the Cascada Verde condominium development. Our initial objective regarding Cascada Verde is

to provide pricing analysis with pro forma unit price points based on the estimated completion

date of late 2017. This report also gives an overview of current residential real estate market

conditions in San Diego and Carlsbad / La Costa submarkets.

Project Location Cascada Verde project is located in the City of Carlsbad, neighborhood of La Costa.

Carlsbad is a seaside resort city occupying a 7-mile (11 km) stretch of Pacific coastline in

northern San Diego County, California. The city is 87 miles (140 km) south of Los Angeles and

35 miles (56 km) north of downtown San Diego and is part of the San Diego-Carlsbad, CA

Metropolitan Statistical Area.

Referred to as "The Village by the Sea" by locals, the city is a tourist destination. The

city's estimated 2014 population was 112,299. For city planning and growth management

purposes, Carlsbad is divided into four distinct quadrants.

The subject property is located in the southeast quadrant (ZIP code 92009) is located east

of El Camino Real and south of Palomar Airport Road and features several newer expensive

master-planned communities set among hillsides, golf courses, Alga Norte Community Park and

permanent open spaces.

It includes Bressi Ranch and the La Costa neighborhoods of Rancho La Costa, La Costa

Ridge, La Costa Oaks, and La Costa Greens. In 1965, La Costa gave its name to the Gold Medal

Golf Resort, La Costa Resort and Spa, now known as the Omni La Costa Resort and Spa.

Housing Supply Overview

We should see a healthy number of sales in most categories for the next few months, yet there is still some lingering worry about low inventory, especially with an overall slowdown in new construction. For the 12-month period spanning May 2015 through April 2016, Pending Sales in San Diego County were up 8.0 percent overall. The price range with the largest gain in sales was the $500,001 to $750,000 range, where they increased 20.8 percent.

The overall Median Sales Price was up 5.8 percent to $475,000. The property type with the largest price gain was the Single-Family Homes segment, where prices increased 7.1 percent to $537,500. The price range that tended to sell the quickest was the $250,001 to $500,000 range at 33 days; the price range that tended to sell the slowest was the $1,250,001 Or More range at 59 days.

Market-wide, inventory levels were down 19.7 percent. The property type that lost the least inventory was the Single-Family Homes segment, where it decreased 15.9 percent. That amounts to 2.3 months supply for Single-Family Homes and 1.6 months supply for Condos - Townhomes.

Conclusion and Recommendations

Presently, the inventory of available homes for sale in San Diego County is around 8,000 units,

with only 2.3 month supply of Detached Homes and 1.6 month supply of Attached Condos and

Townhomes. The number of closed sales is increasing and the inventory of available properties for sale is

declining. At the same time, the median sales prices continue to escalate. All of these factors indicate a

strong seller market and higher property values in 2016 and 2017.

Currently San Diego median home price for detached homes stands at $537,500, which is a year-

over-year increase of 7.1 percent. For Attached Condos / Townhomes the median price is $350,000,

which is a year-over-year increase of 9.2 percent. As of February 2016, the year-over-year average home

price appreciation in San Diego was 6.4 percent. We project home values to increase between 5 to 7

percent per year throughout 2016 and 2017.

Cascada Verde is located in La Costa, which is an upscale neighborhood of Carlsbad (ZIP code

92009). La Costa, like the rest of San Diego County, has been experiencing increasing median sales

prices and shrinking inventory. The resale prices of newer condos / townhomes built after 2010 range

from $309 to $409 / SF. The median sales price is $386 / SF.

The closest active new construction condo / townhome project is Seagrove by Taylor Morrison.

This community is located in Carlsbad Village, which is approximately 10 miles northwest from Cascada

Verde. There are several upcoming townhome projects in Carlsbad; however, none of them is located in

close proximity to La Costa.

The most recent projects near the subject property were La Costa Collection, a 53-unit

Townhome development by City Ventures (sold out in 2013) and Voscana, a 64-unit Townhome project

by Shea Homes (sold out in 2014). Both projects were well received by buyers.

Cascada Verde’s architecture and flexible 1, 2, 3 and 4 bedroom floor plans are thoughtfully

designed to provide maximum appeal and functionality. These new townhomes are ideal for professionals

who work in the nearby business clusters of Carlsbad and other parts of North County, families, as well as

active empty nesters and first-time buyers.

Based on the current and estimated market conditions as well as the project’s location, the

recommended price points for Cascada Verde townhomes are $348 - 414 / SF. Based on the project’s total

living area, this would translate into project market value of $20,455,500. The recommended price points

as of December 2017 will be $379 to 449 / SF, which represent a projected increase of value of 9 percent

over 18 months (6 percent per annum).

The estimated average absorption rate will be 16.7 percent or 5.8 sold units per month and it will

take approximately six (6) months to sell out the project from the date it is completed. As required, the

absorption can be accelerated or decelerated with less or more aggressive marketing and builder

concessions.

The pricing strategy should be re-evaluated closer to first release date as some market conditions

such as higher interest rates or competing projects may affect buyer demand. However, given the limited

supply of existing and new homes for sale, low interest rates, and recovering economy, the overall

outlook for La Costa and San Diego’s housing markets is bullish in 2016 and 2017.
