Capital’s office is centrally located on highway 7
just down from Hickory Knob State Park. It pro-
vides a professional and convenient place to meet,
make decisions and design selections.
The following highlights are from recommendation letters written by our customers here in Savannah Lakes
Village. We have received a positive letter of recommendation from each person we have built a home for, and it is our
intention to earn one from you. We make it our goal to consistently deliver a quality product while making the process
enjoyable and stress free for the homeowner, and these letters are a proud testament to our continued success in meeting
this goal.
“When we interviewed prospective
builders the one thing about them stood
out - they REALLY listened to us. As
with most of us, I knew what I wanted
and what was important to me. Jeff and
Dwight did their best to make sure the
house was what we wanted – not what
was easy for them.”
Anne & David McLain
Savannah Lakes Village - Tara
“We were fortunate to find Capital
Builders to work with us to fashion our
idea of a high-efficiency, low mainte-
nance retirement home. With our third
and probably last home we wanted a
culmination of features gleaned from a
lifetime of living and traveling around
the country. Jeff and Dwight listened to
our desires.”
Pam and Stu Whipple
Savannah Lakes Village - South Wind
“Their thoughtfulness and attention
to detail set their houses apart from any
other we saw. In addition, their caring
attitude and insistence that we receive
the highest quality product created an
ideal working atmosphere. We strongly
recommend using them when building
your house in Savannah Lakes Village.”
Paul Ruelle,
Savannah Lakes Village - Tara
“I believe that my home construction
quality, design and finish can be
matched with any in the village. Thanks
Capital for a job well done!”
Bryant & Leslie Welch
Savannah Lakes Village - Tara
“As we progressed in the building
project, we were happy and sometimes
somewhat surprised to see that Capital
Builders chose to install top quality
where a step down would have been
acceptable. It is our pleasure to recom-
mend Capital Builders to anyone who
wishes to build a home that exceeds
their expectations. You’ll find the proc-
ess more fun than frustrating and make
some new friends along the way.”
Ron and Barb Borkgren
Savannah Lakes Village - Tara
“In a world where so many in the
construction industry who seem to be
interested only in making an extra dollar
– no matter what the unethical methods
it might take to get there – Dwight and
Jeff both stand out as the all-too-rare
builders people can trust.”
Wendy and Dave Lenabery
Savannah Lakes Village - Tara
“As a potential homeowner in Savan-
nah Lakes, you are faced with numerous
choices in picking a contractor to build
you new home. Among the best in the
list is a company called Capital Home
Builders. Owned by two young men,
Dwight Fleming and Jeff Dinos, it will
provide you with what you need to
make the transition from blue prints to a
finished residence.”
Bruce and Kim Wilson
Savannah Lakes Village - Tara
“Our trips to the house during con-
struction were very productive as you
were well prepared to review progress
and to help in making the decisions that
needed to be made. The decision mak-
ing process went a lot better than I ex-
pected. When we visited the house in
progress, we were always treated courte-
ously by you, your workers, and the
subcontractors. You were both always
available to answer any questions we
had during the entire process and most
importantly you returned phone calls
promptly. When issues arose you both
addressed them upfront and in a profes-
sional manner.”
Brian Wilson
Savannah Lakes Village - Monticello
“The last important piece of the
puzzle in new construction concerns
what happens after the job is done. We
could not have asked for better punch-
list service and, even when the issue was
not something you were directly respon-
sible for, you followed up with vendors
to be sure things were done right.”

Getting Started...
The first step in building your home is selecting the home site. When selecting your lot, you need to consider the following.
1) Do I want a basement, slab, or crawlspace?
2) Have I selected my plans? And, if so, will my house fit on the lot after setbacks are taken into consideration?
3) And, of course, how can I position and design my house to maximize my view and accentuate the positive qualities of
my property?
Once you have selected your home site, the next step is having a survey prepared. This allows us to see the overall dimensions
and topography of the property. When ascertaining your site plan, we would recommend using Newby Land Surveying. Daryl
Newby is local, cost efficient, and has a good working knowledge of what you will need.

