Objective
The Design Development phase is a refinement of the Scope of Work
identified during Schematic Design. As required, large-scale drawings,
mock-ups, and detailed plans are developed to present a coordinated,
clear view of the projects major elements with respect to architectural,
structural, mechanical, electrical, plumbing, equipment, civil, landscape,
and utility infrastructure.
The Project Teams key objective during this phase is to integrate all
design elements in order to provide the General Contractor and/or
Construction Manager with information sufficiently comprehensive to
support a project Design Development estimate and guaranteed maxi-
mum price for the project scope of work. Inconsistencies between the
budget previously developed during Predesign and revised in subsequent
phases should be reconciled for scope and budgetary adjustments. While
the client may provide design input during this phase, any changes in a
projects scope during Design Development will more than likely impact
the budget and schedule.
For large projects completed Design Development documents (both
electronic and hardcopy), final review comments, a refined cost estimate,
schedule, and MN B3 documentation are summarized in a project report
for ratification by the Universitys Capital Oversight Group and Project
Executive Committee.
