The house that Larry built

I wonder if Oracle owner Larry Ellison built a house what it would look like.The man, who interestingly wrote a database for the CIA in the 1970s, would no

doubt adopt the no expense spared philosophy he had when he funded the

Oracle campaign.This house would have hydraulic everything, an expansive garage to house,

among his many cars, his Audi R8, and a McLaren F1 along with his favorite

the Acura NSX, and air hangars to tuck the planes into.There would be a boat mansion (not shed) and obviously a separate office

building for his team of lawyers.As I write this I may just be the slightest bit bitter – Oracle has just won the

America’s Cup. I am not sad for the obvious effort of our kiwi lads have put in,

but more for the sheer joy that Larry Ellison has robbed from me and those who

have remained tied to their TV screens and radios for the duration of this

campaign. (I was even lucky enough to make it to Shed 10 in Auckland, only to

have the racing postponed due to lack of wind.)With his fat cheque book and endless wads of cash, Ellison was able to send

for those Warkworth boys and rearrange the configuration of his boat,

introducing new technology that would no doubt prove to be a deciding factor

in the win. I am not taking away from the brilliance of Oracle tactician Ben

Ainslie either – credit must go to his influence as well, but to me it’s almost like

having all this money is similar to the cyclists in the Tour de France (you know

those ones who enhance their performance).In some ways I wish there was a

rule where boats were only to be tampered with as a result of breakage or

serious malfunction but once they hit the water for the first race of the

America’s Cup they could not be changed. Anyway I am sure whatever is decided by America’s Cup officials in the future,

Ellison will still have a flash house and I will most probably be never invited to it.

Christchurch architectural designer wins national award

New Home over 300sqm Award, sponsored by James Hardie, for his Cashmere Hill design ‘Evans House’. Allfrey received the award ahead of more than 130 architects and architectural designers from across the country.

Announced last weekend at a gala awards ceremony at the ADNZ Resene Architectural Design Awards celebrates successful design in residential and commercial architecture across a range of categories including new homes, interiors, alterations and additions and industrial design across New Zealand.

ADNZ General Manager Astrid Andersen said Cymon Allfrey should be an inspiration to all New Zealand architectural designers. “Cymon has

won several ADNZ awards over the years and we are delighted to award him with another in honour and admiration of his elegant and beautiful designs he brings to the Canterbury region.”

The much coveted 2013 ADNZ Resene Architectural Design Supreme Award went to a North Shore café in Auckland. Constructed from four shipping containers, the striking ‘Long Bay Showroom + Café’ by Cameron Cotton of Cubular was awarded the overall supreme title for its unique design philosophy.

Judges said “The Long Bay Showroom + Café reflects the systems approach, to the procurement of buildings, is essential in situations like the Christchurch rebuild, where large numbers of buildings were needed in a hurry. These buildings can be factory prefabricated and moved onto site. This building ended up looking far, far better than you would expect the assemblage of containers to look.”

In addition, five other architectural designers from across the country were awarded national awards for their designs.

The council’s Share an Idea engagement produced a collective vision for the rebuild of Christchurch that is clean, green, safe and smart. That must be our starting point. We need to deliver a city that is accessible to all, which has the in-built capability to measure and monitor the environment. People-friendly and cycle-friendly – they are a must.

The council needs to forge genuine partnerships between everyone who has a stake in the city’s future – community, iwi, business and government, including ECan. We need

everyone to be collaborating with each other to create a clear, united vision for our future. That’s the only way the rebuild can capture the confidence of investors and people willing to build their lives here. Christchurch should be a magnet for young people – they’re inheriting the city we’re rebuilding and we have the chance to do something great.

I will ensure that the council provides clear communication to the people of Christchurch so they know exactly what’s happening and when. I will sit down with government and establish a clear timeline with agreed priorities in the central city. We must get a momentum going. The central city is absolutely vital, but so are the worst affected suburbs. We cannot leave people behind. I will also facilitate an urgent meeting of all the relevant agencies to get the breakthrough so these people can get on with their lives.

Christchurch is a city of people, so

people should come first. We have to listen to the people and be transparent in our decision-making. While we have a Blueprint for the City Centre, we need to make sure we continue on and repair and rebuild our communities, their centres and amenities.

This includes all horizontal infrastructures. Working with the Government to resolve the outstanding issues around land zoning in some of the hill areas and while the council is not directly responsible for repairing private homes, we are capable of placing pressure on the agencies that are; EQC and the insurers.

