After hearing the motivation behind our featured whole house makeover, I found myself wanting to write this letter about my grandmother, but couldn’t figure out how to tie her in to our “before and after” theme. Then I thought of a twist to make it work—at least for me.

My Grandma Pete lived in a small town just outside of Wheeling, West Virginia. My family lived a country-road hour away and my mother took my sister Kelly and me to visit regularly. Three food staples were always on hand for our arrival—banana bread, chocolate chip cookies and coleslaw. All three foods still set the gold standard in my sisters’ eyes—we can’t seem to duplicate any of the recipes.

Agnes Marquart, born in 1900, grew up a tomboy and earned the nick-name “Pete” early in life. When I was in the area recently, I decided to drive by her pale yellow, wooden house. The home that was full of magical days of sitting on the back porch glider eating crunchy cookies, now appears to be the size of a two-car garage. How can something that tiny be so packed full of memories? It appears that, in this case, my “before” is much grander than my “after.”

Just the opposite is true with the homes featured in this issue. (There’s my clever tie-in.) We have three kitchens, one lush landscape and an entire home that have gone through incredible transformations. All started with humble beginnings, and with skilled designers, committed crews and patient home-owners, each became more spacious, stylish and functional. Who knows? Maybe you’ll be inspired to knock down a wall or two yourself. Or perhaps it’s time to take your kids to visit their grandparents.

Have fun looking,

Karen Bradner and the Housetrends staff

I basically grew up in this neighborhood. My grandparents lived one street over from here. When a house came up for sale I jumped.

Whether it was over the river, through the woods, around the block, or a sev-

eral hour drive away, those of us who were lucky enough to spend chunks of

our childhood at grandparents’ homes often cherish the memories of a happy,

simpler time. F So six years ago when Karyn Dyehouse, M.D., a single mother

with two young children, was looking for a safe and pleasant place to raise her

kids, she kept an eye on one particular area in Sycamore Township. F “I basi-

cally grew up in this neighborhood. My grandparents lived one street over from

here,” Karyn says. “When a house came up for sale I jumped.” F Even though

the late 1950s two-story house needed some work and the mortgage would

be a challenge initially, Karyn felt strongly that she was making the right move.

The location held plenty of perks: great schools, easy access to Ronald Reagan

Highway and downtown, an abundance of shopping options nearby, and one big

draw—Karyn’s mother now lived in what used to be her grandparents’ house.

Getting startedWhen she bought the house in 2004, Karyn was in medical school with no surplus of money or time. “I would moonlight at the VA Hospital’s emergency room to make the mortgage payments,” she says.

Soon after she moved in, Karyn met Tom McDonald. Tom worked on the house and the yard while Karyn completed her residency and fellowship. The couple married in 2006 and shared their vision of a makeover. But fate took a tragic twist when Tom was killed in a car accident just over a year into their marriage.

Moving forwardA few years later, still dealing with the devastation, Karyn decided to carry on with the couple’s dreams and remodel the home they had briefly shared. “Tom’s death was part of the tragedy and part of the inspiration behind this,” she says.

Now a practicing oncology hematology care physician in the Anderson/Eastgate area, Karyn attacked the project with an expanded budget and a clear purpose. After having a couple of years to plan her renovation and think things through, she con-tacted the Robert Lucke Remodeling group.

In her initial conversation with Scott Lucke—who coinciden-tally was just completing an ambitious makeover of his own 1950s ranch—Karyn shared her wish list which included a bigger kitchen, a mudroom off the garage, a first floor family room, a master suite with a walk-in closet, and easier access to the spa-cious back yard.

“From the street, Karyn wanted it to look like a brand-new house,” says Lucke. She didn’t want it to look like a remodel—with a bump out here and a section there.”

Construction beginsThe Dyehouses cleared out their house and moved in with Karyn’s mother on December 1, 2009. While the kids were enjoy-ing the holiday season with their grandmother, around the block, Lucke’s crew was getting busy. One of their first priorities was helping Karyn hold on to some memories.

“I preserved a lot of things that were important to my hus-band,” Karyn says. “There’s a swing in the back yard that he built for my daughter. I told the crew, ‘Nobody can touch the swing. I don’t care what you do to the house, but don’t touch the swing.’”

The homeowner also asked Doug Ratterree, Lucke’s VP of pro-duction, to save several azalea bushes that Tom had planted in the front beds, along with a dogwood tree from the back yard.

“Doug created a plant bed to the side of the house so that the plants could grow and be unharmed during the construction,” Lucke says.

Those fuchsia azaleas are about the only ele-ment that is recognizable now when viewing the house from the street. The construction crew bumped out the entry area to create more space for a dramatic treatment of the center stairs and grand double entry doors in mahogany and glass. Over the entry, a cantilevered space expands what was a small bathroom into an oversized Jack and Jill to be shared by Karyn’s 12-year-old son Kai, and 14-year-old daughter Kesea.

