Lets get the bad news out of the way immediately, so we can concentrate

on the advantages of building new: The only negatives I can think of about

building a new home are that (a) You will need to wait about year, (sometimes it

takes longer) and (b) you need to be willing to engage your builder if you expect to

create something unique, that will be a true reflection of your style and your dreams.

When you consider all the advantages of building.

I think the choice is clear.- Gary R. Mello

Generally, it takes about twelve

months (or possibly longer) to

build for several reasons; First,

the economy is still “Hot”, not just

steady but “hot”. This means General

Contractors (Construction managers)

and Sub-contracts (specialists in

their fields) are very busy, especially

the most established ones with great

reputations for quality. Because the

economy is hot some materials also

take longer to receive; an example

would be a black free-standing

that is only made to order. We

explain to our clients that we only

use sub-contractors we trust, who

we have long-standing relationships

with. We do not hire new crews

just for the sake of moving faster.

Quality is always the first goal, above

everything else.

Now that we have explained the

negative aspects of building new, let’s

explore the significant advantages of

building a new home;

First, there’s location: When the

public is shopping for a home to

buy and looking at “re-sales” we

are essentially hoping the house we

love is in the perfect location. With

new construction, first you pick the

town or towns you are considering,

and we explore all options and pick

a location independently, increasing

the chances you will be able to secure

a very desirable location; Maybe your

hoping to live in a specific school

district to raise your children or your

retired and want to be within walking

distance to the bay or a beach for

morning walks.

Next, when we consider “resales”,

we are hoping that the home we

are looking at had previous owners

who invested in the aspects of the

home that matter to us; a new

kitchen, a sunroom, central air or

hardwood flooring (where it makes

sense). With new construction you

define the exact amenities that are

meaningful and useful to you and we

allocate our budget towards those

goals. We have clients who create

kitchens you could almost never find

in a resale (or would have to pay

too much for); we have clients who

need a conditioned and bright space

in the basement for a playroom or a

good-sized office on the first floor to

accommodate an “at home” career.

In building new we have no limits; we

just need to plan and allocate cost to

things that matter most.

Additionally, when it comes to size, we often

find that with “re-sales”, the home is either just

too small or unnecessarily too large and doesn’t

make sense for the stage of life you will be in for

the next 10-20 years. With new construction, we

control size and only design each individual space

in your plan for your exact needs.

Many families are consolidating generations now

into one household. Mom and dad want to sell their

home and find a way to live with their children and

grandchildren, but still find accommodations that

are private to both families. In the last ten years

we have seen a tremendous increase in demand

for “in-law” living. We find its almost impossible

to find a home that already exists, that meets the

needs of two families in one property. With new construction, we design each

living area with each family, and we make this possible and amenable for

everyone. As I write this article, we are currently designing a home with these

requirements in Bristol County MA for a client.

In terms of defining your “style”, it doesn’t get easier to create a home, inside and

out, that is a true reflection of your style than to build new. The excitement and sense of

pride our clients feel when they move into their new home is very present, as our clients

understand they created this home and its genuinely unique to them.

Lastly, most people (I would argue all, if you let them speak to me for 30-60

minutes) prefer new! If there were 10 new homes for sale, I would bet a set of

Patriots AFC Championship tickets at Gillette Stadium that 10 out of 10 would

probably buy new, even if they had to give up some items on their “wanted list” to

end up with a new home instead of buying a resale. This is best illustrated when a

client of Oracle Homes was recently offered $50,000 more than they paid to build

the home to sell it as soon as it was finished to a party who approached them at

the jobsite; (yes, they were very serious).

So when it comes to building new, I understand there are “stories” out there

about the challenges of construction, but at least explore new construction before

you decide. Sit down with a reputable builder and get the information before you

commit to “buying someone else’s problems.”