We have to be bold and the city Blueprint is bold but needs support. That said, we do need to prioritise the anchor projects that deliver the best economic returns to Christchurch first. In other words, the new convention centre is likely to provide upwards of $200 million of revenue back into the community annually but other projects may not. That does not mean we do not deliver on the other projects.

Some may be put on hold to reduce the immediate level of council debt and the risk of causing a construction bubble that could push construction costs to an unaffordable level.

What will they

With present mayor Bob Parker not standing the main contenders to emerge are Lianne Dalziel and Paul Lonsdale. Canterbury Rebuild magazine asked them and candidates Hugo Kristinsson and Victor Catermole, what their policy is regarding the rebuild and what their rebuild priority would be if they were elected mayor. Here’s what they had to say.

Other candidates for the Christchurch mayoralty are: Blair Anderson (Another Mildgreen Initiative), Rick Tindall (Independent), Sammy Harris (Independent), Robin McCarthy (Independent), Peter Wakeman (Independent), Tubby Hansen (Economic Eugenics), Kyle Chapman (The Resistance Party) and Brad Maxwell (Independent).

The local body elections are being held by postal vote from September 20 to midday Saturday October 12.

As a matter of urgency, we need to ensure the rebuild is sustainable: implementing short-term solutions will only transfer the problems to the next generation. For example, we need to ask whether land zoning decisions will result in an unacceptable risk for the council and the city's residents. Open discussion, focusing on facts and sustainable solutions, between CERA, the EQC, the Insurance Council and the affected residents is crucial. Relocation of properties has not been considered by the authorities, despite EQC having done this in the past.

Also of concern are legislation changes that have largely transferred liability to residents. Consumer protection that is supposed to be mandatory has been omitted from these changes. It is now up to residents to insist on written documentation to protect themselves, a fact they have not been informed of.

I am also alarmed by the new low-risk building consents, which will be permitted without inspections and without the council assuming liability. These should not be permitted for foundation repairs on volatile land.

We should openly discuss depopulation of some areas and only allow building relocations on the worst land. My first priority is residential recovery, to assist the people worst affected. In this way we will enable community healing and aid the social recovery of our city.

We have an opportunity to turn this disaster into initiatives that will generate new industries and employment.

As an independent candidate, I will work with the political groups, not for them. My responsibilities are to the people and the city of Christchurch.

One of my key policies will be to roll out a Public Private Partnership extension of the red-zone offer to include TC3 residents.

A significant number of TC3 residents are still waiting for EQC and/or their insurance companies to assess whether their properties will be repaired or rebuilt. I have been an advocate for home owners since the February quake.

As a Council our biggest priority needs to be resolution for earthquake damaged homes. Residents have already waited far too long. We don’t

want people in damaged unhealthy homes or isolated in broken suburbs with potentially unavailable infrastructure. Decisive action is required. For those who want to consider this option, I am confident I can come up with a minimum offer of 110 per cent of the 2007 Rating Valuation.

Hidden plumbing problems need to be checked

ut, fact is, prevention is always better.

Many private lateral gravity sewer pipes, the drain that takes wastewater from your household to the sewer network system on the road, have been damaged as a result of the Canterbury earthquakes. Unrepaired, gravity sewers pose potential risk to wastewater sewer services both at your own property as well as the main sewers and wastewater treatment plant which serve the city. Gillon and Maher Plumbing managing director Darren Maher says items such as silt and excess ground water can rise up through the system which is where the damage occurs. “Private lateral gravity sewer pipes need to be checked by a registered drain layer using CCTV equipment,” he says. “The longer you leave it, the harder it is to determine if damage has been caused. In many cases damage may escalate and cost more down the line.”

Plumbing is a hidden maze and one which is crucial to modern life. Yet ironically we think little of it, until something goes wrong.

While the CCTV examination will be at the expense of the homeowner, if there is no damage, this will be the only cost. If you had house insurance during the period the damage occurred, any earthquake damage will be covered by EQC and/or the insurance company. “It is a straightforward process, but one which needs to be done to ensure there is no damage which could cause

First post quake revalutionfor Christchurch City Council

wide revaluation scheduled for

2010 and the Government gave the

Council permission to continue basing

rates on 2007 property valuations.

This year's revaluation method was

adopted by Cabinet on the

recommendation of Land Information

New Zealand (LINZ) and will treat

Christchurch properties as if any

earthquake damage has been repaired.

