Understated eleganceCradled between the pull of knowing and using modern building technology, Oman’s architecture stands strong yet simple

For many centuries Oman’s architecture has been subject to the influx of a variety of styles

and influences. Despite this Oman’s architectural style remains distinct. The most common form of architecture on the sultanate coast, until recently, was the palm-frond house, followed by mosques made of stone or mud brick. Fortified buildings are a rather noticeable feature of the Omani architecture. Almost all the settlements in Oman have some elements of the fortified structure.

The chief feature of residential architecture has always been the measures taken to protect the inhabitants from the overpowering heat of the Omani summer. This led to houses being built with thick walls

for insulation, with few windows and with devices designed to take advantage of any potentially cooling breeze.

When Oman made its great development in the early 70s to the 80s towards a modern nation, a major shift took place. People left their traditional homes and built new houses with modern material. This resulted in an almost unique phenomenon – the desertion of many traditional settlements beside which new neighbourhoods were built.

The evolution of architecture is a measure of a nation’s civilisation. Oman abounds in cultural buildings that stand as a testament to this art. As a tourist, you will observe the diligent efforts to preserve the

traditional architecture characterised by its simple lines. There is an understated elegance to this.

With new courses being offered in architecture by the Sultan Qaboos University and few other institutes, Oman is expected to see an emergence in young Omani architects, who will take up the reins in shaping the future of architecture here. But these budding architects are faced with a tough choice in order to keep the legacy of Omani architecture alive – linking the contemporary with the vernacular, the traditional with the modern.

The Arabic court or patio is a prominent feature in the villas in Oman. The courtyard gives continuity to the villa and an ambience of relaxation.

Terraces and balconies are usually ornamental and take their design inspiration from the Omani heritage.

The committee of town planning in Oman has a restriction on the maximum height of buildings. The plan is to spread the cityscape horizontally. White is the most preferred choice for exterior paints as it reflects the heat and helps in energy consumption.

The tradition of the country is well portrayed in the

ornamental façade of residential complexes and villas.

Modern functionality has stepped into Omani architecture. However, features like the Arabic court, the window and door detailing, the parapets and the traditional terraces will stand the test of time.

Oman is moving towards green architecture with 14 buildings in the process of being LEED (Leadership in Energy and Environmental Design) certified. The Oman Botanical Garden, Jebel al Akhder Hotel, Khasab Hotel, Muscat International Airport and Salalah Airport are a few of the certified projects.

All roads will lead to Oman ten years from now. The 24 new projects undertaken by the

Muscat Municipality will complete the story of Oman as one of the developed, yet traditional and eco-friendly countries of the world.

Boulevard and MinaretThe Sultan Qaboos Boulevard connecting the Muscat International

Airport and the Barka Palace will have open spaces, jogging area and space for cycling. This project aims at beautifying the 3.5km road often used by dignitaries en route to the palace.

The Minaret, at the outermost point of the Muttrah Corniche, will be the beacon of Omani culture. The 50m tall monument will feature special lights, sounds, smells and perhaps even taste.

The 12 floors spiralling the length of the Minaret will house educational and cultural exhibition spaces.

Subtle lights, promenades and cycle walks will exemplify the pedestrian bridge at Wadi Adai, one of the largest wadis in Oman. The promenade will have a vibrant display of lights in the evenings, powered by solar cells.

Muscat Square Garden

CONSTRUCTION

ParksA series of landscaping projects will forge the Piedmont Park at Al Amerat, the Romantic River at Al Lawami, the Al Mubila Park and the Al Qurum at Wadi Adai. Residential areas with access to parks and sports areas are the highlights of this project. The wadis will also have their fair share of developments. While the Wadi al Kabir Park will be remodelled to incorporate recreational spaces catering to people of all ages, the Al Azaiba Park will see the transformation of an abandoned wadi into a recreational web connecting the locality to the sea using walkways.

The Al Khuwair Park will have add-ons like space for a cinema, commercial and retail space and residential apartments. Naseem Park is all set to be synonymous with the ethnic culture of Oman with indigenous trees to be planted in the park. The Hawijit Najim Park will see its share of developments and the Al Barakat Park will have seasonal flowers, trees and water features.

Al Hamriya Terraced Park will convert the inaccessible mountain in Hamriya into a recreational hub, complete with parks, playgrounds, and an amphitheatre sculpted into the mountain itself. The park will also house an observation area giving a panoramic view of the sea and surrounding areas.

