral accents, the ground floor features a dining area, family area, rumpus room, single bathroom, study and a kitchen with huge walk-in pantry. Rounding out the lower level is a laundry that’s also accessible from a double garage that faces the street.

Moving upstairs, there are five bedrooms, two bathrooms and an “access all areas” leisure space, which is perfect for a television area.

According to Tim Redway, Clarendon Homes’ sales and marketing director, the Ivy 32 has a remarkably flexible floorplan.

“For young families or parents who want their personal space, the downstairs study can easily become converted into a sixth bedroom to create a private retreat and give the kids their own upstairs breakaway zone,” he says.

“Another feature of this design is the option of a double alfresco dining area located next to the rumpus room, making it the perfect area for entertaining.”

A colour consultant can help make your new home perfectly reflect your personal style and how you want to live

Colour can create mood and style; it can change proportions and lighten a space, as well as emphasising the features within a home, says Carolyn Piggott, interior design manager of Clarendon Homes.

“The colours we love can directly affect how we feel,” says Carolyn. “The right use of colour, texture and materials can transform a room from boring to inspirational, and our experts are able to work very closely with our clients to create a unique and stunning result.

“We can help you create a home that is truly you.”

Prepare for your consultationWhen you’re building a home with Clarendon, you’ll be required to choose every colour in the entire house, which can be overwhelming, Carolyn says.

“To start with, I think it’s a great idea to bring any photos or pictures of what they want to achieve as a home – a picture is worth a thousand words,” she says.

“Start collecting cuttings from magazines of pictures of rooms you love, even if it’s just a fabulous cushion, gorgeous wallpaper or beautiful rug that has caught your eye. It all helps us get a feel for what you like.”

All clients are advised to read the information supplied in the Colour Pack, which is handed out at the start of the process, says Clarendon Homes’ colour consultant Melinda Clark.

“We suggest making a list of any queries, so they can ask the colour consultant whatever they like at the consultation.

“The internal and external colour appointment will take a full day, so clients need to be prepared and make sure they have thought of everything beforehand. It’s the best time to ask questions,” Melinda says.

External colour choicesFor the external colour consultation, which is generally the first step, Melinda says, there is a lot to consider.

“I always ensure that our clients go and visit the brickyard themselves to select their bricks, as they can look so different in large quantities,” she says.

“It’s also worth being aware of their particular home layout and what upgrades they may want or need, for example, exposure-grade bricks to achieve that industrial look.”

The interior solutionWhen it comes to the interior solution, Melinda says the colour consultants will work closely with you to ensure the colours you choose will work well together to create the look you want.

The colour selection appointment will include the selection of your entry door, door furniture, internal doors, sinks, taps, laundry tubs, accessories, built-in joinery, cornices, skirtings, architraves, floor and wall tiles and various other features to customise your home.

IT needs are an increasing part of Clarendon’s design process, says national design manager Lester Chambers.

“Regardless of your living and family situation, nowadays most of us have completely integrated the internet into our lives,” he says.

“The IT hub runs parallel with the kitchen, making it ideal for children’s homework or as a compact home office.

“It creates a space where parents can monitor their children’s computer activity without being seen as privacy invaders.

“It can also be converted into a fifth

bedroom if needed.”The ground floor is all about convenient,

contemporary living, with a light and airy family area decorated in clean whites with pops of happy yellow. The large kitchen with island bench-top and roomy walk-in pantry is adjacent to the light-filled family and meals areas, which connect to the covered alfresco area.

“The L-shaped rear living space provides good surveillance to the rear yard for young children while maximising its floor space,” says Lester.

Moving upstairs, there’s another spacious living area which separates the master

bedroom at the front of the home from the remaining three bedrooms to the rear.

The master bedroom with walk-in wardrobe and decadent ensuite bathroom, complete with twin vanities, gives parents their own space.

“With contemporary geometric wallpaper as a feature behind the padded, hotel-style bedhead, the master bedroom gives five-star luxury all the way,” says interior designer Sandra Gage.