It assumes insurance and EQC

payments will return affected properties

to their pre-quake state, and reflects

the current practice of assigning

insurance entitlements to buyers when

properties are sold.

The Council has contracted

independent valuer Quotable Value to

carry out the reassessment of property

values, and ratepayers will receive their

new valuations in March, then have six

weeks to lodge objections. The new

valuations won't have any effect on

rates until 1 July 2014.

Diane Brandish, said extended use of

the 2007 valuations was an emergency

measure adopted after the

earthquakes, and the Council had a

statutory obligation to return to the

practice of updating its property

valuation database on a three yearly

cycle.

reflect current circumstances. The

Rating Valuations Act says rating

valuation systems must be equitable,

and it would be unfair to continue

apportioning rates using data that is

now six years old."

Carpentry apprentices set for national final

or the first time since the competition’s inception in 2005, the Apprentice of the Year practical judging component will

be open to the public between 8am and 1pm and will take place in Auckland at The Cloud, Queens Wharf.

Each apprentice will be judged on their construction of a children’s playhouse, which will then be donated to one of nine Auckland-based charities on completion.

Registered Master Builders chief executive Warwick Quinn says he is looking forward to the new format of the competition, and seeing what the apprentices have to offer.

“We’re pleased to be able to offer the completed projects to charity.”

The national competition takes place across two days. Each finalist will undertake a 45-minute interview with the judging panel on the Thursday, and will compete in the practical judging component on the Friday.

The winner of the Registered Master Builders Carters 2013 Apprentice of the Year will then be announced at an awards dinner at The Cloud, hosted by MC Paul Ego on Friday evening.

The winner will receive a $5,000 Carters Business Tools Grant towards furthering their career, high quality tools and products, an Apple iPad with a full set of compliance documents, and the use of a Ford Ranger XLT vehicle for the duration of their reign as the Apprentice of the Year. The winner’s employer will also receive an Apple iPad.

f employees are required to provide their own tools during the course of

their employment, employers are able to pay a tax free allowance to reimburse employees for the use of the tools. The amount payable can be based upon the actual costs incurred by the employee or a reasonable estimate of the costs incurred.

Some clients prefer to reimburse employees at a fixed rate per hour for the use of their tools. There are no specified amounts that must be paid, however the costs must be substantiated. This also includes specialty clothing such as uniforms, overalls, boots and so on.

To reimburse staff for using their own vehicle for work, you can use:

The power of a one team approach

o what does Aristotle's quote actually mean and how is it relevant

to this insurance environment where people are being stonewalled, refuted, dismissed and ignored over issues of fair entitlement that need to be properly responded to.

Perhaps we could look at understanding the quote from the perspective of the human body. We all have bones, muscles and organs, and individually each of these has a particular function and purpose though they really aren't much good if they simply operate in isolation. However because our body parts are designed to function in unison we're able to walk, talk, breath, think, create and invent......the whole body has the capacity to do much more than what a pile of bones, muscles and organs can individually do.

Now if we relate that principle to the insurance environment and look at the individual efforts that the vast majority of people have done in hoping to resolve

their own EQC and insurance claims, it's easy to see that the maxim of divide and conquer has allowed both government and private insurers to create a dominant and dictatorial position that prevents the rightful and necessary outcomes being achieved.

The parts (we the insured) have stayed apart and people are individually battling EQC and their insurers and trying desperately to get something that resembles a proper claim settlement. Some people say they're getting a little bit of headway with their own efforts, though most aren't making any progress at all, and in the absence of hope people are simply giving up.

A different approach is urgently needed if a different result is to be achieved.

The reality however is that EQC and private insurers will not change their behaviour unless they're forced to do so. The only means available to force them is through legal direction, either from the Insurance and Savings Ombudsman and/or the High Court.

We've all seen the proliferation of fast track High Court cases where individuals have taken their insurer's to court on issues of assessment, costing and interpretation, however apart from the recent Quake Outcasts action, these

cases have focused on the specific plaintiff's situation and their unique circumstances. To our knowledge, none of these cases have resulted in Declaratory Judgements that enable other claimants to apply those rulings on a global basis and thereby have direct application and benefit to their situation.

We believe that a smarter and broader legal strategy is required, one that sees a 'reverse engineering' approach being adopted, applicable for most if not all situations, so that EQC and private insurers are held accountable to do the right thing – make sure the fix is right – make sure the sum is right.

