Introduction
The Charles Street Buildings Group grew out of Murphy Bros. Limited, a civil engineering business created by Hughie and Paddy Murphy in 1945. Murphy Bros. was sold to the British Electric Traction Company in 1968 although Hughie and Paddy retained a number of property companies which had been created to build premises for Murphy Bros.
The Group’s parent company is Charles Street Buildings (Leicester) Limited which was incorporated in 1961 and was named after an office block developed by Murphy Bros. at
Charles Street, Leicester in 1956. The Group has been based at Melton Road, Thurmaston, Leicester since 25 acres of land was developed for Murphy Bros. in 1954.
The Group is now led by Hugh P Murphy, son of Paddy and nephew of Hughie, and comprises Charles Street Buildings (Leicester) and 14 fully owned subsidiary companies which together own over 6,000,000 sq ft of investment property spread across all sectors and throughout the UK. Over 60% of the Group’s rental income is derived from our base in the East Midlands

and while 75% of the Group’s sq ft are in the industrial and warehousing sectors the rents received are evenly spread across Government, office, banking, retail, warehousing and industrial sectors.
The Group has a Dunn & Bradstreet rating of 5A1 and funds its investment and development activities from its rents received. The Group is therefore well placed to deliver on its commitments and continue its growth in the future.

Bessborough Gardens, London
This property is let to the First Secretary of
State for a term of 20 years from 24.06.03 and
occupies a prominent corner site at the south-
eastern end of Vauxhall Bridge Road, at its
junction with Millbank. The site offers excellent
views of the River Thames and is serviced by
Pimlico Underground Station, 100m away. The
property is a substantial headquarters office
building developed in 1988 by The Crown Estate,

Northgate House, Reading
Northgate House was completed in 1999 and
is let to the Department of Environment, Food
and Rural Affairs for 25 years from 28.04.99. It

a short walk from Dundee city centre and also the
central station. The comprehensive redevelopment

Windsor House, Leeds
Windsor House was constructed in 1993 behind

term from 07.03.02 and is now occupied by HM
Revenue & Customs. The office accommodation is
arranged over five floors. The property is situated
next to the Malmaison Hotel, overlooking and
adjacent to the River Aire, and fronting Bridge End
which is short walk from Leeds Central Station and
City Square. Leeds Bridge, which spans the river
next to Windsor House, was built in 1873, replacing

Venture Place is let to the Liverpool Corporation

and was acquired in 1985. It has recently been
upgraded to improve its fabric and appearance
and to secure the serviceable life of the exposed
concrete on the face of the building for the next
twenty five years. Liverpool was European City of
Culture in 2008 and has undergone a transformation
in recent years with developments such as the Met
Quarter, situated opposite Venture House, and
Grosvenor’s Liverpool One.

Blencathra House, Whitehaven
Blencathra House is occupied by Cumbria
County Council under a 30 year lease from
28.10.97. It was formally opened on 24.09.98 and it
is situated in a prominent position on the waterfront
overlooking the north harbour. The property
comprises a modern three-storey office building
with solid external appearance of brick cladding
and local red St. Bees sandstone. Whitehaven
is a Georgian planned town, one of Britain’s first,
with a grid iron pattern of streets. It has almost

Westminster Bank plc for 15 years from
01.12.98. The site continues to be a popular site in
Nottingham as a result of its mix of commercial and

bank within the Royal Bank of Scotland Group
which also includes the group’s tenant at Guernsey,

This property is let to Sainsburys Supermarket
for 25 years from 05.05.06 following a surrender
from the previous tenant, Safeway, now owned
by Morrisons. West Wickham lies in the north-west
corner of Kent and is part of the London Borough

Association referred to the new Sainsbury’s as

Cheshire. It is well located near Junction 12 of
the M56, has a railway station on the Chester/
Manchester route and is within easy reach of
Liverpool John Lennon and Manchester airports.
The subject property is the only supermarket in

the 1950s. It was initially developed to provide
warehousing and industrial units for Murphy Bros.
Limited and thereafter formed the basis of Group’s
expanding activities as an investment commercial
landlord. The Estate is now in the process of being
redeveloped. Previous occupiers have included
Walkers Crisps and discussions are ongoing with
prospective tenants.