Creative work by architect Joe Brown trans-formed a double-wide garage door into two sin-gles. One of the openings was pushed out about three feet and an inside wall was moved to create additional width. This was no small feat, according to Lucke, but the new garage space along with its mahogany trim are well worth the effort, adding considerable interest to the front façade.

Artist in residenceStepping inside, visitors immediately see the handi-work of another individual who practically grew up in this neighborhood—Karyn’s brother, Bob. Bob Dyehouse is a sculptor whose metal work is found in several prominent locations around town including Adam’s Landing, The Taft Museum, Eden Park and multiple private residences.

The University of Cincinnati DAAP graduate created the steel railing with a bronze patina which introduces the center stairway, a vanity/mirror combination in the hall half bath, a wine rack in the center hall, and a railing for the deck off of the great room that somehow manages to feel airy.

“He is phenomenal,” says Karyn. “He has an eye. Any suggestions he gave me—even if I questioned them at the time—always worked out perfectly.”

Green featuresOne of the first things visitors no doubt notice is the home’s green exterior, which is painted in a Sherwin-Williams Wild Sage with Wilderness Green trim and Terra Bronze gutters. As with many design decisions made throughout the process, the homeowner got assistance with color choices from Lucke’s designer, Carole Kemper.

LEFT: “Even though the remodel added a lot of space,” Karyn says, “it’s still very cozy and homey.” TOP: The expanded kitchen has already passed Karyn’s first test: three cooks coexisting happily in three different work spaces. MIDDLE LEFT: The metal railing Bob Dyehouse custom designed makes the cen-ter staircase inviting. MIDDLE RIGHT: The front hall sink/mirror combination is a Dyehouse design as well. BOTTOM: Karyn plans to leave the windows bare in the great room, not wanting to obstruct the view.

“I was a little nervous about the exterior paint,” says Karyn. “I was originally going to go with gray and white but I was really drawn toward the lighter green. I really don’t know how this exact color came about, but I love it.”

There are also multiple green items that aren’t as visible from the street. The home is equipped with a geothermal HVAC system and will soon sport solar panels on the south facing section of the roof which should generate at least 500 kilowatt hours per month. According to Karyn, both of these steps are a no-brainer. They help reduce the home’s carbon footprint and often they eventually pay for themselves once tax incentives and rebates come into play. (See sidebar right)

Just getting startedKaryn and her children just moved into the home in late April. There’s still plenty of decorating to do inside the home to make it their own, but right now they couldn’t be happier. Kai, of course, loves the huge television installed in the lower level, Kesea loves the window seat in her bedroom, and a waterfall installed by Lichtenberg Landscaping is a big hit for everyone in the family. The kids like washing their feet off in it after running through the lushly landscaped yard, and Karyn likes to sleep with her window open to hear the waterfall and birds when she wakes up each morning.

And just beyond, a dogwood’s roots grow deeper in the neigh-borhood soil, just like the roots of the family inside.

TOP: Now, multiple levels off the back of the house offer a variety of relaxation options. ABOVE RIGHT: The back yard was originally accessible only through the walkout basement. OPPOSITE BOTTOM LEFT: A railing on the deck off of the great room adds a light, contemporary twist. OPPOSITE BOTTOM RIGHT: A dramatic backyard transformation by the Lichtenberg Landscaping team includes a waterfall which flows under-neath a foot bridge.

PowerSolarThere are four savings components to consider when installing a solar photovoltaic (PV) system. Nathan Chamberlin, owner of extreme Solar and alternative energy Solutions, who was the engineer behind the Dyehouse PV system, shares some basic information to get us started on a solar power path.

EnErgy SavingSa 5kw PV system, similar to the one installed in the Dyehouse residence, will generate 500 kilowatt hours per month, which at today’s fuel prices equates to a savings of $65 per month.

EnErgy CrEditKaryn will be generating a half Solar renewable energy Credit (SreC) per month which yields an additional monthly credit of $125 paid indirectly through the local power company.

StatE grantFunds are available in the form of state grants which pay $3 per watt. If approved, Karyn’s 5,000 watt system could pay back up to $15,000.

FEdEral tax CrEdit a federal tax credit pays 30 percent of the installation cost minus any state grant money that is applied.

Like many homeowners, Becky

and Jeff Knipp assumed that a steeply sloping

yard and naturally damp area in their backyard

would make a perfect location for a waterfall.