In our opinion there are three factors critical to designing a 'reverse engineered' court case that benefits the whole as opposed to just one party; the outcome must be a judgement that's directly applicable to many other situations (not just the plaintiffs case); the legal costs must be shared by a group of participants who will benefit from the ruling (if many benefit then many should contribute); and they then need to have their own claim represented by the team who designed and initiated the action, so that EQC and insurer's don't wriggle out of their obligations after the fact.

The Greek philosopher Aristotle once said “the whole is greater than the sum of its parts” and I'd suggest that now more than ever, people need this principle applied for them,

particularly if they're to get the required outcomes from EQC and their private insurers.

Proclaims has been working with dozens of affected property owners and now intends launching a '1 Team' strategy that intends taking court action against EQC and some insurers who are affecting the majority of claim situations in Christchurch. We have met with leading Christchurch insurance lawyer Owen Paulsen of Cavell Leitch who believes we have a strong case and is prepared to run it.

in NZ. While bemoaning the fact the

centre precinct, retail precinct, bus interchange, justice and emergency services precinct, stadium, metro sports facility, Avon River precinct, and health precinct.

Back in June we announced the cost-sharing agreement between the Christchurch City Council and the Crown to split the cost of the Anchor projects and the city’s horizontal infrastructure including roads, water and wastewater.

Under the cost sharing agreement the Crown will pay $2.9 billion and the Council $1.9 billion.

This was an important milestone in providing the certainty required to allow us to make the Blueprint plans a reality and we’ve been getting on with making that happen since.

As at 13 September, through the willing buyer/willing seller process, agreements had been reached for the purchase of 171 properties in the central business district, which represents over 54 per cent of the total

Land acquisitions for Anchor Projects now past halfway mark

It’s been a busy time at the Christchurch Central Development Unit. We’ve been making good progress in the acquisition of land for the Anchor Projects laid out in the Christchurch Central Recovery Plan.

It was great to celebrate the opening of Watermark at the end of August. Watermark is the first pilot section of the Avon River precinct, which will also include Margaret Mahy’s Amazing Place playground, and will be completed by mid-2015.

The construction of Watermark involved a slight narrowing of the river, with landscaping and re-contouring to shape the new space. Walkways and seating areas have been improved, while boardwalks, new street furniture, and lighting have been added. Some trees were pruned to improve the

canopy but no large trees were removed.

The design of Te Papa Otakaro/Avon River Precinct

is something we can all take pride in. We want to know what you think so the designers can take this into account for the next stages. You’re invited to comment on key elements such as ecology, planting, boardwalk and lighting. Feedback will be used to inform the design

How firm is the ground beneath our feet?

Its investigations can include surface and subsurface exploration using geophysical methods to obtain data, soil sampling and laboratory testing. Surface exploration can include geologic mapping and photogrammetry, or something as simple as a geotechnical professional walking the site to observe the actual physical condition of the land.

Christchurch manager, Dwayne Wilson, explains the importance of geotechnical investigations further.

Investigating foundations for a new

build can sometimes be dangerous, depending on location. The steep, treacherous terrain of the Port Hills has been one challenge that Soil and Rock have overcome recently. “We’re ready, willing and capable to take on more of

the same,” says Dwayne.

“A professional investigation saves money in the long run,” advises

Dwayne. “Be sure to check the scope of work when comparing quotes – cheapest is rarely best – you must compare apples with apples.”

That’s solid advice, especially

remembering that EQC reported over ten thousand homes sustained damage to their foundations – an indication of how important these geotechnical investigations are.

hat is the difference between using an architectural designer or using a plan from a building company?

Most building companies will offer a range of plan options and typically will seek to fit their client into a version of one of their standard plans. Building company plans are copyright to the builder and cannot be used if a client wishes to employ some-one other than the building company to construct their home. A designer will normally provide a personalised service to provide a home that is tailored to the client’s specific design brief.

What are the benefits in using a designer?A designer works on a personal level to establish the design brief with their client and discuss things like how the house will interact with the specific site; orientation to sun or outlook for views, compliance with planning regulations and building code rules, the style or type of home that appeals, and also the available budget. The eventual project will be a mixture of the client’s initial wishes which have progressed through the design process to provide a home that is personal to the owner. When design work is complete there are no building ties, and clients can seek competitive prices from different builders.

