We should all have that special place where we can go to get away from the stresses of everyday life. Ann should be espe-cially proud of her back yard, where she has spent countless hours working to create a spectacular retreat that not only she, but friends and neighbors, can enjoy. I can relate to Ann, after we landscaped our back yard last summer we have spent many days already this year working on making it bigger and better, and getting that pond with five fish just right!

This issue focuses on the life we breathe into our homes. In addition to Ann, Bill and Mary Fair have transformed a dark and outdated Forest Ridge home into a place that feeds off their energy. Vibrant and cheerful, the renovated home truly speaks to their personalities. We’re also taking a look back at a few of the great home renovation projects from the 2009 NARI Tour of Remodeled Homes.

unfortunately, her mischievous behavior often landed her right in

the middle of it. “there were seven of us kids and when we got

into trouble, we had to pick weeds and deadhead flowers before

we were allowed to go out and play,” she says now looking back

on it with amusement. F needless to say, her mother’s garden

was an immaculate piece of slowly evolving art from spring to late

summer. now, a grown woman, Ann is following in her footsteps

as the garden has become a place of peacefulness instead of a

source of dread.

An inspiring hobbyAbout 10 years ago, Ann and her husband built a new home in the Forest Ridge area of Dayton and she has since then molded and shaped the back yard into a living sanctuary. Nearly every perennial—from primrose to blue bells—can be found on her property as long as it isn’t too intrusive. Colors are boundless as well, from golden tones to vibrant hues.

Ann treats her work as a year-around hobby, unlike most people, whose gardening goes dormant along with the plants out-side. Cold months are spent creating artwork that will eventually

find its way into the next spring’s garden and an empty bedroom becomes a makeshift greenhouse where she keeps annuals alive to replant when the weather warms up. “I am very, very thrifty,” she says. “I try to use what things are natural and already avail-able.”

Most who venture into her garden would find that hard to believe since it appears she spends just as much money as time in creating it. But the garden, for Ann, isn’t really about making a show for others as it is creating a haven out of her own creativity.

A personal tapestryAnn’s back yard was a gardener’s nightmare when she first moved in. The majority of the property where her new home was built was overtaken by Honeysuckle trees. Ann’s first order of business was to clear out the brush. Among the mess, she discovered a clean canvas, untouched but for a few beautifully established trees.

She began by creating pathways and beds. Ann’s husband, who is a Dayton firefighter, had a friend who had a side business that created mulch from cut down trees. He gave much of the mulch to Ann for free which allowed her the freedom to make as many pathways as she wanted.

Since then, the garden has transformed into a myriad of color-ful flowers and plants. It also has taken on a unique taste of its own with Ann’s numerous pieces of garden art. A walk down one of her paths may include an encounter with a pot created from a wooden shoe purchased in Amsterdam or sculpted heads with plants for hair.

Numerous gourds, grown by Ann, now serve as bird feeders hanging from her willow tree, which gracefully hangs over the garden. And stained glass art pieces are strategically hidden among plants and flowers.

People often ask Ann her opinion about their yard or an idea they have and she quickly tells them that she believes there is no one right way to garden. The secret is doing what you think looks beautiful and enjoying what you have created. “I look at your yard like you are the artist and the dirt is the canvas and there is no wrong way to create a natural masterpiece,” she says.

One of Ann’s recent projects is creating sculptures from bushes. Right now, she has a Dr. Seuss bush that originated from a branch. She also has taken a low-lying Juniper and made it into a dragon. Most of the sculptures have taken years to grow and craft.

On more than one occasion, Ann and her husband have looked out the window at dinner time and seen people walking through the garden enjoying what it has to offer.

Numerous prom and graduation photos have been taken there as well. Ann gives more than just a show to those who stop by. If some-one is interested in a plant she’ll give them a start if she’s able.