But they were wrong. u “Oftentimes, a home

owner thinks it makes sense to install a pond

or water feature in a naturally occurring wet

area of the yard,” says Kevin Werbrich, owner

of Werbrich’s Landscaping and an experienced

installer of ponds and water cascades. “However,

they may just be creating a bigger—and more

costly to resolve—problem.” u Such was the

case for the Knipps, whose basement walkout

patio opened onto an unattractive slope that

drained into a swampy low point at the edge

of their wooded property. Their first waterfall

project compounded rather than resolved their

yard’s drainage issues. Over a fiveyear period,

the Knipps were forced to rebuild their water

feature three times.

First attempt: Too small, no soundPart of the Knipps’ landscaping problem came from not under-standing fully what their choices were. But faulty designs forced them to revise and rebuild.

“This wasn’t a project without errors on my part,” says Rebecca Knipp, a sixth-grade science and English teacher who oversaw the back-yard redesign. “Research your options before you begin. Really know what you want.”

The Knipps’ backyard, with its 25-foot slope and 14-foot drop to a broad, flat area at the level of the basement walkout, seemed well-suited for a waterfall and pond, at least in the minds of the inexperienced homeowners.

Their first contractor created a 25-foot-long stream that emptied into a 10x12-foot holding pond with a small limestone seating areas at the bottom of the hill.

“Unfortunately, on hot days there was a lot of evaporation and very little sound from the cascade,” Rebecca said. “We soon realized the pond was dwarfed by our four-acre property, too.”

Second attempt: Larger but leakyThe second contractor enlarged the pond to create space for fish and to eliminate the evaporation problems, but there were flaws in the work.

“The rocks constantly shifted and the pond leaked,” Rebecca said. “I was somewhat content with it because of the larger, deeper area and more water plants and fish. But water got under the liner, and there still wasn’t a lot of sound from the water falling down the slope.”

Rebecca grew discouraged about the backyard and even contemplated filling in the hole and planting a terraced garden instead.

At this point, the Knipps met Werbrich at a Cincinnati home and garden show. Nearly 40 percent of his work in the last three years has been repairing features improperly installed by other contractors or do-it-yourselfers.

“Kevin didn’t know how to gracefully tell me my pond was junk,” Rebecca says. “But he encouraged me because the site was perfect for a water feature.”

The homeowners were determined to get it right on the third try!

Third attempt: Transformed and terrificUnder Werbrich’s tutelage, the Knipps salvaged their backyard without resort-ing to drastic measures. First, Werbrich

corrected the original drainage problems and re-engineered the stream into a true waterfall. Water now drains into the pond without flowing under the liner, a prob-lem the contractor sees all too often in poorly installed projects.

Over a two-month period, Werbrich transformed the existing stream and pond into the current configuration with a terraced garden using three pumps run-ning 22,500 gallons of water per hour. A 45-mil-thick rubber liner sits over a protective under-layer of fabric to protect it from small punctures, and the liner is completely covered with stones and gravel to avoid leaks. Two mechanical skimmers and a biological skimmer keep the pond free of debris and healthy for the water plants and animals, as well as for the home owners and their guests.

Finally, Rebecca and Jeff Knipp can enjoy the sound of water falling on the rocks before it lands in the pond adjacent to their patio. With fish, water plants, insects, birds and other wildlife—such as wild turkey, foxes, deer, turtles, and a bullfrog nicknamed “Frogzilla”—that visit the refreshing spot, the homeowners now have the fully appointed backyard oasis they sought from the start.

kitchen trends before & after

Five years ago, Karen and Malcolm Robertson purchased a charming Hyde Park home that was built in 1906, but featured a kitchen that looked straight out of 1960.Between the electric blue cabinetry, tile countertops, faux red brick vinyl flooring, and best of all the acoustic-tiled ceiling with fluorescent lighting, it was no wonder the Robertsons wanted to modernize their kitchen. Turns out, the kitchen would be the last project the couple would finish. F “The house sat on the market for a year, it was in such bad shape,” says Karen, who is an interior architect, working on mostly large corporate headquarters. After purchasing the house, the family did not move in for a year, due to the extensive renova-

tion process involved in making it a livable environment for this family of four. Karen laughs

that contractor Jeff Stephens of J&B Construction practically lived in the house for six months

before the family moved in. F As Karen jokes, the family “suffered through” living with the

dreadful, outdated kitchen for about two years, in order to understand the function of the space

and what they would want and need in their new layout. The kitchen was cramped, with an island

that gave little clearance to get around from the sink and refrigerator to the double ovens and

pantry. “Two people could not walk around the kitchen without constantly bumping into each

other and having to say, ‘Excuse me, excuse me’ over and over again,” says Karen. continued >

OPPOSITE: The placement of the kitchen sink and the window above it are about the only two recognizable items in the new space.LEFT: The wall holding the double ovens and pantry was pushed back 2½ feet giving the family plenty of room to move around the new center island. new center island.