Central Business DistrictsRuwi and Muttrah will metamorphose into world-class business hubs with the projects designed to ease traffic congestion, ensure navigable walkways and utilitarian parking slots. Judicious use of public area will be the new address for businesses in Oman.

Markets and SouqsThe fish market at the heart of Muttrah will be restructured in the shape of Muttrah bay with rammed earth walls. It will have a canopy organising spaces below. The vegetable market in Al Khuwair will witness a four- to seven-floor peripheral ring development enveloping the market place and allotting permanent shop spaces

on the street level. Commercial and residential spaces will be on the floors above. The entire vegetable market will have shaded canopy. The Seeb waterfront will be a haven for wayfarers with upgraded walkways, new souqs and leisure areas. Al Mawalih Souq will have myriad shopping and cultural activities and space to stage festivals and other events.

Squares and PlazasMuscat Plaza will be transformed with an auditorium, exhibition space, IMAX theatre, an amphitheatre and car parking. Al Amerat Square and Waterfront Square at Shatti al Qurum will have recreational developments with parks, walkways, children’s play area, water features and shopping stops. The Seeb Seafront Plaza will have an art gallery and a conventional and digital library depicting the traditions and heritage of Oman. A place to stage festivals, activities and events will be the hallmark of Al Qurum Festival Square and Muttrah Corniche will embrace upgraded roads and passageways.

In Oman, banks provide attractive mortgage packages at low interest rates. However, the Central

Bank of Oman strictly regulates the requirements for getting credit, and there are quite a few documents one must present to the bank for loan sanctions to come through. Most banks have home loan options for the nationals as well as expatriates. Policies for each bank, however, differ. The Omani insurance industry is continuing to gather pace as the number and variety of products offered to customers multiplies. While the market is relatively small by international standards, with a population of a little over 2.7mn, the conditions for growth are strong, whetting the appetite of both dedicated insurance companies and other financial institutions looking to gain a foothold.

There are various kinds of property insurance on offer in the market today – fire, theft, natural perils, building, building with contents, property-all risk insurance.

A common mistake people make when

insuring their home is to insure for the market value. The correct sum insured should be the rebuild value. The structural items and the contents within the property can both be insured.

When it comes to insurance for your physical property, make sure to get a policy written on an all-risk basis rather than on a named-peril basis.

more than a green coverLandscaping trends are moving towards creating a more relaxed environment

When it comes to residential landscaping people have choices, deciding what

they want out of their landscape. A well-designed, friendly environmental landscape can give one a great sense of peace and belonging. Normal grass landscaping with a few shrubs and plants is quite popular. But it is high maintenance. More traditional landscapes also require lots of

water and are high maintenance. Home owners, however, are now looking for ‘green’ products, both in a natural-looking landscape and environmentally friendly one.

Many are now replacing backyard landscape with fruit trees, vegetable gardens and drought tolerant plants that can be easily cared for with a drip water system. You can add your own

herb and greens garden and supply food for the family year round. But if edible landscaping is not your thing, you can consider desert or native landscaping. They are environment friendly and include low maintenance plants, with designs including native wildflowers and ferns that add colour to your backyard. Stonescaping is also a strong trend now.

There are other equally popular eco-friendly landscaping trends, such as fighting weeds organically. If you have designed an efficient, natural landscape you won’t suffer from as many pests as compared to conventionally-designed outdoor spaces. Adding compost (a mix of decomposed organic matter) adds beneficial nutrients, minerals and organisms, increases water retention, improves soil structure and prevents soil erosion. Compost is easy to manufacture at home and there’s little reason to buy chemical fertilisers.

More people are now keeping water conservation in mind when deciding on what to plant in their yards. They are favouring drought-tolerant plants

such as cacti. And say ‘no’ to invasive (exotic) plants as they exhibit a tendency to escape into the wild and wreak havoc with native eco-systems. You don’t need to totally exclude exotic plants from your yard and garden, but incorporating natives in your design can make a big difference.

Also, while gas-powered mowers are a great time-saving device, there are alternatives that are cleaner, non-polluting and more energy efficient. Modern reel mowers are a great way to mow the lawn and get exercise at the same time. They are also easier to use. If you have a large lawn, however, a reel mower may not be the best solution. In this case, consider a non-polluting electric mower.

Light adds a lot to the feel and look of a landscape. But now that you have decided to go green, why don’t you try a few solar powered landscaping lights, which can help reduce your overall energy use.

