IS this the real estate year that Mt Albert and its closest neighbours
start to take off, rather than merely keeping ahead of the pack?
As home-buyers look around Auckland for “the next Ponsonby”, the appeal of Mt Albert – and neighbours like Waterview, New Windsor, St Lukes and Owairaka – is becoming obvious.
Valuers refer to the “ripple effect”, where demand in one suburb flows to the next as rising prices persuade buyers to seek better value on the other side of the fence.
Auckland has some classical examples of that effect, and Grey Lynn has become the latest as high prices in Ponsonby, Herne Bay and Westmere have pushed buyers across to their neighbour.
The result: Grey Lynn has shown the greatest price growth of any Auckland suburb since the peak of the last boom. Mt Albert has performed strongly through the tough times of recession (well above the Auckland-wide average with a rise of 5.4 per cent), and perhaps this year will mark the suburb’s further climb up the city’s real estate ladder.
Suburb-to-suburb value ratios shift as demand rises and falls, but they tend to stay constant over time. The gap between Mt Albert and Grey Lynn has widened over the last three or four years but the ripple effect means it should soon start to close again.
There was clear evidence late last year that Mt Albert was being “discovered” by a new wave of buyers. Record million dollar-plus sales were recorded in pockets well away from the traditional stronghold of the mountain’s northern slopes and the “Golden Triangle”.
Now local real estate leader Anne Duncan is optimistic that already impressive prices will start to move more aggressively as that new wave continues to appreciate what Mt Albert has to offer.
“Property owners here have had a

great decade, with overall values up over 130 per cent, but I think the signs are there’ll be a catch-up over the next year,” she says.
“People are now paying $1.2m or $1.5m in Grey Lynn for a home on a small section and with no off-street parking that, just a couple of kilometres away in a terrific suburb, would cost them $800,000 or $900,000 with a decent-sized section and garage.”
Anne says the prime part of Mt Albert – the northern slopes and the “Golden Triangle” – is due for
a further spurt because properties there offer fantastic value.
“I really do feel that now’s the time for Mt Albert,” she says. “More and more people are coming here for our lovely homes on big sections, great schools and community amenities. And by car, bus or train we are just so handy to the CBD.”
Interest for bungalows and villas, units and nice family homes is high, she says, but a lack of listings often means it’s hard to satisfy the growing demand.
WHEN Josh Powell met the woman he would marry, he had a feeling the stars were in alignment. It was six years ago through mutual friends and, as Josh puts it today, he was instantly impressed by lovely Astrid, deciding “Gee, she’s nice”. Time, though, created its magic, bringing the pair together regularly through the same social circle… and four years ago they became an item. He managed to keep his mobile turned off during the wedding day (a real challenge for any quality agent!), but now the honeymoon is over and he’s back head-first into selling houses.

And what would you eat? Al Brown would cook for us - seafood, seafood and more seafood!

GOOD news for local property owners worried that zone
changes could be coming at Gladstone Primary school: after a door-to-door survey in Mt Albert, the Ministry of Education has decided the school’s zone – last altered in 2006 – will stay as it is.
The survey did not highlight any need to tighten the zone and there is unlikely to be another review for the hugely popular school for some time.
Gladstone, with a role of 770 children, has a wide reputation as one of Auckland’s finest primary schools and, coupled with Mt Albert Grammar School, has a strong impact on local property prices.
JAMIE Morrison won two of the key titles at the annual Anne
Duncan Real Estate awards night.
Jamie was named number one salesperson and number one lister to continue his list of achievements since entering real estate and joining the company just over four years ago.
John Covich won the “team player” award, and other accolades went to Shane Ryder (property manager), Vincent Barnao (number one property manager referrals) and Shelley Naden (administrator award).
A TERRIFIC result achieved by consultant Greg Whitta for
the 1940s bungalow at 1020 New North Rd, which featured in the last edition of City Fringe Flyer.
The property, spread over 1979sq m up a tree-lined right-of-way at the western end of the Mt Albert shops, drew 60 groups at open homes and produced spirited bidding at the Anne Duncan Real Estate auction rooms.
Six registered bidders were attracted by the marketing campaign and the property eventually sold for $1.51m - $200,000 above CV and reserve.
A similarly spectacular result was achieved by consultant Mark Bailey for a renovated 1940s brick

Sixty groups viewed the property at the first open home, resulting in four offers on the day. Mark negotiated a deal nearly $150,000 above the $490,000 CV – a tribute to the quality of the property and the agent’s marketing and negotiation abilities.
LATEST data from giant state-owned valuation company QV
gives encouraging news for local property owners.
Statistics for the three months to the end of last year show that Mt Albert houses sold for an average of 7.8 per cent above council capital values set just six months earlier – well above the average for
suburbs within the new Auckland city.
The biggest mover across the city was New Windsor where the 14 sales fetched prices 22 per cent, on average, above CV. While the small number of sales may have distorted the true picture, the trend is clearly up in New Windsor: in the previous quarter, 22 sales were recorded and prices were up an average of 9 per cent against actual CV.
Other local suburbs covered by the Anne Duncan team also showed good gains for the final quarter of 2011. Selling prices compared to CV were up by 7.1 per cent in Kingsland, 6.2 per cent in Waterview, 3.3 per cent in Sandringham and 2.7 per cent in Pt Chevalier.
THEY’RE a sporty bunch at Anne Duncan Real Estate – on sea and on land. The Waitemata Harbour was the stage for the office fishing competition and 14 fishers on five boats (skippered by Ross Duncan, Paul Sampson, John Covich, Greg Whitta and Andy Slater) were chasing the biggest fish of the day. In the end the prize went to Ross, pictured here with his 10kg-plus kingfish – which was promptly devoured at the team barbecue the same day.
Meanwhile, a fit team of athletes did their bit for charity by competing in the Anne Duncan colours at the annual Round-the-Bays run. Kate Duncan, Frances Whyte, Des Ryder, Zack Rawson, Shane Ryder, Eamon Kennedy, Lauren Barrett, Hamish Golding, Hazel Craw, Tehema Hokianga, Suzy Craw, Sandy Rennals, Dave Wood, Shayne Dodd crossed the finish line in good time and high spirits – helped by the support crew at the end with refreshments, Tony and Donna Whyte.
