A typical real estate transaction has a capital stack that is ~70%
debt and ~30% equity.
The sponsor (GP) typically partners with an investor (LP)
in a joint venture (JV) tocapitalize the equity position.
The JV contributions are usually split 90/10 where the LP
contributes 90% of the equity (27% of total cap stack) and the
GP contributes 10% of the equity (3% of total cap stack).

Specifically,Milestoneprefersoperatingpartnersthat:
Milestone can allocate capital as a purely passive
investor or act as a highly involved co-sponsor
dependingonthespecificneedsofeach
individualsponsorandtransaction.Forthose
firmsseekingamoreactivepartner,acapital
relationship with Milestone allows sponsors
to leverage our experience and industry
relationships to help diligence and execute
challengingtransactions.
Thisisasignificantadvantagenot
available with unsophisticated
capital sources.
Have a track recordofobtaining
opportunistic returns

Cost of Capital Milestone provides sponsors institutional capital at a similar orbettercostofcapitalrelativetosyndicated“countryclub”orhighnetworthdollars.
Human Capital Unlike“countryclubcapital”thatprovides no value add Milestone canbeasinvolvedoruninvolvedasdesired.Milestone’sacquisitionteamcanaidinunderwriting, negotiation, andstructuringofthetransactionas well as provide insights into the ongoingassetmanagementprocess.
CertaintyofClose FirmsthatcandemonstrateexistingcapitalcommitmentsfrominstitutionalfirmslikeMilestonePartnersareviewedmorefavorablythanthosethatcannot.Sellerswilloftentakelowerbidsfrommorequalifiedsponsorsbecausetheyaremorelikelytocloseifawardedthedeal.Firmsthatbidwithconditionalor as yet determined capital sources areviewedaslesscapableofreliablytransactingandare, subsequently, awardeddealslessfrequentlyandatinferiorterms.
Dependable and Time Saving Capital Milestoneseekstoestablishprogrammatic relationships with bothtoptieremergingmanagersandestablishedfirmsthathaveneedforinstitutionalcapitalpartners.Milestoneiswellcapitalizedandcanbecountedontoprovidefundingforeverydeal.
Flexible Structures Milestone will make GP investments aslow$100,000upto$10MM+andhastheflexibilityanddiscretiontoutilizeawidearrayofdealstructuresasappropriatefor agiveninvestment.
Existing Relationships Milestone Partners has existing relationshipswithdebtandequity capital as well as 3rd party providersoflegal, construction, and environmental services that sponsors can leverage to lower costs andimproveexecutionoftheirbusinessplan.
EfficientCapitalSponsorscanfundtheirGPpositionwithasingleinvestmentfromMilestone eliminating the time and effortnecessarytosyndicateaGPcapital raise through traditional multi-investorchannels.