Selecting a cooktop and oven can be a big decision, with so many options; freestanding, 900mm or 600mm, gas or electric? To begin with, think about whether you want to cook with gas or electricity, and then choose the type of cooker that will suit your cooking and design preferences.

ith three key sight lines that cut through the spine of the house, giving an open and spacious feel, this single-storey home has a wonderful sense of open-plan flow, says Lester Chambers, Clarendon Homes’ national design manager.

“An IT hub with surveillance from the kitchen is offered for kids studying, while still maintaining the adults’ conventional study or home office to the front of the

home,” he says. “The laundry is located to the rear of the dwelling,

offering a sightline from the garage along the bedroom spine and out to the rear yard, providing easy access to the drying area.”

The design of The Kinross 28 evolved from a strong desire to combine a classic New York look, using strong architectural lines with spontaneous counterpoints of colour to make a distinct but elegant style statement, says Clarendon Homes’ interior design manager Carolyn Piggott.

“The overall effect creates a mood of chic, avant garde ambiance throughout the home,” she says.

To create the sophisticated look of New York, Carolyn says she used a base of dark timber floors against mixed neutral walls with strong feature statements and wallpapers.

The space around the kitchen island bench feels bigger thanks to the use of neutral tones against the strong colour theme, using texture, furniture, features and accessories.

“I love the stone fireplace in the living room – it creates such moodiness and warmth that you’re naturally drawn to it,” she says. “Then there’s the open-plan flow of the kitchen, where the expansive two-tier island bench creates a casual eating area, which leads to the generous meals, family and rumpus room and out to the alfresco living area.”

The Kinross 28 has amazing finishes, says Carolyn. With Jarrah timber floors in the casual rooms, a feature fireplace with solid stone ledge porcelain tiles, lustre laminate joinery in the kitchen with gloss polyurethane feature cabinetry, two-tier stone benchtops and laminated timber joinery details to the casual rooms, no expense has been spared to create a truly luxurious finish.

Is BASIX compulsory for new builds?Yes. No new home can be built in NSW without obtaining

a BASIX certificate. A BASIX certificate is also required for home renovations valued at $50,000 or over, and also if you install a swimming pool (or pool and spa) with a capacity of more than 40,000 litres.

How does BASIX assess a new home for its requirements?

BASIX currently assesses a new home in two areas – energy and water.

In the energy section there are two components: Thermal comfort: how well your home design and

construction perform in reducing the need for artificial heating in winter and cooling in summer to maintain a comfortable indoor environment. You need to achieve a “pass” in this section (which currently averages around 4.5 to 5.5 stars) in order to proceed further.

Energy efficiency: how energy efficient and greenhouse-friendly the fixtures and fittings in your home are. These include air-conditioning, hot water system, lighting, ventilation and power. You also get more points if you have an outdoor area for clothes drying, and if your fridge space is well-ventilated. In the water section, there are also two components:

Water efficiency: how water efficient the fittings and fixtures in your home are. These include shower heads, taps and toilets.

Renewable water: if you are using any renewable sources of water such as rainwater and grey water (waste water from showers, bath, basins and laundry).

What are the energy and water targets?At the moment both the energy and water

targets are set at 40. This means that a BASIX-compliant home produces 40 per cent less greenhouse gases (which depend on the amount and type of energy) and uses 40 per cent less water than an average house of similar size and in a similar location.

Are the targets flexible or fixed?BASIX targets are not fixed and have been

increasing since BASIX first came into effect in 2004. The energy target was originally 25 and now is 40. The water target has remained the same at 40. Observing sustainability

Introduced by the NSW Government, BASIX (Building Sustainability Index), ensures homes are designed to use less potable water and be responsible for fewer greenhouse gas emissions by setting energy and water reduction targets for houses and units. BASIX is one of the most robust sustainable planning measures in Australia, delivering equitable and effective water and greenhouse gas reductions across NSW.

trends in housing globally as well as around Australia, it is very likely that these targets are going to become more stringent in the future.

What are the best ways to save water?

The most cost-effective way of saving water is to install water-efficient fittings, particularly shower heads as showers use the maximum amount of water in a home (including indoor and

outdoor use). These save energy as less hot water is used.

