Introduction

The Charles Street Buildings Group grew out of Murphy Bros. Limited, a civil engineering business created by Hughie and Paddy Murphy in 1945. Murphy Bros. was sold to the British Electric Traction Company in 1968 although Hughie and Paddy retained a number of property companies which had been created to build premises for Murphy Bros.

The Group’s parent company is Charles Street Buildings (Leicester) Limited which was incorporated in 1961 and was named after an office block developed by Murphy Bros. at

Charles Street, Leicester in 1956. The Group has been based at Melton Road, Thurmaston, Leicester since 25 acres of land was developed for Murphy Bros. in 1954.

The Group is now led by Hugh P Murphy, son of Paddy and nephew of Hughie, and comprises Charles Street Buildings (Leicester) and 14 fully owned subsidiary companies which together own over 6,000,000 sq ft of investment property spread across all sectors and throughout the UK. Over 60% of the Group’s rental income is derived from our base in the East Midlands

and while 75% of the Group’s sq ft are in the industrial and warehousing sectors the rents received are evenly spread across Government, office, banking, retail, warehousing and industrial sectors.

The Group has a Dunn & Bradstreet rating of 5A1 and funds its investment and development activities from its rents received. The Group is therefore well placed to deliver on its commitments and continue its growth in the future.

Bessborough Gardens, London

This property is let to the First Secretary of

State for a term of 20 years from 24.06.03 and

occupies a prominent corner site at the south-

eastern end of Vauxhall Bridge Road, at its

junction with Millbank. The site offers excellent

views of the River Thames and is serviced by

Pimlico Underground Station, 100m away. The

property is a substantial headquarters office

building developed in 1988 by The Crown Estate,

providing approximately 51,517 sq ft of highly

specified office accommodation arranged over

lower ground, ground and four upper floors. The

property is occupied by the First Secretary of State

and some modifications have been made to the

Northgate House, Reading

Northgate House was completed in 1999 and

is let to the Department of Environment, Food

and Rural Affairs for 25 years from 28.04.99. It

is arranged over basement, ground and seven

upper floors to a high specification. Although let

to a single occupier it is capable of being multi let

with a configuration around two service cores. Car

parking is provided for 56 cars in an underground

car park which is accessed from Forbury Road.

Northgate House is well located in the centre of

Reading which is the largest town in the county of

Berkshire and one of the major commercial centres

within the Thames Valley M4 corridor. The town’s

Caledonian House, Dundee

This property was acquired in 1996 and is let to

the Secretary of State for the Environment for

a term of 25 years from 20.12.91. The building is

now occupied by HM Revenue & Customs and is

situated to the south of the city centre in the heart

of the city’s waterfront development area which is

a short walk from Dundee city centre and also the

central station. The comprehensive redevelopment

of Dundee waterfront provides a blend of facilities

for leisure, retail and business. Close by are the

city’s Science and Arts Centres, the Overgate retail

development and a 103-bedroom hotel.

Windsor House, Leeds

Windsor House was constructed in 1993 behind

a 19th century facade and was acquired in 2002

from Canada Life Assurance Co. Limited. It is let

to the Secretary of State for Transport on a 23 year

term from 07.03.02 and is now occupied by HM

Revenue & Customs. The office accommodation is

arranged over five floors. The property is situated

next to the Malmaison Hotel, overlooking and

adjacent to the River Aire, and fronting Bridge End

which is short walk from Leeds Central Station and

City Square. Leeds Bridge, which spans the river

next to Windsor House, was built in 1873, replacing

the previous medieval bridge, the original crossing

point into Leeds. In 1888 Louis Le Prince made a

pioneering moving picture of traffic crossing Leeds

Bridge in which Windsor House is visible.

Mayfield Court, Sheffield

This property comprises a modern office

building constructed in 1991, comprising

with the benefit of 14 car parking spaces. It is

let to the Secretary of State for the Environment

for 25 years from 01.05.92 and is now occupied

by the Department of Work and Pensions. The

building is of a frame construction with brick and

stone elevations under a pitched and tiled flat

roof combination. It is situated on West Street at

the edge of an established office area, just to the

Management Service who moved from other

group accommodation at Haramead Road. The

and class rooms and has an environmentally

friendly design based on passive principles of

thermal storage and night time cooling to avoid

the need for air conditioning.