Perhaps no one is able to appreciate the garden as much as Ann. The rich soil under her fingertips, the gentle breeze, the industrious ants marching by, the newly spotted eagle overhead, and even the stray cats who take refuge in her quaint shed all bring solace to her soul. “It is like church for me,” she says. “That

is where I pray. It’s where I think about my day, my week or my month and get my thoughts together. There’s nothing I can’t figure out in my yard.”

Ann calls her garden one of her most beautiful gifts from God. She also realizes it is a wonderful heritage from her 85-year-old mother. As she cuts off brown plants and buries banana peels in her compost, Ann realizes all she picked up from watching her mom work her own garden on Superior Avenue in Dayton. “I guess I just never realized I was getting turned onto it at such a young age,” she says.

Neither did her siblings. Today, there isn’t one of them who isn’t gardening on their own. They not only share their secrets and plant starts, but have been blessed to watch a family bond blossom in its own way.

The state of the economy has led to many big changes within the home building industry. For several years, new home

sales were strong, with new neighborhoods popping up all across the country, including the Greater Miami Valley. Today,

the industry is seeing an increase in home remodeling projects, as homeowners have decided to stay put and

update their current homes rather than purchase new. | Each year, the Miami Valley chapter of the National

Association of the Remodeling Industry showcases some of its members’ remodeling projects. This year’s

crop included several kitchen and bathroom renovations, as well as a few unique additions. The

following pages highlight a few of our favorite spaces from the tour.

Roya teamed up with Chris King, president of All American Home Remodeling, to renovate her master bath-room. King replaced the bathtub with a large walk-in shower comprised of multi-colored tile that resembles slate, which perfectly comple-ments the golden tone of the textured walls. Roya wanted the bathroom to fit in with the contemporary design found in the rest of her house, so she approached King about build-ing a custom vanity that mixes dark cherry and glass.

Roya finished off the cabi-netry with hardware made of carved tagua nuts from the Amazon rainforest, which re semble ivory. Other details include the heated floor topped with tile that mimics bamboo and an instant hot water heater in the closet behind the show-er. “I love the bathroom,” Roya says. “It’s just wonderful.”

An automatic wave of soothing tranquility envelopes Roya Vary every time she steps foot into the

master bathroom of her Centerville home. Decorated in rich gold and brown hues, Roya says her goal was

to create a zen-inspired atmosphere. “The old bathroom was all white and quite boring,” she explains.

“It had a huge garden tub that I never used and a small shower and closet that weren’t functional.”

stainless plumbing fixtures, lighting and hardware add a modern touch.

Like the kitchen, this was also a dramatic renovation. Hurst removed a small closet to create more space. The old shower became Sue’s makeup and dressing table, while the old bathtub was replaced with the new expansive shower. “We rearranged the bathroom to make it more functional,” Hurst explains. “The products, textures and colors helped to achieve Sue’s desire to create a contemporary retreat.”

Kitchen Sue Singer likes to be unique, so when she decided to renovate her Washington Township home she insisted on a one-of-a-kind look. “The original kitchen was horrible—white cabinets, white countertops, white walls,” she says. “I wanted to pull in warm fall colors to make it look more inviting.”

To achieve that, Jeff Hurst, president of Hurst Total Home, and his team set out to create a kitchen that incorporated color and convenience. Hurst moved a supporting wall to create more space for the new island. The old white cabinets were replaced with rich maple cabinetry. The under-cabinet lighting brings out the rich tones of the copper backsplash. That same copper hue was carried over to the faux painted walls. Neutral-toned quartz countertops and the cork floor complete the design.

Master bathroom Sue’s love of color was also carried over into the design of her master bathroom. “I knew I wanted to incorporate blue into the bathroom,” she says. “So I started off with the countertops and went from there.”

Master bathroomBetween the 1920s and 1960, new and remodeled bathrooms were decorated in a handful of standard colors such as olive green, baby blue and rose pink. Frank and Nancy Spolrich’s master bathroom in their Kettering home was of the blue variety.