Where to beginLike most people who yearn for their dream kitchen, Karen poured over design magazines, grabbing an idea here and there. She and Malcolm went as far as to run their ideas by one local kitchen designer, only to find his layout felt too cookie-cutter and lacked vision, so it was back to the magazines. The company that finally caught Karen’s eye was The Kitchen Design Studio, because of its gorgeous kitchen ads. This led the Robertsons to meet with the Studio’s director and lead designer, Prisbet Yanes. The couple was a little nervous about approaching a company that is known for its extravagant kitchen designs, and even more timid to use the “b” word: budget.

“I really liked their ads, but we have a small kitchen and we thought maybe they haven’t heard the word ‘budget,’” laughs Karen. At that first meeting, Karen brought in photos and she and Yanes worked together to come up with a plan. Yanes right away picked up on the inconvenience of the kitchen layout, with the sink and refrig-erator on one side of the island, the double ovens on the other, and an electric cook-top almost in the middle. Two hours later, a unified vision was formed.

Yanes notes, “Small budgets don’t scare us. Our biggest challenge is simply con-vincing the homeowner of that so we can give them a beautiful kitchen, without breaking the bank.”

What is differentCore issues with the old kitchen were addressed quickly. The lack of clearance around the island was modified by simply eradicating the walk-in pantry, shelving and double ovens on one side. Interestingly enough, once the pantry and shelving were removed, storage options actually increased with the new design. The wall was pushed back 2½ feet to become flush with the doorway into the kitchen. That alone changed the whole feeling of the spatially challenged kitchen, and allowed for plenty of elbow room around the new island.

To give the illusion of an even larger space, the 5-foot opening into the sitting room, or “porch room” as the Robertsons call it, was eliminated to make way for a 13-foot opening separated by a peninsula. “We did not move an exterior wall, but really changed the feeling of the kitchen,” says Karen. Lastly, the red brick fireplace in the hearth room, which offers a casual dining place, was overlaid with paneling and trim work to match the semi-custom Medallion cabinetry in Maple Divinity. Removing a soffit brought the ceiling to one level between those two spaces and the floors were replaced with hardwood throughout the three adjoining areas.

The lighting was atrocious in the old kitchen, not to mention those acoustic tiles in the ceiling. Those problems were solved by adding drywall overhead with strategi-cally positioned pot lights, under-cabinet lights and two pendants over the penin-sula. The pot holder over the island adds touches of warm copper accents and upper cabinets with lighted, peek-a-boo windows create visual interest up to the ceiling.

“That pot holder was incorporated per the client’s wishes, which is one example of the creativity she brought into the design as well,” says Yanes. “Working with a fel-low professional, like Karen, was a great experience because she understands that there is more to design than the type of cabinetry you choose. It was exciting to put our heads together and create a per-sonalized (or customized) kitchen that did not cost an arm and a leg.”

The new cherry wood Medallion island in Ginger Snap with a black Cambria countertop now houses a five-burner gas

refrigerator and dishwasher blend into the cabinetry, finishing the kitchen with a clean, furniture style look.

Who loves you, babyYanes makes mention of the idea that the kitchen having personal touches shows a commitment to the concept of form following function. “There are no corbels or a lot of decorative elements,” she says. “Instead, the kitchen is kind of simple, but elegant. Karen and I had a unified vision and the family is very satisfied with the results.”

“I love how much we have opened up the space,” says Karen, beaming with pride. “The room seems twice as big, and it is amazing to me we did not have to add on or tear down a lot of walls.” Karen notes that Malcolm likes the fact that the fam-ily can move around the kitchen, without bumping into each other anymore. “It is like a breath of fresh air,” she adds.

cooktop and stainless steel, 30-inch oven, which faces the sink, thus concealing its presence from the kitchen entrances. Yanes explains that the peninsula is very “kid friendly,” in that it was designed to be an independent cooking area, housing the microwave (hidden behind a lift door) and significant counter space for preparation. In addition, refrigerator drawers located in the peninsula help to keep the Robertson boys out of the kitchen, while still giving them access to their drinks and snacks from the porch room while they lounge and watch television. The fully integrated

The opening to the porch room almost tripled in size and allows light to flood the new kitchen.

Vaulted ceilings, plenty of space and a

lush landscape are all elements that drew

Dave and Malea Miller to their Liberty

Township home when they recently

made the move from a Pittsburgh sub-

urb. The kitchen however, well, you

could say it stuck out like a sore thumb.

It had a design and feel all its own

and did not flow with the rest of the

house. The kitchen was installed when

the home was built for Cincinnati’s

HoMearaMa® showcase in 1999.

It was certainly time for a change and

Dave and Malea had to decide if they

wanted to start from scratch or try to

salvage the high quality bones of the

kitchen, including the cabinetry.