In Oman one of the most elegantly arranged landscapes is the one on the highways and roundabouts. Public art is a major attraction and every roundabout in Oman depicts some aspect of the Omani culture – bukhoor stands and fountains, combined with an elegant arrangement of colourful flowers add charm to the roadways. So green up your green space and the planet will thank you.

Landscaping is more than gardening. It is the design of public spaces to achieve environmental, socio-behavioural, and aesthetic outcomes.

Over the last 30 years the Oman government has shown a lot of interest in this field. This has given the cities the much needed green cover.

Date palms with their inherent beauty continue to dominate public pathways and parks in Oman. Exotic and seasonal shrubs add variety and colour.

As a plant gets old it changes its structure and characteristics. It is necessary to change plants every three years. This brings a much needed freshness to the garden and allows the soil bed to

be treated and replenished.

A garden should always have a good mix of trees, flowering shrubs, culinary herbs, green patches of grass to sit on and scented flowers.

Easy maintenance is the key to good landscaping. Local plants have hassle-free maintenance and are always advisable.

Indoor landscaping is popular with big showrooms in Oman.

Sustainable building materials are an eco-friendly alternative for homes and tower blocks across the world today

There is an urgent need to address the great challenges of our times: climate change, resource

depletion, pollution and peak oil. These issues are accelerating rapidly and have strong links with the building industry.

Eco-friendly construction not only helps create a better outdoor environment, it helps build a healthier indoor one. Conventional building materials and methods have been linked to a wide range of health problems. Chemical pollutants from paints, solvents, plastics and composite timbers, along with biological pollutants such as dust mites and moulds are known to cause asthma, headaches, depression, eczema, palpitations and chronic fatigue syndrome. Green buildings eliminate these problems through good-

ventilation design, breathable walls, and the use of natural, non-toxic products and materials.

Building materials are considered eco-friendly if they are energy efficient and require little maintenance, even after several years.

eco-friendly by choosing a substitute product that has minimal toxic potential, such as using fluorescent lights, as they have less mercury than conventional lights.

• Quality Building Components: The extra cost and effort of high-quality building materials, such as high-performance windows or structural

insulated panels will go a long way in energy efficiency.

• Renewable Energy Systems: Any product that reduces the use of fossil fuels, such as solar water heaters or photovoltaic systems, is extremely eco-friendly.

Building material is any product used for construction. Many naturally occurring substances such as clay, sand, wood and rocks have been used to construct buildings. The manufacture of building materials is an established industry in many countries and the use of these materials is segmented into specialty trades such as carpentry, plumbing, roofing and insulation work.

In 2004, the government allowed foreigners to purchase Omani land in certain areas; however, the law

was not ratified until 2006. Oman closely regulates where foreigners may buy, who can develop, and how fast developments are made. This has made the property market in Oman one of the most stable in the Middle East.

The property in Oman is nowhere near as flashy as in neighbouring countries, but there are still many high-end developments. Oman’s aim was to increase its number of affordable luxury accommodations. Instead of towering blocks of apartments and sprawling villa developments, you’ll find low-density communities of one and two-storey villas, duplexes, and small apartment buildings.

Oman has focused on constructing high-quality, low-rise, luxurious property developments, which compliment the country’s rich heritage and surrounding infrastructure, while also appealing to high net worth individuals. Significantly, as a tax-efficient destination, Oman charges no income tax or capital gains tax, which means that any potential property price gains or rental income would be exempt from tax.

With plenty of new property being built

every year, the supply is able to keep pace with the demand. Many Arabs are keen on renting their property out to expatriates as this provides them with a regular, reliable income. Of course, for the people looking to rent, the task is quite daunting. House hunting involves a lot of groundwork.

Rental costs vary a lot depending on the size of the property and the location. Rental costs are also dependent on other factors, such as amenities. One such amenity that Europeans look for is a villa with a swimming pool,

as summers in Muscat can be quite unbearable. Another basic amenity that comes with most apartments and villas is air-conditioning. However, it might be included in the rent or charged separately as part of your electricity bill. And if there’s a communal gas tank, gas is also usually included in the rent. Other utilities like water will be separate.

Rents have gone down by almost 25 per cent from the peak in 2008. It is not fair to expect the rents to go back to the rates of 2004-2005 as the cost of construction has steeped over the past few years.

A governing decree safeguards the interest of the tenants for eviction and rental hike. However, in most cases issues are resolved amicably between the landlord and the tenant.