Venture Place, Liverpool

Venture Place is let to the Liverpool Corporation

for a term of 30 years from 14th January 1984

and was acquired in 1985. It has recently been

upgraded to improve its fabric and appearance

and to secure the serviceable life of the exposed

concrete on the face of the building for the next

twenty five years. Liverpool was European City of

Culture in 2008 and has undergone a transformation

in recent years with developments such as the Met

Quarter, situated opposite Venture House, and

Grosvenor’s Liverpool One.

Blencathra House, Whitehaven

Blencathra House is occupied by Cumbria

County Council under a 30 year lease from

28.10.97. It was formally opened on 24.09.98 and it

is situated in a prominent position on the waterfront

overlooking the north harbour. The property

comprises a modern three-storey office building

with solid external appearance of brick cladding

and local red St. Bees sandstone. Whitehaven

is a Georgian planned town, one of Britain’s first,

with a grid iron pattern of streets. It has almost

as many links with America as it does with the

rest of England. Rich coal reserves were mined

and transported to Ireland, with this trade in turn

leading to ship-building and a direct involvement in

trade with the newly founded Colonies in what was

to become the USA.

Group on its interests in Scotland since 1985.

Excel House won a British Council for Offices 2002

Award in the Commercial Workplace section as the

regional winner for Scotland, and is described in

but architecturally distinguished building which

makes a real contribution to the streetscape of

Edinburgh’s fast-developing Exchange District.”

Castle Wharf, Nottingham

Situated alongside the Group’s investment

let to BT, this property is let to the National

Westminster Bank plc for 15 years from

01.12.98. The site continues to be a popular site in

Nottingham as a result of its mix of commercial and

leisure facilities with a pleasant waterfront aspect.

Nat West continues to operate as an independent

bank within the Royal Bank of Scotland Group

which also includes the group’s tenant at Guernsey,

Royal Bank of Scotland International.

De Montfort Street, Leicester

This development was funded by the Group and

completed in 1999 to provide a new Customer

Care Centre for Barclays Bank. It is now occupied

by HSBC Bank plc on a 15 year lease from 01.11.99

having taken an assignment from Barclays. The

property is situated in an extremely favourable

position with regard to its proximity to the University

of Leicester and London Road railway station. This

facility is capable of accommodating upwards of

800 staff, with 320 designated car parking spaces

on site. The building has been described as state

of the art and has numerous features, including a

large restaurant.

It has a capacity for over 700 employees, with the

benefit of restaurant, dance and fitness studio and

a nursery for up to 65 children. Other occupiers

at Birchwood Point include United Utilities, The

Environment Agency and English Partnerships.

24.06.05. It is situated on the corner of Grafton

Street, Ireland’s premier retail street, and Harry

Street in the heart of Dublin and close to the

Westbury Hotel. The property is of late nineteenth

century construction but underwent significant

improvement works on Boodles becoming the

occupier in 2005.

Thurmaston Shopping Centre, Leicester

The Thurmaston Shopping Centre is located

on the north side of Leicester and benefits

from a large catchment area. It has excellent

highway links to Leicester city centre, the larger

north Leicestershire towns of Syston, Birstall,

Loughborough and Melton Mowbray, and is less

than ten minutes drive time from the M1. The

High Street, West Wickham

This property is let to Sainsburys Supermarket

for 25 years from 05.05.06 following a surrender

from the previous tenant, Safeway, now owned

by Morrisons. West Wickham lies in the north-west

corner of Kent and is part of the London Borough

of Bromley. The West Wickham Residents’

Association referred to the new Sainsbury’s as

“A bright new store, a significant presence on the

High Street.” The total refurbishment of the West

Wickham store including fit out costs amounted to

just over £3million.

years from 21.05.91. The property was originally

occupied by Gateway and then the Co-op before

the assignment to Morrisons. Frodsham is situated

in the shadow of Frodsham Hill in the county of

Cheshire. It is well located near Junction 12 of

the M56, has a railway station on the Chester/

Manchester route and is within easy reach of

Liverpool John Lennon and Manchester airports.

The subject property is the only supermarket in

Frodsham.

Hawley Road, Hinckley

Constructed in 1986 and previously occupied

by Somerfield this property was assigned in

2008 to Tesco Stores Limited for 35 years from

28.04.87. The store is a 24 hour facility which also

includes a petrol filling station and features Tesco’s

has created more than seventy new jobs and is well

located at a gateway site in Hinckley, adjacent to

the train station.