ResouRces Designer, contractor, cabinetry, lighting and hardware: Kitchen solutions; Countertops: stone Works

The right solutionFunny enough, it was at another HOMEARAMA® show that Malea saw an advertisement for Kitchen Solutions, which turned out to be the answer she was looking for. Kitchen Solutions is a local company that uses a specialized system to paint over existing cabinetry and can provide solid maple wood cabinet doors if needed. After several meetings with owner Steve Itrich, it was determined that new cabinet doors would be needed and the wheels started spinning from there. “When they came in the house, I started getting all kinds of ideas about what would make the kitchen more user-friendly and more efficient,” Malea says.

“The original kitchen probably had one of the strangest designs I’ve ever seen,” Itrich says. “There weren’t any practical cabinets and there were teardrop pieces of wood that covered up about a third of the cabinets to begin with.”

The new design plan consisted of replac-ing all the cabinet doors and trim, while

kitchen trends before & after

the existing cabinet boxes stayed in place and were sprayed to match. Malea chose a creamy off-white tone with glazing to give a light and bright feel to the kitchen. The design plan also included a new custom island featuring a vegetable sink, and a relocation of the stove. New granite coun-tertops were also installed to accentuate the new colors of the room.

Saving time and moneyAccording to Itrich, a job this size is about a third the cost of all new cabinetry. “The doors we supply are a solid maple with a lacquer finish, so quality is not sacrificed when it comes to the end product,” he says.

Malea says the flow of the kitchen is finally right and because they gained much more cabinet space, organization is easier to achieve. “Everything works together now, which was our main goal from the start,” she says.

LEFT: After the remodel, the kitchen feels more open thanks to new creamy colored cabinets and a better flow. BOTTOM ROW LEFT TO RIGHT: Before the remodel, the kitchen had an odd design with lots of unusable space. Malea worked with Kitchen Solutions to choose the perfect hardware. The oven moved to the same wall as the refrigerator. The new island is slightly larger and features new granite countertops. OVERLEAF: Dave stops to give Max, Theo and Izzy a treat in the new kitchen. The island now features a vegetable sink.

The money Kuehneman spent on his entry ticket for the contest went to The Cure Starts Now, a non-profit organiza-tion devoted to finding a cure for pedi-atric brain cancer. The organization was conceived by the courage and faith Elena Desserich, Keith and Brooke Desserich’s oldest daughter, displayed while she bat-tled the disease.

After Elena passed away, the Desserich family wanted to personally contribute to the organization that started because of their daughter. “We found ourselves ask-ing what we could do personally to help raise money for The Cure Starts Now,” Desserich explains about coming up with the idea for the kitchen makeover. “There are huge companies that support the orga-nization. Graeter’s has an ice cream named after Elena, and it’s sold nationwide at

“It was our way of honoring the charity that Elena started.”

Desserich clarifies that a few compa-nies were able to stay on and see the project to the end. For example, Patterned Concrete donated all of the material and labor to build and install the custom, concrete countertops. “I cannot give them enough accolades,” Desserich says. “The countertops actually have broken beer bottles embedded in them, which is what Thom wanted. They can create anything with concrete.”

The team at Restoraid worked dili-gently to bring Kuehneman’s kitchen in on budget, but in the end Desserich says the kitchen cost about $36,000. “It was a challenge as to how many things we could fit in the kitchen on budget,” he explains. “It could not have gone to

Kroger. I wanted to feel like I was con-tributing personally. I have a remodeling business, so we decided to have a drawing for a free kitchen makeover.”

Elena’s kitchenDesserich owns Restoraid, a family busi-ness that began as a disaster restoration company but soon grew to include remod-eling when clients starting calling the crew to come back into their homes for more planned projects.

Desserich and his uncle, Douglas, paid for Kuehneman’s kitchen renovation out of pocket even though the housing mar-ket plummeted during the planning and implementation of the fundraiser.

“A lot of companies had to back out due to economic times, but we knew this was something we had to do,” Desserich says.

Keith and Brooke Desserich’s oldest daughter Elena was diagnosed with pediatric brain cancer at the tender age of six. In her final days, Elena inspired her community to rally together to find a cure not just for pediatric brain cancer, but all cancers. Thus, The Cure Starts Now was conceived.

“We didn’t want to do it,” Keith Desserich explains of initial attempts from fam-ily and friends to start an organization. “A bunch of people were doing fundraisers to raise money for us, and we just wanted to give the proceeds to hospitals for research. But the hospitals wouldn’t take money strictly for research. They said it would go into a general fund. I didn’t want to see Elena’s memory used to buy benches or landscaping. I wanted it to help find a cure.”