Garden water use follows showers, so having a water-wise garden makes great sense as it is also a low-maintenance garden, which means you have to work less! Toilets should have a minimum four-star rating and taps at least a four-star rating. Of course, using renewable sources of water such as rainwater then follow.How can a home be kept warm

in winter and cool in summer?Orientation: Most important in

achieving a naturally comfortable home is to orient your home on your block correctly. Having your living rooms facing north with correctly designed external shading (to glass) ensures that the hot summer sun is blocked to keep the home cool in summer and the low winter sun is allowed to keep the home warm in winter. Eaves are essential for homes in most climate zones in Australia and

especially so in Sydney.Windows: While glass doors

and windows help make a home feel brighter, spacious and create a good indoor-outdoor connection, resist the temptation of having too much glass in your home. This is because a typical window can lose and gain nearly 10 times as much heat as a moderately well insulated wall. As a rule of thumb it is best to ensure that the glass area does not exceed 21-25 per cent of the total floor area of a home (with a

concrete slab floor). Position your windows correctly so they can allow breeze to flow through the home in summer. Choosing a higher-performing glass such as a Low-E coating is also advantageous, particularly in a mixed climate such as Sydney. With this coating, the glass works as a “heat mirror” that reflects heat outdoors in summer and indoors in winter thereby keeping the home comfortable in summer and winter. Curtains, which help maintain comfort in winter, must be heavy, closely fitted and accompanied by closed pelmets in order to be effective.

Insulation: Particularly to the ceiling, roof and walls, insulation is one of the most cost effective ways for achieving comfort. Insulation is measured by its “R value”. The higher the R value of the insulation, the better it is in blocking or reflecting heat. Bulk insulation (batts or blankets) are good for the ceiling and walls. Reflective insulation (sarking) is good for the roof for reflecting solar heat.

Zoning in open-planned designs: Current trends towards open-plan designs are fantastic as they feel great and suit modern lifestyle. However, a negative aspect is that when you heat or cool one space, especially the informal living area of the home, which is most frequently used, you end up heating or cooling most of the home. “Zoning” this from the rest of the home through a door is a great solution.

Roof colour: The attic space of a home with a typical dark-coloured tiled roof can reach up to 90ºC on a hot summer day. This means that your air-conditioning system struggles to keep up and uses a lot of energy in the process. In contrast, a light-coloured metal roof that reflects most of the sun’s heat can almost halve this attic temperature and greatly

improve the efficiency of your air-conditioning system.

How does Clarendon ensure the BASIX targets are met?

Clarendon products (design and specification) go through a two-step process to monitor their thermal comfort performance. At the concept design stage, a KPI calculator is used to ensure the design is generally moving along in the right direction.

Later, as the design develops, it is assessed in 16 orientations using an accredited energy rating software to ensure that the design meets its targets in a wide range of lot orientations. Glass is optimised and windows are shaded and positioned for good breeze paths. R2.5 insulation to the ceiling and R1.5 to the walls are included in the standard specifications.

In regard to water, four-star toilets, three-star showerheads, five-star bathroom taps and four-star kitchen taps are standard inclusions. A 3000-litre, above-ground, metal rainwater tank connected to the garden, toilets and laundry is also part of Clarendon’s BASIX allowance.

Will Clarendon complete the assessment for clients?

Definitely. Once a client has chosen a Clarendon home the whole process, including the BASIX assessment, is undertaken by the company.

“We were drawn to the Waterside 34 because of the flowing nature of the floorplan – we loved the long hallway opening out on to the kitchen and meals area,” says Michael.

“We kept the floorplan pretty much to what it was as standard, just making a couple of small changes. It came with four bedrooms and a nursery, but we enclosed the nursery and made it a fifth bedroom, which is great as we have four kids.

“We also added a rumpus on the back of the house. It’s just lovely as it’s drenched in sunlight in the afternoons, and we have an old rocking chair in there from when the kids were young, and I love to

sit in there and enjoy a cup of tea.”Michael and Sarah moved into

their home in May, and Michael says it feels great to finally be home.