Grey Street, Newcastle

Previously occupied by Waterstones this

property is now occupied by Swedish clothing

retailer Hennes & Mauritz, universally known

as H&M, for 35 years from 28.05.80. H&M have

gone to great lengths to ensure that the integrity

of the building, which is grade II listed in a classic

flamboyant Italian style, is in sympathy with their

brand and signage. The property is situated in

Grainger Town, the historic part of Newcastle-

upon-Tyne, based around the classic streets built

by Richard Grainger in the 1830s and 1840s. Grey

Street is a Georgian masterpiece once described

Thurmaston Industrial Estate

Thurmaston Industrial Estate is around 25 acres

in size and has been the home of the Group since

the 1950s. It was initially developed to provide

warehousing and industrial units for Murphy Bros.

Limited and thereafter formed the basis of Group’s

expanding activities as an investment commercial

landlord. The Estate is now in the process of being

redeveloped. Previous occupiers have included

Walkers Crisps and discussions are ongoing with

prospective tenants.

Bardon Hill Industrial Estate

Bardon Hill is located just off the A50 close

to J22 of the M1 and provides approximately

820,000 sq ft of industrial and warehousing

accommodation. Development commenced in the

late 1980s and continued until 2004. A small area

of land remains to be developed as appropriate.

Occupiers include DHL, Widdowsons, James

McNaughton Paper and Metzeler Automotive.

Mill Lane Industrial Estate

Mill Lane is located in the Glenfield area on the

outskirts of Leicester and is a couple of minutes

drive from J21A of the M1. The Estate provides

approximately 580,000 sq ft of accommodation

which is predominantly occupied as warehousing

or for logistics. The largest occupier is A M

Widdowson & Son who have been based here

since the 1970s but other occupiers include TNT

and Warren Board.

New Star Road Industrial Estate comprises

properties at New Star Road itself, and Wenlock

Way.

It is situated on the northern outskirts of Leicester

with easy access to the A46 and from there the M1.

It provides more than 525,000 sq ft of industrial

and early 1980s. Occupiers include Taylor Hobson

Holdings and LPC (UK) Limited.

The group funded and retained the investment

in this development which is let to the Post

Office at Southport Business Park for a term of

20 years from 24.06.00, where they relocated from

the town centre, and fitted out the building at a cost

of over £850,000. The building is operated as a

sorting office and accommodates in excess of 200

staff. Other occupiers on the park include United

Automation and 360 Atlantic Network.

Westmoreland Point, Bardon

M42 motorways, with East Midlands airport a 25-minute drive away. Widdowsons occupy 400,000 sq ft in premises developed and owned by the Group at Glenfield on the western side of Leicester, less than 5 minutes drive from Junction 21A of the M1 motorway, in addition to the facility at Bardon.

The Group funded and retained the investment in this purpose-built logistics centre for the Widdowson Group on a 20 year lease term from 25.03.02. This facility was built on land in the ownership of the Group and forms part of a 60 acres estate at Hilltop Estate, Bardon. The site is particularly well-located in the distribution “golden triangle” bounded by the M1, M6 and

in 1970 for United Carriers, a national logistics

operation that later became Geodis. That facility

was demolished and the new warehouse has an

eaves height of 12 metres and total height of 14.5

metres, to meet modern-day requirements. The

sprinkler system covers the entire building and

there is also an in-rack system. The building is

served by a marshalling area where vehicles back

on to six electrically-operated hydraulic loading

Goose Island, Leicester

This 4 acre site is let to Nationwide Accident

Repair Services plc on a 25 year lease from

31.03.98. The site was purchased from an

existing director, Mrs. Edith Murphy, in the early

days of the Group and was formerly low-lying

fields that were subject to extensive flooding

which, in severe winter periods, meant that the

area could be used by hundreds of people for

ice-skating. Leicester Power Station was close

by and the material from that site was tipped at

Aylestone Road to take the area out of the flood

plain. Buildings were then erected by the Group

and leased to British Telecommunications, who

eventually vacated to make way for redevelopment

after a period of 42 years. The site is an island

location with boundaries of the River Soar and

Grand Union Canal. Geese have always frequented

this site and are an extremely popular attraction to

the locals, especially children, who feed and take

great interest in them. The site is known throughout