On one of Desserich’s many sleepless nights during Elena’s battle, he couldn’t stop thinking that, if parents still had to hear that their children only had a ten percent chance of survival, standard cancer research must be missing something. So, he called Elena’s doctor and was shocked when the doctor essentially agreed. The next day, Desserich’s daily journal entry was titled "The Cure Starts Now." Three months after they lost Elena, the Desserich family launched their cause under that title.

Desserich is amazed at how rapidly the organization is growing. Seventeen chap-ters have opened in the last six months across the country. They have even reached international status with a chapter in Australia. “I believe we’ll be in 40 states by the end of 2010,” he adds.

The Desserichs recently released a book titled, Notes Left Behind. Written for their younger daughter as a memory of the sister she lost, the book chronicles Elena’s struggle with cancer, the inspirational messages and artwork she left behind, and the spirit she continues to shine on the world.

a more deserving person though. Thom was right there beside us working to cut costs where he could.”

“I installed one side, and they installed the other,” Kuehneman says of his trav-ertine tile backsplash. “As the crew was hanging the cabinets, I was painting. It was definitely a team effort.”

welcome,We would like to welcome you to our 9th CiTiRAMA®, a part-nership between the City of Cincinnati and the Home Builders Association of Greater Cincinnati. This year’s summer home showcase, the HBA’s 49th, will demonstrate the theme of urban living at an affordable price and feature many elements of green building in the great City of Cincinnati.

People are embracing the many unique qualities of urban living, such as the distinct character of the communities, proxim-ity to the region’s signature attractions, shorter commutes, and more diversity. Northside has all that and more.

When you first experience Rockford Woods, site of this year’s CiTiRAMA®, it is hard to believe that you are in the heart of the historic Cincinnati community of Northside. The wooded lots and acres of protected green space provide a quiet retreat from the hustle and bustle of everyday life. Yet, a short walk down Hamilton Avenue provides a pleasing blend of Northside’s quaint shops and restaurants.

Three of the seven CiTiRAMA® homes are LEED-certified, “Green” homes and four are Energy Star certified. Show attend-ees will experience “first-hand” many new environmentally-friendly building products and practices in the homes.

Increasing home ownership in Cincinnati has been a priority for many years. It is critical to the economic stability and social fabric of the city, as well as to the region as a whole.

Josh Blatt, PresidentHBA of Greater Cincinnati

As the region’s signature home show for 2010, CiTiRAMA® allows both the city and the HBA to showcase the abundant advantages of urban living. We know that you will like what you see.

Sincerely,

Mark Mallory Mayor of Cincinnati

“Green” homebuilding is hot. It’s more than creating a better future for everyone; it’s also about smart building, as it makes our homes more durable, efficient and comfortable. This not only helps the environment, it results in energy savings as well for homeowners.

CiTiRAMA® 2010, the sister show of the highly-successful HOMEARAMA®, presented each year by the Home Builders Association of Greater Cincinnati, is set for early June 2010. The ninth edition of the popular home tour features seven ‘green’ homes at Rockford Woods in historic Northside.

The concept of sustainable development can be traced to the energy crisis and the environment pollution concerns in the 1970s, and the subsequent need and desire for more energy effi-cient and environmentally friendly construction practices. With the average American family spending 87 percent of their day indoors, and 69 percent of this in personal residences, the inter-est in green homes is increasing every day.

The Leadership in Energy and Environmental Design (LEED) green building rating system in the U.S. has identified five key areas in green home building that are important for environmen-tal sustainability and human health:

• energy efficiency• indoor air quality • sustainable site development• water efficiency • materials selection. Homes at Rockford Woods feature green technology including

geothermal heating and cooling systems, Energy Star appliances, Low-E windows, recycled materials, locally grown and moisture-tolerant plants, bamboo flooring and low VOC paints. Everyone benefits from green building. It’s great for the homeowners, the neighborhood and the environment.

CiTiRAMA Goes Green By Peg Ashbrock

Bamboo flooringBamboo is a renewable resource. It is a grass and grows very quickly. Where oak takes 120 years to grow to maturity, bamboo can be harvested in three years.

Energy StarEnergy Star is a labeling program designed to identify and promote products that meet strict energy efficiency guidelines set by the EPA and US Department of Energy.

Geothermal powerGeothermal power is power extracted from heat stored in the earth. We can recover this heat as steam or hot water and use it to heat buildings or generate electricity. It is cost effective, reliable, sustainable, and environmentally friendly.

LEED certifiedDeveloped by the U.S. Green Building Council (USGBC), LEED is the nationally accepted bench-mark for the design, construction and operation of high-performance green buildings.

Low E windowsLow emissivity windows reflect heat, not light, keeping spaces warmer in winter and cooler in summer.

