Deborah O'Mara is unflaggingly optimistic when it comes to the luxury home market.O'Mara, a real estate agent with the Lakewood Ranch office of Michael Saunders & Company, has every reason to be upbeat. she's sold about $30 million in residential real estate this year and capped her November about a week ago by holding a contender for the mother of all open houses this year at a $3 million tuscany-themed mansion at 19429 Ganton avenue in the Concession.

it was easy to forget the event was intended to sell the 7,000 square foot house as quickly as possible. there were drinks and hors d'oeuvres for the crowd of real estate agents, lenders and other industry guests who spent a couple lunchtime hours touring the home and being serenaded by a sinatra-styled vocalist. Sarasota restaurateur and chef Paul Mattison was also on hand to demonstrate how to make Bananas foster in the home's poolside kitchen.

that's right, a poolside kitchen.

On the market for the first time since it was built in 2010, the house could notch one of the larger single family sales in Manatee County this year if it sells for its $2.998 million asking price. But its price point is hardly unique.

so far in 2014, 102 $1 million-plus single family properties have sold in Manatee County, with the top sale hitting $3.2 million, according to Multiple Listing Service data. Sarasota County has seen the same trend, only more so, with 383 properties in that price category selling. the most expensive home sold in sarasota County so far in 2014 went for $11.85 million.

Big money sales are or soon will be well ahead of last year. in all of 2013, 365 million-dollar properties sold in sarasota County. In Manatee County, the total was 122. With December being the busiest closing month of the year, the 2014 numbers are expected to grow substantially.

Demand for high-end homes is high, in part due to good publicity. sarasota was recently ranked as one of 10 "jewel box" communities in the world by Christie's international Real estate. as a "jewel box," sarasota is classed with cities including Jackson Hole and Martha's Vineyard that attract the wealthy.

This is good news for O'Mara, who said even dozens of still-undeveloped home sites available at The Concession in East Manatee won't be enough to slake the desire for expensive homes. it won't be long, she said, until the current crop of luxury communities, including the Concession and the lake Club in lakewood Ranch, sell out. "We're looking to the next development," she said.

O'Mara's boss, Michael Saunders, agrees. speaking during the open house, saunders said 2014 has brought a 33 percent increase in sales of homes in the $3 million-plus category between Manatee, Sarasota and Charlotte counties. inventory in the $1-million-plus range in those counties is at about 16 months, down from 55 months seven years ago.

the roughly 800 millionaire homes still for sale may become a more endangered species in the coming year. saunders said new high-end inventory isn't going up quickly enough to make up for the sales of existing big-ticket homes. that could put buyers coming to Manatee-Sarasota in the same situation they would be most anywhere else."in 80 percent of our feeder markets, there's a shortage of inventory," she said.

Where the next new homes will be built -- particularly in Manatee County -- is not entirely clear. the highest-demand areas, the islands and waterfront in Manatee and sarasota counties, largely lack open land. away from the water, the Concession is about as far east as high-end development has gone to this point. that development has notched more than 40 sales in 2014.

Schroeder-Manatee Ranch, the master developer of lakewood Ranch, holds a large share of land east of its newest neighborhoods, but has not announced any new million-dollar neighborhoods beyond the lake Club. Jimmy Stewart, vice president of sales for SMR, said the master developer isn't in a big hurry to open a new luxury neighborhood. He said the lake Club has a four-year inventory remaining. Country Club east, another lakewood Ranch neighborhood with homes priced up to $1 million, also has available lots. Still, SMR isn't going to rest on its laurels. "We'll be taking a look at that in the next year," stewart said.

We planned to return to lakewood Ranch to continue our search if

we needed, and i remember so well Deborah saying to us on several

occasions, “If we don’t find something you like, don’t worry, when you

return, we will keep looking. New listings are always becoming available.”

Prior to leaving, she showed us some models in Country Club east that

could be constructed. We found a model with the exact features we had

hoped for. Because Deborah’s experience included working for a major

builder in lakewood Ranch, she was able to help us review our contract.

she helped us with construction negotiations and acted as our advocate

during the process.

Because we were out of state, she recommended that we consider using

a title company and hiring an inspector to watch over the process for us.

We followed her suggestions and they proved to be in our best interests.

the time arrived for us to sell our house in the Country Club and move into a condo.