A few years ago the Spolrichs start-ed remodeling their house. “We started with the upstairs bathroom, which was all pink,” Nancy says. “Then we moved to the master bathroom.”

cherry vanity and large tile shower create a relaxing atmosphere. Muenchow sug-gested running the mosaic border along all the walls, instead of just in the shower, as a way to tie the space together. Nancy purposely hung a large mirror over the vanity to give the bathroom depth.

KitchenAfter the bathroom was complete, Frank and Nancy spoke to Muenchow about updating the kitchen. Remodeling Designs took a wall out of the kitchen area, which Nancy says essentially created a new space. “It’s amazing, looking at the kitchen now I almost can’t remember where the wall was in the first place.”

The new cherry cabinets feature a cocoa stain, while the creamy hue of the quartz countertops complements the almond-colored ceramic tile floor. Nancy says it’s amazing how much more space she has. “It’s almost like we’re in a new house. We’re now working on updating the living room!”

Philip and Jane Sheridan purchased their Kettering home two

years ago. While the home, which was the site of the 2007 Dayton

Philharmonic Volunteer Association’s Designers’ Show House, had

been renovated, the small carriage house on the property hadn’t

been touched. “Philip rented space for his office, but thought the

carriage house could make the perfect home office,” Jane says.

The Sheridans hired Urbieta Construction to transform the old dilapidated carriage house into a space they could utilize. The second floor, which was originally the hayloft, was turned into Philip’s office. Urbieta installed the wood beams into the ceiling, as well as the skylights to allow for natural light. “We were able to keep the original floor,” says Jane. “We were thrilled because while we wanted to update the house, we also wanted to preserve the architectural integrity and stick with the time period.”

The house was built in the 1920s and still had all of its original hardware, which Jane removed, refinished and reused as many of the pieces as she could. “We also found the stair balustrade in the eaves, cleaned it up and installed it. We added the rest of the balustrade to the main house,” she adds.

The stable area of the carriage house was transformed into an entertaining area complete with a living room, small kitchen and powder room. Everything from the paneling in the bathroom to the kitchen cabinetry was custom made to fit the time period. Supplying the carriage house with water turned into a large task. Urbieta ended up digging a trench from the main house to the carriage house for water.

“We use the house a lot when family and friends stop by,” Jane adds. “It’s a great rustic space to entertain and relax.”

When your home looks out onto a 187-acre nature park it’s hard not to take advantage of

the views. So when Mike and Jane Visser decided to update their 1960s Dayton bungalow

their eyes wandered to the back of the house. “Our living room looks out onto the street,

but with Grant Park located right behind our house we decided an addition onto the back

of the house was the obvious choice,” Jane explains.

The Vissers turned to Greater Dayton Building & Remodeling to bring their vision to life. The new addition gave the Vissers more space for their kitchen, as well as a new great room. “They wanted an open floor plan, with plenty of win-dows,” says Ray Bell, sales manager at Greater Dayton Building & Remodeling. “The addition is great for entertaining and looks out over a wrap-around composite deck with steps leading out to the park.”

12-foot long breakfast bar that connects the kitchen to the great room are just a few of the new features. The exotic Asian walnut floor ties the two spaces together. “We have an eat-in area in the kitchen, but Mike and the kids and I are often sit-ting around the bar, watching television or enjoying the fire,” Jane says, referring to the great room, which includes a large stone fireplace flanked by built-in shelves and space for their television.

The addition welcomes the outdoors in, with a large wall of windows and skylights in the vaulted ceiling. “It’s wonderful to be

When Mary Fair first walked into the house for sale off Rahn Road, she had one

immediate thought: “There’s no way I’m buying this.” F It was rustic and dark.

There were heads of dead animals on the walls. It resembled a hunting lodge. F

After the initial shock, Mary and her husband, Bill, began to see potential. They

were especially enthralled with the private, scenic views. They started visualizing a

home as they might decorate it—elegant and airy, inviting nature in through every

window. After the purchase, the kitchen went first. “It was gutted,” says Mary.