What should I do before talking with a designer?Take some time to jot down things that are important to you in the proposed building project you intend to embark on. Give thought to your budget and how much you are willing to commit to the building project. If you have documentation pertaining to your site, like boundary measurements and contour plans if the site is sloping, or specific subdivision covenants is also helpful. Your designer has a passion to create something that will satisfy your wishes, and each project can become its own unique adventure.

What types of buildings do you design?All building projects requiring a building consent need detailed drawings, and where these are for work on a house, either new homes or alterations, this design work must be completed by a person who is licenced to carry out design work. E vidence of this loss is palpable physically, emotionally and

spiritually. But, in the face of significant adversity, greater Christchurch is rising up in every way, shape and form.

The public eye and heart is hungry for progress. Day by day, this progress manifests in projects that represent great hope – projects like the rebuild of Knox Presbyterian Church on the corner of Victoria Street and Bealey Avenue.

The $5.5 million rebuild of this architectural and cultural icon was formally confirmed at an official contract signing on Friday 13 September 2013. At the helm of this building’s aesthetic and structural metamorphosis are Knox Church, Higgs Construction Ltd and Wilkie and Bruce Architects.

Knox Church has been but a shell of its former self since the brick façade fell from this iconic building. Its timber skeleton survived, however, demanding significant lateral thinking during the design process.

Lead architect, Alun Wilkie, of Wilkie and Bruce Architects, says the rebuild is a unique construction project in its own right. “Knox is quite unlike a lot of other stone churches like the Cathedral where the timber is often damaged by falling stone.

“The timber column structures within Knox Church are ground up, so they survived. The challenge for us has been to create a new structure around the

surviving timber columns, which have been temporarily braced with tension rods and ties.”

Wilkie says although they may exist, he has not come across any heritage rebuilds quite like this. “It is a different design challenge and what we have effectively done is marry up a new, fully contemporary exterior with the traditional interior.

“With the new design, visitors will be able to look directly into the building. In the old building this wasn’t possible because the windowsills were too high.”

A change in ecclesiastic philosophy has inspired these design changes, with Knox Church committed to providing an open and engaging space. It will be open to the public as a community centre and a venue to host events. Brown copper gables will feature on the new building and other “dignified materials” including dark concrete panels that will be handled in a modern way. Post-tensioned concrete buttresses will be included where the brick buttresses formerly stood. “This involves threading high

tensile strands down the middle of the column to improve the resilience of the building.”

Funding to fully complete the project is yet to be confirmed, but to date includes insurance pay-outs and various grants – one of which came from the Canterbury Earthquake Heritage Building Fund. The project is seeking $2 million in fundraising including personal donations.

All major developed cities and emerging cities in China and India are building rail as fast as they can. All Australian cities had rail projects as their number one issue in the past few years. “Why? Partly the price of fuel is impacting on outer suburban commuters, partly its congestion that has gone too far and partly it’s a change in culture with young mobile phone-

using millennials (Generation Y) preferring public transport to driving. “But mostly it’s because urban economies must have competitive centres and only rail enables this. Big roads disperse economic activity, bus services can't cope with the numbers needed, so urban rail is high on the agenda. “Christchurch can have a very good bus service for the foreseeable future servicing its many popular malls, made even more so by the earthquakes. But it will never be able to truly rebuild its city centre without a fast modern light rail servicing it. The financial commitment to build in the city centre demands a light rail. It’s that simple. “The costs of light rail in Christchurch and Wellington have been overstated in recent reports and there has been little attempt to develop new alternative funding mechanisms. Perth built its new rail line at $17 million per km whereas light rail is seen to be double this in Christchurch. “Recent work in Australian cities is showing that a major part of the costs of light rail can be found from land value capture.’’ Professor Newman is an Erskine visitor to UC. The Erskine fellowship programme was established in 1963 following a generous bequest by former distinguished UC student John Erskine.

The latest seasonally adjusted results show that online advertisements for skilled workers fell by 2.1 per cent in August. Overall, online job vacancies fell by

Online job vacancies for skilled workers have fallen following an increase in the past month, according to the Ministry of Business, Innovation and Employment’s latest Jobs Online report.

3.7 per cent.Vacancies for skilled workers decreased in most industry groups. The biggest falls were in the healthcare and medical industry (down 9.6 per cent), and the accounting, HR and administration industry (down 6.0 per cent). The construction and engineering industry had the largest monthly rise (up 5.8 per cent), followed by the hospitality and tourism industry (up 1.4 per cent).

