This document provides an explanation of the general arrangements and access facilities for residents of Stanmore Place. This information is intended to be purely informative and does not replace any contractual details. All postal addresses will be confi rmed by the Customer Relations Manager prior to occupation.

Moving InWith all household removals, access to and from properties should be undertaken with the utmost respect to other residents and common areas. We ask that the following rules are adhered to:

• You are requested to ensure your removal company adequately protects the fl ooring of communal areas

Unloading zones and the distance to the building entrance is indicated on the adjacent site plans which your removal company may require.

Pedestrian AccessPedestrian access to Stanmore Place will be via the main entrance off Honeypot Lane and via the secondary entrance off Whitchurch Lane. All apartment building entrances will have a security control access system.

Vehicle AccessVehicle access into the development will be off Honeypot Lane, or Whitchurch Lane, as indicated in the plans on the following pages. Traffic bollards placed on Howard Road, adjacent to Crown Mews, and the junction of Hitchin Lane and Unwin Way prevent through traffic between Honeypot Lane andWhitchurch Lane.

ParkingFor those who have purchased an allocated space in the multi-storey car park, the car park entrance is located opposite Victoria Court and is clearly signposted. St Edward reserves the right to utilise allocated car parking spaces as necessary for building requirements during construction. Visitors must sign in at the Management Suite and will be allocated a temporary bay. No other parking is permitted on the development. Bicycle storage is also available.

Refuse DisposalResidents can deposit their refuse in stores located in each block.

Health and SafetySafe access to your home will be maintained following occupation. Areas of Stanmore Place still to be completed will be segregated to ensure that only authorised work personnel have access to the construction areas. However, we would advise that safety awareness is maintained at all times whilst construction works are undertaken on site.

Environmental ConsiderationAt the time of occupation there may be construction activities still being completed, which, by their very nature, will create noise and dust. We are aware that this may cause disturbance from time to time and we aim to minimise this by ensuring considerate working practices are adhered to by our contractors. Whilst we continue to construct the development, we will restrict working hours and endeavour to achieve the following:

• Monday to Friday 8.00am to 5.30pm• Saturday 8.00am to 1.00pm• Noisy works will not commence before 8.00am• Sunday only working where essential• No works will be undertaken on public holidays

Shared Ownership / Rented AccommodationThere is some shared ownership and rented accommodation on the development. Residents of these apartments and houses have their own parking facilities.

Stage Completion The adjacent site plans, indicate the stage completion of Clement Court, Arthur Court, Crown Mews, William Court and Crown Crescent.

Estate Management The Estate Management offi ce is open 24 hours a day providing the concierge service, as is the resident’s only gymnasium. These are located on the ground fl oor of Moore Court opposite the Sales and Marketing Suite.

From central London / North CircularAt the junction of the A406 North Circular and A5 Edgware Road, (Staples Corner), take the A5 towards Colindale and Edgware. At Edgware turn left intoWhitchurch Lane, passing Canons Park tube station on your right. At the crossroads turn left into Honeypot Lane. The main entrance to Stanmore Place isapproximately 300 metres along, on the left.

From M1Leave at junction 4. Take the A41 Watford By-Pass/Edgware Way. At the roundabout take the 2nd exit into Spur Road. At the next roundabout (Canons Corner)take the 2nd exit (A410 London Road), going through Stanmore. Turn left into A4140 Marsh Lane. Continue for approximately one mile, passing the junction with Whitchurch Lane on your left. The main entrance to Stanmore Place is approximately 300 metres after this junction.