“We have a sense that this is our creation, which we love,” he says. “From making the decision to build, to seeing it all come together; it’s been great.

“I think the best thing is the open-plan kitchen, meals, family and rumpus area – it just works really well for our busy family life. We can all be together but doing our own thing in the space.

“The kids love it – while we were building we lived in a smaller home with shared bedrooms, so they are really happy with all the space.”

“I absolutely loved the open-plan style of the Waterside 34, which is why we chose this design,” says Joanna. “I like that the kitchen overlooks the family room, so I can see the kids easily, and while I’m entertaining I can socialise while I’m cooking. Our last house didn’t have that so it was something I really wanted.

“It’s been wonderful to have a home that suits our lifestyle.”

Joanna and her husband Sean bought a block of land to build their home, and say they couldn’t be happier with the results.

“It’s fresh, clean and lovely and new, which coming from an old house has been wonderful,” says Joanna. “I love that it’s so spacious – even though it’s huge to clean!”

One of her favourite things about their new home, says Joanna, is the upstairs area.

“Instead of the nursery, which was on the original floorplan, we removed the door and use it as the kids’ playroom,” she says.

“It’s off the upstairs leisure room so I can be nearby if necessary, but I can get some peace by coming downstairs, which is nice, too!

“The kids really like having their own space to play. In our last home all their toys were in our living room, so this has been great for us.

“It’s exactly what we wanted.”

lots of choice...Have it your way when it comes to options and inclusions, says Tim Redway

Clarendon Homes’ new builds come with hundreds of standard features designed to provide an attractive starting point for most home buyers, says Tim Redway, Clarendon Homes’ sales and marketing director.

“Our standard inclusions provide the ideal combination of the latest looks, such as vanity and kitchen cabinet design, handles, laminates and stone benchtops at great value,” he says.

“As one of Australia’s largest builders, we’re able to negotiate bulk purchasing deals with our suppliers to pass the savings on to our clients.”

Clients are able to make changes to a variety of features of the home’s original floor plan. Tim says the changes clients ask for are generally for two reasons: to make the home design suit your block of land, or to make the home design suit the way you want to live.

“It’s also possible to split certain parts of the home design if the block has a slope and to create interest internally, or move internal walls to make some rooms larger and others smaller, depending on your requirements,” he says.

“Some clients request to flip the floor plan to take advantage of natural light or solar orientation, and that’s easily done, too.”

“A client has the capacity to make changes to the style of their kitchen or the home’s general layout, increase or decrease the size of rooms, or even add in additional doors for privacy if required,” says Tim.

“Most of our floorplans provide our clients with the flexibility to expand the basic house plan with an additional rumpus room or alfresco options, if not already included on the standard plan.

“And, of course, there are also a variety of extremely popular in-home design options available on your favourite floorplan. These include additional bedrooms and additional privacy to en suite bathrooms.

Flexible floorplans“Most Clarendon home designs have these pre-planned options to make adding rooms easier, but if these options don’t suit then we can often tailor-make an addition.”

All Clarendon homes come with a 900mm freestanding stainless steel cooker and oven in the latest European look, but kitchen upgrades are possible, says Tim.

“Clients can upgrade nearly anything that suits their individual tastes,” he says. “Our standard inclusions provide an attractive and practical starting point that suits most people, but some of our clients who have built two or three times before have very particular tastes and ideas.

“Clients can choose to upgrade their cooking appliances – this may be as simple as changing the freestanding oven to an under bench version or a wall-tower version.

“They can choose from nearly any brand that we’re able to purchase ourselves. Popular options on display in our studio are from SMEG, Miele and Technika.

“We are happy to tailor design the kitchen to suit this and we also provide a specialist kitchen drafting service – we know certain clients want to create their dream kitchen!”

Worldwide inspirationHaving been in the project home industry for more than 25 years and involved with Clarendon for 12 years, Lester has been instrumental in establishing three design departments, and was involved in the development of a national design team to cater for Queensland, NSW and Victorian markets.

