Stay calm advice as privatelandlords wait for tax newsCLEAR signs that theGovernment will change taxrules regarding rental propertymay be causing unnecessaryanxiety among private landlords.
Prime Minister John Key has madeit clear that some changes are onthe agenda in the May budget, but no frm details have beenrevealed and, whatever happens, there will be a lead-in time beorea new regime is introduced.
The advice rom Des Ryder, senior property manager at AnneDuncan Real Estate, is or peopleowning rental properties to staycalm and not make any abruptdecisions.
The central issue here is thatAuckland will always need plentyo rental accommodation, hesays. I people sell their rental
properties because o a ear othe unknown, it will simply openup opportunity or others.
This is an area o supply anddemand, just as it is or generalhome ownership. Rents go upand down according to thepressure o demand and thestrong eeling is that rents will goup in the uture as some peopledecide to quit properties becauseo the potential impact o any taxchanges.
Why would you dump your
rental in a hurry, and get less orit than you might i you sold it ina more measured way lettingothers in at your expense?
Des says he has heard stories olandlords, perhaps with one ortwo properties, thinking abouttaking a hit now and sellingtheir assets beore the changesare revealed.
He doesnt think that is a logicalapproach, especially in the cityringe area where long termcapital gain is virtually assured
and good tenants are easy tofnd.
It could be that any changesto the tax system may have animpact on one side o the rental
ledger, he says, but risingrents will help to balance theequation.
Des says some landlords, perhapsater some bad experiences withtenants, seem to be fnding itjust too hard and the loomingchanges may be making themthink about whether they wantto stay in or the long haul.
For them, he suggests takingthe peace o mind approachand using proessional propertymanagers.
His sta remove the hassle rom
the rental business. Tenants arecareully selected according totheir ability to always pay ontime, treat the property and theneighbours - with respect and
keep it clean and tidy.
There are many people lookingto rent, but every prospect needsto go through identifcation, credit and reerence checks andvigorous quarterly inspections.Any rent arrears are quicklychased up, oten unknown to thelandlord, and maintenance issuesare promptly dealt with as parto the 8% commission. Rents arealso regularly adjusted to keepthem in touch with the market.
Most private owners dont likethe hassle o fnding tenants, checking the property andputting up rents. But thats our
job. Thats what we do, he says. There are great tenants outthere and we pride ourselves onfnding them or our clients.

BEHIND every house lies a storyand this elegant bungalowsitting high alongside a lovelypohutukawa on the northern sideo Mt Albert Rd hides a tale that isboth sad and inspiring.
Step inside and be blown awayby the quality and class o arenovation that has spared noexpense - superb layout, dcor andfttings that turned a tired old do-up into an absolute eye-catcher.
It was exactly what JeremyPeterson wanted and he cut nocorners in creating a home hedreamed o enjoying orever, beautiully blending old and new.The great sadness is the dreamended in its inancy - Jeremy diedlast year rom cancer, in his mid-50s, just as the renovation wascompleted.
The moving story is told by JohnLincoln, Jeremys best mate whois now executor o the estate. They met around 30 years ago asbankers in Whangarei, climbedhigh up dierent rungs o thecorporate ladder and, eventuallyshrugging o the hassles othe fnance world, ended up aspartners in the home renovationbusiness.
The catalyst or the do-up ventureollowed Johns own sadness fveyears ago in losing his partnerJenny to cancer ater nursing herthrough the illness.
Jeremy, blessed with design skills
that could breathe space and lightinto the tightest challenge, helpedhis mate through the tough times transorming Johns Remuerahome and gently opening the doorto the sunshine o a more cheeruluture.
The project was such a successthat the pair decided toorm a partnership, blendingJeremys design eye with Johnsorganisation skills and adding thefnest tradesmen on oer. Theytook pride in being regarded asperectionists and became knownor renovations o superior class.
When Jeremy bought his ownhome in Mons Ave, he stayed theperectionist. Through his illness hebelieved in his heart he would live
there orever, insisting there wouldbe no compromise on quality.