Low VOC paintsVolatile Organic Compounds, found in most paints, are unstable, carbon-containing compounds that readily vaporize into the air. When they enter the air, they react with other elements to produce ozone, which causes air pollution and a host of health issues.

The Giving House presented by M/I Homes is part of the Eco-Series home collection and features four bedrooms, 2½ baths and is approxi-mately 2207 square feet. This open floor plan offers fluidity between the eat-in kitchen and family room for easy entertaining. Every Eco-Series home is 100 percent energy star qualified saving you up to 30 percent on your energy costs.

Founded in 1976 by Irving and Melvin Schottenstein, M/I Homes is dedicated to building homes of uncompromising quality, superior design and enduring value. In simple terms, we care about our home-buyers. We approach the sale and construction of each M/I home as if it were our new home. If a problem arises, we ask ourselves, “Would I be satisfied if this were my new home?” We instill this "we care phi-losophy" in all of our people and demonstrate it through every stage of the homebuilding process. With each new home we attempt to strengthen this important bond of trust that unites us with our home-buyers. In doing so, we affirm there is no greater asset than a satisfied homeowner.

Redwood, presented by Maple Street Homes features 2,871 square feet of living space. This gracious, open living design features four bedrooms and 21/2 baths as included features. The plan boasts space for everyone; bonus entertaining areas on the second floor, a first-floor office, and formal open living and dining areas. Open family gather-ing and kitchen areas make it an ideal home for those seeking livable space. With a sales price of about $239,000, the Redwood has an ironic distinction; it is the largest home design in CiTiRAMA®, yet it is the most affordable. Henry Fischer and The Fischer Group team set forth in the year 2000 to create a new value standard for new homebuyers. Maple Street Homes are designed to deliver to the market the “big dream” of a new home at the “right price”, always focusing on creating the best value per square foot of any new home available to the public. Style, qual-ity, and livability are also central to the plans offered by Maple Street Homes, and of the more than twenty plans available, none exemplify this commitment better than the “Redwood.”

You can’t go into a furniture store, kitchen design firm or home improvement store

without hearing that word. It has become a way of life, a way for the people of

today to preserve Earth for the people of tomorrow, and it is something home

builders and homeowners can’t ignore. ● Many home builders around the nation

have adopted guidelines to help them create environmentally friendly homes. The

townhouse featured, recently built in Richmond, Virginia, is part of one green

building initiative called EarthCraft House. Created in 1999 by the Greater Atlanta

(Georgia) Home Builders Association, EarthCraft House, which is now available to

builders in seven states, is a program aimed to create healthy homes that reduce

energy consumption and protect the environment. ● To give you an idea of what

makes this town home green, we’re taking you on a tour of each living space to

highlight the energy efficient products used, and we’re offering tips on how you

can incorporate some of these ideas into your own home.

The push to improve energy efficiency starts at home

Seal air ductSAs much as 30% of the air used to heat and cool a typical home is lost into the atmosphere due to leaking duct work. Even though ducts are often concealed in walls, ceilings or attics, there are steps you can take to seal them. Air leaks can be sealed with mastic sealant or metal tape. It is also important to make sure that the con-nections at vents and registers are sealed where they meet the floors and walls.

Insulate your attIcSince heat rises and your roof bakes in the sun during hot afternoons, making sure your attic is properly insu-lated can improve the energy efficiency of your home. To determine if you need to add insulation to your attic, look in an area where you can easily see the joists. If the insulation is just level with or below the joists experts advise adding just enough to cover the joists.

Replace light bulbs and fixtuResThe Energy Star program states that if every American home replaced the five most used light fixtures or bulbs with products that have earned the Energy Star rating, the nation would save almost eight billion dollars in energy costs each year. Energy Star qualified light fixtures and bulbs use about 75% less energy than traditional lighting. A big bonus is that they last up to ten times longer.

finding an architect that’s right for youA great place to start is the listing of residential archi-tects featured in this publication. Check out the firms’ websites and ask acquaintances if they are familiar with them. Ask homebuilders or remodeling contractors for recommendations, and don’t forget to keep an eye out for yard signs in your neighborhood. Nothing shows off an architect’s work better than the real thing.

Once you have a few candidates in mind, contact them for an initial interview. Architects are eager to describe their design approach, show you examples of their work, and provide you with references. We’re confident you will find one whose process, expertise, and personality are right for you.

The American Institute of Architects and Congress of Residential Architecture announce the recipients of our second annual Residential Design Awards.

All of the award-winning homes highlighted on these pages have one thing in common—an architect who used creativity, problem solving skills, and expertise in building systems to create a remarkable place to live.

It’s a common misconception that architects only design public buildings such as office buildings, and schools. As these projects illustrate, this is hardly the case. Many archi-tects specialize in residential design, providing design services for projects ranging from a new custom home to a kitchen or basement remodeling.