Lester took up Clarendon’s national design role in 2010 and, backed by a team of some of the best designers in the project home industry, is taking Clarendon’s designs to the next level.

“The team draws inspiration from leading architects from around the world and constantly challenges themselves with how they can bring new trends into the project-home arena,” he says.

“This is not limited to design, but through our research and development work we pursue new and innovative materials and challenge the way in which we construct our homes.”

Get the block rightSite costs can be a misunderstood part of buying a home, because it’s often impossible to predict what will happen once the build starts

To avoid consumer confusion around site costs, Clarendon Homes is upfront about what’s included as standard, and gives clients an estimate of what additional costs may crop up, says Shane Griffith, Commercial Manager South & Metro.

Site costs relate to everything needed to be done to your block of land before building, so that your home will sit at the right level, with correct drainage, a stable slab and foundations, avoiding any easements, and ensuring the safety of any neighbouring buildings.

“Clarendon conducts a site inspection and soil survey and estimates the cost of your site works for your chosen design,” says Shane.

“Clarendon’s standard site costs allow for a balanced cut and fill as part of the site preparation.

Clarendon’s standard site costs• Machine hire for excavation of the building platform.• 60 linear metres of concrete piering. Piering is a form of

reinforcing a building to protect it from subsidence.• Concrete pump for slab and piers.• Sewer connection within 9m (inside boundary).• Stormwater connection to street or easement within 9m.• Electrical, water, Telstra and gas if available within 9m.• Sediment control measures.• Stabilised, all-weather access.• 30 linear metres of security fencing.• All-weather access to prevent sediments leaving the site.• Site preparation for a standard cut and fill site.

Additional site costs • Excessive excavation or rock excavation to achieve the council-

approved finished floor levels.• Importation of filling material is generally required where the

spoil from the excavation is inadequate or unsuitable to fill the remainder of the building platform.

• Excess spoil is also generated from excavation of dropped edge beams, piering, external drainage and stormwater detention tanks.

• Piering in the initial tender is calculated to include the minimum required. This can change if there are significant trees, services trenches or sewer mains nearby.

• Deep edge beams, which are used to contain fill within the perimeter of the slab, or to create splits in the dwelling that are required for steep blocks.

• Site handling for material deliveries via cranes, or manual relocation around the site.

• Traffic control is required for deliveries in certain circumstances and for service connections if we require road opening.

• Encroaching power lines.• Temporary fencing.

“This means that whatever spoil is generated from the cut area is used as as fill for the fill area.

“In simple terms, there is no allowance to export spoil or import any additional fill, if required these will be additional site costs.

“Our drafting team works closely with the owners to design the most economical way to site the house to minimise additional site cost.”

There are three types of site, each usually with their own set of site costs, says Shane. Service connections such as water, sewer, gas, electrical and telecommunications can incur extra costs, but connections differ from site to site.

“Greenfield sites are standard building blocks, generally in new estates that are newly developed and as a rule fully serviced within the boundary of the site,” says Shane. “Generally, there are no additional site costs on these sites.

“Acreage are much larger building sites that may be newly developed or existing. The cost of running the services is fully dependent on the location of the dwelling on the site and the location of the nearest available service connection. “Knockdown rebuild sites, where the existing dwelling is demolished and replaced with a new dwelling, are older established sites. These generally incur additional charges because of service connections outside the boundaries.”

“We wanted to keep the colours focused on a Merlot vineyard palette, so we used rich grape shades like aubergine and burgundy as accent colours layered on a simple, neutral scheme,” she says.

“We teamed the wine shades with soft foliage greens in the throw and cushions, and honey coloured timber.

“The ottoman ties the colours together – a sophisticated striped pattern lends itself beautifully to the contemporary, country classic style.”

The result is a cosy and comfortable home, with a relaxed ambiance evocative of French provincial style with a modern twist. An L-shaped casual living area amplifies the spacious feel, and extends out to the timber-decked alfresco area.