Bardon Hill Industrial Estate
Bardon Hill is located just off the A50 close
to J22 of the M1 and provides approximately
820,000 sq ft of industrial and warehousing
accommodation. Development commenced in the
late 1980s and continued until 2004. A small area
of land remains to be developed as appropriate.
Occupiers include DHL, Widdowsons, James
McNaughton Paper and Metzeler Automotive.

Mill Lane is located in the Glenfield area on the
outskirts of Leicester and is a couple of minutes
drive from J21A of the M1. The Estate provides

The group funded and retained the investment

Office at Southport Business Park for a term of
20 years from 24.06.00, where they relocated from
the town centre, and fitted out the building at a cost
of over £850,000. The building is operated as a
sorting office and accommodates in excess of 200
staff. Other occupiers on the park include United
Automation and 360 Atlantic Network.

Westmoreland Point, Bardon
M42 motorways, with East Midlands airport a 25-minute drive away. Widdowsons occupy 400,000 sq ft in premises developed and owned by the Group at Glenfield on the western side of Leicester, less than 5 minutes drive from Junction 21A of the M1 motorway, in addition to the facility at Bardon.
The Group funded and retained the investment in this purpose-built logistics centre for the Widdowson Group on a 20 year lease term from 25.03.02. This facility was built on land in the ownership of the Group and forms part of a 60 acres estate at Hilltop Estate, Bardon. The site is particularly well-located in the distribution “golden triangle” bounded by the M1, M6 and

Let to DHL Express (UK) Limited for a 25 year
term from 14.09.92 this property was developed
by the Group in 1992. DHL took over the lease in
2004 as part of its take over of Securicor Omega
and is a leading provider of contract logistics
and network distribution services in the UK, with
turnover of £450 million and 3,500 employees.
Today, the company operates as part of the
worldwide DHL organisation that is powering the

bay warehouse at Scudamore Road, south-west
Leicester. The site was originally developed
in 1970 for United Carriers, a national logistics
operation that later became Geodis. That facility
was demolished and the new warehouse has an
eaves height of 12 metres and total height of 14.5
metres, to meet modern-day requirements. The
sprinkler system covers the entire building and
there is also an in-rack system. The building is
served by a marshalling area where vehicles back
on to six electrically-operated hydraulic loading
docks. Scudamore Road is situated within one
mile of Junction 21A of the M1 motorway as well

Rotherham, Pontefract and Northampton. They
employ over 380 technical and support staff and
apprentices including the IT, administration and
accounts sections. At Leicester, ADR have invested
in three spray booths and employ 24 people across
many skills sets. At this site the panel team also
strip and refit the vehicles. Leicester is the only
ADR centre to run its own service and MOT Centre
alongside their usual body repair business.

Goose Island, Leicester
This 4 acre site is let to Nationwide Accident
Repair Services plc on a 25 year lease from
31.03.98. The site was purchased from an
existing director, Mrs. Edith Murphy, in the early
days of the Group and was formerly low-lying
fields that were subject to extensive flooding
which, in severe winter periods, meant that the
area could be used by hundreds of people for
ice-skating. Leicester Power Station was close
by and the material from that site was tipped at
Aylestone Road to take the area out of the flood
plain. Buildings were then erected by the Group
and leased to British Telecommunications, who
eventually vacated to make way for redevelopment
after a period of 42 years. The site is an island
location with boundaries of the River Soar and
Grand Union Canal. Geese have always frequented
this site and are an extremely popular attraction to
the locals, especially children, who feed and take
great interest in them. The site is known throughout
Leicester as Goose Island.

Hobson Holdings is the tenant over more than

Schlegel started making fabric trims for horse-
drawn carriages and subsequently the automotive
industry, when Schlegel invented and patented a
woven wire carrier which, formed into a ‘U’ shape,
allowed door seals to be clipped onto the flange
of the vehicle door aperture. This property was
constructed to enable rubber processing and the
majority of manufacturing takes place at Bardon.
This operation supplies mainly UK manufacturers
Rover, Honda, Jaguar, Ford, Nissan and Toyota,
with exports to Saab and Volvo.