Residential architects come in all shapes and sizes. Some prefer clean, modern lines, while others favor more traditional styles. Most are proficient in a range of styles, responding to the wishes of each client, or the character of the home or neighborhood. Many architects have a high degree of expertise in green design, while others have considerable experience addressing the specific needs of older adults and aging-in-place. In general, you will find that architects are broadly knowledgeable, willing to listen to your needs, and eager to develop a solution that’s uniquely tailored for you.

DiD you know?An architect may save you more money than

you invest in architectural fees by designing for energy efficiency, helping you take advantage of

tax incentives for green design, and soliciting competitive bids from contractors.

Tilsley + Associates Architects, LLC Owing much of its inspiration to early European modernist design, this Sycamore Township home is a beautiful exploration of light and space. The home restricts the window openings facing the street but opens up to the wooded back yard with large expanses of glass. (See photo on front cover.) The horizontal roof planes appear to hover over the home, giving the home a sense of relaxation and allowing natural light to flood the interiors.

RWA Architects, Inc. This southeast Indiana weekend retreat comfortably accommodates up to eighteen in its rustic interior, making it the perfect setting for large family gatherings. Built-in bunk beds flanking the window dormer recall a simpler time.

McConnell & Ewing Architects, Inc. Stone clad supports, stained cedar siding, and broad expanses of glass complement this home’s natural setting in Greendale, Indiana. Tips for selecting the right statue for any landscape

Taking time to

stop and smell the roses can soothe

away stress from the most hectic day.

Whether it be a stroll through a public

park or an hour tending to a backyard

flower bed, the benefits of gardens and

landscapes are obvious. The flowers

seem to possess the hidden power to

carry us away to a whimsical, magical

place where life is easier. F Tucking a

piece of garden statuary into the blooms

of a flower or the shade of a tree is like

hiding an Easter egg for a child to find

with amazement. Garden statues are

angelic touches of personality that pop

against the rainbow of colors naturally

found in any of Mother Nature’s cozy

beds.

Happy huntingWhile it might seem easy to visit the local garden center and select any statue for your space, experts advise developing a plan before your purchase. Here are some quick tips to remember.

Peter C. Cilio, creative director of fine garden accessories for Campania International, says the most important consideration is the overall style of your home and garden. “Whether you have an urban, contemporary or country garden, the statuary you select should be compatible with the style and feeling of your house and garden.”

Another important component of the selection process is sizing. Tres Fromme, planning and design specialist with Mesa Design Group in Dallas, suggests cutting a piece of statuary out of card-board and placing it in different locations throughout your garden. “This will help you get a feel for where the piece looks its best. It will also give you some time to think about why you want to add an ornament to your garden setting.”

Less is more according to Fromme. “One well-suited piece will create a presence and a focal point, introducing harmony rather than chaos into the garden.”

If you are unsure on your personal garden statue style, take a look at some of the most popular categories of garden statues available.

The AngelAngels are seen as guardians that watch over us from above. They have a protective nature and watch over the plants and flowers in the garden. While these statues come in a variety of styles, they are well suited for a traditional or shabby chic home.

The GodMythological creatures and Greek gods are known for their magical powers and strength. While each has their own special skill, Pan (above) is the god of shepherds and flocks, of mountains wild, hunt-ing and rustic music. He is also seen as the god of fields, groves and wooded glens. This rendering of Pan would blend nicely into a contemporary or urban setting.

The Garden gnomeProbably one of the most misunderstood of the garden statues, the garden gnome (left) has been portrayed in a variety of ways—from tacky to scary. However, garden gnomes are seen as small creatures who dwell close to the Earth and care for the wildlife. Done tastefully, a garden gnome is the perfect choice for an eclectic garden.

The AnimalAnimal statues come in a variety of shapes, sizes and finishes—from classic to contemporary. The cat is one of the more popular animals of choice for statuary, because of its rich history. Cat statues can pay homage to their Egyptian roots, or they can be more domesticated (as seen above). This cat statue would feel comfortable in a country or colonial garden.

The ChildChildren bring innocence to any landscape. Having a boy or girl statue represents the birth of new plants and the growth of the garden. The style of child statues varies depending on the finish and detail on the statue. The cherub with water flowing from a shell (below), would be a nice element in a traditional landscape.

The Savannah Bird Girl statue shows the variety available in statuary of children. This piece is so versatile that it would blend nicely in any garden from colonial to contemporary. First sculpted in 1936 by Sylvia Shaw Judson for a garden in Massachusetts, the Savannah Bird Girl went relatively unnoticed until a photo of one of four bronze statues cast from the original mold ended up on the cover of the best selling novel, Midnight in the Garden of Good and Evil.
