Modular Contrac-tor should supply asingle prime bid with allportions of work cov-ered as detailed anddescribed in the con-struction documentsand specifications. Allwork should meet stateand local codes as wellas ADA rules and regu-lations. It will be theModular Contractor'sresponsibility to pro-vide shop drawings andsubmittals that will bereviewed by Architectand Owner for compli-ance with bid specifica-tions and documents.The anticipated con-tract award is to be inMarch 2017 and con-struction to start April2017.

1) The property will beconveyed in an "AS IS"physical condition byDeed containing nowarranty, express orimplied, subject to theInternal Revenue Serv-ice right of redemption,all property taxes, priorDeeds, liens, reserva-tions, encumbrances,restrictions, rights-of-ways, easements, cov-enants, conveyancesand conditions of re-cord in the Clerk'soffice or affecting thesubject property.2) The Purchaser shallbe responsible for thepayment of the transfertaxes imposed by theWest Virginia Code§11-22-1.3) The Beneficiaryand/or the Servicer ofthe Deed of Trust andNote reserve the rightto submit a bid for theproperty at sale.4) The Trustee re-serves the right tocontinue sale of thesubject property fromtime to time by writtenor oral proclamation,which continuance shallbe in the sole discre-tion of the Trustee.5) The Trustee shall beunder no duty to causeany existing tenant orperson occupying theproperty to vacate saidproperty, and any per-sonal property and/orbelongings remainingat the property afterthe foreclosure sale willbe deemed to consti-tu te ABANDONEDPROPERTY AND WILLBE DISPOSED OF AC-CORDINGLY.6) The total purchaseprice is payable to theTrustee within thirty(30) days of the date ofsale, with ten (10%) ofthe total purchaseprice payable to theTrustee at sale.