Office – 864-443-3500
Cell – 864-942-2395
This step is important because it allows you to know the maximum width and depth of your lot and, therefore, facilitates the
design process of your house. The survey can help us position the house on the lot and select the ideal building site for the home
making sure no setbacks are infringed upon and all county and POA guidelines are followed.
Finally, you can design the house. There are many different design options. Donald Gardner and Frank Betz are two home de-
signers that have thousands of plans to choose from on the internet. We recommend finding some plans you like on the internet
then taking those ideas to a home designer.

Dave Rollison is a home designer that lives in McCormick and has designed many homes in the Village. His contact informa-
tion is below. This is the most cost effective way to design a home if you have a fairly concrete idea about the direction of your
design.

On the other hand, if you are starting from scratch and want the consultation of a professional architect then Cheatum, Fletcher,
Scott, and Sears of Augusta are a good choice. They can provide you with the creativity, expertise, and knowledge to create a
home that takes into account the limitations of the lot while still giving you the design of your dreams.
Cheatum, Fletcher, Scott, and Sears Architects
706-724-2668
Once you have designed your home it is time to select your builder. If you bring us your plans, we can deliver a bid in approxi-
mately 2-7 business days. This will include the entire price to build your house taking into account the types of finishes that you
have selected. Our bids can range from approximately $95/sq ft - $180/sq ft. However, the cost of building can be above or
below this range depending on the type of foundation, workability of the lot, and the finishes selected.
Capital Home Builders, LLC. looks forward to assisting you in any way possible during these preliminary stages and hopes that
you will come to us with all your questions and concerns.

Homeowner Selection Schedule
Please use this selection guide as a check list and resource to help prepare for the selection meetings. There will be three main
selection meetings which will involve you, Jeff and Dwight, appropriate subcontractors, and the designer during the designer meet-
ing. The three meetings include the Architectural Control Comity (ACC) selections, systems walk through, and the interior de-
signer meeting. The following outlines most of your selections, their timetables, and much of the information you will need in or-
der to make the selection.
Architectural Control Committee Selections (First Meeting) Where: Capital Homebuilders Office.
When: Prior to building permit application.
Who: Homeowner and Jeff or Dwight.
The first selections made are for the ACC in order to obtain the building permit. These will need to be made before submitting
your plains for review by the ACC. The selections are made very early in the process and some can be changed in the near future.
It is a time to start thinking about the overall look and feel of your home. Aside from brick and stone samples, all of the informa-
tion you will need to make the decisions at the office. The brick, stone, garage door style and paint colors will be able to be revis-
ited with the designer during the third selection meeting. During the meeting the following selections will be made:
Exterior materials used for example type of
brick or stone, type of siding…
Color of siding and trim
Window manufacture and color
Shutter color
Roofing type and color
Door manufacture and color
Deck and porch material and color
Garage door style

Pre Systems Walk Through And Selection (Second Meeting)
Where: Capital Homebuilders office followed by jobsite walk through.
When: After framing of the home is complete.
Who: Both Jeff and Dwight, the homeowner, and appropriate subcontractors.
This meeting will take place once framing of the home is complete. Prior to this meeting, you should have met with the lighting
designer and the plumbing and bath fixture suppliers. There are a few things to think about before the pre systems walk through.
Both Jeff and Dwight will be there as well as the electrician to assist with the decisions. Some of the mechanical items are on here
just to review the planned locations to ensure there are no conflicts. This is also the time to discuss cabinet options if not previously
decided. During the walk through the final placement of the following options will need to be made.
Location of can lights
Interior light fixtures (keep in mind table sizes)
Location of exterior light fixtures
Location of exterior flood lights
Location of exterior power outlets
Garage, master closet and laundry room are
typically completed with fluorescent lighting.
Unless otherwise specified these areas will be
wired accordingly.
Any special power outlet placement throughout
the house such as floor outlets and TV areas.
Cable outlet placement
Phone jack placement
Location of interior door chime
Prewire or placement of fans indoors and out-
doors.