“The concept of the outdoor room is increasingly popular, and with the Canterbury timber bifolds leading to the beautiful Merbau timber deck in the alfresco area, homeowners can throw open the doors and bring the outdoors in,” says Carolyn.

Replace your place...

The cost factor is high when it comes to extending your home, says Clarendon Homes’ site inspector Steven Cook.

“If you’re just adding a small room, great, go for it,” he says. “But a huge reno with a lot of extra space, a new kitchen, bathrooms or a second storey will cost from around $2000 per square metre, whereas building a project home costs from about $800 per square metre.

“And if you’re wanting to add an upstairs to a single-storey home, the costs will be even higher. Often, the home doesn’t even suit a second storey and you’re having to make space for a stairwell where one was never intended to go – you might even have to give up an entire room to make space.

“And look, you won’t end up getting your ideal home anyway; there will probably be so many compromises along the way.

“You may also end up having to replace the old plumbing, existing pipes, or redoing the wiring for the whole house, and the new second storey could end up damaging the existing foundations.

“You just never really know what you’re getting into, and costs can easily escalate with unforeseen issues cropping up. Builders may not disclaim all the negative possibilities at the outset. I’d be concerned if something went wrong later on too, as it would be hard to go back to your builder with any complaints.

Renos hard to price“I’ve done reno work and it’s very hard to price when you’re building new on to old. There can be problems butting up the old area to the new, and at the end of the day you’ve still got a 70-year-old house,” says Steven.

“With a knockdown/rebuild, project builders like Clarendon Homes are reputable and will want to uphold their reputation. With a brand-new house, it’s a one-stop shop and if there are any problems, you can just go back to your project builder and they will fix it.”

All new houses now have to be built in accordance with the BASIX energy compliance, so they are always more environmentally friendly and cheaper to run than an old house, according to Steven.

“A new house will be designed to perfectly suit your block of land, even taking advantage of the northern aspect, so you get a home that will be warm in winter and cool in summer,” he says.

Relax and enjoy the fun stuffWhile the planning stage is extensive, says Steven, Clarendon will take everything into account – the development application submission, tendering, accepting the tender, exchanging of monies, all the approvals. “There are lots of hurdles to get through, and it can be difficult at times, but we take it all on, to make the process straightforward and as stress-free as possible for our clients,” he says.

“And while we’re doing all that, they can start thinking about the interior – the kind of floors they want, the wall colours, the kitchen – the fun stuff!

“We’ll get the block to the point where we’re ready to start construction.”

The National Broadband Network is designed to close the gap between Australia and the rest of the world, and provide an internet access standardisation across Australia for our future needs, says Darren Rudd, Community Relations at NBN Co.

“The NBN rollout is the largest infrastructure project in Australia’s history, designed to deliver a high-speed broadband network to every Australian home and business,” he says.

The next-generation broadband network comprises three technologies – optic fibre, fixed wireless and next-generation satellite – and will provide more reliable, high-speed broadband access to all Australians, he says.

“By the end of the 10-year rollout, we plan to connect all Australian premises to this new high-speed broadband network,” says Darren.

“The NBN will be Australia’s first national wholesale-only, open access, high-speed broadband network.

“This means that NBN Co will roll out the network and sell wholesale services to service providers like

Optus, Telstra and Vodafone. “In turn, service providers will offer

retail services to consumers.”The NBN is the biggest

telecommunications reform in Australia’s history, because it delivers separation between wholesale and retail service providers, says Darren.

With uniform national wholesale pricing around Australia, the NBN will ensure that every community in Australia has access to high-speed broadband at competitive prices.

“Most Australian homes, and many businesses, currently use a copper telecommunications network to connect to the internet,” he says. “Some of it was laid more than 50 years ago, and it’s reached its capacity.

“Our broadband performance, including speed, cost and coverage, over the copper network is at risk of falling behind the rest of the world.

Even today, half a million Australians are still using dial-up internet, particularly those living and working in rural and remote areas, and many more either cannot access the internet at all or have very slow internet connections.”

Connecting every premise to high-speed broadband provides the potential for all Australians to keep in touch, improve their access to business and job opportunities, health, education and government services.