The Fairs hired clive Morgan, a designer with knapke cabinets, Inc. and Randy

Luken of Luken Interiors to handle the first installment of their new vision. F Tired

wooden sliding glass doors, crank-style windows and dark brown tile, which had

to be jack-hammered out, were replaced with exquisite Brazilian mahogany floor-

ing, a black granite island and white quartz countertops that resemble marble but

offer more durability and safety for cutting.

“They wanted an open, stylish feel,” says Morgan. After working with the Fairs, he presented raised pillow-paneled cabinets in maple with a Chantille Espresso finish to add character and detail. “I tried to get almost an Italian townhouse look because of the tall ceilings and new windows, which made it very bright. Mary’s well-traveled and I’m European so we had empathy there,” adds Morgan.

The Fairs replaced an outdated skylight and added an arched window. But that wasn’t all: if the kitchen’s original décor was off the mark, so was its ability to function for the Fairs, avid entertainers who host large gatherings for family and friends.

The island was too small and had little room for food prep and casual seating. The drawers and stor-age weren’t convenient in location or design. An angled wall in the kitchen needed to be lowered and leveled out. An old bathroom became a new laundry room hidden behind two doors.

In addition to these changes, Knapke made sure to create a comfortable atmosphere. The custom-made pantry door, which mirrors the look of the cabinets, is just one of the ways the company prides itself on

creating beautifully detailed pieces. “We create a fur-niture feel as opposed to a kitchen-cabinet feel.”

There’s now modern storage with pullout drawers, and a place to keep food warm on the island. The Fairs can simply push a button to access a microwave, also on the island.

Morgan says the kitchen now reflects a spacious “linen” feel without being stark white. Madden Tile installed a tile backsplash in a creamy white hue to match the counters.

Additionally, Knapke recreated a tray ceiling, utiliz-ing high-stacked crown molding. An open area lead-ing from the kitchen to what Mary originally called the “hunt room,” was enclosed to offer a more stately atmosphere. By the end, the entire layout, except the sink, was changed.

“We live differently now,” says Morgan. “People do more cooking at home. The kitchen is the hub of the home.”

Luken worked with Mary on the finishing touches, concentrating on a soft, buttery yellow color for the walls and small paintings.

Complementing living spacesAfter the kitchen was finished, the Fairs took a long look at the rest of the house. Bill says the new kitchen made other rooms stand out even more as misfits.

The Fairs wanted an elegant foyer with a look that could be carried throughout the home. Dark square tiles were replaced with marble. The same Brazilian wood from the kitchen was installed in the dining and front living rooms.

Of course the animal heads had been removed from the great room but it still looked like a lodge, complete with a barn beam for a mantel. Luken and Richard Mantia, a local artist and faux painter, worked their magic. The original rock fireplace was enclosed with wall board, and Mantia painted a faux-marble design on it.

The Fairs especially love the daily reply nature sends to their invitation to come inside: “As the sun or moon rises, it comes right across the new windows

in the great room,” says Bill. “It allows us to decorate as each season changes,” adds Mary.

Off the great room, a pass-through was walled up to accommodate a piano, and in an old study that now serves as a small family room, built-in gun cases were replaced with book shelves.

The new master bathroom rounds out the cou-ple’s quest to create the perfect escape. It has all the expected features: jetted tub, skylight, mirrored vanity. What sets it apart is its Venice-retreat flair, scrolled and mosaic tiling, lighting fixture from New York—in classic style bronze with alabaster bowls—and another faux masterpiece by Mantia to pull it all together.

Now the house is a reflection of the Fairs’ person-ality-friendly and cheerful. Mary says the best thing about their home is that they can share it with family and friends.

