SOP! Dont Move, Read these tidbits o acts andopinions flying around the old Glasgow Air Patch nowknown as St Marie. MEANINGLESS TALK/PAPER- Well now, whencertain people put out bogus, redickleeous, talk andwritings...its just ludicrous garb. I must respond with theRUE acts, numbers, and legal documents....the publicopinion o the majority residing in St Marie insist that I doso. When idle talk and loads o meaningless paperwork iscirculated and filed, I must respond. I will remain OverVigilant or the good o the MANY and I aint oolin. DUE DILIGENCE- When some so called developerswrite property purchase contracts with Subject owording, then tells unsuspecting buyers You Didnt DoDue Diligence, ....not nice, not ethical in the opinion omany locals. Most olks take or granted that a houseor sale is in workable condition, complete with all basicappliances and has water and electric service available. And urther, is not LOADED DOWN with tax/water liensand any other liens or mortgages to boot! BUYERS BEWARE-People with real estate experienceknow to make a purchase offer contingent upon buyersapproval o preliminary title or a $150 dollar abstract titlereport that searches the title or.
CLOUDS (Liens). Licensed realtors typicallyDISCLOSE all inormation on a piece o property listedFor Sale. In most states its the law, but in St Marie,Montana as the old saying goes....Buyer Beware. BUYERS MEETING- A group o these poor buyershad a meeting with an attorney present and invited me toattend. I just listened to them and related the previouslymentioned inormation ....not much else I could say.Following that meeting one o the ladies called me to saythat she had paid $7,600 toward the purchase price andmany thousands o dollars o liens remained on her house.I offered the opinion that she ask the owner to substitute acondo unit o like kind and size that didnt have liens filedon it, or just ask or her money back. Im waiting to hearback on the results o her effort. CONCLUSION- Hell Fire, when is all this om
Foolery way o doing business going to end? Many othese home buyers tell me Its Rougher Tan A Cobdealing with all these problems when trying to buy ahouse. Te opinionated advice o some....keep an eye onall questionable actions o some S O CALLED developers-DUE DILIGENCE. When are they going to develop,WHEN? ~ Nick Chiechi - Nav y Veteran, Patriot, Taxpayer