Design Meeting Selections (Third Meeting)
Where: Meet at the office, Tour the Job and return to the office for selections.
When: After sheetrock and siding is complete.
Who: Both Jeff and Dwight, the designer and homeowner.
This meeting will be scheduled with professional designer Linda McIntosh after
sheetrock is complete. It will be held at the office and on the job site. Prior to this
meeting you will need to narrow down or have made the following selections with the
suppliers.
It would be helpful and more productive to have the brick or stone samples, tile samples, kitchen cabinet door sample, and carpet
selection options at the designer meeting. If you are unsure on any or all of the selections, bring a few samples of what you like and
the designer will help you complete the selection process. Jeff and Dwight will be happy to assist with gathering samples from the
suppliers to bring to the meeting. It may also be helpful to bring any fabric samples you may want to use while selecting paint colors.
The final decisions on the following will be made:
Exterior:

Capital primarily builds custom homes and options are limitless; however, unless specified otherwise, your bid will gen-
erally include the features and finishes listed below. You can rest assured your home will be built with reputable brand
named products and will include finishes above “the standard builder grade.”
Energy Saving & Green Living
With the recent and necessary trend toward energy efficiency, we have naturally incorporated many standard
green practices in our homes including weather proof house wrap, Low E windows, I joist floor systems, OSB sheathing,
and fiberglass insulation. However, if you are interested in obtaining an even more efficient home, we consider ourselves
to be a leader in green construction for our area. Below we have included some practical and realistic energy saving
suggestions that apply specifically to our region of the country and our development.
Rinnai Tankless Water Heater: Heating water accounts for up to 30 percent of the average homes energy bill.
With the tankless you are not paying to continuously heat the water; you only heat it when you need it. This energy effi-
cient option also increases comfort. The supply of hot water is endless. When friends or family come to town you don't
have to worry about running out of hot water.
Upgraded Insulation Package: As you can see in the Residential Specifications section, our standard insula-
tion package includes R13 in the walls, R19 in the floor, and blown in R30 in the ceiling. While we have used closed
cell spray foam insulation in the past and recognize its advantages, it can be cost prohibitive. We recommend an up-
graded fiberglass insulation package including R15 in the walls, R30 in the floors, and blown in R38 in the ceiling.
Capital Homebuilders LLC. 1230 SC Hwy. 7 McCormick South Carolina www.capitalhb.com
LP TechShield Radiant Barrier Sheathing: This
innovative product helps block radiant heat from entering the
attic, keeping the attic cooler and lowering energy costs. It is
Energy Star certified and reduces the heat load on the attic,
making living areas and air conditioning ductwork cooler so
less energy is required to maintain homeowner comfort.
HVAC System Upgrades: Our standard is a High efficiency, 13 SEER heat pump sized and engineered for each
home. A popular and effective energy upgrade is to increase the equipment’s SEER (Seasonal Energy Efficiency Rat-
ing) rating from 13 to 15 or 16 while adding an air purifier and programmable thermostat. The increased SEER rating
and programmable thermostat are both effective in reducing energy consumption and costs with a quick return on your
investment.
Water Management And Conservation: Particular to Savannah Lakes Village where water is billed on
both consumption and sewage rates, steps can be taken to minimize water bills depending on your usage needs. By in-
stalling a second “irrigation” meter, you can avoid the sewer charges on the water you use on the lawn and on exterior
spigots. The second meter is an additional $750 cost, so it really only makes sense if you plan on doing extensive exte-
rior watering. On the interior of your home flushing toilets account for up to 30% of your water usage. By selecting a
1.6 gallon per flush or less toilet, you would save considerably over time.
Aging In Place Design Considerations
The following checklists contain simple and practical aging in place features you may want to consider incorporating in the
design elements of your new home. Some of these items we include in the construction of each of our homes; but if you are
particularly interested in any of the options, please bring it to our attention. While these lists are not all-inclusive, they will get you
thinking on the right track. Remember it is much easier to plan now than to react later.