A well-dressed bed is the signature of any boudoir. For many interior designers and their clients, that means an inviting profusion of decorative pillows at the head of the bed. “Men generally prefer fewer pillows,” says Nancy Sanford of Nancy Sanford Designs in Denver. “Women? They tend to really go big for pillows.” Shannon Miller, a designer at Scandia Down in Indianapolis, concurs. “A lot of men would rather not be taking a bunch of pillows off before they get into bed.”

Gender notwithstanding, a good pillow is important to your sleeping health. Understand that the pillow you rest your head on is a different animal than the decorative pil-lows that lend that luxuriant look to a bed. For example the DeeperSleeper pillow from WÜL is made in a blend of 60% washable wool and 40% spiral shaped manmade fibers to gently support your head and neck. Your sleeping pillow should be covered in a pillowcase that matches your sheets in both design and thread-count.

Mix it upSanford likes when decorative pillows aren’t too “matchy.” There’s no reason, she says, to do “shams that match the bed-ding that match the window treatments. Quirky is good.”

Sanford especially likes to experiment with shapes, par-ticularly pillows that are round or kidney-shaped. Bolsters—long cylindrical pillows—are also a nice touch. “Varying the height of the pillows against the headboard is key,” she says. Prop taller shams (Miller calls them European-size pillows) against the headboard or wall, if you don’t have a headboard, then position a row of medium-height ones. This row could include your sleeping pillows. Next, perhaps two or three round “boudoir” pillows or bolsters that can look as if they’ve been tossed casually on the bed, to create interesting angles. “When I design a bed, I draw it out to scale,” says Sanford.

Both designers encourage homeowners not to fear exper-imenting with interesting textural fabrics—even fur or leather. Contrast is extremely attractive to the eye. Try a variety of diverse trims, they suggest, including fringe or ribbons. Most people are happiest with their bed’s appear-ance when their sheets coordinate or even contrast with the patterns, textures, weight and colors of the bed’s decorative elements. “If everything’s the same smooth texture or uni-form color, it won’t have the snuggly-ness most people look for,” says Sanford.

Sanford’s been using a lot of high-quality fleece lately for pillow shams. Shams, by the way, are simply decorative, slip-on, slip-off coverings for pillows. “The best fleece has the luxurious feel of cashmere,” she says. “And best of all, it’s very wash- and dry-able.”

Other bed accessoriesStill, pillows are but one component of a well-dressed bed. Duvet covers, which you can think of as decorative shams for large down-filled comforters, have largely replaced the outmoded “bedspread” in many bedrooms.

Bed skirts, also known as dust ruffles, are being used less often these days. “I’m doing a lot more beds with uphol-stered sides,” notes Sanford, who also suggests tucking in sheets all the way up both sides of the bed, to provide a crisper appearance. “We’ve gone for cleaner lines the last few years,” says Sanford. Miller says that at Scandia Down, decorative box-spring covers are more popular than bed skirts among her clientele.

Upholstered headboards are perennially trendy. They’re a hit with people who can’t warm up to eight or ten pil-lows propped at the head of their bed. “If you love fabric like I do,” says Sanford, “upholstered headboards are one more way to work in a fun fabric.” Headboards provide nice support when you want to read in bed; they’re also elegant. “Headboards add a richness and a completeness,” says Sanford, adding that tall headboards are actually cozier than shorter ones.

For a more Asian influence, consider having a silk bed-runner made. A bed-runner runs width-wise across the foot of the bed, usually on top of a duvet, and lends a more tailored look than many other styles.

Drowning in pillowsLastly: what to do with all those pillows while you’re sleep-ing? “Toss them on a chair,” says Sanford, “or better yet, on a beautiful bench at the foot of the bed. Typically with good bedding, people aren’t sleeping with it.”

Sanford says not to sweat it if your pillow arrangement isn’t identical every morning. “Very few things stay the way they are forever—including pillow arrangements,” she says. “Have fun with those pillows. Try a variety of arrange-ments. Let things evolve.”