Its not easy now or John tooversee the sale o a home thatbears the vision, style and energyo his great mate in every room,
nook and cranny.
But theres comort in knowingthat whoever buys this beautiulhome will also contribute to hisriends memory and the welareo the sick and dying because itwas Jeremys generous wish thatthe proceeds o the sale go to theAuckland Hospice.
Such a sad story deserves a happyending, and John knows MonsAve will give endless pleasure to itsnew owners.
They will enjoy one o Mt Roskillsmost delightul homes - threebedrooms (master ensuite),plush bathroom, inviting lounge, dazzling designer kitchen eedingto a generous dining area and
then outside to a huge privatecourtyard with built-in barbecueand city vista. Brilliant or aproessional couple, young amilyor empty nesters perectioncreated by a perectionist.
Add your perfect ending to thispoignant and generous story

WITH buildings and people
high on the list o things hecant do without, it seemed prettylogical that Mark Bailey would endup in real estate.
Mark, the latest addition to theAnne Duncan residential salesteam, arrived back in Aucklandrom UK last year with a frst-class
honours degreein architecture and a reputationas a man goingplaces.
In his 10 years
in Britain, Markblended hisa r c h i t e c t u r a lbackground with
property renovation and branchedout into the IT world, becominga driving orce in a digital designagency opening his eyes to thereal potential o property.
He brings those same skills to theAnne Duncan team, concentratingon Pt Chevalier properties plusthe bonus o IT experience thatover time will add to the power othe company website and profle.
Mark and wie Sarah havebought a home in Mt Albert andsons Joseph and Francis are happilymaking new riends at St FrancisPrimary School in Pt Chevalier.Dad has wasted no time in rollingup his sleeves volunteering histime at the school and quickly
joining the PTA. Hes even helpedout in the classroom, giving a talkto senior pupils studying naturaldisasters about his experiencesas an eyewitness to the 1987Edgecumbe earthquake.
When hes not selling houses andcontributing to his local community,Mark enjoys spending time withhis amily and at the momentthat involves the slightly risky areao bikes and skateboards!
Mark this one down - a propertyman with ample strings to his bow
REAL Estate Institute statisticsshow the wider Mt Albertresidential market has come oits record highs o late last year, but is still holding up throughthe uncertainty over tax changesleading up to the May budget.
Three-month median data orthe area (covering Kingsland, MtAlbert, Owairaka, Sandringhamand Waterview) to the end oFebruary showed a 1.4% drop inprices compared to January.
But median statistics should notbe seen as an indication o overallprice movement because they canbe distorted by a higher proportiono lower or higher priced housesin any given period (producing, orexample, a record high median o
$610,000 in December).
The latest statistics reveal therewere just 28 sales in the area inFebruary (hal Septembers leveland ar away rom the peak o 173sales in November 2003).
The decline in volume suggestsbuyers are biding their time. Butwith interest rates still down andlistings picking up, there are plentyo opportunities available.
QV statistics also came up withan interesting result over thefnal quarter o 2009 makingSandringham Aucklands biggest
mover. Using its E-Valuer onlinetool (which gives a moving priceor virtually every house in thecountry), QV ound Sandringhamprices zoomed 9.1% last quarter.
IF you want a bargain, mark downMay 22 in your diary. MaristPrimary School is holding a megagarage sale in its hall that day andyoull have a ball browsing throughthe bargains. Doors open at 8am.
WONDER what all that flmingactivity was about in OakfeldAve a month or so back? A flmcrew and all the add-on equipmentand vehicles took over the streetor a ew days, transporting a sliceo Dunedin to Mt Albert.
The flm is a made-or-TV dramaabout the celebrated case o aSouth Arican psychiatrist accusedo poisoning his wie in Dunedinabout 10 years ago.
Why Oakfeld Ave and notDunedin? It seems Auckland has
a ready supply o technical staand, ater much searching, the MtAlbert cul-de-sac with its nice oldbungalows was selected as perectto represent the character o thesouthern city.
