8.4.2 Floor / Ceiling Constructions
It is noted that the apartments are to be constructed with bare sof}401tabove living areas with a bulkhead
above the kitchens. The client should note that without a plasterboard ceiling, the floor impact sound
insulation performance in these areas will be signi}401cantlyreduced. Part F5 of the BCA prescribes a
minimum requirement for the level of impact sound insulation across a floor/ceiling construction
separating apartments (L'..r,..+C.s62). However it is generally accepted that this requirement does not
provide an adequate minimum standard. To ensure that the minimum BCA floor impact sound
insulation requirement is met, a good quality 4mm thick underlay has been specified below all tiles and
timber flooring. There is a limit however to the effectiveness of an acoustic underlay and it is expected
that the as-built outcome will be only marginally compliant with the BCA and would be expected to
achieve a AAAC 2 star rating for }402oorimpact performance (refer Table 11). Whilst this level of floor
impact performance may be acceptable for more �030economic�031investor grade apartments there will likely
be a higher level of dissatisfaction if the apartments are targeted towards the owner occupier market.
Should the apartments be targeted towards the owner occupier market then we would typically
recommend aiming for a AAAC 3 star rating or better, A ceiling is the most cost effective means of
achieving AAAC �030threestar�031impact sound insulation criteria although other built up floor systems are
possible.
8.4.2.1 Construction Techniques �024Floors
0 The perimeter of all acoustically treated tiled and timber floor areas shall be isolated from the
adjoining wall construction and skirting boards with a gap no less than 2mm and allow for
normal expansion. Alternative details shall be submitted to Renzo Tonin and Associates for
approval. Refer to Appendix G for details.

8.5 Facade Junctions
o It is understood that the design has not progressed sufficiently so as to provide details on
the facade/party wall or fa;ade/ floor-ceiling junction. All inter-tenancy juncture details shall
be designed so as not to diminish the sound insulation between adjacent apartments below
DnT,w+Ctr 45. This includes details horizontally between adjacent apartments and vertically
�030slabto slab�031between apartments above and below. All details and shop drawings shall be
submitted to the acoustic consultant for approval in writing prior to construction.
8.6 Gym Floor Isolation
- For all Level 1 gym areas a floating concrete floor with damped spring isolators is proposed
to minimise low frequency noise and vibration, in particular due to the nearby apartment
living areas and below commercial tenancy.
o A floating beam and deck type concrete }402oorshall be laid atop the 200mm thick Level 1
structural slab�030The floating concrete floor shall be not less than 100mm thick with the actual
thickness to be determined by the structural engineer based on loading requirements. The
floating concrete }402oorshould be isolated from the structural slab using damped spring
isolators equivalent to Embelton NXS-14. The maximum loading and spacing requirements of
the damped spring isolators shall be determined by the supplier. The void below the floating
floor created by the damped springs shall be filled with 50mm thick polyester insulation with
minimum density of 32kg/m�031iThe floating concrete floor shall be isolated from the perimeter
walls using a resilient void former equivalent to 10mm thick Embelton Embelfoam. A 25mm
thick rubber gym matt should be installed atop the floating floor as the }401nishedfloor surface.
Refer to Appendix E for details of the proposed isolated floor system.
8.7 Indoor Communal Area Lightweight Floor System
0 A lightweight floor build up is recommended in the communal entertainment area to provide
an improved level of floor impact performance to the apartments below. This is
recommended due to the use of bare soffit in living areas below combined with potential
high usage of this space by large groups of people.