The only regional increase in skilled worker vacancies was in the North Island (excluding Auckland and Wellington) which was up 2.6 per cent. The biggest fall was in the South Island (excluding Canterbury), down 13.3 per cent, followed by Auckland (down 3.4 per cent) and Canterbury (down 1.5 per cent).

Over the past year, vacancies for skilled workers in Auckland had the biggest rise at 4.7 per cent, followed

by Canterbury (up 4.5 per cent). In Canterbury the largest increases were in the hospitality and tourism (up 23.0 per cent), sales, retail, marketing and advertising (up 11.5 per cent) and construction and engineering (up 8.7 per cent) industries.

“There has been an upward trend in skilled vacancies over the year.

However, there are regional disparities, with Canterbury, Auckland and the rest of the North Island (excluding Auckland and Wellington) growing, while other regions have declined,” said the Ministry’s acting manager of Labour Market and Business Performance, Ben Wallace.

Christchurch rebuild, with international evidence showing that rebuild operations too often result in underpaid and overworked employees.

The Labour Inspectorate has issued an improvement notice to a construction firm after an investigation found a worker had not received his full wages, annual leave or public holiday entitlements. He and another employee were also not supplied with employment agreements.

The Labour Inspectorate’s acting-southern regional manager Steve Watson says the employer has now introduced written employment agreements and outstanding wage and holiday payments are being made.

“The rebuild is creating a variety of work opportunities, particularly for skilled tradespeople such as painters, carpenters and plasterers,” says Mr Watson.

“Employers need to make sure they’re acting lawfully

The rebuild also poses a risk for migrant exploitation, with high numbers of workers in Canterbury coming from outside New Zealand.

“The Labour Inspectorate is working with Immigration New Zealand to ensure migrant exploitation, such as paying less than the minimum wage or making people work

excessive hours, does not occur in Canterbury.”There are financial penalties for not complying with

employment laws of up to $10,000 for individuals and $20,000 for companies.

Work starts on one of Chch CBD largest commercial projects

The block spans Armagh through Gloucester Streets, bound by Durham Street to the east. A complex of three connected buildings surrounding a central courtyard, the development is scheduled for completion in mid 2015.

Under the Blueprint, the development is in the heart of the much sought after western bank of the Avon River with the Convention Centre, Avon River Park and the Cultural and Performing Arts Precincts all nearby. The complex looks onto the historic Provincial Chambers.

The site was previously home to URS House and Amuri Courts and has been owned by family firm Awly Investments Ltd since 1996.

“Considerable effort has been made to remain sensitive to our location,” says spokesperson, Andy Yeo.

“This project has always been more than merely an investment opportunity; we are privileged to be able to make a small contribution to our city’s return.”

One of the most significant commercial projects to get underway in the Christchurch CBD rebuild was kick-started recently when Earthquake Recovery Minister, Gerry Brownlee, broke ground at the prominent site on Durham St.

Architects Warren and Mahoney have designed a commercial building that is sensitive to the new Christchurch context of building safety, business continuity and sustainable design.

“We have balanced spacious open plan spaces with leading thinking in building safety, and made the most of natural daylight opportunities, views of the city and the Avon River,” says project director Graeme Finlay.

The base-isolated building is designed to achieve a five star Green rating, employing sustainable building practices ranging from efficient thermal and solar performance to management of construction waste.

Locally sourced basalt, otherwise known as volcanic stone, will be used both as a cladding material and as a durable floor finish.

“This is a significant commercial project for the city, which we are proud to be a part of and we look forward to

seeing it under construction,” says Finlay.

The development will be constructed by Arrow International (NZ) Ltd, one of the largest construction companies in New Zealand. Arrow’s expertise in complex projects and seismic technologies will be key to delivering the Awly development within the time parameters set. Colliers International, Christchurch is the leasing agent for the Awly development and according to Colliers’ agent, Helen Weideman,

interest has already been high. “We are currently negotiating with

several high calibre tenants who recognise the virtue of this building and the meticulous thought which has gone into its design and positioning. We consider it to be one of the key sites in the reconfigured city.”

The 17,000sqm development has been designed to allow for a range of potential tenant configurations to suit varying tenant sizes ranging from 200sqm to 2000sqm.

Recent investment opens doors for custom sheet metal company
