Introduction
Housing is Australia’s most valuable asset class, valued
at an estimated $7.5 trillion, so it’s important to measure
housing market conditions as accurately as possible.
Understanding the trends across broad regions are
important and this broad view provides a guide about
the direction of housing values at macro level, however
the market is multi-layered, often with very different
conditions based on location, the style of housing and
position on the value spectrum.
The CoreLogic suite of hedonic home value indices
includes a wide range of sub-indices which provide
opportunities to measure the housing markets
performance at a more granular level; geographically,
across housing types and across valuation cohorts.
One of these sub-indices divides the housing market
into ten equal portions, or deciles, based on the value of
dwellings.
Our decile series provides a more granular view about
the performance of the housing market across value
based segments; which parts of the market are over
performing or underperforming relative to the headline
trends. For example, although values may be broadly
rising across a geography, the premium end of the
market may be showing a very different performance
relative to properties at the most affordable end of the
valuation spectrum.
CoreLogic’s Decile report provides a summary of
housing market conditions nationally and across each of
the capital cities based on change in dwelling values
