The building is managed by REI Real Estate. Building characteristics: 12-story mixed-use medical office building Built in 1988 Honeywell Spyder and Niagara AX controls 24 primary air handlers, 10 supplemental air handlers Approximately 350 single duct and fan-powered variable air volume boxes with electric resistance heat Chiller plant with 3 chillers and dry cooler for year-round mechanical cooling Primary optimization began in Febrary 2014 and was completed in in early 2016. Improvements in the building include: reprogramming all VAV boxes to improve airflow distribution and minimize air flow when spaces are at the correct temperature; modifications to the static pressure at the air handlers to minimize fan usage; installation of a new high efficiency chiller and modification of the chilled water loop to variable flow; and repairs and additions to the make-up air handler heater to improve outdoor air flow to the building. Additionally, one floor of the building is newly renovated, abandoned equipment was brought back into service to improve space comfort control, and the control system was updated to Niagara 4. EGA continues to work with IU Health and REI on energy saving projects, including: reuse of existing unused equipment to improve space comfort control, and the addition of economizer capability to the air handlers serving the lobby and cafe.
